Progress residential was the worst possible choice in Tennessee. It took them 15 times to fix an ac, on top of all the headaches of calling to complain and ask for a supervisors to return my issue calls. They just kept closing work orders and not resolving the issue of upstairs getting upwards of 90 degrees. Then the only offer was $200 . Then when i wanted to terminate my lease they said I could with 60 days notice. and when i finally departed i was charged security deposit of $3k and then they wanted to charge me for clean and paint on top of keeping my security deposit. I have written and called to complain and give them opportunity to make right and they explained how I didn't follow through with contract when they are the ones that had me Move out early because they rented property. Whatever you do DON'T rent from them. They're scammers and they don't care about their tenants. All they care about is getting their rent on time. I've been without a working fridge since 12/26. Here it is 12/29 still no fridge. My food has spoiled as well as my infants special formula. They aren't trying to replace anything. They want me to file a claim with my renters insurance company when their fridge went out. Not mine. If they would have came out on Saturday between 8am-12 as they were supposed to then maybe I wouldn't be in this situation that I'm in now. My daughter's formula is provided by a prescription. I just can't walk into a local grocery store and purchase her formula. So she's out until another prescription is mailed to me on the 16th. Please run like HELL. Read your lease carefully before you sign it. Be especially attentive to the trash that they will bill you for. They don't tell you which company it is until a month after you move in. The company they chose uses a sliding scale apparently so you never know what your trash bill is going to be each month. read more

Horrible. No customer service. Was charged a service fee they never came for. For another service request they said someone would be here between 8-12 and no one showed until 12:45 after I had to call numerous times. Never scheduled trash removal and we had trash piling up for three weeks!! Don't use them not worth the headaches. The houses are nearly holding on by threads and covered in layers of paint. DO NOT ENGAGE WITH PROGRESS RESIDENTIAL OR CONSERVICE UTILITY MANAGEMENT. These two companies operate in a way that is deeply concerning, and I strongly advise anyone considering them to think twice. I am beyond frustrated and angry with the level of incompetence and lack of accountability I've experienced. Here's the situation: I received a utility bill from Conservice, a third-party utility billing company affiliated with Progress Residential. On this bill, there were two conflicting amounts listed--both supposedly for the same water usage. To get clarity, I contacted my local water department, Brighton Water, and asked what the actual water charges were for the month. Their numbers didn't match either of the amounts on my Conservice bill. In fact, the Brighton Water clerk confirmed that the charges from both Progress Residential and Conservice were significantly inflated. According to them, our household's monthly usage is generally consistent and does not reflect the inflated charges I'm being billed. I've called both Progress Residential and Conservice multiple times in an attempt to resolve the issue, and all they've done is pass the blame back and forth. Conservice tells me to speak with Progress Residential. Progress Residential tells me to speak with Conservice. Meanwhile, no one is taking responsibility, no one is providing any real answers, and worst of all--neither company will provide proof of how they're calculating my water usage. I asked Conservice to email me the usage records so I could compare them to the Brighton Water Department's records. Their response? "Talk to Progress Residential." This is unacceptable. I have documentation from the local utility, and yet neither company is willing to acknowledge it or investigate the discrepancy. They are overcharging, they know it, and they refuse to correct it. This is not just poor customer service--this is a shady, unethical practice that needs to be addressed. Until this issue is resolved, I will continue to leave reviews and share my experience. Customers deserve transparency and honesty, and unfortunately, neither Progress Residential nor Conservice Utility Management is providing that. Last year my friend applied for a home with them. He was denied due to lack of rental score. He has been renting for 6 years with another company. I'm currently renting from a company and I decided to co-sign for him. They told me I was 1 point away from the number I needed to be approved. I asked for the number then said you can rent homes in another neighborhood but not this one. I was told the less desirable scores have to apply in different neighborhoods to get approved. DO NOT RENT FROM PROGRESS!!!!!!! We moved into our home on October 2, 2023. We noticed quite a few things that needed to be fixed. We let Progress know multiple times but never received any response or resolution. After the first month, my husband and I refused to pay rent for the first month until things were fixed. After noticing that, we received several calls and finally got a technician to come out and look at the issues. Since we finally had some movement, we paid rent for that month. When the technician arrived, we were informed that they didn't have the tools/supplies needed to fix the issues. They were going to order the parts and would give us a call when they received them. As of right now, we don't have a dishwater that works, crown molding in the kitchen cabinets is falling off, refrigerator does not have any drawers and only has shelves even though it is supposed to have drawers. We've had 2 technicians come out and tell us they don't have the skills or the tools needed to fix things