I have not been terribly impressed with previous home inspectors. They have all been good at their job, but kind of gruff or rough around the edges and not terribly interested in answering questions. Not the case with Jacob! Jacob Babin with Liberty Inspections was fantastic at our recent home inspection. Not only did he catch some things that needed attention, he walked us around the house and showed us everything he found. He even explained things we may not be familiar with moving from a single story to a two story, or from an electric furnace to a gas. I tend to ask a lot of questions, even about home upgrades, and he was always very patient with me and happy to answer. He also explained when we could hold off on a repair and when we shouldn't, even explaining what could happen if we wait too long. I think most home inspectors probably do a good job at inspection, but Jacob with Liberty did a great job with customer service too! We were very happy with the job he did. read more

Be sure to get a second opinion. Comedy happened when Jacob Babin identified my brand new main load panel as out of code. This brand new "beaker panel" passed with flying colors when inspected by the electrical company and the city inspectors. I wasn't sure if he was gambling on the idea that I wouldn't know what "up to code" was and simply trying to get me to lower my price but that seems like the tool they utilize. read more

There were a number of incorrect or contradictory statements in the report. Also as a retired Quality Assurance Manager responsible for quality systems and inspections for ISO programs or any quality program it is mandatory that any problems that are identified must be reinspected by the inspector identifying them and closed out to assure resolution. Your system does not comply with this basic requirement. If competing costs are a problem then an option at the discretion of the customer to perform this re-inspection at a price should be quoted in the original proposal. read more

We made the serious mistake of using Liberty inspections to inspect the home we were buying based upon the recommendation of our realtor. Liberty missed so many problem areas there would not be room here to list them all. We have encountered many unexpected expenses because of the shoddy inspection - things that should definitely been easy to catch. Roofing problems, electrical, code violations. If you notice, a lot of the reviews for Liberty are from realtors. Coincidence? I think not. The company rubber-stamps to ensure the sale goes through. My realtor recommended Liberty and I had a home inspection done by Nick. The process itself was easy and I had no issues with that. The report was detailed with photos and seemed adequate at the time. However, I bought a house built in 1950 and am deeply disappointed that he made no mention of the possibility of asbestos, did no looking or testing for it and did not make any recommendations for further testing, despite my plans for major renovations that include knocking down walls. When I emailed them about this after my inspection was completed, they did not think asbestos was a big deal and basically told me not to worry about it. Well, I will definitely worry since I could be exposing myself and my workers to a cancer-causing toxin that could kill me. There was also no mention of lead in the report, even though all paints prior to 1970s contained lead and I surely have lead paint all over my walls. I am now paying another company another $400 to test for the asbestos. The second issue I've had is the discovery of a big box full of electrical wires sticking out of a wall in my bathroom closet, which is now a major headache and cost to me because I am remodeling and demo-ing the entire bathroom. I had to hire an electrician to come in and check it out and now open up the walls and move it to a safe location. If I had known about this, at minimum I could have asked for this to be fixed or a credit for the cost prior to closing on the house. Now I am just being hit with all these extra expenses and it is making me wonder what I paid for in this inspection. read more
