disgusting. Our stay at this B&B was absolutely miserable. When we arrived at the home, it was extremely under maintained and uninviting, besides the magnolia trees on the property. We thought it was a haunted house, but it turns out that it was only haunted by our deluded host, Scott. When we knocked on the door around 11:30 AM, no one answered. We had to call the hotel number and get Scott to open the door for us after we had been standing in the heat. When we entered, he was friendly but had to run errands, which we found extremely odd as we had just arrived. He also said that our room was not ready, so either we had to sit on their uncomfortable, old fashioned couches or walk around Williamsburg in the blazing heat and humidity. We chose the second option and got lunch until about 3:00. We got back to the Magnolia Manor and had to call their phone number again to get back inside the house (although later the host gave us a code to the back entry) and we went up to our room called the "guest room". Immediately we had been wondering what the hell they had been doing for the past three hours. The decor was absolutely revolting and not in the charming colonial B&B style you would expect. The bathroom had a disgusting used hair tie next to the bathtub, and the room looked like it needed a deep cleaning. It was a total fucking nightmare. Since we had been walking around all day, we decided to go to bed early, hoping to escape from this hellhole. We put on our PJs and went to bed, at least expecting a comfortable mattress. The mattress was hard as a rock, our heads kept banging on the cheap headboard, and we only had one pillow. The sheets were also suspicious, as anyone who works in hospitality knows that sheets must be white to assure guests that they are clean. I didn't want to know what the guests before us had left on the sheets. We were seriously considering going to the Holiday Inn 5 minutes down the road at this point, but we decided to see how the rest of the night went. We quickly realized later on in the night that the walls were completely paper thin and we could hear every movement of the guests above us. We also had to make sure that the door was locked multiple times as it always felt like someone was coming into our room when someone passed to go down the staircase. The worst were the people in the room next to us who were watching TV (which was connected to the wall that our bed was up against) and laughing loudly until 1:00 am. We finally had to tell them to "SHUT THE F UP" for both of the the two nights that we stayed there. At one point, myself and my mom woke up to the sound of the man next to us burping and farting. I thought I was on PUNKD it was so disgusting. In the morning we were hoping that at least the breakfast was good, but it was truly disgusting. We came downstairs to see no host serving or talking to guests. He simply hid away in his home that was next to the B&B (which was much nicer and well maintained). We had coffees that were unbearably bitter and tasted watered down. We found that the breakfast "made from scratch every morning" was simply soggy food heated up in cheap warming trays. We had a blueberry french toast that had clearly frozen berries haphazardly stuffed into chewy bread. We also had Turkey bacon (yuck) that made me want to throw up on his carpet right then and there. It looked like a used bandage. It was all shoved into paper bags that were wet and gross. We needed to shower, so I went first. I opened the curtain, and what I saw was absolutely horrifying. A rusted, yellow tub that was clearly not cleaned, a used gross hair tie, hair in the bottom of the tub and yellow ceilings that looked like something out of a sci-fi film. They also only had body gel and shampoo, no conditioner to be found. The next day, we snuck out early so we did not have to be confronted by Sneaky Scott or see anyone else. Our stay was awful, and no one should stay here. You may be tempted by the close proximity to town or the good reviews on here, but I am convinced they are fake. If you see the one and two star reviews, they all say the same thing: DO NOT STAY AT MAGNOLIA MANOR.

My husband and I stayed one night over the weekend as a short little get away. I was bummed to have to leave such a nice room and spa-like shower. My husband booked the Governor's Suite, the nicest, most spacious room and bathroom we have ever had on a get away. The shower was awesome, felt like being in a spa with beautiful tile work and high ceiling. A clean, comfortable stay with a king size bed, mini fridge, a fireplace in the living room, and a faux fireplace in the bedroom. This bed and breakfast also had ample parking, free wifi, a water cooler downstairs (which is isn't always available or free at some stays whether a hotel or B&B), and a friendly, helpful inn keeper. The location is very convenient to Merchant's Square and W&M. The only reason I took off a star and rated this place 4:5 is because of the lack of variety with the breakfast. I guess I always imagined the breakfast at a bed and breakfast to be bountiful with a home cooked quality. In the future I would stay again in the Governor's suite but have plans to eat breakfast elsewhere.

Our favorite B&B in the historic triangle. Good rates. Friendly staff. Great breakfasts. Classic home in Williamsburg. Breakfast has both the hot and cold component of variety of meals been served over the days There's fresh juice. There is fresh coffee. Rooms are well decorated. Plush pillows. King-size bed is elevated m, four poster. Comfortable and very attractive. TV, refrigerator , Iron and ironing board in room. DVD, game and book library available in the lobby.

