We followed all the rules when moving out -- gave notice through the property's official website in June and returned the unit in good condition in early July. Management then claimed we needed a "60-day notice from the first of the month," which is not what Tennessee law requires. They tried to charge us extra rent through July 31, plus over $500 in alleged damages without proper proof. When we disputed the charges, they later reduced some of them, which shows their original accounting was inaccurate. Instead of resolving the matter, they sent a demand letter threatening collections. This issue is now filed in Shelby County General Sessions Court. Future tenants should know that Tennessee law requires only 30 days' written notice for a month-to-month lease. Be cautious before renting here. read more

The staff is super friendly, the assistant manager Kelsey is extremely helpful during the whole process. The apartments and grounds are super tidy and well kept so a huge shoutout has to go to the grounds crews and maintenance staff. I've been living here for almost 4 years. I can honestly say this is the best apartment I've ever had. My neighbors are reasonably quiet and management keeps security patrolling throughout the night. I love having an in-unit washer/dryer as well. The best manager was Valerie Fair, but I'm not sure if she's still with the comapny. Pests are kept at bay with exterminator fees built into your monthly rent. So you can call if the need arises. The grounds are kept up well, and maintenance is pretty responsive. I like the apartment layout, but as far as leasing and maintenance goes, its not an easy place to deal with... First of all, it takes at least $460 to move in with the application and ridiculous "non refundable reservation fee" (the $200 security deposit I totally understand). THEY DO NOT CHANGE LOCKS OR ALARM CODES WHEN OLD RESIDENTS MOVE OUT. What a safe place to live right? If you want it changed then you have to pay the fee yourself which is absurd. Would you let someone who you don't really know or trust have access to a place that you live? When we initially moved in, the dryer was not cleaned and had a mildew smell. I put in a maintenance request for it to be taken care of and all they did was leave a postcard saying there was no smell.... like seriously. As you can see in the attached picture, there was matted lint that's been there for who knows how long, but apparently that's not an issue. We spent over an hour and a half cleaning it out ourselves. The microwave stopped working and I put in a maintenance request on 2/10/20 and they said they said had to order a new one 2/14/20. To this day, it STILL has not been replaced and that was well before COVID shut everything down. Please retrain Kaycee because she's given the incorrect information 3 different times after already verifying things with Tori and Val DO NOT respond with a "reach out to us directly" and leave a phone number because I have already done that. I moved in December of 2022. I wasn't entirely ready for the apartment seen, after being in a house for several years. My leasing Agent Jamyia Smith was very knowledgeable and she made my home search feel easy and safe. I felt very good about this property and was very eager to move into my unit based on the level of security this property have. Since my move i feel great in knowing that any and all concerns was taking care of in a timely manner. I can always call in and she is still as pleasant as she was during the moving process. I'm going into my third year here and have had no major problems. Minor issues, but no place is perfect. Centennial Gardens is a great place to live. Must I add, Ms. Valarie Fair is the best & was great with working with my family and I as we prepared to move into our new apartment. She was available whenever I needed to speak with her, the other staff were pretty good, and the customer service gets two thumbs up. All is well, no complaints. Side note: For those who have issues here, I advise you to call the office (multiple times if needed), put in maintenance requests, and just stay on them. Everything was good up until I was charged a pet fee for a pet I didn't have. Kelsey was not any help.

So far so good! The apartments are really nice and all of our neighbors are awesome. Seems pretty pet friendly since they have little stations with dog bags and trash bins for waste. Taylor has helped us get the perfect apartment for our needs and basically held my hand throughout the whole process, Abbie in the office also has been a great help with any questions we had since moving in. read more

I usually don't leave reviews unless the service or company is very good or very poor. In this case the Centennial Gardens are very poor. The good things are they come with monitored alarms and each unit come with washer and dryers that's it. The bad things are the gates are always broke, the walls in the apartments are thin you can hear if your neighbor flush they toilet, don't walk in the grass because there is dog poop everywhere, VERY VERY limited parking, the staff in the office is not experienced at all also if something breaks in your apartment you might as well fix it yourself because maintenance comes when they want to. Please don't be fooled with the model they show thats walking distance from the apartments these apartments are getting worser by the day. I will not resign my lease nor recommend no one to read more

I moved here in October 2018 and Absolutely love it!! The staff is always so friendly and willing to help. If there's ever any maintenance issues, it's always fixed very quickly! Kasey Corum is our representative and we couldn't have been more pleased. She went above and beyond to assist with everything. She was very responsive, approachable and accommodating. They do pressure wash for buildings even though ours is not a new phase our guests who visit us think we are living in a brand-new phase, so you can imagine how good the maintenance is. Overall, you get a GREAT AMOUNT OF SPACE for what you pay, plus shopping, eating etc. is also walkable distance which is definitely a bonus. I am an Assistant Property Manager at another community and the practices of this community after living there are appalling. Charging for damages that were present at move in and noted to the staff in an e-mail. While discussing this via e-mail the property sent the account to collections. I had enough evidence to hire a lawyer and sue but decided I didn't want this sham of a property management company in my life any second longer and will pay the final $400 on top of the $700 they already took. This is my third lease renewal but my second year lease with Centennial. I was transitioning from a home to apartment living and that came with a lot of anxiety. I was probably the 3rd person to move into my 1 bedroom unit (New Phase) and never had any issues. Thanks to Valerie Fair (my leasing manager Goddess) she is the best and i appreciate that she take the time to not only find a solution to the problem but she follow up on those concerns as well. she's very personable (which is refreshing in the office) (not a ding on anyone else) She also, knows how to comfort residents in their time of need and that 's an amazing quality to have. I thrive on great customer service and her CS is impeccable which is ABSOLUTELY the reason why i keep signing another lease. Like anything, apartments have their issues which I've had a few water issues but they have handled things in quick order and the maintenance team (nick) has always always been so very helpful to me. I've had water issues several times from a hot water tank in the middle of the night and he was there quickly and Valerie follow-up with the following day. Yes, there will be issues but do your part as a great resident and inform them of the problem and it will get taken care of. Again, the grounds are well kept, gated community (gate is janky at times but mostly work),Spacious, more spacious than any other surrounding apartments for the price and the staff is hands down the nicest people i've ever met regards to leasing staff. I would love to see the grounds keeper actually power wash the breeze ways and stairs because of bird poop but other than that. I've enjoyed my stay here and I've recommended colleagues to come here. I may be rambling which is okay, but i also wanted to point out that they have awesome community activities for the residents which is so refreshing. Stay here and you won't be disappointed. Pest control problem mold in bathrooms ,thin walls, did not get security deposit back charged for $1000.00 for carpet that was 3 years old

I don't know if I should feel some type of way or it a sign that this is not the place to rent from I've always love the area and decided now that my lease is almost up at my current apt I was ready to move. Went to these apt FOUR times within the last 2 weeks and each time I was given an excuse of why I couldn't see the apartment or put an application in. The last time I was there I kindly explained to the young lady that she told me just the day before that she was too busy to show an apt so I would have to come back the another time of which I took off early the very next day to do so. The same lady gave me yet another excuse of why I wouldn't be able to view nor put an application in. She told me she was completely out of applications which was hilarious considering it takes 2 seconds to make a printed copy! I hate to think that I was RACIALLY PROFILED or DISCRIMINATED in some form. After the last time I just decided maybe this just wasn't the place to call home read more
