Upon arrival there were dirty shoes like at the entrance, dust in the vents, spider webs, and hair left on the sink. I reached out to your customer service number, which I know is on a recorded line, so please refer back to the phone calls placed at 4:39 p.m. and 5:00 p.m. I spoke with Will Martin both times. Never once was I or my husband rude to him. We were unsatisfied with the state of the home and were told the housekeepers had to come and see the extent of the concerns. We agreed. The entire house smelled "stale" and of cigarettes. As if no one had cleaned the home or vacuumed in months. I called again to ask what the ETA is of the housekeepers. And once again Will Martin was extremely rude and unprofessional. I politely asked to speak to someone else since I was unsatisfied. He said there was no one and that I just kept repeating the same thing over and over again. So again I asked to speak to someone else and was denied. I asked for his name to file a complaint because never once was I hostile with this man. He said "would you like my birthdate as well" and proceeded to hang up on me. AS I AM CURRENTLY A GUEST STAYING AT THE PROPERTY HERE FOR ANOTHER TWO DAYS. I barely checked in an hour ago and have dealt with so much disrespect and unprofessionalism and never once was an apology given or accountability taken. I do expect a response or I will go ahead and take this up with my bank and continue elevating my complaint higher. How dare a business act in such a disgusting and malicious way. We are currently sitting in the car of the parking lot after housekeepers verbalized to us that no one had come to clean the property before since no one had been staying there all this time. Employee at 5 star, Jason I believe, has very poor customer service. I booked an expensive ski in ski out at Courchevel on Rainbow only to find out upon my arrival that there is only normal size garage parking available. These details are not clearly stated in the listing. When I spoke with Jason about this he was rude and inconsiderate. He said "Parking is problem in mammoth" no kidding, why do you think I booked an expensive place close to canyon lodge? Every other place on this street has adequate outdoor parking for a normal size truck. On top of that the heater doesn't even work properly in the unit I booked. 5 star has been no help. I would highly recommend never using Mammoth Five Star lodging at any of their properties. They're horrible. I've booked in mammoth 25-30 times this is by far the worst experience I've ever had. read more

We had a wonderful stay at Mammouth 5 Star Resort with our family of five. The cabin was spacious, beautifully furnished with a cozy mountain vibe, and had everything we needed to feel right at home. The sleeping arrangements were perfect for our family--our kids loved the bunk bed and extra single upstairs, and there was plenty of room for everyone to relax comfortably. Inside, the lighting options created just the right atmosphere--whether we wanted a warm, rustic glow in the evenings or brighter light for activities like playing games and building puzzles together in the living room. One of the biggest highlights was the unbeatable location--being able to walk to Canyon Lodge made getting to and from the slopes incredibly easy. The two garage parking spots were also super convenient for our family. From booking to checkout, the customer service was outstanding. We have had several great rentals from this company, but the last one went south quickly. Would never recommend renting from this business again. We paid for the most expensive Airbnb condo at the foot of canyon lodge. We got into the unit and the property looked absolutely nothing like what we had reserved online. There was damage all over the place (baseboards missing, massive cracks across the entire kitchen countertop, half the lights in the unit weren't working, the front door has massive gaps in the door frame {large enough to stick a screw driver through} letting in could air, exterior windows broken that would not close during the middle of winter). Not to mention the facilities were overrun with drunken and teenagers smoking nefarious sunstances with glass bottles at the pool and spa. There were other dogs barking during the day and at all hours of the night, which triggered our dog. However, we weren't going to let this ruin our ski trip and we are not ones to complain. However, one of the personnel had the audacity to message me multiple times saying that our dog was barking and that eight people had lodged complaints, including videos. My daughter was in the unit and teenagers were running up and down the hallways, other dogs were barking and peeing on the surfaces outside of our room, people were screaming at each other, and the list goes on further. This includes two people shouting loudly and video recording outside of our unit of our dog barking at them. I brought this to their attention after they had contacted me and asked them politely what they were doing to resolve these matters so that we could come to a mutually agreeable solution as these items were triggering our dog. There kurt response was,"I'm not sure how anything you brought forth is relevant to these matters at hand and we will report you to airbnb". Not sure how it came to this as we've stayed three different times in Mammoth and