Thank you for a wonderful stay! We felt so relaxed in the room that we didn't even want to sight see!! Very nice owners and the breakfast was delicious! We'll definitely be back. We loved the walk in shower and the remodeled room!

The location of the inn could not be more perfect - adjacent to the historical area and close to many great restaurants. Our "George Washington" room was fabulous! Sometimes staying in an old historic building means dealing with dated rooms. Everything in our room was updated, thoughtful, comfortable, and spotlessly clean. Lots of wonderful little touches. The four poster bed was very comfortable and the shower excellent. The wifi worked great and there were lots of convenient plugs, There is a nice lounge area with a lovely adjacent terrace and snacks and tea and coffee available along with a nice continental breakfast. We were there on a Monday night so not all restaurants were open but we enjoyed visits to Precarious, Amber Ox, Mellow Mushroom and Aromas. Thank you to Billy and Sharon for a wonderful stay!

It's located a few blocks from historic Merchants Square and across the street from the College of William and Mary. It's a great place to stay if you're exploring Colonial Williamsburg or visiting someone affiliated with the college. We stayed one night in their George Washington suite which has a queen and a twin bed (separated by a wall). The bathroom is really tiny and the shower a little weird. The shower stall is very narrow and because the shower head is too high, you can't adjust it. You have to stand against the wall in order to shower. Not great. The place was quiet and the bed quite comfortable. We missed breakfast (8-9 am) as we got up late. My sister and I are both night owls, so I stayed late reading and didn't get up early enough for breakfast. If they have a room with a bigger bathroom, I'd consider staying here again.

There may be a family that benefits from housekeeping that swings a door into your feet at 9am, because they are hanging off of a creaky bed, but it certainly wasn't mine. Never mind the pretentiousness of a pretend cigar lounge, meaning not one to smoke in but just an aesthetic throwback to a time when people actually enjoyed themselves at this location. Not that one would want a cigar after eating chocolate pudding that tastes like it was infused with Trix cereal or any of the other dishes who sacrifice taste for novelty. I would have at least been frightened by the Colonial Williamsburg ghost tour, but after staying at this location, I realized that even the spirits probably wouldn't stick around.​

First of all, there was an instruction card that came with the reservation however while it did indicate that there is a backdoor, it did not inform that this was the 'main' entrance. There is very limited parking and if you want to park across at the church on or the street, you are at risk of towing. They have no passes for parking in these locations. The beds are their own issue. If you are vertically challenged, you will have great difficulty getting into the main beds. We stayed in a 'suite' (I use this term laughingly as it was just two connecting rooms) that had another room with twin beds. While the main bed seemed to have a mattress from the last century, the twin beds were ancient. The "pillows" that they give you are quite literally flatter than a pancake they would serve you for breakfast. The suite we stayed in was in the front of the house and there is no insulation to cancel ANY of the traffic noises from outside. It was very very stuffy inside and I wasn't able to open a window. We asked for a step stool and were given one that wasn't even as high as a normal step on a staircase. It was still very difficult to get in to the bed. At no time while I was there did I see, hear or meet the host/hostess of the B&B. The only time we met any employee was in the morning during breakfast. These ladies were AMAZING. They almost made up for the lack of any other service or greeting in their friendliness. The breakfast was late the day I was there. There are signs everywhere stating that it would be served at 8:30 but it was closer to 9:30. I'm an early riser so this was a bit of an inconvenience. At least the coffee was available. They had eggs, fresh fruit, yogurt, toast, cereal etc. It was set up as a buffet style in a very stylish area of the serving area. The dining room table is gorgeous but there are no placemats to put your plates on, I felt very worried about scratching this gorgeous table. The non guest rooms were fit with comfy areas to just relax and chill after a day of being a tourist. The furniture may not have been the most comfortable, but given how cozy each area was this was easily forgiven. I really enjoyed that each room had a Christmas tree already set up. This is not very handicapped friendly as no matter which way you enter, there are very old steps. The front steps were especially bad. To sum up; Parking; F Comfort; B Room Comfort: C+ Breakfast: A Location: A- Price: C (for our experience it was really really pricey)