and that they will be back when they have to tools or send someone who can fix it. (We literally had someone tell us they don't know how to fix it so they were going to go get someone who MIGHT know how). No one ever comes back. During calls to their customer support, we've had 3 people tell us that their customer service has gone out the window and that every call they get is regarding something that needs to be fix and how Progress has yet to fix it. I have applied for a home at 2571 Blue Ridge Dr in Southaven Ms. I applied for this home, twice and was advised that I was denied due to rental credit score. I was contacted via emails and phone calls asking to add a co-signer. I reapplied with co-signer (meaning Primary, secondary and co-signer). Both the primary and co-applicant have great credit scores, Primary and secondary has great rental history over 8yrs, yet we were denied a 3rd time and requested to add 4th applicate. After multiple calls with Progress & SafeRent (3rd party screening) neither company is willing to take ownership of the denial. My experience has lead me to believe they are collecting multiple application fees without any intention to rent to eligible renters. This has decreased 3 credit scores without a positive outcome. I believe both Progress & SafeRent should be investigated for discrimination and scamming practices. Applicants beware, I have never experienced this or been denied a rental property before (without a co-signer) so applicants beware! read more

I lived in two progress residential homes between 2020 and 2021. The moveout process has been one of the worst service experiences of my life. Upon moving out I received no documentation of what was owed, the status of my security deposit, or any general communications about the lease. A month after moving out and receiving no communication I called into the customer service line and was told that I would not be receiving my security deposit back, and in fact owed money to the company for additional move out fees. Customer service would not elaborate over the phone regarding what the fees were and would only direct me to email them. A month after my initial email, and countless calls to the corporate office and Linkedin messages to corporate employees I was told that there was an erroneous $1,500 charge added to my moveout fees that would be removed. There is a complete lack of communication from the customer service team and the lack of transparency is predatory to say the least. I would not recommend Progress Residential to anyone. I will be updating this review through out my experience renting with progress. Dec 28th 2021 - today we were supposed to move in, but we missed an apparent "orientation" we were never told about. It is a complete and utter nightmare to reschedule it now, and we won't be able to move in today. We payed them over 4k so far and as of 3pm today, they have stopped responding to us. As I said, I will update this review if they do or do not get back to us by noon tomorrow. Been fighting to get my A/C fixed for two months now. Considering it is summer in Memphis TN this is pretty important to have. Otherwise the residence isn't even inhabitable. This is 100% the case for our home as the temperature is consistently between 80-90. Progress does not respond to any emergency maintenance requests. Only normal requests. With this being said I have had 4 service requests where they basically don't do anything then say it should work. Then progress tries to charge me $75 for the service fee. Whenever it comes to me disputing rent and getting credit. There is radio silence. No one responds. I have called, left Voicemail, emailed over and over and over. The one time I actually get a response they claimed that I was offered portable units to mitigate the issue in the meantime. Since I apparently "rejected" this offer I do not qualify for any sort of code ent reimbursement or credit. Considering I'd have to be absolutely insane to deny that with the conditions I have been dealing with I don't even under what they were possibly thinking trying to pull that on me. Moral of the story is words can't describe how unprofessional they have been and how annoying this situation has been to deal with. read more

I am currently renting a home from Progress Residential, and the team is highly responsive and very communicative- especially Raphael Small and Trina Miller. What started out as a plumbing nightmare, ended in a peaceful resolution for my fiancé and I. We spent months searching for a home and when we finally found the one we liked, we reached out to Progress and began the application process (quick and painless). Unbeknownst to us (and Progress), the third party contractors forgot to seal a portion of our shower and the home begin to secrete excess water. Once we relayed the message to Progress, they IMMEDIATELY initiated an investigation to try to remedy the problem. When the contractors were not able to fix the leak quickly, we were presented with several other options so that we could be comfortable. We chose to transfer to another Progress home that is just as beautiful. And, again, the process was quick and painless. We did not have to beg, harass, or threaten the company with lawyers. Every member of the team responded to every text, phone call, email, or voicemail within less than 1-2 hours. Each person involved showed sympathy towards us during this time; however, Raphael Small went above and beyond to initiate and process our home transfer past normal business hours. Throughout this process, we were never left in the dark and all ideas and notions were given to us upfront. Progress Residential actually compensated us for the time and money lost during our move. Neither have I rented from, nor heard of a company that honors it's renters with as much respect as Progress has given us. We are looking forward to renting from Progress until we purchase our own home. If you are looking to