Cesar, our project manager was terrific, along with Enrique, Emilio and the entire team. They made sure the highest quality of work was completed and on time. The entire team was very professional, clean, on time and just amazing to work with. I will be using JP General Builders in our next project.

After several months of waiting for the city to approve the plans, and after we paid, the plans are WRONG and INCOMPLETE! He charged $8,000 for the plans and did not let his architect talk to us at all. During the process, Cathleen was rude and unprofessional, at one point, when I called to ask for an update, she said she was busy and calling her did not speed up the process, I said I needed updates, and she got flustered and yelled at me "this is how we do things!". I told her not to raise her voice, she told me "You need to relax." I asked to speak to Jesus and she said he was very busy and she was the person to talk to. Now we have to spend more money to re-do the plans and have wasted many months with this company. Cathleen told me she was doing us a "favor" by working with us, I should have fired them on the spot, I told her it is not a favor if you are getting paid for it. The owner is non-responsive to his rude employees, feels he can do the work when he has time, and then the work is WRONG. Incompetency at its best. After many months, and payment on wrong plans, Cathleen sent us an email stating they were very busy and could not do the work for us..... as if we would even consider continuing to work with them. They are unprofessional and shady, he wanted to charge $30,000 for asbestos work that an asbestos specialist charged $20,000 for. This is the worst experience we have had with contractors and we have had a lot of work done over the years. Cathleen yells at people and thinks it is ok because in her mind she is doing us a favor rather than the other way around. Finally, when the plans were finally approved by the city, Cathleen sent us an email telling us we had to pick them up ourselves - breaking their contract. Do not bother with this company, they are unresponsive, rude, and unprofessional, especially Cathleen.

Seemed too good to be true so I started to look into the ADU laws and market and finally decided to have my garage converted legally as well. Neighbor recommended his contractor that I interviewed along with 5 others. Out of the 6 Levet was by far the most professional both in the presentation, in their follow up with the office team and financing team. They gave me a price and stuck to it til the end which is really rare these days. They had their in house architect stop by my property. He sent me two plan options within 3 days and 3 weeks later they had my plans approved and permits pulled. My neighbors contractor took 3.5 months just for that phase. They then gave me a construction schedule and completed the job within 3 months. I was hoping to have things done within 2 months but we had an inspector that wasn't easy to work with, forgot to sign the inspection card several times and had to visit again and and again caused some delays. Thankfully I didn't have to deal with any of that and Levet's foreman was present for all inspections until we got the final from the city. I was asked to share my experience and agreed to do so gladly. I would definitely recommend the Levet team to anyone looking to convert a garage.

It got some getting used to at first since it was too high tech for my parents but now that we're used to it and know how it works, we're loving it.

My three year project was finished in 6 weeks after I hired Micheal. His sub contractors were very good and actually showed up when they said they would. Don't EVER hire this company. I moved into a house with a 3 year old roof, and came to find out…read morevery quickly that the previous owner took the lowest bidder when looking for a contractor. The first night we spent in the house, the rain leaked through the front entryway. We tracked down the name of this company from the previous owner, and Mike Garcousha came out, looked at the roof, and said it was all installed correctly. So, apparently correctly installed roofs leak. A year later, with a now 4 year old roof, a tile blew off an edge over the back porch and broke. After being quoted $250 to fix the problem, all of my calls and emails were ignored for 4 months. Finally, Garcousha responded with the reply that it would NOT be covered under warranty, even though I have his previous emails and price quotes. He then suggested I call him with any questions, because, I assume, phone calls aren't put in writing. Good thinking, Mike. Whoever installed this roof in the first place did a terrible job, left areas that leak, left a pile of unused tiles on the roof, and improperly installed the edge over the back patio so that the wind catches it and tiles blow off. I sent him pictures of both edges-- they do not match-- one of them is installed wrong. He says wind is not covered, but the INSTALLATION was shoddy. And I guess rain is not covered, either. So, if you get a roof from these people don't expect it to stay attached or keep the rain out. Not only is the workmanship terrible, but they won't honor their warranty or take any accountability for their work when you call them on it. Don't EVER EVER hire this company to do ANYTHING to your house. Very shady. I got stuck with the previous owner trying to get cheap work done, and she definitely got what she paid for. Terrible product, terrible craftsmanship, and terrible follow through with honoring any warranty or accountability on their work. This business should not be in business.

