Dog feces everywhere in the grass & people let their dogs go free & when you step out your door there will be urine or feces on your doormat. I had a problem with a woman living over me having a pitbull running loose & trying to attack me & my dog who was on a leash. The office said they didn't see where she had a dog so it was a act of congress to get something done about it & they told her it was me who was complaining, which made it bad for me & security had to escort me in to my apartment until she was finally evicted for breaking the rules. Nobody wants to come home to all that mess. My lease was up 8/31/26 & I was fully moved out 8/21/26 I had requested a walk through before I turned in my keys & was told it couldn't be done until the following week when I was in Florida. I turned in my keys thinking everything was fine, then I received a invoice from Kelsey for some cleaning charges & resurfacing of tub. The tub was that way when I moved in & was told once I put a mat down I wouldn't see it. I was ok with that because the girl said it was normal wear & tear. I have no problem paying for stuff I did but to have to pay for something I didn't do is very frustrating. Then Kelsey wouldn't even call me back to discuss my issue, I called her 3 times once she sent that invoice & was told she would call me back & never called me back only sent a email saying I was obligated to pay for it. Only thing I can say for these apartments is that security is very good but if something breaks you have to wait & keep following up on the problem, also you must be home by 5:00 PM if you want a parking spot by your apartment or you will have to take a walk to get home. Walls are very thin & can hear someone flushing toilet or running water above you & it sounds like elephants walking above you.

I've been living here for a good amount of time and nothing has improved. Actually things get worse…read moreand I'm looking forward to moving out. Nothing in the pictures are accurate. The trash service is awful, sometimes they decide randomly to not come for days and the halls will smell disgusting. The hallways are hardly cleaned. They say the pool gets cleaned every Monday but it looks gross with hair and grime. Those are not even the worst things. The whole community here has issues receiving packages. I've had packages stolen more than 3 times and I wasn't able to get proof of that because they refused to put cameras in the lobby. When I addressed the issue they just sent me away. Some get dropped off on the side of the road because office people are lazy and refuse to work with the delivery drivers more than half the time. We end up losing our packages. The attitude of the workers is never good and they barely speak to you about any concerning matters. Overall the experience here sucks and I'm thinking of moving ASAP because it's crazy.

One of my favorite things about living here is the incredible on-site restaurants and bar -- having great food and a relaxing hangout spot just steps from my door is a game‑changer. Whether I'm grabbing a quick bite after work or meeting friends for a drink, everything I need is right here. The staff is friendly and responsive, the property is well-maintained, and the amenities make everyday living feel elevated. The overall atmosphere is vibrant yet welcoming, and it really feels like a place built for both relaxation and community. Highly recommend to anyone looking for a modern, convenient, and enjoyable place to call home!

Also, it's set up so that everyone's bedroom is connected to their neighbor's garage or bathroom or some room not used constantly (so no awkward bedroom to bedroom connections). I didn't hear my neighbors much- only a few times, actually. It was nice because you could be as secluded or social as you felt like being. Everyone is nice and friendly, they had a nice party room and theater, and it was a safe place to live. It was expensive (but it's Collierville) and pet fees were crazy (but I'm broke) but it was still fun. I think the only complaint I have is that the fridge brands they use are really really loud. Like, I can hear it humming at night. I'm sitting five feet from my new one and can't hear it at all. But anyway, the community is wonderful here and I would definitely come back if I ever needed to live in an apartment again.

This is my honest experience of living at this location for over 7 years…read more Be careful of this complex. I lived there for about 7 1/2 years. I started in apartment 204, and about a year after being there the apartment started to flood. Black water would come up the sink in the bathroom and kitchen, it smelled like oil. It would flood so badly that the water would come through the wall from the bathroom to the living room then through the wall out to the hallway, then it would go down to the first floor (I have pictures of everything). They never could fix the issue but never would move me to another apartment. They can't keep management. I believe within those 7 1/2 years we had about 6 different managers and they could never give you an answer to anything. About a year before I left, I told management that mold was in 204 and needed another apartment. I had just gotten over cancer. They moved me to 201. I thought I was moving on up; it was upgraded. I loved it, but then the roaches started to invade my place. It was so bad that I couldn't even have guests over. I would ask them to spray and the bugs acted like it was food for them. When I would cook they would come up on a hot stove, so I stopped cooking and just brought fast food to eat. They would get bad once they sprayed. I kept a clean apartment; I had one guy who came by to spray to say you are one of the only ones in this 18-floor building to have a clean place. They started to let any and everybody move it. People smoking weeds (you could smell it in the elevator), loud music at all times of the night, and on my floor, there was a couple that had small, but school-age children and they would come out in the evening and run the halls and scream for fun and sometimes their parent would be there. Your car will most likely get broken into because they can't keep the garage gates working properly. My final few months in that building were bad. When it rained bad my apartment water would come in. When I reported it, the lady from corporate said the water was coming from the AC unit. I said ma'am neither the AC nor heat was on, this water was coming through the wall. I had carpet on the floor, and you can imagine how it smelled in there. With the bad weather we had during the winter, that building was just about destroyed. A lot of us didn't have electricity for weeks (it was on the news). I couldn't even stay in my apartment for weeks and some people moved out. They gave everyone a credit towards their rent. I decided to move out once my lease was up in February 2024 and turned in my vacate letter to a lady, they had in the office who may have been a temp, she read the letter and laid it on the desk of the guy that I thought was the manager, but I found out later that he was over the maintenance department. Well of course no one could find it when it got close to me moving. I had to email it to the lady (I believe her name was Linsey). I paid my rent on time and sometimes before time never late even through the pandemic. Never a problem. Waiting for my security deposit should have been returned in 30 days it took 40 days after my month-to-month ended. Had no damages other than the water damages that I reported, and they shorted me on my security deposit. I indicated in my vacate letter for them to let me know what the charges were for those extra 8 days I was still there but never got a response. The corporate lady told me to have fun with the money they sent. I emailed her and said have fun with the $40 you took. I had a credit on my account of 200 dollars, so they kept that and 40 dollars of my deposit. If you just want a place to lay your head and pay for things that you can't use: pool ( never clean or people that didn't live there were in the pool), gym(because they lock the doors where residents couldn't even get in), the convenience of a garage, and pest control (you have to call the office and have your name put on a list to have them come by and spray) go for it, but you will regret it. This place used to be nice, but the company that has it now is all about the money. The building has potential if the right people come in and redo the building; they could make a lot of money. Right now, it's not worth what they are asking for rent.

Plus, everything we need is located at the corners... a Walgreens, nail salon, a Mexican restaurant, BBQ, a pet hospital, ice cream, and a coffee and donut shop and that's not even all of it! I was then charged $1,800. to replace the carpet. They made me pay it with a days notice then tried to send it to collections. Also I will add the fitness room, bathroom around fitness room and pool have never been cleaned, pretty disgusting, not to mention the dog poop everywhere around this place. I would like to add that Mollys comments at the end of this post to try and make the place look better is a joke. I already spoke to the manager and distrect manager all they would reply is "sorry you feel that way". Which basically meant they don't give a crap about me or any of the residents.