never had any issues, but this seems to be a common symptom and response looking at the reviews.......a recurring trend. Five Star Lodging has held nearly $6,000 of our money since 2020. We originally booked a holiday stay with Five Star Lodging back in 2020. When COVID restrictions forced the cancellation, the company refused to provide a cash refund and instead issued a voucher for nearly $6,000, assuring us it would never expire. After searching for an appropriate property year after year, we finally found one that fit our family's needs for Christmas 2025. But months before the reserved date, Five Star Lodging canceled the reservation themselves, citing a "flooding issue." Instead of refunding our money, they simply reissued the same voucher we've already been holding for five years. We did not cancel. They did. And yet, despite being unable to deliver the service we paid for, they refuse to issue a refund. When I tried to explain how unreasonable this is after half a decade, the CEO's exact response to me was: "Feel free to do what you have to do. I've already stated our policy and it is not negotiable." That statement speaks volumes about how this company views its customers. If Five Star Lodging cancels your reservation, don't expect your money back -- only a voucher you may or may not be able to use in the future. We are now pursuing a formal refund through consumer protection channels and a credit card dispute. In the market for a Property Management company for our multiple vacation homes. Noticed their services listed on their website, so wanted to call and get more information. Very simple couple of questions inquiring. After difficulty getting a scheduled call, I finally spoke with Jason the owner and asked him a few simple questions about his services. He could not have been more rude. Told me that "what I was asking was not worth his time" and when I shared that his website was a bit misleading, he shared "He only keeps that portion of "services" up on the website to see if down the road it could be worth his time". If those services are not in fact accurate or offered, he should not mislead viewers. And at the absolute VERY LEAST, he could have been A LOT more kind and friendly on the phone. CAUTION Don't rent from Five Star. Unit Sunshine Village 120 was terrible. Should have been updated 25 years ago. Bathroom is long since worn out. Shower is for someone 5' 2" or less in a room ( including the toilet) the size of a closet. Sink missing plug and handle. A lot of things need fixed. Rude service. Watch out for hidden fees and penalties that can easily add more than a $1,000 for things like not turning lights out, taking trash out etc. Basically have you prepare it for the next victim. Steep narrow stairs with no handrails definitely not to code. Would not be surprised to find lead paint and asbestos given 70s vintage and obvious lack of maintenance. We had an interesting experience, not necessarily in a good way. We stayed at the Sunshine Village Unit 120. For starters, the HDR photography made the property look bright and airy, it is NOT. Next, it would be nice if the description of the property indicated that the bed in the "primary" bedroom is 36" high, as it is difficult to get in and out of. The bathroom is very tight, and only the bath/shower door next to the toilet moves, making it difficult to get in and out. Additionally, in the bathroom, there are two switches, both of which blast out heat, not something you want in the summer months. I'm not even sure you'd want that much heat during the winter. Lastly, to add insult to injury, the water was turned off twice during our short 3-night stay when people were in the shower, with no warning. read more

When we arrived, our very outdated condo smelled like stale cigarette smoke, and the people staying next to us were clearly consuming cannabis products as the hallway wreaked of it. They also had a very loud dog that was barking constantly, but we were willing to let all of that go. We're easygoing folks. We were also unable to use the pool or hot tub with our children because starting at 330pm until late, they were crammed full of 20-somethings blasting loud music and drinking. Again, all fine, we didn't complain, despite our kids being bummed. What was disturbing was when the property manager showed up at our unit before check-out time and started yelling at my wife and small kids because we were running a few minutes late (this was at 9:30am, 30 mins before we had to be out). We had requested a late checkout earlier due to a snowstorm the night before that was setting us back and the fact that we were wrangling 6 kids under 7, but we were declined. Again, fine, we were only running a few mins late at this point and even offered to allow the cleaners to start while we finished packing our car. The manager was not interested in reasoning with us and had zero sympathy as he continued to send threatening messages. We had the kids out the door at 10:15 (15 mins late) and were on the road by 10:30, yet they charged us $100 and told us that if we left a bad review, they would have it removed. The whole interaction was quite disturbing and unsettling. So be warned, the people that run this place care very little for their guests and could use a few lessons in customer service. The only good thing about this place was the location but the facilities felt more like a college dormatory from the 80's than a place for families to enjoy. read more

