I knew enough about construction and engineering to seek professional input and reached out to Alpha Structural. They were pretty booked out, however when I explained the gravity of the problem (people in a home office below the tub area), Franchesca worked her magic and got me an appointment in 2 days. Damien showed up promptly at the 9 Am start time. We walked around the property while I explained my concern, and noted several other possible issues. Damien was extremely through, asking numerious questions and providing input and advice along the way. He took the time to explain causes for the different issues and was personable, professional and extremely helpful. Luckly for me, my problems traced back to normal settling, a recent solar panel and roofing job and normal aging. It's no wonder why Alpha has so many 5 star reviews- They absolutitly deserve every one of those. I wasn't going to get the new drain shipped in time from the brand I really wanted, so Nik drove to 3 Ferguson home stores to find the part we wanted. I would never have expected that, but he went above and beyond to ensure we were happy. He was also very detail oriented and when we brought up a couple minor things that needed to be fixed, he quickly responded and had his team adjust. We hired Bourke Construction after meeting with several contractors. We purchased a fixer upper…read morehome in Laguna Beach, CA with intentions to update and renovate a few things immediately after taking possession of the property. Ed was prompt getting back to me, which is more than I can say for several other contractors, some of whom I never heard back from. His prices were fair and accurate. We ended up going over our original budget, but at no fault of Ed and his team, as we decided to expand our original renovation scope once we actually began work. Ed and his team took everyone of our changes and additions without a hitch. We had 18 windows replaced, with trimming replaced and/or repaired, our old and damaged front dutch door replaced with a new fiber glass door as well as painted, all of the wood paneling inside of our home removed, and replaced with dry wall as well as added insulation behind those walls and added insulation in our ceiling. They also added sound insulating board behind the drywall in our living room as well because it was facing a busier street. We had a good amount of our electrical wiring updated to meet current electrical code, as well as adding new electrical outlets and switches. We had 9 new LED can lights added as well as 6 more can lights converted to LED and to match the new ones added. We also had an LED light strip added to the master bedroom as well as a custom trim built around it. We had a very dated stone cemented into the wall floor to ceiling fireplace, which was demolished and removed and replaced with a nice maple wood floating mantle and grey tile surround. We had our garage door replaced with a new garage door as well as added a garage door opener. We also had the biggest hole in our waste line the plumbers had ever seen, which was unexpected, but Ed and his team took care of it right away as well as replaced a toilet while they were at it. They also repaired numerous miscellaneous items around the house as well. With all of this going on, we lived through the renovation. Ed and his team communicated on a regular basis what they planned to do for that day as well as a report as to what was completed at the end of the day. They swept and kept the house as clean as could possibly be given the construction and were mindful of us also living there. He even brought an HEPA air filter to help with the dust. If you live in Laguna Beach, CA you know how difficult and excessively complicated the city can be with anything. Do yourself a favor and get a local contractor to do the work. You will save yourself a lot of headache and time. With Ed's experience, he was able to handle each project of ours from conception, to permits, the build and inspections. Ed has a high sense of pride in the work that he does as well as his team and will do what is necessary to make things right. He was always responsive to any questions and concerns, which is a rarity in contractors. We have more projects planned for the future and will be planning on using Ed and his team to help complete them. I would definitely recommend Ed for any project big or small.

Due to Yelp's maximum words rule, this review has been largely shorten…read more Can't say enough good things about the Builderwell team- They're a one-stop solution, and have done an excellent job for our just-under-800sq.ft DADU project in Irvine, and kept everything transparent over the Buildertrend App. In a golden triangle, where only 2 of 3 can be picked, Builderwell leans heavily towards "time efficiency" and "built quality". The ADU build is summarized into two general phase and one extra phase for us: Phase 1 = Arash the architect led the way on the planning, from 2D architecture drawings to 3D renderings; after the city approved to break ground, Alan the lead builder & team took care of the foundation & structure of the build, this phase was finished under 6mo., between Dec '24 till April '25. Phase 2 = Mahroo the interior designer led the way on the interior design, she provides further interior design & parts sourcing, that pieces everything else together inside the DADU once phase 1 was finished. Ariyan the project leader also helps greatly to sort out the communications between us & his team. This phase was finished under 3mo., even with much changes in the details such as appliances, between May '25 to August '25, including final inspections from the city. Phase 3 = Consider this icing on the cake, and optional phase that includes landscaping and utilities around the DADU in the backyard, as well as front yard touch ups. I've also hired 3rd party inspection which Builderwell 100% complied and made extra corrections thereafter. This last phase was finished under 3mo., between Sept '25 to Nov '25.
