    Can you believe this?

    This is a decent property that is poorly maintained. Facilities are warm and homey. The cleanliness is problematic: dirty window sills, dirty sheets on a pullout couch. The property is vastly understaffed: 1 person serving the entire property. The food looked like a day-old supermarket purchase. We won't be returning. The resulting vibe felt much more like couch surfing than a $300-a-night splurge. Facts: We waited an hour to find a staffer after arriving at 5pm. Couldn't unpack bags or do anything, while we walked around, waiting, and looked for this person. The Entry room was covered in bed sheets and pillow sheets, being dried. The pullout bed in our suits had somebody else's old bed sheet on it, hairs and everything. The breakfast was a day-old quiche. It was in a supermarket disposable tin pan, which HAD PRIOR SLICES cut out of it, which the staffer offered to heat up for us. So at least a day old. We were the first people to breakfast, promptly at 9am. Nobody else was eating quiche. Speculation: I can only suppose this is in an effort to expand their margins. I can't remember the last time I stayed in a place that didn't have professional cleaning and was provided old supermarket food. Our experience was nothing like the high-rating reviews. I suspect that for weddings, there are a large number of *professional* 3rd party hospitality vendors on hand. And this is the key -- that great staff make a great hospitality experience. And I have a feeling that the "regular rentals" will have the understaffed and disappointing experience that we did. Other bed and breakfasts, hotels, and places that we stay tend to use - Professional cleaners - Food service professionals - A receptionist on duty, especially during normal check-in times on the weekend.

    Rustic, but adequate accommodations. Kind and lovely proprietors, Dan & Ellen, make guests feel at home. Everything was clean (sheets were super soft!), plumbing & hot water worked well. We stayed in the main house. Just could use a little sprucing up or updating. Breakfasts were casual (prepared by Dan). I enjoyed the "homey" feel and the ability to make coffee/use the refrigerator/grab some snacks/use the water cooler whenever we wanted. The highlight of our weekend was the cooking class on Saturday held by Chef Matt of Red Coat Cooking School in the event building on property. The wine and hors d'oeuvres on Friday with Matt were also delicious and a fun way to start the weekend! Chef Matt is a great teacher (mostly demonstration) and chef. We enjoyed the history and explanations of food and methods, and the meal was delicious! The wine pairings (from 50 West) were lovely. Relaxing and fun weekend!

    I don't have adequate words to describe how truly disappointing our experience at Briar Patch was. Luckily, we had other amazing vendors who made our wedding amazing & compensated for the extremely poor quality of the venue we paid for. For starters, the place is wildly unclean and not kept up with whatsoever. The owners are rude & snarky when you ask for anything at all. We asked that handprints be cleaned off of dirty windows in the ceremony space & was then called OCD by the owner (see emails below for some horrifying responses from the owners). We quickly realized that the windows were the least of our problems when we went through or guestrooms the week of the wedding, and found that there was a stink bug infestation. There were so many stink bugs that when my little sister tried to use the iron in a closet, they crawled out of the iron. Then, another wedding party guest opened up a towel to shower, and five stink bugs, fell out and crawled on her legs. In the hill house, every single drawer and cabinet had mouse poop in it. There was a mouse nest in the kitchen cabinet. My mom and I cleaned mice poop out of that spot of the venue for 2 hours. Every room, bathroom, and reception space on the property is extremely filthy. When I confronted the owner about the stink bug, infestation and asked for help to clean them up, he bluntly said "it's called a vacuum." There was zero cleaning done prior to our arrival with our guests, so my mother & I spent 3 days leading up to the wedding scrubbing the walls of the reception hall, vacuuming up 400+ stink bugs, spraying a stink bug deterrent on the windows of the guest houses, and replacing shower curtains that were covered in pink mold. These are things the owners should have taken care of themselves. Particularly the stink bug infestation -- to reiterate how bad this problem was, we had to clean behind every picture frame hung on the walls of the main house because there were 20+ bugs behind each one. Dan, married to owner Ellen, was on site all weekend and couldn't be bothered to clean up the rotten food that he left in the kitchen sink. This is a communal space for wedding party to get ready and eat breakfasts together, but nobody wanted to be in the space because there were bugs flying around the dirty sink and the smell was horrendous. Dan's desk is absolutely filthy and disheveled, conveniently it's located right where guests walk in through to get to their rooms. This should've been our first red flag of just how messy and gross this place would be. Dan also showed up in our reception after being rude to my mother and other wedding party members all weekend, and makes himself a plate. It's convenient that he can come eat free food off us after he did NOTHING to prepare his disgusting venue for the weekend and treated his customers horribly (again, see emails below). You will be treated poorly & ridiculed for asking for basic cleanliness if you book here. Run away like your hair's on fire. I will not be recommending this spot to anyone and in fact plan on warning everyone we know with upcoming weddings to stay far away from Briar Patch. Aside from the scenic views, this place is a joke of a venue and is a biohazard that should be closed down asap.