This man berated me, threatened me, and told Me my wife's autoimmune disease should make her not get sick as easy as other people. Horrible experience!! not a true ski-in ski-out never mentioned it is on the run for the last lift to open and first one to shit down for the season so had to make arrangements to drive over 5 miles to the main lift to ski the mountain!! And if it was enough to ski you could ski in but not out as it is an uphill walk to the trail from the condo, but that wasn't the worst! On day one when we arrived the condo was set at 50 degrees the only heat in the. main area and upstairs bedroom was a gas fireplace. we immediately turned up the heat but absolutely froze the first night. Then they scheduled a contracting job to have the condo painted while we were renting it! So on Tuesday morning and every other day we were there we were woken up at 7:00 am by workers scrapping, spraying, washing and painting to outside of the condo. They had ladders up on the windows and deck so you had to keep the blinds closed for privacy. Then on Tuesday they covered all the windows and deck doors with heavy plastic so you couldn't see out or open a window or use the patios. This continued till late Friday and we left early Saturday morning. the condo got very warm and you couldn't open a window and there was no air conditioning so sleeping really sucked! when we complained to the management company they said we are sorry but all we can do is give you back your cleaning fee of $250.00. this is a joke I paid over $2,000.00 for one week of rental and there were signs telling you when you checked out if you didn't do things like turn the thermostats down to 50, close the shades, empty the trash, take all food out of the unit Ect ect that you would be find anywhere from $25 to $400 so the condo was clean when we left with only the beds needing to be remade! I stay at rentals for all my vacations usually several times a year and I must say this is the worst!! I understand sometimes things can be out of the management control but their response is what makes the difference and this management team doesn't really care!! I would give 0 stars if I could, just don't rent anything from these people. So these guys send us a message saying that we can't stay at a house we booked because of the recent stay at home order, understandable. On top of this, they want to charge me a $400+ cancellation fee for me being forced to cancel my reservation for reasons out of my control. I thought the whole point of the cancellation fee was to make up for someone who could've potentially rented the house when you rented it, but no ones able to rent the house anymore and they're still charging me a huge fee. Make that make sense. On top of all this, they sent me the message as late as possible, so the fee I pay is higher. These guys are true schemers and want to milk you out of your money with no remorse. Oh, and they're not responding to my messages or calling me back so they're a terrible, money scheming company all around. Edit: I ended up talking to Jesse on the phone about this matter and when I told him how ethically and morally wrong it is to do such a thing especially amidst a global pandemic, he got an attitude and was very disrespectful with his tonality. I was just trying to reason with the guy and he told me I'm lucky to have only been charged $400 as Airbnb's policy states that they can charge me the entire amount of the trip without me staying there at all and them cancelling on us. On top of this, Jesse says that a hundred people have accepted their terms and are fine with their policy making me sound like I'm the only person whose confused about this fee. I called Airbnb and waited for a representative and she was so confused as to where they got that policy from and Airbnb refunded me the full amount! Jesse admitted to scheming out about 100 people and then when I get refunded the full amount they blame Airbnb for being disorganized and unclear about their policy when it took me a 5-10 minute phone call to understand it. Again, I wish I could give lower stars as this company keeps on getting more pathetic and fraudulent. Tell everyone you know to not book from these guys at all costs. And the reason I got worked up to write all this is not only the fee and them deceiving me, it's knowing that they've deceived numerous people before me and will continue to do so after me, so I wrote all this in my best efforts to make sure innocent people aren't getting robbed by these guys. Imagine if you paid $2k for lodging, they told you 5 days prior to your trip that you would not be permitted to check-in and then charged you $700. That's exactly what happened with this company. I fully support cancellation fees that serve the purpose of recouping costs when the booking could have been filled. Due to California's stay at home order, this booking could not have been filled by anyone else. This company was trying to make money off of a very unfortunate situation. BEWARE of false advertising and deceptive business practices here to charge guests more than they agree to upon booking via VRBO. I did NOT book my late March reservation through Mammoth Five-Star Lodging but via VRBO, whose terms