BEWARE: if you want an appraisal comprised of inappropriate comparatives that's $50,000 lower than your actual home value, then this IS your company. It may be important to note, we didn't choose this company, Rocket Mortgage did. If this is a company they typically use (I don't know that for sure) and you're considering a loan with Rocket, PLEASE ask if there's an alternative appraisal company that can be hired. After I received a copy of our appraisal, I had a realtor review it. She agreed the comparative homes chosen were wildly inappropriate and suggested having another realtor from her brokerage take a look as well, because she's also a licensed appraiser. Both agreed the comparative homes chosen were inappropriate. When I notified Rocket and provided better comps, they were compliant but not at all helpful with my request for a revision. They didn't provide any assistance with finding alternative comps nor did they offer to have the home reappraised by a different company--they didn't even tell use that was an option. The same appraiser (by law) is the one who handles any challenges (ARE YOU KIDDING ME? Zero protection for the homeowner. Completely unacceptable and completely biased.) We switched lenders; they chose their own appraisal company--completely unbiased; the appraisal came back $50,000 higher. That's an inexcusable difference. I could understand $10 to $15,000-$50,000? Unacceptable. Do NOT trust this company. read more

In response to the business owners' reply to my review, unfortunately I guess it takes a public review to get his attention - despite his initial email responsiveness to our concerns. Yes, our property was vacant for a few months after inspection, but we were there almost daily. It is important to note that no contractor work was done in the bathroom with the light fixture in question, or even that property level. We brought in an electrician who has confirmed that the light in question was never wired and would never have been in functioning order when our inspection was done. This aligns with the findings of our contractor who identified the issue and some to Spyglass. Given two separate professionals feel that light would never have been working at time of inspection, I cannot agree with the business owners assessment. We have since found more issues in the property that the specialists we have brought in for repairs feel should have been caught on inspection but were not. There are many inspection companies out there, and we would not recommend this one to anyone in the future. It's all a matter of perspective, and I can agree that many issues were identified by our inspector, but we do not feel that an adequate job was done on our particular property. More importantly we feel that the business did not take accountability even after promising to "make things right". read more

When Ryan, Nick and Jim arrived on my property, they were on time and ready to go. The property is a 15000 sq foot space which I had under contract and for which I was really looking for expert review to ensure that I had a clear idea of what sort of deficiencies and/or deferred maintenance existed. Ryan, Nick and Jim took their time to do a thorough inspection of the property and even pointed out safety items to help me prioritize critical items. Additionally, their inspection report turnaround time is fast--I received my report in as little as 24 hours. Not to mention, the report is comprehensive and user friendly with the following key highlights of the document: (1)it has a pdf version or an internet-friendly version where you can review live videos of certain areas with commentary (2) the report has a high-level data summary of key deficiencies, quantified by repair/replace, deferred maintenance or major safety concerns. Each item is tagged with any of these 3 category areas (3) the report is devided up my sections of the property (ie exterior, bathroom, kitchen, garage etc) as well as critical items (ie plumbing, electrical etc). Inspections findings fall under these sections with accompanying videos and pictures and are tagged with the 3 category areas mentioned above (4) the report provides a repair cost estimator, complete with repair cost ranges, to help you ball park costs-the report gives you a quantitative review of deficiencies, based on the 3 categories, making it easy to visually capture where each finding stands on the priority list. So, I hired this company to inspect the condo I was going to purchase to determine if there were any problems that I should be made aware of before signing the papers. Now I understand that things break and need repair or replacing, but from the day I moved in the furnace did not work at all, the bathtub would not drain, the garbage disposal did not work, there was a leak behind the refrigerator causing significant damage.
