    This review is for the homeowners that wants to find a property management company to manage their property. RPM managed my property for 10 years. I decided to terminate their service for the reasons that I listed below. 1. During the vacancy period from May 2024 to August 2024. They are using a lock box to store the key to show my property during rental posting period. Anyone contacting them can go to my property themselves alone, without supervision, and I was charged $301.25 for 29 billing days for the PG&E bill for the month of July. I asked RPM why a vacant property's PG&E bill is higher than my PG&E bill for my own house, and who was in the property. Their response was "The owner is responsible for paying for the electricity bill. There was no camera system so we didn't know who was there." I received PG&E bills with an unusual amount for two months, for June, I was only paying $51.26 and that seems a reasonable amount for a vacant property. 2. I paid a total of $418 for a crew to come weekly to take care of that during the vacancy period. I received 3 notices from my property HOA regarding the fact that the landscape is not properly maintained. When I checked with RPM, this was their response, "the landscaper was going to the home every other week and cutting the grass/weeds but he was not watering the lawn as that is something that should happen more frequently than every two weeks, especially with the heat in Pittsburg," My new property management company found out that because the water system never worked which RPM never brought this up to my attention. The water riser and main shut off valve are corroded and don't work properly. 3. I paid $715 for deep cleaning. However, when I went to my property on June 1, 2024. The property wasn't clean and trash was on the floor, sink and toilet were dirty. They are already showing my property to public. I did notify them for the issue, they said they will send someone to do another cleaning. But the fact that they posted my property to the public when it isn't ready to show. They failed to do a good job on manage my property. They have to keep lower the rent amount they listed because no one wants to rent the property with the condition that are showing (check pics), 4. Sending me an invoice to pay for another property located in another city. When I inquired, they said the vendor made a mistake sending them the wrong one. So, they are not reviewing the invoice when they sending it to the owner and asking them to pay. Unbelievable! I saved all the emails and invoice and reported to BBB. 5.They were either not knowing the contract well or lied to me when I ask if I can terminate their service. I spoke to the manager in beginning of September, 2024 regarding the PG&E billing issue. When he refused to find a solution, I ask if I can terminate their service. He first said, "yes". Then when I asked if that will affect the new tenant's lease, he then said, "oh if you have to terminate the service now, you have to pay us 12 months management fee as a penalty because you just renewed the tenant lease." They sent me an email saying that they will remind me next year at the same time to terminate the service. After I review my property management agreement, I found out I only need to give them 30 days' notice to terminate their service which I did right away. Their lack of knowledge in their professional area and failed to review their contract before provides an answer to their client have totally lost my trust for them to continue manage my property. 6. There are lots of issues that my new property management company had found after they took over. I had filed a complaint on BBB. Thanks for reading this long review. There's a lot more but don't want to waste everyone' time to read more. I hope this will help you to avoid the headache that I had with this company.

    I strongly recommend that you look elsewhere whether you're looking to rent or have your home managed. After continually moving back the "ready" date for this property they finally let us take what the property manager Natalie called a sneak peek. The home was filthy. There was food and crumbs left behind in the kitchen drawers, curtains were pulled down and thrown behind the spa, body hair in the shower and grimy lint in all the closet tracks. The carpet in the sunroom was worn through and it smelled of mold. I was quite honestly shocked. When I asked if it could be cleaned then we would view it again, I was informed that a deep clean had been performed. Every time I inquired about the status of the home and when it would be move in ready I was given the runaround. I was told if I wasn't going to move forward (without seeing it cleaned and repaired) then they were going to skip to the next approved applicant. I could to on and on about how disappointed I am in this whole experience with RPM but the bottom line is that if this is the way they do business why would I want to do business with them. I'm out $200+ in application fees and the while they say the applications are good for any other home one their site... they literally have no other homes listed. Now I see why.

    Thats the last I heard from them until I reached out a week later. Again, thats just bad policy.

    I applied for a really nice house located in Suisun and within minutes the property was taken off the market. I had assumed I was approved since I have excellent credentials. The leasing staff had been communicating with me until that afternoon. A week went by and after not hearing anything I contacted them only to be told someone else was approved before me. They did a hard pull on my credit and took my $45 knowing they already had someone else moving into the property. They said they would not credit my application fee but I could use it towards another of their properties. They only have 2 crappy properties available. Unfortunately I should of read their reviews before even applying, they are truly con artists. All for $45. I will never do business with this company even if they had something nice to choose from. Live and learn I guess. To the owner or whoever responded: The property was on the market for 2 months, you dropped the price twice the last time on July 22nd. You are telling me you pulled it the listing the same day I applied because of so much interest? Yeah right. I used to be a property manager I know exactly how long it takes to get approval. My credit check and rental verification happened the same day. There is no need to for my application to sit around for 3 days to get approved. Again, I used to be a property manager and know the process. And thanks for your timely response to my complaint! Nobody bothered to call me and tell me I did not get the house. Enjoy your $45 you made of me and I will enjoy not renting from con artists. Have a great weekend!!