clearly stated that I could cancel at least 4 weeks in advance for a full refund. NO CANCELLATION FEE/PENALTY clause for cancellations made that far in advance. Yet, the day after my VRBO booking, I started receiving calls from THIS company, that there's one more step to complete my reservation - I need to sign an electronic contract they're emailing me. They called me numerous times to sign this contract. As soon as I had time to read it carefully, I found that they had snuck in a provision that I would pay $65 if I cancel my reservation EVEN before the 4-week-before-stay period. I called them pit on this over the phone, the man on the phone (Chris?) apologized and said yes, it's a provision that is absent on the VRBO booking terms and conditions, and that I could just cancel (not complete) my booking if I didn't agree to the $65 cancellation fee. So I canceled, whereupon I received an email from them confirming my cancellation and refund, LESS A $65 CANCELLATION FEE deduction!!! FRAUD!! Clearly, their misleading, thieving business practices need to be stopped immediately and continue to be reported to the Better Business Bureau, Consumer Affairs, and reviewed on Yelp, Google Reviews, and elsewhere - for the protection of the public. read more

We had other friends rent Airbnb's/Vrbos in mammoth and every other rental company gave back their money in full, as they were not able to provide the service. I have never dealt with so much bullshit. Most of our group is active military and this was once a year vacation. I've never been treated so rudely by any business, let alone one I put thousands of dollars into. The bigger issue is that they really don't care at all about giving themselves a terrible name, because they seem to do it on the regular so long as they get to keep a couple dollars. Due to California's new Stay at Home order, they are refusing to let us come stay at our booked airbnb. Acceptable right? Except that they also refuse to refund us. Word for word insisted that "It is us not fulfilling our side of the contract by being unable to come and stay," which of course then we offered to continue our trip regardless, in which they told us we will not be allowed to check in. Keep in mind we attempted to cancel within Airbnb's accepted cancellation time. All in all. We were told that we cannot be refunded just because of California's new order, as that is our issue not theirs. We were also told that even if we disregarded the order we would not be allowed to check in. Essentially they get to keep our $2000+ no matter what and we are not allowed get anything out of it because they will not let us enter the property they are making us pay for. Incredible *Update* Airbnb personnel had informed me that unless Five Star Lodging specifically sent us the words "you cannot come," they are unable to offer a refund. After days of messaging with Five Star Lodging, with them absolutely refusing to refund us, we informed them that we would be coming up regardless, (knowing very well we would not be). To our amazement and to them unbeknownst of the consequences, they responded, yes you guessed it, "you cannot come". The magic words. If you're wondering why Mammoth Five Star Lodging has so many 1 star reviews, its because they earned them. Mammoth Five Star Lodging is a devious and predatory management company that delivers no service and is staffed with rude and indifferent people. Be very careful if you rent from Mammoth Five Star Lodging as the property we stayed in was not safe--it had no emergency lighting as we arrived into a power failure that had been on-going for more than 24 hours. Additionally, the fire place was leaking gas because the pilot light had gone out. In my conversation with the company representative about the power failure, he actually informed me that power failures are a normal occurrence and that is why the rental agreement's fine print does not provide for any adjustment whenever a power failure occurs. Nice one! They got us. Strike 1! So we had the pleasure of paying full rate to arrive at a building with our family and the building was pitch black from the garage, to the stairways and hallways and in the unit itself. Best of all, the unit had no heating so it was a freezing blackout. Fortunately, the power was finally restored late that evening but the unit stayed cold until the morning as it has a very inefficient heating system. Strike 2! What is particularly disconcerting is the fact that the company pulled a fast one with their rental agreement since they know about the sketchy power but they don't equip the condo with emergency lighting including battery operated flashlights and lanterns along with candles and matches. Completely shocked at the unprofessionalism and responses during my exchange with this company. We had a planned rental with a group of people from out of town for the weekend of March 20th 2020 and, as with everything this week, Mammoth has shut down and we are in self-quarantine due to COVID-19. Five Star Lodging will only offer a dollar for dollar voucher for those that did not purchase travel insurance. While I understand Travel insurance is a voluntary opt-in or opt-out policy, I would hope and have seen from other companies that this global pandemic should not fall under regular travel insurance protocol. I even offered to pay the amount