REPAIR AND REPAINT EXTERIOR WINDOW CASEMENTS VEBA builders…read morewere contracted by our HOA to do extensive exterior work including new stucco, painting of entire exterior, resurfacing/waterproofing roof and repainting all ironwork gates, balcony rails and front doors. I have a floor-through apartment with 26 windows 5'h x 2' w. Three weeks before Veba began work I contracted (outside HOA) Precision P Pulse to repair deteriorated external sills with bond and then prime and prime and paint. Less than a month later the paint had started to bubble. When Veba began their contract they covered the windows with plastic to protects them before they power washed the stucco. After the power-wash stucco needed patching and attention was paid to being certain all windows were sealed properly before the stucco was primed and then painted. Several windows on upper floors were replaced and termites were found in the sills and other parts of window frames. When the stucco work was done, my windows were uncovered and I discovered most would not open. I contracted Veba to paint the edges of the window which had not been painted by PPP. They also discovered termites in most of my window frames which had been painted over. Veba systematically checked the frames for termites and removed all infested pieces and replaced them. They shaved the bottoms of the windows that had been stuck shut and then primed and later painted all the interior edges of the windows and the frames which were raw wood (never painted since 1996!). Between primer coats and paint coats they kept my windows open. When all painting was done all the windows were left open 48 hours and then a final open and close was done to be sure they were fully functional. Veba was easy to communicate with and everything was done according to the procedural timetable and using the exact materials and paints promised. The rates were fair and reasonable compared to most franchised painters. Veba's painters themselves were skilled and experienced. No novices on their team. They took great care to mask before painting and used drop cloths under snd around the scaffolding and shielded stonework on balconies when painting wrought-iron . Workers arrived shortly after 7:00 a.m. to prep for 8:00 workday. The workers kept the site clean and neat and tried to minimize noise to mid-day. All procedures were communicated well in advance to avoid interfering with our daily access. Private companies are inevitably BETTER THAN FRANCHISES where estimators are not responsible for QC.. Veba did an excellent job correcting the omissions and termites ignored by PPP. Management organization, communication, transparency, procedures and completion milestones and project completion reviews were all done impeccably timely, and reliably. The owner was always quick to respond to any questions and came on site daily or as needed. . VEBA is a rarity. Five stars!

Deanne and her husband are incredible! My neighbor and I needed to repair a vinyl fence between our…read moreyards as soil erosion was taking place and making the fence lean. Deanne and Victor came out and gave us a few different quotes that included carefully removing the existing fence and trying to reuse what they could (the fence is only about 3 or 4 years old) and creating a block foundation to help prevent soil erosion and then another quote if everything had to be done. The main issue we had was our dogs (we have 3 and our neighbor has 1). We expressed this as time would be of essence. They told us that they would provide a temporary fence as a courtesy. We had another company come out and quote it, but it was not realistic as we would have to figure the fence out on our own. We chose Victory Builders to do the work. They gave us a start date and estimated completion time pending weather. They came on time and got the temporary fence up and started work the same day. By the end of the first day, their crew had removed the fence carefully and had a good chunk of the footing dug out. The next day, showed up again on time and got right to work. The crew was awesome, professional, communicated clearly what they were doing and why, and were just the nicest people to have doing the work. We had a day where they couldn't come out and work because it rained, but they were back the next day to finish pouring concrete and creating the 3 block high foundation. After it dried over the weekend, the crew showed up and prepped everything for reinstalling the fence. They did an incredible job and were able to save the majority of the fence. They did have to add some pieces of vinyl that did not make it because the original people that installed the fence did not put things in properly. Overall, the work they did was phenomenal and reasonably priced. Deanne went the extra distance to create an estimate split in half and did the same with the contract so my neighbor and I could pay each of our shares independently. I highly recommend Victory Builders and will use them in the future to make a retaining wall in my front and back yards (we live on a hill) as well as pouring a concrete slab and steps next to my driveway once I know I can secure funding for it.

So glad i chose Victory Builders over 5 other competing bids. Their pricing is very competitive…read moreamong others and they dont skimp out on the quality of their job.I've had quotes ranging from 30k$ just for 51ft redwood back fence with wood posts, and 91ft of cinder block 2ft, with privacy fence of redwood with wood posts. Some quotes i got, mentioned demolition and disposal of chainlinkfence and wood fence and digging of soil costs absurdly 5k$!. I mean during pandemic?? These other companies are hardscapists and licensed construction companies too. While some offered cheaper jobs but when i read the scope of work, there is no footing?? Who does a cinder block wall without footing??? And when i told them to do everything by code, of course that bumped up the price. So Victor and Deanne came to my property and told them what i want to happen on my side fence and back fence, which is half cinder block wall with horizontal redwood with metal frame on left fence, and pure redwood with metal frame on back fence, all done by code. The previous owner of my home apparently Micky Moused a lot in the house, so i wanted everything done by code now. They were prompt on giving me a great price, i mean great... When the time came for Victor and his crew to do the job, they were respectful of my property and cleaned up after, everyday they have worked, they also set up a temporary fence so that even if my dog roams around she cant go to the neighbors yard. Victor took care of a lot of vegetation, his crew even cut a lot of roots and tree branches i think other company would hire a tree service for, (i did hire a tree cutting company prior to having my fence built, had removed an ash tree , 3 giant palm trees and 4 honey suckle trees, 2 fig trees!) i had some design changes In the middle of the project,Deanne and Victor accomodated the changes without bumping the cost, and worked with us with the design. I wouldn't hesitate to hire them again to complete my right side of fence. I hope this time my neighbor on the other side will gladly share half! of the cost , and not less than 12%.