rent a home, please consider Progress- they take care of their people! I've rented from Progress Residential for 8 years. The first 6 years they were good. However, the last 2 have been a complete nighmare. Rent has gone up hundred of dollars per month, all the while losing amnities like pool access. All maintenance issues were handled withen 10 days for the first 6 years, now all maintenance issues are taking over a month. The only way I've been able to get Progress to do anothing for the last 2 years is to open a Better Business Bureau complaint. I've been fined multiple times for false HOA claims that had no description. For example, "Trash cans" and "weeds". That's it. No picture or description on what it meant, but they have no issues wiuth fining people for them. BTW, the Trash can issue was for the trash cans being SEEN from the road. I have no fence and live on a corner lot. There is NO place a trashcan can go without being seen. So after 3 months of complaining, being fines, and finally a BBB complaint, they put in a little fence to hide the trash cans. As far as the "weed" issue. Still have no idea what it means and nobody seems to care to let me know, especially since they get their $45 fine paid. Also, you cannot pay ONLY your rent online while there is a fine. If you attempt to pay the rent, it subtracts the fine from the rent and shows you as a LATE rent payment. These guys are crooks. I now open a BBB complaint everytime I have an issue as it seems it's the only way to get anything down. read more

These people are heartless monsters. I stay behind on rent monthly because of all the fees they charge and they will never offer to waive them. I make enough to pay my normal rent but once I got behind 1 time fees started piling up. It came to the point where I was days from eviction but I was able to pull it out. Now I am still owing then $800 in fees so I pay as much as I can. I am not looking for anyone to feel sorry for me. But they have posted all over their website how the help tenants in need. They are not saying to us, hey, we appreciate your business and that you are paying ALOT in rent to us, so we will get you a hotel room or find another vendor since the one they use is unavailable. LITERALLY the worst rental company I have ever dealt with. I have been in my current rental with Progress Residential for a total of 4 whole delightful days. First night, my fiancé and I start moving all of our household appliances in, only to discover the heat does not work. Calling maintenance seemed to be of no importance to this company. We slept in a 50 degree house the first night. Not to mention, we start the dishwasher and the entire kitchen starts flooding, messing up the already horribly installed linoleum, and bleeds into the dining room carpet. Called the maintenance office first thing in the morning and they apparently cannot get anyone out until at least 9 hours later. One of their techs comes out to fix the two problems and is broken again within the hour. I have been on the phone more than 20 times to get this current situation rectified and it literally seems of no importance to them. I was supposed to have someone out today(Saturday) between 1-4 p.m. and I get a call at 3:45 pm to tell me they are rescheduling to Monday. There is not a bigger regret in the world that I have than renting from this "Rental" company. I have never dealt with such incompetence, idiocracy, and negligence as this so called "company." I still have not heard from anyone at Progress to rectify this completely awful situstion. Do yourself a favor and stay FAR away. Maybe they should take their name into consideration and "progress" to become an actual company that's not a POS. Update, as I never posted this review. Heat and air fixed after 2 weeks because after multiple people came out, they found they needed to install a new system. Well, we found out our pipes were not properly sealed before renting to us. The maintenance man said he was embarrassed at what a horrible job was done and it was the worse case he has ever seen. Not only do we have flooding, the smell in our house is RANCID!!!!!! He ended up having to cut open underneath our sink and we found mold, standing water and food debris from the disposal not draining properly. He left to get supplies and came back saying he was told not to work on it that a plumber had to come out. We waited until 4 pm to call and find the status and they said they had no note on a plumber coming out. So we are now sitting in a house with standing stagnant water and mold with a horrible horrible awful smell. When I asked the lady over the phone for a supervisors number or email, she could not give it to me. I emailed customer service and still nothing. How is this acceptable??????!!!!!!!! Does this company not read their reviews?? Do they not care??? Are they incompetent? Yes, yes they are. We better not be charged a penny when moving out because this is just unacceptable, disgusting, and sure as hell not healthy. Update: 5/2/2020, problem is still not fixed!!!! All of the dealing that we have had with this company have been horrible. We went with a large rental company as we were moving from NC to FL (over 800 miles) and were hoping for everything to go as smoothly as possible. We also have dogs, and this company allows dogs. So we thought this would be easy. Unfortunately, that was far from what occurred. After immediately charging a $100 / person credit check, there is also a $250 holding fee for a property, with no guaranteed move in date. We had 3 different people tell us 3 different things with different dates. Fortunately, we were able to wait before actually moving as we still own our house in NC. However, this made orchestrating movers more than difficult. Progress also told us that an agent would come and video tour the home for us before moving in as we were not able to come and view it ourselves. They never managed to do this and we had to