the travel insurance would have cost to then recoup a refund and that was not even addressed. We are in a crisis mode and not aware when we'd be able to rebook a vacation given we don't know how stable our jobs are. In a time when we should be unifying and supporting each other as humans, I was met with the attached emails from the CEO of the company. Where he replied in all caps which I can only assume is him yelling at me (response attached) To not offer full refunds as many companies in this space are doing right now is difficult to understand, to not even get on a phone call to speak to a customer and only send these emails is unfathomable, unprofessional and unacceptable. Since that time we now have a condo that we own, but if we were ever going to hire managers, they would be first under consideration as their customer service was outstanding. These woman owned five star lodging is not worthy!! Sge sucis, do not rent from these carries, they just want your money!! Couch was so old my friend sunk to the floor and he's not over weight!! Pillows on couch ripped!! No view at all except of the neighbors toilet, if you like that kind of thing? Also not very handicapped accessible. For being off season the prices were excessive!!! We asked if there was firewood for the fireplace, all she said was yes. So we brought wood from utah, just to find out it was a gas fireplace, boy what a let down!! There's no room in kitchen cabinets for food, we stayed a week, so we had food out on counter, so homey!!! Also we were shown a picture of twin beds in other sleeping area, not true there was a trundle bed, the second bed for a adult was a pullout so you can step on your adult friends head in the morning. Also no back up sheets for beds and only towels for a couple of days???? We were renting for a week!! Also hot tub and washer and dryer in a whole nother building, I'm on vaca not wanting to trudge down to a whole building, really. They are slum lords!! They told us they won't fully refund us because in the contract our obligations is to show up which we can't due to stay at home orders. (We don't mind showing up but obviously they wont let us into our reservation) They made it seem as if the stay at home order is our fault. Funny thing is that it's not our obligation. Our obligation is to pay the full amount which WE DID in exchange of a house in which WE DID NOT get. Therefore, we should get our money fully back but these criminals are not doing that. We rented two units 732 and 754 Fairview Feb 20-24. The fireplace was not working in one of the units. The hot tub near the properties was out of order. They only provided us with 4 towels and there were 11 of us. We had to call and get more towels. There was black hair in one of the showers. The dryer did not work in one of the units. We had to leave early because of the snowstorm and asked if we could get a refund on the last night based on all of the problems, and they said no, I would not recommend this to anybody.. read more

WOW. Where to begin. I was so looking forward to spending my birthday weekend in Mammoth with my friends. Unfortunately, Covid-19 took over and California went into shut down. Even Mammoth mountain had issued us refunds for the lift tickets we had gotten for the weekend. We emailed Jason and asked if he could refund us, and his response is one I will never forget. Husband and Wife are scammers. Due to the state orders, they are refusing to honor reservations. Then they want to act like law enforcement and tell me to stay home. First off, I still have a job and cannot work from home. Are they suggesting I quit my job to stay at home. You turn the Television on and see sporting events still going on. Where are they staying? Is that essential? Why are they not staying home. Megan and Jason are forcing us to cancel our reservation and pay the cancellation fee. Nowhere in their policy (that I signed) says that they get to collect a cancellation fee if they cancel my trip. We travel to mammoth every year. Won't ever book through these greedy ignorant owners. They email templates and scandalous tactics won't hold up in court which is my next stop. read more

I would have agreed with many of these reviews if I had read them before our stay last week. The company was not flexible when we initially rented through them in April 2020. This was the initial stay at home order the state received. We were not able to receive a refund ( even though we should have ) and received a credit. Initially, we were only able to use the credit for the same condo but as time went on that changed. The team was very helpful this time around. They helped us to find a perfect spot for our family of 4 within our price range. They kept us up to date on all of the state orders and let us know if there was a possibility our reservations could change. We needed to move some of our dates around last minute and they couldn't have been more helpful/ I will say we were pleasantly surprised at how nice the condo was in person as the pictures did not properly represent the inside. It is listed that it sleeps 6 people but it's really only for 4 people. read more

