I am currently renting a home from Progress Residential, and the team is highly responsive and very…read morecommunicative- especially Raphael Small and Trina Miller. What started out as a plumbing nightmare, ended in a peaceful resolution for my fiancé and I. We spent months searching for a home and when we finally found the one we liked, we reached out to Progress and began the application process (quick and painless). Unbeknownst to us (and Progress), the third party contractors forgot to seal a portion of our shower and the home begin to secrete excess water. Once we relayed the message to Progress, they IMMEDIATELY initiated an investigation to try to remedy the problem. When the contractors were not able to fix the leak quickly, we were presented with several other options so that we could be comfortable. We chose to transfer to another Progress home that is just as beautiful. And, again, the process was quick and painless. We did not have to beg, harass, or threaten the company with lawyers. Every member of the team responded to every text, phone call, email, or voicemail within less than 1-2 hours. Each person involved showed sympathy towards us during this time; however, Raphael Small went above and beyond to initiate and process our home transfer past normal business hours. Throughout this process, we were never left in the dark and all ideas and notions were given to us upfront. Progress Residential actually compensated us for the time and money lost during our move. Neither have I rented from, nor heard of a company that honors it's renters with as much respect as Progress has given us. We are looking forward to renting from Progress until we purchase our own home. If you are looking to rent a home, please consider Progress- they take care of their people! Shoutout to Raphael Small, Trina Miller, and the entire Progress Residential Team!

I would rate 0 stars if I could…read more Progress Residential failed to deliver a move in ready home and refused to work with us to make it right. The house was never maintained and was extremely filthy. When we reported to them, our claim was dismissed and that they'll only fix a few item. The remaining reports are deemed as cosmetic issues. Despite attempting to work with them to find a resolution, they threaten to put us in 'Eviction' status even though we never took possession of the rental property and only inspected the house when we arrived. When the rep called, he said since we want to terminate the lease, we're required to pay 2x rent for early termination and hung up the phone. Now, they attempted to close the case without resolution.

Do NOT rent from this agency. I wish I had looked at Yelp reviews before I ever rented from this…read moreplace, their Google reviews are flooded with decent reviews, likely due to the fact they hound you when signing the lease to write a review while in their presence, at least in my experience. Shady. This is the worst rental agency I have ever rented from. I was unfortunate to not be able to afford a deposit to move elsewhere, and was stuck in a dingy, disgusting, falling apart home that was ill taken care of prior to my move in. Everyone I ever spoke to in the office was BEYOND rude, unhelpful, and acted like my presence was a nuisance. Here is the worst part: they are withholding $300 from my security deposit for paint. The picture they showed me to justify this was a picture of a PIECE OF TAPE that was left on the wall. Absolute disgusting behavior. DO NOT RENT FROM THEM!

Before we could correct the issue (give them our new/current address), they hired an attorney, placed a lien on our property, and changed us an additional $600 in fees. A $500 HOA payment turned into a nearly $1200 payment we've been paying on for a year. They did allow us to pay by the month, however. I simply wish they had looked us up online and mailed out dues bill to our proper address before hiring a lawyer and claiming part of our property (and more than doubling the money we owed them). The owner of the agency was very, very rude about this as well.