I mainly wanted to support local business so opted for a B&B rather than a chain hotel. When we arrived there was a key in the mailbox. We were the only ones here. The owner had stepped out. I didn't expect that level of trust but it immediately made me feel at home and we explored. What a house! Super clean but there are treasures in every corner. Who does the dusting! Barely saw a fleck. This house holds many memories from this family and this city and you can feel it. We stayed in the Captain John Smith suite. The suite is amazing and super cozy. The separate seating room is such a bonus and I agree with the other reviews it's worth the upgrade. As the only guests we looked in all the rooms and you cannot go wrong. Suite or not. First time experiencing a steam shower. It's a nice upgrade. Took me awhile to adjust the power of it. Warning unless you are tall don't go in and turn it to full power. I did stumble across a first. A black makeup rag. How smart. Ladies tend to ruin white rags with our makeup! Breakfast- oh the smells! I was worried that being the only 2 here the breakfast would be lacking. How wrong. I actually feel guilty this food wasn't shared by a larger group. It's indulgent and it was delicious. Southern at its best. I would come back just for that! There was yogurt and fresh fruit, fresh Ike made muffins, skillet potatoes, fluffy eggs, crisp perfection bacon, and peppered tomato slices. They were out of ketchup which turned out to be a blessing bc everything was seasoned perfectly. I ate every bit onmy plate. What a great spread! They normally do buffet style but since it was only us they didn't which did not take away from our bellies! Overall what a treasured stay. The conversations were easy and natural. Very down to earth people who make you feel at home. Ike is warm and inviting and his smile makes you feel warm. I highly recommend the splurge to stay here and make sure you save time to just lounge around!

Website took my credit…read morecard information and at no point said anything about a minimum two night stay or any limitations. Upon arriving the owner did not know about our booking. Claimed he had not received one. When I showed him the email with the booking information he then contradicted his original story by saying that he sent me an email stating that one night bookings on the weekend were not acceptable. When I told him I had not received an email he became belligerent and said that on the booking rules on the website it states that one night stays on weekends are not accepted. AT NO POINT during the booking process does the website direct you to this page or provide you with that information. When I proceeded to point out that he had my credit card information he responded that he had not charged the card (although there is nothing to stop him from now doing so, and given his lying and belligerence it's hard to trust that the information is secure). When I informed him that he needed to fix his website booking procedures because the website is as I described, he proceeded to insult me in front of my 10 year old son, unnecessarily raising his voice. Not a way to run a business or to act as a reasonable human being. Plenty of great places to stay in Williamsburg. Avoid this one like the plague unless you enjoy being insulted by a belligerent old man with a broken booking website who takes your credit card information without providing service. Probably the worst experience I've had in thirty plus years of traveling. If mistakes have been made and you can't run an effective website there is no need to insult the potential guests that your poor service have inconvenienced. Just awful all around.

He showed us our room, including what he called the "three person shower." He offered to join us in the three person shower, which was pretty weird. The home looked like someone bought out a Home Depot in 1990. It needs a modern reno. There are lots of figurines in the room, so it seems like there are always eyes on you. Breakfast involved bananas and peanut butter on toast. We won't return.

There is a vanity, a little pillow on my bed with two glasses and a bottle of Bailey's Irish cream. There is an upscale Nespresso machine complete with pods and creamers. A desk, a sofa and seating area. Robes and slippers... Everything to make this a luxury stay. There's even an emergency lantern in the closet in case the power goes out as well as an umbrella. There's a soaking tub and a shower and so many amenities. Room service comes not once, but twice a day. They open the blinds, refill amenities and put away things to tidy the room. In the evening, they put away the decorative pillows from the bed, fill the ice bucket and leave it out with a tray with new bottles of Saratoga water. They leave a small bottle of Baileys on a little pillow with two small glasses. They also close the drapes. I am so spoiled. I love this place!

The colors and quality feel dated, and the toothbrushes are extremely poor--bristles came loose while brushing, which raises both quality and hygiene concerns. The bathrobes were rough, overly dried, and clearly shrunken, making them uncomfortable to use. The restaurant also misses the mark. Several dishes felt inexpensive in both ingredients and execution: over-salted hams, cheap syrups, and overall weak preparation. The service team is lovely--and trying--but the food simply isn't at the level expected for this price point. Concierge and front desk interactions were fine, but at this rate, I expect a more thoughtful, elevated experience across the board. With some investment in better amenities, higher-quality guest products, and improved culinary standards, this could be a truly special stay. My room was large, comfortable, and in a great location with easy walking access to town. I especially enjoyed dinner at Fat Canary--excellent food and service.