move sight unseen. Well, the photos that they have on their website and the actual state of the outside of the house are far from close. We choose this property because there is a fenced in backyard with nice landscaping in the photos; however, in person, there is severe neglect to all of the trees, lawns and landscaping. There are trees wrapped all around the electric wires to the house; the overgrowth is so bad that a tree was struck by lightning and blew out our Xfinity line. Xfinity had to come out again and bury the wire to ensure it would not happen again. At move in, we could barely recognize the house from the online photos - the garbage bin was in the driveway and missing a lid - it looks as if someone set it on fire, there is busted up brickwork in the front, the shrubs in the front are completely covering the windows, only one garage door opener works - numerous lightbulbs out, both bathroom sinks were clogged, we could barely open the back door because the shrubs had grown out of control over the front of it. There is almost no grass from leaf litter and neglect - just sandy dirt and weeds. None of the issues we identified at move in have been attended to - there is someone coming to trim trees on Friday since the lightning strike. I still have no garbage bin. I worked outside for 3 days raking leaves and trimming bushes and it is still an absolute mess. I will post photos if I can. This is a dangerous company - do not trust them. Go with a more reputable smaller company if you need to rent. If you are experiencing problems with Progress, please contact your city mayor, county commissioner and governor regarding what is happening to their residents. This is not OK. I have been without air conditioning during a heat advisory in Houston since Saturday. I'm in a 3 bedroom/ 2.5 bath home and they brought me one small portable unit. The temperature in my house hasn't gotten below 89 degrees. Even the HVAC vendor thought it was odd that they only sent ONE small portable a/c unit. In calling to request additional units at 1:00pm today I spent over 2 hours on hold only to be told that someone would call me back. At 4:30 I called again and no one answered until almost 5:30. At that point it's after hours so all they can do is transfer me to emergency maintenance. That was a joke because then I was "accidentally" disconnected, so I had to call back. The next person tells me "someone will call you when they are on the way". At 8:25p I call back and am told that they don't do service calls after 8pm, but I can either purchase my own unit, get a hotel room or wait it out... but the max they reimburse for whatever I choose to spend is $150. Where would I even find a portable unit for that price after 8pm? And I have a dog and a family so now you expect us to crowd into a single hotel room? I actually had to call my doctor today because I have multiple chronic illnesses and the heat is making them worse. I'm having issues breathing, I can't sleep, and my levels are off due to excessive sweating. I definitely plan to send them the hospital bill as well, because my doctor is recommended that I go to the ER if things got worse before I can see him later this week. They truly have ZERO regard for their renters. I tried to give them a chance, even after reading so many bad reviews and exposès. Now I see that not a single one was wrong. read more

I have rented from different rental agencies for the past 10 years, and I have never, I'll repeat, never had such a poor experience as I'm having right now. So here's what's happening. I moved in to my house near the end of August. I paid all of my dues and even paid the next two months early--in full. So fast forward to the end of October. My gas was shut off, not only that, my entire meter was removed, why? Good question: Progress didn't pay that utility! So not only was my thermostat reading at 50, but I have no hot water, and I still don't have either of the two, and I won't have anything until at least November 6 (per the gas company)--that will be 10 full days without heat or hot water, unacceptable. My second issue, as if the first one wasn't enough, is it is nearly impossible to get a hold of someone competent enough (minus the two maintenance gentleman I spoke with) to fix my problem. I called progress Saturday and they told me I had to wait till Monday to speak with someone who could tell me what was going on. The maintenance gentleman told me that they believed progress would cover a hotel cost up to $125 per day. When I finally got in touch with someone (Monday night around 4:30), they doubled back on what they had said. Because I have a pet, and by the way pay pet rent, I cannot stay at a hotel and leave my dog unattended while I'm at work all day (per hotel policy) I cannot except the hotel (totaling to an expense of $1,250 on Progress). The issue now is, I'm being offered half of that initial cost of $1,250 and now being offered around $500, but don't you worry "it's not about the money." read more

They seem to think it is ok to leave residents with no hot water for a week+, a massive 6 foot hole in the floor and a continuing water leak creating more and more water damage. We have a 6 month old baby and I have an autoimmune disease. I cannot do laundry, bathe my child, do dishes, shower etc. I have also been having trouble breathing and if I develop and infection from this it is incredibly dangerous for me. We have spoken to at least 10 different people on the phone and they give us the run around every time stating that this doesn't count as an emergency and if we want water so bad they will drop off bottles water.... Contacted this business many times and realized they do a LOT of fake advertising. Additionally, I was looking at their reviews on Google - which didn't look too bad. Upon closer inspection, I realized they were LOADED with faux 5 star glowing reviews. Yelp gives a more accurate view. I will be avoiding read more