Stayed at the most gorgeous, well located place through this company. Directions and instructions for access were so easy. Stayed in a beautiful condo which my family believes was probably the most coveted based on styling and location. Booking was a breeze all thanks to Jesse and Chris and Jason and Megan were so gracious when we panicked over the local fires! We thought it was a little pricey... until we arrived and found that the place was way beyond our expectation. We will be back to Mammoth and will only use you guys to book. My husband and I have been vacationing in Mammoth since 1984. Since 1991, we have stayed in a condo or townhouse in Snowcreek. We have always found the Snowcreek accommodations to be clean, well equipped, and comfortable. We have never had any issues with the units we rented. We decided to visit Mammoth this year at the last minute and the condo we normally rent was already booked. We had used VRBO in the past but recently had such a great experience in Whistler Canada renting from AirBnB we decided to look for our accommodations at Snowcreek using this service. We found a nicely remodeled (photos perfectly represented what we found when we arrived) Phase III one bed, one bath condo. We were very happy with the cleanliness and overall appearance of the unit when we arrived. The only issue was that there was no hot water. It turned out that the water heater was not working as described later in this letter. When we arrived in Mammoth on September 27th, the weather had turned cold with temperatures during the day reaching a high of 35 to 44 degrees and much lower once the sun went down. This weather pattern continued throughout our stay to include snow. Renters should be able to expect some basic essentials such as electricity, if there is a kitchen-a working stove, oven, and refrigerator, working plumbing, heat in the winter months, hot and cold water, and overall cleanliness. We contacted the emergency number and a young man came over quickly that evening and told us that the water heater in the unit was old and would probably need to be replaced. He showed us how to get the water heater to work, but could not guarantee it would stay on consistently. It took 60 to 90 minutes to have enough hot water in order for the two of us to take a shower in the evening. The issue was that the water heater stopped working every day. We would come home from hiking and fishing at 5:00 pm or later and have to wait for the water heater to heat up the water. We felt this was an inconvenience, but did not want someone in our condo replacing the heater when we were out doing our activities. We were willing to deal with it but wanted to ask for some compensation for our inconvenience. On the third day of dealing with this issue, my husband contacted the number indicated for the management company owners and was connected with Jason Herbst, one of the owners of Mammoth 5 Star Lodging. My husband calmly explained our issues and concerns and asked Mr. Herbst if his company was willing to provide a reduction in our rental fee as compensation for our inconvenience. Unfortunately, Mr. Herbst spent more time telling my husband how he was the owner of the business and that he was not responsible for an "appliance" not working in the condo and referred my husband to the agreement/contract we signed. He did not apologize for our inconvenience or provide any solutions. In addition, he told my husband that the young man who helped us on our first day was not around. We have no idea of the relevance of that statement. His tone was rude and belligerent and he responded to our concerns as if we were bothering him. My husband told him that his lack of customer service was unacceptable and that he expected a better response to his request. Mr. Herbst responded that he would consider it and get back to us. We checked out on October 4th, continued to have issues with the water heater and never heard from Mr. Herbst again. Based on this experience, we want as many people as possible to know NOT to rent any units from Mammoth 5 Star Lodging. What separates businesses of all kinds today is the level of customer service provided. We have since read other reviews of Mammoth 5 Star Lodging and found that other renters have had similar experiences with Mr. Herbst. He needs to find another job where rudeness and poor behavior are common, like a prison guard. We will NEVER rent from AirBnB or Mammoth 5 Star Lodging again. read more

Megan and Jason manager our condo in Mammoth and we have nothing but wonderful reviews from all of our guests. They are responsive and available. A light goes out, the remote needs a battery, a guest has a question - they are on it. It's nice knowing our property is always in good hands. Highly recommend these people! The property we stayed in was definitely nice and comfortable. It has become my go to whenever I will stay in the area. If I could give this a negative star I would. The Airbnb we stayed at was horrible! The pool was under construction, Fridge water not working, no AC, Fireplace wouldn't turn off and they said this is normal, flies everywhere, dirty carpet, no garage door....etc.... Definitely not a 5 star lodging like they say! To top it off, my daughter accidentally left her Chromebook there. I called when I got home and filled out the lost item form. When we left the cleaning lady and her daughter had arrived. They claimed they didn't find it. Obviously, the cleaning lady stole it. My 10 yr old was in tears. Absolutely horrible! Stay away at all costs! read more
