They recently bought out an apartment complex I was once staying at and have yet to send me my deposit. I returned the keys and somehow no one seems to know where the unit keys are located. It's been almost 3 months since I moved out and constantly calling about my deposit but nothing. If I could give them a negative zero I would. Do not rent from these people. Whenever you put in a maintenance request, it is ignored. They do not answer phone when u call to try to follow up on request. I have been living without a kitchen sink for 4 days now with no response. We also had a window broken at the very end of September. It is now December and the 1 time I spoke to a woman she was very rude and told us it would take 6-8 weeks IF they decide to fix it. Sadly these photos speak for themselves.. My husband and I were so excited to move in after our experience touring. Communication was consistent, and the agent was kind. Once we moved in, that all changed. We were assured that the home would be move-in ready, but as you can see, it's FAR from it. If you can believe it, they refuse to replace the dishwasher covered in this horrendous grime. There is black mold in the bottom of our freezer, food splatter in all the cabinets, plumbing issues, a broken stove burner, and so much more. Despite emailing all of our concerns to the office manager and owner (Ashley and Katie), they have yet to reach out..and it's been weeks. Maybe they will turn things around, but the value for what we're paying vs what we're getting is pathetic at best. read more

IF I COULD GIVE NEGATIVE STARS I WOULD! I absolutely DO NOT recommend if you read any reviews read this one. The people in the office are liars and will get over on you every chance they get. They will also leave notices for days they will supposedly need someone to be at the house for inspections or walk throughs and they never come on those days, making you miss work. They will have you sign papers agreeing to moving in on a date and will give you the keys and expect you to clean the unit to move in. I have to mention the disgusting and horrible condition the unit was turned into me. Not only this but I never complained and made the best of it I was never late paying rent, and when it came to the end of my lease they played me and charged me late fees when I kept calling the office requesting information on when to pay my rent when ny lease was up on the 11th they still tried to lie to me and tell me it was required to pay the full month rent and when i told KATRINA this is not on the lease nor has ever happened anywhere I previously rented she stated I would receive a call telling me how much my prorated rent amount would be and would receive my deposit via mail within 30 days. I paid to get my unit cleaned professionally and turned in the keys to Katrina with the unit in perfect condition, no need to mention it was way better than it was given to me. after doing the walk through and SIGNING documentation stating I would receive my full deposit back and would pay the protated rent my self separated so it wouldn't be taken from the deposit they still did what they wanted IGNORING SIGNED DOCUMENTS took what they wanted out of my deposit including a LATE FEE and told me they are sorry because apparently someone was sick in the office and was not told how to process my deposit. this is unacceptable. People drop dogs off daily in the neighborhood and management does not care if anything needs to be fixed they will look the other way and then charge you for anything they feel like charging for. I chose to continue to work with Advantage Property Management (though their charges were higher) since they were already managing this property that I invested in Memphis, TN. Once I completed all the formalities I did not hear from them for weeks in spite of several reminders through emails, phone calls and text messages. So I had dump them. Actually the tenant had given 60 days notice to vacate earlier to my purchase and Advantage PM never bothered to inform me about this. It was a surprise to know this from the new PM. Overall I think they got too busy and grown bigger than their capacity and their efficiency dropped dramatically. read more

I love my property manager, landlord, and the entire staff. I started my first lease with this company Feb' 2020. After 8 months, the location of my rental has become highly unsafe for me and my family (due to no fault of the company, it is a bad neighborhood) and they have done their absolute greatest to get me out of the area as of now. Even the property owner has done me a great service of agreeing to release me from my lease without prepayment and is only wanting to retain my security deposit, which is understandable. It is better than paying $2,000+ in a matter of less than a month. They have always been timely in answering and addressing my concerns. I do not foresee any issues with the remaining process of leaving my lease. We are even working to remain with the company in a different city. I have to rave about Advantage and all of the amazing people that work there. But namely one person in particular, that's Tiffany. Can't say enough about her. I've been renting a house managed by Advantage' for going on 2 years. Almost A year of that now has been through the pandemic. These people are such amazing and understanding people. They've helped, understood, been patient and worked with me on so many levels but most of all, they've cared. My house is wonderful and fortunately I haven't any issues except a small roof leak and a leaking toilet since I've been here but they've been here asap to make sure we're taken care of. Thank God, I requested a walk through and was just as surprised as the woman showing me the house. The women in the office were beyond defensive along with one of the ladies holding a dog and laughing at my concerns. I have never been so humiliated and treated with such clear discrimination. These women had the demeanor and attitude as if they were above and superior. I was treated as a joke, mocked and basically called a liar. After speaking with Fox 13 News in Memphis, it was confirmed I would receive my deposit back. 12/28 I received a call from Ashley (10 mins before the office closed) and was asked if I wanted my deposit taped to the outside of the door (mind you, it was raining). The Office Manage, Ashley, is one of the rudest, incompetent, dishonest, ladies, I have ever dealt with. After, I told her I was on disability, she talked to me like a maggot! So, stay away if youre on disability. How this place stays in business, ill never know. Probably, because people did like me, didn't look at their reviews. They are a 1 to 2 star agency. I was ignored and informed that I would not receive my application fee back despite the fact that I never received a judgement of approved of disapproved. After the gas company capped our gas stive from a gas leak they didnt care about and not not having a stove for 3 weeks we decided to move out without fulfilling the whole year. (Spoke to a lawyer and they said we had every right) The beginning of our last month they send a new stove but didn't connect it, the day we move our large furniture out they send a cleaning lady as if I've already moved out. And in the middle of our last month they sent people over to hook the gas stove up without my knowledge while I still had belonging in the house. Which is illegal. It has taken 5 Memphis property management companies to find this one .Most in Memphis lack service to tenants and landlord. Advantage is Owner Operated .If you phone some will answer which does not happen with some of those bigger companies. And they arrange rehabs and rent readys If your from out of town and looking for a Memphis Property Manager give these people a try. The big names in Memphis are just too big. Operate on minimal staff who are so busy they just can't to organize that repair for the tenant or collect the rent. Some don't even know the tenant has vacated . Been with Advantage since July 2014 and have 6 properties with them. Not planning on moving any where else.My main concern with telling too many people about this company is that they will grow to become big and too large to care.
