We ended up switching hotels. Please don't stay here. They need a massive overhaul of the whole place. My cousins room was around the corner from my room in the wooded area. I didn't feel safe walking back there. I thought she was playing with me when she said she was in the woods. I was scared it may have been raccoons in the woods but there was definite something outside their room. I quickly moved them to my room until we could get another room for the night. On our way to the other room we encountered several raccoons and cats eating out of the uncovered trash cans. We hadn't ate the whole day ended up at the French restaurant which was decent but we were all reluctant to eat after the roaches in the other restaurant. The other room was better but they charged us extra for that room for the one night. We quickly checked out the next day. Breakfast was lacking breakfast food it was more of cold cuts and danishes. Too much money spent for mediocrity.

As for the humans, the staff is happy to cater to any requests and willing to help with general topics that come up during your stay. You can also use complimentary sunscreen at the check-in area. The only reason I'd knock it a star is that I think the staff could be more helpful when it comes to very basic questions about Tulum. For example, getting around the city via taxi requires some negotiation and predetermined knowledge about the way taxi drivers rip off tourists. There is also a colectivo available. However, when we inquired about this, the staff claimed ignorance and did not give us this information (kickbacks are common in Tulum...be ready to protect yourself against scams).

I have traveled extensively through Mexico and have been in some real shit holes. This was not one of them. This is Mexico. Embrace it. If you want 5 star accommodations, don't come here. If want to have a simple, relaxing Mexico beach experience at a fair rate, come here. That being said, the club next door is loud. My suggestion is to request a room facing the ocean, we were in H5. This hotel is completely run down. You can tell the hotel has not had any maintenance or renovations in several years. Our first day walking into our room we were shocked at how awful the room was. The curtains were old, dirty and dusty. The door to the outside area with the hammock did not work. You litterally had to push the door upwards in order to slide it over. This door also didn't fully close so you had the outside heatness and humidity come into the room. When this was brought to the attention of the hotel staff front desk, they stated maintenance would arrive the next day to fix the issue. The door was never fixed and I highly doubt maintenance even came to try and fix the door while we were out on a tour. The hotel room floor was disgusting. It was peeling off, dirty, and covered in white spots. Watch out this hotel does not have fresh water!! They do not state this anywhere on their website when booking!! The water you shower with and wash your hands is all salt water!! The bathroom sink faucet was coming off it's attachment. The shower area has minimal lighting so it's difficult to see anything if you shower in the evening or night. The bathroom mirror was all messed up as you can see in my pictures. The second night at the hotel, the electricity and water was out the entire night! We received no information from the hotel staff about what was going on. Because the electricity was out the ac was not working and the room was literally a sauna. We couldn't flush the toilet or wash our hands because there was no water at all. My friend and i were unable to sleep the entire night. In the morning I brought up the issue to the receptionist and he acted like he had no idea what had happened. Really? So no one in the hotel let him know what happened? No other hotel guests complained? They didn't even apologize for the occurrence or offer like a complimentary meal. Again, do not stay here!!! The hotel looked like it was barely hanging on and staff didn't know what they were doing. The owner should be embarrassed and ashamed for keeping this hotel open in such a bad state! They also need to update their pictures of how the hotel really looks like now, a busted motel! We will never be back at this hotel again, such a horrible experience. The rooftop pool and bar is where you found us lol. We stayed in the suite with the plunge pool because all PH were occupied. The only downside to this is, the PH and suite are attached. You can basically hear everything upstairs. We heard this lady cursing her kids back at home, we thought we were in the same room as her. If we return, a standard room will work perfectly fine. We love the staff, food, drinks and overall people. I would highly recommend this place. It's home away from home.

We stayed in one of the penthouse suites, and it was an absolute dream. I HIGHLY recommend booking through the hotel's website, as you'll get a lot of free perks that way. Free breakfast, free tequila, welcome cocktails, and a possible room upgrade if you booked one of the standard rooms. Our suite was lovely, but the best part is the private rooftop with your own pool.... It was the perfect place to wind down after a long day! There's also a pool in the center of the hotel, with a swim up bar. Their restaurant, Kocina, was fantastic. We went here almost every morning for breakfast and had a few dinners here as well. They will also bring your food to your room if you prefer, which was a great perk. The staff were incredible and helped us with everything we needed. We booked an excursion and our covid tests through the hotel, and they always kept great communication. The hotel used Whatsapp to text us, which I LOVED.... It was so easy to simply send a text rather than to call or walk down to the front desk. The location is nice, too. It is in a quiet area next to other boutique hotels and was a 30 minute walk to the main part of town. They also offered a free shuttle to take you to the beach. I did some searching on a travel app and up popped La Conchita at a very reasonable price. And while the reviews were great, I still wasn't sure what to expect since this place was 1/3 the price of other nearby hotels. Well, all I can say is: wow. This adorable, hyperlocal little mini resort is everything we were looking for. It features a cluster of grass-roofed cabanas surrounding a lush, tropical courtyard filled with white Caribbean sand. Every room has an outdoor seating area (some larger than others) so you can enjoy the ocean - which is only steps away as La Conchita is located right on the beach. It was so amazing to be lulled asleep every night by the loud, crashing waves. The property is no frills - there's no on-site spa, bar, or restaurant. But there's a beach club literally right next door which you can order from while enjoying La Conchita's private (and complimentary to guests) palapas and beach mattresses. There are also massages available in the beach area for a reasonable price - we saw many people partaking of them while we were there. Our room itself was big, bright, and comfortable. The bed was luxurious, the bathroom small-but-clean; and the room contained all the basic amenities we could need for our short visit: a small fridge to keep the beers cold, and a Nespresso machine for morning coffee. Our unit (#5) faced the beach directly, and we spent lots of time on our patio, watching the waves crash and the palm trees blow in the breeze. There are also several restaurants and bars lining the street, all within walking distance. Our favorite was Potheads, and elevated coffee shop with delicious food (and espresso, of course). We also dined at the tapas bar next door and it was delicious. They also offer a 10% discount to La Conchita guests for breakfast and dinner. When we left La Conchita we both agreed we can't wait to go back here on our next trip to the area!