    We chose to stay here for our 20th anniversary. This B&B has its own charm but needs a bit of process updating. The owners were charming. He was solo but asked us what time we wanted breakfast. However, when we arrived the kitchen was very dirty with food scraps and dirty dishes all over the place. I mean, this was at least a few days old dirty dishes, pots, and pans. But, that didn't damper our stay and the owners cleaned it by the next morning. It's just cluttered. We stayed in the oldest room in the house with its own bathroom. It was cozy and very charming, although there were a couple floor nails poking through that would stab our feet. Still, we understand this is a very old home BUILT ON A CIVIL WAR BATTLEGROUND. The grounds were great and relaxing. I would come back just for the hospitality of the owners but I think it's time to hire an actual manager. This would be a great place to stay if you had a family reunion or any other type of large party. The owner drove us around to a few vineyards, which was nice. They really do seem to want your stay to be pleasant.

    We just got back home from our 3rd stay at Briar Patch. I love & adore everything about this place and those who own, run, and work at the Bed & Breakfast. We always feel so welcome and comfortable. I want to especially thank Dan, part owner, (who seemed to be the only one onsite working this past weekend) for cooking breakfast every morning, washing dishes, laundry, stocking the toiletries and towels; he did everything. Cannot wait for our next visit.

    Briar Patch is quite a lovely venue for a wedding. The main house offers sleeping quarters for out of town relatives and guests and the one bedroom cottage is the perfect honeymoon suite. Renting out the entire site also offers a different feel from your typical bigger wedding venues. The Fox Den is a beautiful reception space and getting married with a giant tree as a backdrop is just magical. Plus having an after party with a fire-pit, a pool and a hot tub is a nice touch! tip: they do have wi-fi, but it's spotty.

    We had a great time at Briar Patch BNB. We rented the entire property for the weekend of our wedding. It was so nice and convenient to have all our immediate family members on the property to spend as much time as we could together. Dan and Ellen (The Owners) were beyond helpful with all of our needs and were always available if we needed anything. If you are in the market to host a wedding in the Middleburg area I would highly recommend this venue, there are so many amazing places for pictures and you can't beat the price to rent out the entire property Fri-Sun in Loudoun County. The property is so close to so many wineries, antique stores and downtown Middleburg. We will definitely be back.

    Loved staying here ! The location was perfect to venture to wineries and enjoy a dog friendly vacation. We went to downtown middleburg and it was very convenient. Helen was super friendly and accommodating along with the other women. For breakfast they served quiche that looked delicious along with a gluten free breakfast for myself including toast, eggs, fruit and yogurt with granola every morning. You are able to go feed to horses and have space to walk around the area. They also had a pool and hot tub for warmer seasons. We will definitely be back !

