Recently attended a wedding here. There were about 125 people in attendance, including the wedding…read moreparty. Both the ceremony and reception were at The Middleburg Barn. The parking was easy to access and real close to the venue. The ceremony was nice, but the chairs were very close together and they didn't put any extra chairs out. They only had enough chairs for the number of people who attended. (I didn't appreciate this during COVID.) Furthermore, some people's view was blocked by pillars. This continued into the reception. We couldn't see some of the dancing and speeches because of the pillars. The Barn has one big room that is separated into by a partition for cocktail hour. I was surprised that all 100+ people easily fit in this smaller area. Part of the reason it worked was because they have a nice little loft where some people went for cocktail hour. As for the acoustics, I give this place 5 out of 5 stars. Granted it has a lot to do with the quality of the DJ's speakers, but it has good acoustics. The aesthetics of The Barn were okay. I feel like they were confused as to what they wanted to do when designing the space. They have 2 beautiful chandeliers that would be a perfect fit in a ball room, but don't work with the wood features. The last thing that I found a little distasteful was that you could see the tables that were going to be used for the reception during the ceremony.

The biggest issue that is making this a one star review was talking with the general manager, Maureen. We had great caterers, a day of coordinator, and fellow friends to help set up and clean up. We specifically let the professional caterers handle the tables and chairs for both set up and clean up while our friends and family focused only on the decorations. Yesterday night on June 7th we received an email about huge scuffs and scratches on the floor which caused us to ultimately lose our security deposit. Maureen handled the matter by speaking to us in an accusatory tone towards our friends who helped with set up and clean up. She did not hear us out and she quickly drew the conclusion that it was our friends who must've caused the damage without any evidence. Maureen was not their to oversee the set up and clean up and did NOT witness anyone creating these scuff marks. The biggest issue we had was when my dad was trying to figure things out with Maureen over the phone and she decided to hang up on him rather than sort things out in a professional manner. Overall, we are understanding of the terms in the contract, yet we did not expect to be treated with such little respect and unprofessionalism as we are customers and Maureen is the manager. The fact that she so quickly accused our friends and family is why we are upset with this venue. If the conversations had gone differently with Maureen, this would have been a totally different review.

The house was beautifully decorated at the holidays. The tour guide seemed not to like or want to focus on the history of the house or the objects inside unless asked. It felt like she was bringing a lot of personal biases to her perspective, which made the experience a lot less enjoyable than it could have been otherwise. She took us through the first-floor rooms and then announced the top floor is self-guided only. At the admission price, that detracted from it being a better experience. The National Trust for Historic Preservation is the new manager of the site, and they bring a historical interpretation to the site that some visitors may not find as valuable as the tours given by the previous volunteer staff. There is a garden, a greenhouse, and a nice-sized gift shop. It's a beautiful house, and I did like getting some information on the inhabitants and the long history of the property. The presentation itself needed improvement, but the site was worth preserving.

I wasn't going to rate the Oatlands because we attended the Stage Coach Theater at the Oatlands but…read moreI believe it also deserved to be rated! The road down to the main building was not paved, very long and bumpy. Once you arrive to where you're ready to park there really aren't any signs directing you of where to go so we went up to someone at the big building and asked if we were at the right place to which they confirmed we were. I would suggest a larger sign on the main road stating that the entrance is coming up rather than right at the entrance. There was a very cute store inside which would have been very nice to shop at but there was only one person working the pay line which was also full of people buying drinks and cocktails. I highly suggest at least 2 people working that area in the beginning when people are arriving and definitely at intermission. We would have purchased more if we were able to get in line, purchase our items, and be back in time but we didn't think we would make it back in time. Also, when leaving any event, PLEASE be very careful. There weren't any lights leading away from the building to the parking lot which was pretty scary given that it also was not paved or a sidewalk. It was rocks/dirt and we all had to use our phones to leave. This could be dangerous for others that may have more of a difficult time seeing at night.

The accommodations were clean, comfortable, and welcoming. The bedding was soft and fresh, and extra blankets and linens were readily available in the cottage. The bathroom was well maintained and stocked with plenty of towels. We also appreciated the well-appointed kitchen and enjoyed having a Keurig available throughout our stay. One of the highlights of our visit was the breakfast. Each morning featured delicious, made-to-order eggs along with other offerings such as pancakes. The homemade blueberry muffins were exceptional and easily made my list of all-time favorites. The owners were charming, friendly, and extremely knowledgeable about the local area and nearby attractions. Their recommendations helped make our visit even more enjoyable. We had a wonderful stay at Briar Patch B&B and look forward to returning in the future. We highly recommend it to anyone looking for a relaxing and enjoyable getaway.

The bathroom was spacious, the mattress comfortable, and there definitely was no smell as noted in previous reviews. We enjoyed the table and chairs overlooking the pool area including the scenic barn on our early morning walk. We had access to the cottage's kitchen where we stored a bottle of wine. Ron, the owner, prepared a delicious breakfast with fresh fruit, homemade blueberry muffins, scrambled eggs, and fried potatoes. We took a dip in the pool, and also checked out the hot tub--all in good working order. We were the only guests on the property, and it is clearly undergoing a renovation. The grounds keepers arrived on our departure morning (but not too early), and their efforts were notable. It remains a work in progress, but we were still very comfortable. The price fit our budget, and we enjoyed being close to wineries and Middleburg itself (great for our morning stroll). I would recommend this property while it is undergoing its renovation.

Not only was the venue a beautiful setting for our important event, but the staff truly treat their couples like family. I have never seen a team go to greater lengths to ensure that their couples have the perfect wedding, from providing us with vendor recommendations within our budget to answering panicked midnight texts to settling issues with vendors on our behalf, we literally could not have done it without them. The day-of event went incredibly smoothly because of how prepared they helped us to be. If you're getting married, you'd be making a massive mistake not to consider Rixey Manor. The venue was beautiful and all the staff were incredible, making sure our wedding went as smoothly as possible. Isadora and Grace were both exceptionally professional, kind, and courteous to us, our vendors, and our guests. They accommodated all of our requests throughout the planning process and during our wedding. We were especially amazed at how much backend work Rixey handled for us including setup, teardown, and wrangling of vendors. We didn't need to worry about any of that and everything came out perfectly. They also made absolutely sure that we were comfortable throughout. They kept us fed, helped the bride get ready, and regularly checked on us to make sure we were okay. On a more personal note, Isadora and Grace also went above and beyond with all of our floral needs, helping us put together our arbor flowers and a new beautiful bouquet for the bride with some of our spare flowers. At Rixey, you're in the hands of real pros who want your wedding to be perfect and are ready to go the extra mile to make sure that happens. Highly recommended. :)
