This place is not worth it! They don't take care of the property, they have a infestation issue, no security, and multiple car break ins. They have two elevators which only one works part of the time..A couple of tenants had Covid, and signs were posted promising to clean the building, and you guess it... never happened. The mailboxes are broken, leaving mail unsecure, and packages are left in a unsecured area, mines was open once.. There's a big hole in the parking garage, second level, that is a hazard...(Please see before moving in) This hole was promised to be fixed over a year ago... and still isn't fixed as of yet.. They have no cleaning crew, therefore common areas don't get cleaned, unless tenants clean it themselves, namely(Mr Willie)..Carpet is nasty..Another promise of pulling it up and cleaning it... never happened. This is my honest experience of living at this location for over 7 years. Be careful of this complex. I lived there for about 7 1/2 years. I started in apartment 204, and about a year after being there the apartment started to flood. Black water would come up the sink in the bathroom and kitchen, it smelled like oil. It would flood so badly that the water would come through the wall from the bathroom to the living room then through the wall out to the hallway, then it would go down to the first floor (I have pictures of everything). They never could fix the issue but never would move me to another apartment. They can't keep management. I believe within those 7 1/2 years we had about 6 different managers and they could never give you an answer to anything. About a year before I left, I told management that mold was in 204 and needed another apartment. I had just gotten over cancer. They moved me to 201. I thought I was moving on up; it was upgraded. I loved it, but then the roaches started to invade my place. It was so bad that I couldn't even have guests over. I would ask them to spray and the bugs acted like it was food for them. When I would cook they would come up on a hot stove, so I stopped cooking and just brought fast food to eat. They would get bad once they sprayed. I kept a clean apartment; I had one guy who came by to spray to say you are one of the only ones in this 18-floor building to have a clean place. They started to let any and everybody move it. People smoking weeds (you could smell it in the elevator), loud music at all times of the night, and on my floor, there was a couple that had small, but school-age children and they would come out in the evening and run the halls and scream for fun and sometimes their parent would be there. Your car will most likely get broken into because they can't keep the garage gates working properly. My final few months in that building were bad. When it rained bad my apartment water would come in. When I reported it, the lady from corporate said the water was coming from the AC unit. I said ma'am neither the AC nor heat was on, this water was coming through the wall. I had carpet on the floor, and you can imagine how it smelled in there. With the bad weather we had during the winter, that building was just about destroyed. A lot of us didn't have electricity for weeks (it was on the news). I couldn't even stay in my apartment for weeks and some people moved out. They gave everyone a credit towards their rent. I decided to move out once my lease was up in February 2024 and turned in my vacate letter to a lady, they had in the office who may have been a temp, she read the letter and laid it on the desk of the guy that I thought was the manager, but I found out later that he was over the maintenance department. Well of course no one could find it when it got close to me moving. I had to email it to the lady (I believe her name was Linsey). I paid my rent on time and sometimes before time never late even through the pandemic. Never a problem. Waiting for my security deposit should have been returned in 30 days it took 40 days after my month-to-month ended. Had no damages other than the water damages that I reported, and they shorted me on my security deposit. I indicated in my vacate letter for them to let me know what the charges were for those extra 8 days I was still there but never got a response. The corporate lady told me to have fun with the money they sent. I emailed her and said have fun with the $40 you took. I had a credit on my account of 200 dollars, so they kept that and 40 dollars of my deposit. If you just want a place to lay your head and pay for things that you can't use: pool ( never clean or people that didn't live there were in the pool), gym(because they lock the doors where residents couldn't even get in), the convenience of a garage, and pest control (you have to call the office and have your name put on a list to have them come by and spray) go for it, but you will regret it. This place used to be nice, but the company that has it now is all about the money. The building has potential if the right people come in and redo the building; they could make a lot of money. Right now, it's not worth what they are asking for rent. read more

