I am also speaking as a serving member of the Board of Directors (joined in 2023). As an Owner and Board Member, I take credit for working to replace our previous management company with our current management company, Bayview Property Management. Here is what we had before: 1. Hands-off management style, meaning they never came to our Property, preferring to handle issues from their offices using HOA Board members as free onsite superintendents. 2. Mostly indifferent, untrained property managers and office staff (reflecting the attitude of the management company's owner towards her clients, seen during 15 years with this company). 3. Poor service response to routine maintenance calls (see Items 1 and 2.) 4. Artificially low monthly maintenance assessments, leading to insufficient Reserve Funds to cover lifetime maintenance costs called out year after year in the annual Reserve Study. (see Item 5.) 5. Failure to maintain the property in compliance with the depreciations called out in the Reserve Study, resulting in decaying Common Areas and buildings, which created a large and costly amount of deferred maintenance. This included annually recurring damage from flooding of Unit garages during heavy winter rains that required the Association to empty its Reserve Fund and then replace those funds with an Emergency Maintenance Assessment. The problem emerged during their management but was not resolved by them. The problem was only resolved after they were removed and replaced. The hands-off, minimalistic, low-budget management that we received only served to obscure the long, slow decline that occurred, and when difficulty eventually did emerge, we were not adequately funded to address it. Here is what we have with Bayview Property Management: 1. Professional, communicative, and proactive Property Manager and Management team that accepted the challenges associated with our "distressed property"; and pledged to restore our Owner value through timely maintenance of the Property and proper funding the Association's reserve account. They succeeded brilliantly in securing contractor bids for rain gutters and fascia repairs that allowed the Board to approve timely repairs that have prevented any further flooding episodes. With that completed, Bayview is continuing to facilitate the restorations we still need. 2. Complete knowledge of legal statutes and regulations that govern the operation of Common Investment Development properties (CIDs). 3. Diligent adherence to regulations and codes for CIDs to ensure the Board of Directors can make informed, statutorily compliant decisions regarding the management of our Property. 4. Active, responsive, hands-on management approach, from ordinary Owner requests for maintenance, to gathering comprehensive vendor bids for long-neglected, major restorative projects that have become necessary for our Property's ongoing maintenance. 5. A continuing, enthusiastic commitment to restore our community to its full potential, returning it to its best possible condition, in aesthetic appearance and in market value. I have seen the fantastic results that have been accomplished so far, and am thoroughly delighted by the promise of living in a fully renovated, properly funded, well-managed, and thriving community. To honor our lease agreement we hired Right Choice to assist with finding a qualified tenant/ owner approval. Within our 30 day escrow Laurie and George assisted with listing the property and processing application. They successfully found a qualified tenant that was accepted by the owners which allowed us to legally terminate our lease. Laurie is outstanding with communicating all correspondence, application, credit and back ground check. Our process was effortless she took control of everything!!     In my experience as a landlord with them they are the 'Right Choice' for the tenant and not the…read morelandlord. They only did one inspection of the premises in about 10 years. For most repairs they have their own people and get them pre-approved in the lease so they don't have to bother getting any quotes to compare for any repairs. When the tenants moved out they left a mountain of trash behind. Right Choice paid their own handy man handsomely from the security deposit for hauling out the trash but didn't withhold any money for general cleaning. The owner of this business is called the 'King of Brea' by some people because he is very successful in the real estate business and owns a number of businesses in Brea. When you are that successful you have leverage and he doesn't mind using that leverage.

I moved in in 2020 when Steven was part of management and was my main "go-to" person. He was wonderful. He always addressed any needs or concerns I had. Sometime in 2023ish, he left and the new management couldn't care less about noisy and frankly dangerous neighbors. Pros: grounds are generally kept up beautifully, maintenance is FAST, super close to grocery stores, shopping, restaurants, gas, car wash, the freeway Cons: 1. there will ALWAYS be construction/"renovations", often times affecting your unit. 2. Like 6 guest parking spots throughout the whole unit, most of them being used by residents, with the rules not being enforced. If your guests park across the street at Kohls or Albertsons, they risk getting towed. 3. Stray cats everywhere. They were constantly coming on my patio and peeing everywhere. 4. Sketchy neighbors, sketchy people in general in the area. Lots of drugged out people roaming around. If you're close to Yorba Linda blvd, expect sirens constantly. 5. Management has different rules for different tenants. Some people aren't allowed to hang things from their patios. Others are. Some people aren't allowed to have Ring cameras. Others are. The list goes on. I'm so glad I'm out of there. I would suggest looking elsewhere and only live here as a last resort.

The guy was knowledgeable and asking questions on what we were looking for in a management team. My fiancé said he needed 100% communication and for property management to look after our properties as if it were theirs. Half way through our meeting, the female associate walks into our property without saying hello or announcing herself. She was rude and walked right past me and stood behind her associate. She was giving off supervisor vibes. Male associate introduced her after that awkward moment. He continues to ask questions regarding the survey of what we were looking for. We told him we needed them to provide us with everything they had and are willing to pay for a piece of mind. After the hour long meeting, I asked if they wanted to walk around and see the properties . Which I found it strange that they didn't ask. Showed them the new ADU and the main house. All updated and beautifully taken care of in a good neighborhood. We were told they would send over a contract for us to look over. And we received a email saying they can't provide us with what we needed. Don't waste your time with this management team. They can't provide you with 100% communication or a peace of mind when it comes to property management.

The amount of lies that he just posted here will hurt his business. I do too have my proof if ANYONE would like to see that as well. Rent wasn't paid for 3 months total. Rent was $1,050 at the time. We were promised new carpet when we moved in. Mind you, it was industrial carpet that came with tears and basically muddy. We had such old sliding windows that during a flood, so did our rented apartment. We reached out & at that time our rent was paid. We never got new carpet. I had 2 small babies. We personally paid for pest control due to the water bugs from the pond in the back. (All apartments had the huge pond in their back patio) We did in fact show up to court for the eviction- and he did not show up. He had an assistant. Case was dismissed because we had moved out and were not fighting eviction. The place was destruction & never any up keep. There was NO judgment on mine or my husbands name. There was NEVER any sheriffs that "locked us out" as we were fully out before eviction took place. I do still have those court papers. AND screen shots from when I would discuss rent with him. He left the unit gross & inhabitable any never even got our appliances repaired. Thank you Christopher Vigil for responding to my review 6 years later. I see your professionalism never exceeded. I will be writing a letter to the BBB on behalf of your place of business for the amount of false claims. Also, towards your real estate license. Also, it is very much illegal to share any of my personal business with you as you are claiming to do so with the public. I would hate to embarrass you and your "business" that you are trying to run. Upon giving my notice I received a phone call by the manager several days before the move out date and was told I had 2 extra days to turn the keys in, because the manager would not be there, then I get the move out costs and they are charging me for 2 days more rent and parking spaces, and pet rental claiming I had to turn the keys in by 9:am which I was never told I found and email that was recalled she claims stated the 9:00AM deadline which never showed up in my email because it was recalled, also received multiple charges for cleaning that would have to be done every time someone moves out of an apartment anyway. They never enforced the rules for cleaning up after pets, and the lawn in the middle of the apartments was covered in dog shit very unhealthy. I would let everyone know don't even think about renting there.