    My husband and I had a very disappointing experience at the Briar Patch B&B. We rented the cottage for privacy and safety due to COVID. The shower has mold and the light fixture was filled with dead bugs. The kitchen had other people's leftovers. We had selected the wine special and never even got the wine glasses. Our tour guide ran off the road twice. Breakfast on day one had half hour lapses between courses and we never got breakfast the second day. It was a huge disappointment. When I raised our concerns they said "we can't please everyone" and that was it. No offer of a refund or discount. Even after we submitted the pictures I am attaching here. Save yourself the headache and do not go to the Briar Patch!

It was the kind of appetizer that makes you pause after the first bite and think, "Okay, this is going to be special." We also shared a salad that was far better than any "starter salad" has a right to be. The greens were crisp and fresh, but the real surprise was the croutons--light, buttery, and so tender they practically melted in your mouth. Every bite felt balanced, simple in the best way, and clearly made with care. For the main course, we ordered the chicken under brick and the scallops risotto, and both were genuinely memorable. The chicken under brick had a beautifully crisp exterior, with juicy, tender meat underneath--full of flavor and cooked exactly right. The scallops were seared perfectly, with that delicate golden crust and soft, buttery center. Paired with the creamy risotto, it felt luxurious and comforting at the same time. It was the kind of dish you keep talking about afterward because it is that good. Dessert somehow raised the bar even more. The chocolate tart was rich, smooth, and deeply satisfying--pure indulgence. The fruit tart was fresh, bright, and perfectly balanced, with a delicate crust and vibrant flavors that made it feel light and refreshing after such an incredible meal. Both desserts were truly delicious and the perfect ending. The service matched the food and atmosphere: welcoming, attentive, and genuinely kind. Every interaction made the night feel even more special, and it never felt rushed--just warm and thoughtful from start to finish. And a special mention to our waitress, Rae--the most pleasant, kind, accommodating, and positive soul you can find. After several calls to other B&Bs we stumbled upon stone gables and after calling their reception we were routed to Travis, the inn keeper. We stayed in the Leesburg suite, which was really spacious with a big, modern bathroom and an insanely comfortable king sized bed. Breakfast was between 8-9:30 and was so tasty. I loved having a choice of my main course and we were nice and full after. I definitely want to come back in the summer, especially to take advantage of the awesome pool!

Manisha and Prashsant, owners of Stone Manor Inn, were personally involved in making sure all went smoothly with our cocktail and dinner party, and it most certainly did! SMI is a lovely old country inn on 14 acres, I believe, with a number of different venues (indoors and out) for meetings, parties, and weddings. The rooms (7 in total) were eclectic, in a good way. All four of their largest rooms that we occupied were spacious, with king beds and spa tubs with separate showers. All were well maintained and clean upon check-in. We had no complaints. I'm not sure when we will return to the area, but when we do, we will not hesitate to return!

I was on the fence to book this place given its hefty price tag, and glad I went for it and completely agree with the glowing 5 star reviews. The bubbly host Manisha is very warm and welcoming. She cordially gave us a 20 min tour around the property, which was built in 1908, and even gave me a bonus tour of the other rooms afterwards. She kindly answered all of our questions and didn't rush us. The Peacecock Room is the most spacious and best room (aside from the bridal suite), elaborately decorated in peacocks. We loved it! The little touches like the handmade soap, a set of wine glasses, and a wine opener made the stay so memorable and special. While the rooms aren't temperature controlled, the electric flameless fireplace kept the room warm. The double capacity jacuzzi was perfect for my hubby and I and even had lights (some of the other rooms have smaller jacuzzi, so be sure to check). The rooms were clean minus a couple of lady bugs and stink bugs (which is too be expected out in the country). Dr. Fauci's assistant stayed here and Manisha informed us of the extensive sanitation process, even the pillows and decorations are quarantined for 6 days! The backyard is well groomed and really spacious with a nice patio and heat lamp, which kept us warm sitting outside in the frigid winter. Our dog loved running around! You can see the stars and constellations really well. It would make a great wedding venue! The Christmas decorations around the property are really nice. The owners really go the extra mile and put a lot of TLC into the property. The 6 course breakfast is delicious and bursting with flavor. Between the veggie quiche, cheesy potatoes, scone, pancakes, yogurt, and fresh OJ, I was stuffed! The fresh butterscotch scone was divine and devoured my mine and my hubby's! The cheesy potato had a nice spicy kick. Everything was so fresh and delicious. All the courses come out at once on a large tray. While my hubby and I chose to sit at the communal table (the chairs are roughly 6 feet apart), you can take the tray up to your room. Manisha and her family greeted us and thoroughly explained the dishes and chatted with us for a bit, even her son made an appearance! The bed and breakfast has a nice bar with wine, cider, and alcohol based on an honor code system. Water and soda is complementary, they even had Coke 0! The complementary fudgy brownies by the breakfast area during the day were sweet and tasty. Again the little complimentary stuff gives this bed and breakfast a nice resort feel. Very relaxing stay and looking forward to coming back!