If you enjoy roaches, loud neighbors, shootings, and shady business practices- come live here. The water is turned off 3-4 times a month, maintenance takes forever and is done sloppily. And they have the audacity to raise rent....I will be leaving as soon as I can. EDIT TO ADD: We have had many shootings, a few break-ins, and LOTS of fire alarms and floods. Mail is often thrown on the floor (we had a package delivered to us by another resident who found it on the lobby floor). Workers(who are hired from outside companies) are given access to your apartment for months at a time. We had our keys stolen by a plumbing company and had to YELL before they changed our locks. This place has done a lot of renovating! Their gym is AWESOME! Some other great amenities is their super convenient parking garage and their pool (which they are also in the process of updating :)!) The pool is pretty dang cool. Its located on the second floor and gives you a nice little breeze. Overlooking the pool area is the laundry mat with a wall of windows. You could totally lay by the pool while watching over your laundry! This is the perfect location if you work at the hospital! They are really making some major steps to improve the overall quality and experience of their complex! read more

I recently just moved back to this building as my lease at a house was up. I lived here three years ago for a year and loved it. The maintenance staff is friendly as are the ladies in the office. When I moved in, my neighbors saw my sister, Mom and I and they helped us. I have an incredible view of downtown and I cannot hear any of my neighbors in their apartments (I hope they can't hear me). I recommend it to anyone as I am now back for a second time and I am already loving it. Very convenient location and right across the street from a hospital which is extremely desirable. Memphis has always been my home and I'm happy to be back in Midtown/Downtown! read more

This place is a joke! It's currently 90° in the common areas, as the AC hasn't worked all summer. After multiple inquiries and complaints, we have been told repeatedly "we're working on it." The workout room, also 90°, has black mold and it's obviously way too hot to even think about exercising in!! The pool is dark green and when asking about it back in May, we were told they we're "working on it." Now, we are told that the reason is "Covid!" The parking garage has a huge gaping hole in the ramp, which has been there for several months. It's not safe and getting bigger every passing day. The list goes on and on!! The website paints a very different picture from reality. We were promised that these things, along with several others, would be fixed when we signed a new lease, with INCREASED RENT, back in April 2021. I have called Sante Realty, the owners in Arizona, several times and they haven't returned a single phone call. We are beyond disappointed and frustrated. This is unacceptable, unfair and we will be leaving as soon as possible. The level of negligence is unbelievable, as there is zero accountability from this company. read more

This apt complex has everything I need: spacious apartments, a pool, laundry room, and a workout facility!!!!!! I was shocked at how nice it is, actually. I wasn't expecting it at all! One of the empty rooms was open while I was there, and I was amazed at how big each apartment is! And the gym was fabulous and never seemed to get too busy. The only downfall is the location. As a single girl, I would feel nervous to walk down the street alone or park on the street. read more

The newly renovated units are beautiful and affordable for such a great location on Union. The gym was awesome and we really enjoyed partying at the second level pool! Looks like the parking lot and parking garage provide convenience to the tenants along with the laundromat being next to the pool allowing you to swim and catch some rays while cleaning your clothes. If you haven't considered this apartment complex yet, you should, especially if you like to hangout and/or work between midtown and downtown. read more

Maynard 305 is just " okay " for me. While the apartments have great views of the skyline and the city it was not worth the move. I moved here from Mud Island to be closer to my school and the clinic. Almost every other month the elevator is broken which sucks when you live on the 12th floor. Since I have lived here ( 6 months) the alarm has mysteriously went off and I had to take 12 flights of stairs, when its pool season the pool guy never opens the pool on time. It is supposed to open at 10 am and one time he didn't open the pool until almost 2 pm !!!!! Also some of the floors smell like weed and drugs , you can smell it when people get on the elevator sometimes. Also, sometimes when I get home late from the nightclub or hanging out with my friends there are transvestite prostitutes that hang out on the corners and it just feels unsafe. I would not recommend anyone to live here if these things bother you. My lease is up in May and I am moving. I gave them three stars because while all those things bother me, the apartment itself is nice and I have not had any problems with my apartment internally. Although my neighbor said his hot water was not working for almost 2 months. They also have a parking garage for residents which is nice, but visitor parking sucks and spaces are limited.