I came across the same clip in a rail safety ad, which made me look up directions to Harpers Ferry from DC. The historic park/town is served by the very MARC trains that pass outside my DC window each afternoon. You can describe Harpers Ferry as *deceptively* close because it's a 90 minute train ride, with planes flying into Dulles close enough to make out the airline. Looking for hotels there, Stonehouse Bed & Breakfast was the first that came up, with great reviews. Chris was very helpful and responsive via text and email. I booked the Top Room, which was $170 for a night including taxes. The quaint B&B has three accessible floors, as the family naturally lives onsite. The first floor is the main entrance with the common/dining areas, and the patio overlooking Maryland Heights and the Potomac/Shenandoah Rivers. The second floor has more rooms, one with a full balcony. And the third floor is the Top Room, with windows overlooking each side of the vintage building. If you Google pictures of Harpers Ferry, Stonehouse is in nearly all of the shots, since the balconies are front and center of the skyline. The town itself is like a real life snow globe. But the B&B, the litany of museums, eateries and shoppes around it, as well as the train station directly across the street make it an overall ideal place to stay, be it for hiking, or for something else: A love of trains is what brought me to Stonehouse, so take note that rail traffic can be heavy in certain times of the day. But the light rumbles also helped put me to sleep in the already soft, cozy bed. A container of water was provided, and while glasses should have been cleaned of dust first, it was still a really nice touch. The room also had playing cards, ear plugs, plenty books and a whole lounge chair. Checkin was a simple set of instructions at the door with my name on it, with checkout simply being your absence at the appropriate time. In my case, I only booked an overnight stay, getting in at 8pm and leaving around 6:30am, with checkout/checkin being the traditional 11am/4pm. While I didn't stay for complementary breakfast, I did catch a stellar sunrise between the mountains, as well as nature footage from the neighboring park. All of that to say, I definitely look to return to Stonehouse B&B later this year.

The parking was easy to access and real close to the venue. The ceremony was nice, but the chairs were very close together and they didn't put any extra chairs out. They only had enough chairs for the number of people who attended. (I didn't appreciate this during COVID.) Furthermore, some people's view was blocked by pillars. This continued into the reception. We couldn't see some of the dancing and speeches because of the pillars. The Barn has one big room that is separated into by a partition for cocktail hour. I was surprised that all 100+ people easily fit in this smaller area. Part of the reason it worked was because they have a nice little loft where some people went for cocktail hour. As for the acoustics, I give this place 5 out of 5 stars. Granted it has a lot to do with the quality of the DJ's speakers, but it has good acoustics. The aesthetics of The Barn were okay. I feel like they were confused as to what they wanted to do when designing the space. They have 2 beautiful chandeliers that would be a perfect fit in a ball room, but don't work with the wood features. The last thing that I found a little distasteful was that you could see the tables that were going to be used for the reception during the ceremony.