    Let me CRYSTAL clear Just in case Brandon's response to my review CONFUSES a potential consumer into thinking that hIS RESPONSE TO MY REVIEW IS CREDIBLE...BECAUSE ITS NOT 1. Under California law a home is considered UNINHABITABLE if THE HEATING SYSTEM IS NOT OPERATIONAL .... CALIFORNIA LAW DOES NOT consider A non operational air conditioning As an UNINHABITABLE issue in our case TWO details that Brandon CONVENIENTLY left out were A. The HVAC issue the home had upon our move in had TOTALLY frozen the entire HVAC pipe system so that NO AIR/or HEAT flow could come through the vents AT ALL... so not only was the AIR CONDITIONING inoperable But so was the HEATING SYSTEM. THIS EFFECTIVELY MADE THE HOME UNINHABITABLE. B. The first part of remedying this HVAC problem was for the HVAC technician to TOTALLY shut down THE ENTIRE HVAC SYSTEM(both air and heat) FOR 24hours To allow the pipes to thaw...again THIS RENDERS THE HOME UNINHABITABLE!!! Rpm THOUGHT they had an ace in the hole with the whole "California doesn't require landlords to provide AC point" and Brandon once again ATTEMPTED to confuse the reader by elaborating on this point by comparing our situation to something MUCH DIFFERENT. Brandon says we can't expect rom or the home owner to "put us up in a hotel every time something breaks down in the home" That's the POLAR opposite of what happen here!!! I agree that if this had happen DURING THE COURSE on our tenancy we would have owed RPM/home owner more understanding..BUT IN OUT CASE THE AIR CONDITIONING WASNT WORKING FROM THE MOMENT WE STEPPED INTO THE HOME ON OUR MOVE IN DAY!!! The home wasn't properly prepared to be transitioned to new residents. At the very least RPM should have prorated the rent for the first two days of our tenancy WHILE THEY PROPERLY PREPARED THE HOME FOR NEW RESIDENTS!!! ...smh the nerve

    Do not use this company. They are con artist. I was charged for several repair/work orders and I was not communicated as to what the cost would be. I have started to only use email correspondence to document my case against them. I suspect they have overcharge others but perhaps they were not caught. Please contact me for potential. They fessed up to charges being excessive and offered a small Compensation. This is from an actual email. I have also posted email correspondence with several representatives. We always have carpets cleaned and homes cleaned before tenants move in as our leases require the tenants to do the same when they move out. The home had been sitting vacant for months which is why it was necessary to have it cleaned for any incoming tenant. Now, I do agree the cost was probably excessive. We have spoken with our vendor and were able to reduce the cost from $429 to $360. According to our vendor the smoke stained walls were in the bathroom, not from cigarette smoke but likely from candles or incense.

Luckily, they had a house for rent at about the halfway point to make my and my husband's commute tolerable. We spent our first couple years of marriage there and even added to our family, so we were a bit sad to move. Jodie is professional and very prompt with communication. If we ever had an issue, we just had to either call or text him and it was handled within a reasonable time frame. He was in close communication with the owner as well, which is likely why things were taken care of promptly. When we had issues with our bank transferring our rent, we also communicated that with him, so we were able to just drop off a check instead. We were able to make some temporary upgrades to the home while renting with them as well. We added a smart thermostat and a doorbell camera without any issues. My husband and I were sure to re-install the existing doorbell and thermostat upon moving. Since we moved from the Bay Area towards the Sacramento Valley, we were able to rent a home for the same price (if not cheaper) as the apartments and some townhomes by the surrounding areas of Travis AFB. That being said, we got the best bang for our buck in that regard. Even with the extra expenses of having a house, such as hiring a gardener for biweekly maintenance and trash & recycling pick-up, the price for renting was still more than reasonable. Overall, we are very pleased with our time renting from Professional Property Management. We had a cozy stay at a wonderful home that we kept up to the best of our ability. Every time that we had questions, they were answered quickly and to our satisfaction. The few times that we needed maintenance, the handyman was scheduled straight away and fixed whatever had to be done. The negotiation of our rent amounts were handled very much to our satisfaction. We are active duty military, and only left because we have to sent to another base. Should we return to Travis AFB we could only hope to have a property manager as helpful and responsive.

My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. With any move, one might run into a few minor hiccups, and of course, Adam has taken care of any issue in a nice, polite and timely manner. I have been happy here with the overall management of this property, and I do not plan on a change any time soon. Thank you again Adam. I really had a great experience with you.     My partner and I were very interested in renting one of the properties listed by Owen's Property…read moreManagement, but unfortunately our experience has been frustrating from the start. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

They don't have weekend hours if I recall. One of the houses the receptionist literally asked for the key back when it was in my hand after copying my ID and writing down the info to check it out. Someone else just approved for that house. I don't know why I was even allowed to check out the key at that point. That was very disheartening and felt unprofessional and awkward. Since I was there I decided to scan their listings and check out keys for another house that was also listed as part of the same neighborhood at the first house and that was move in ready. As I'm following the GPS instructions this description was not accurate. The listing said Green Valley but it was taking me to the Cordelia hills on 680. Sure enough this house was in Cordelia. This house was not in move in ready condition. The toilets were black (not cleaned). The garage door had a huge dent. The sliding door to the backyard was so sticky I got locked out and had to re-enter/lock up by walking out the yard to the front door. The receptionist asked how it went and I was honest. She took the time to write down my comments. So there's some points for that, although I'm not sure if anything was done to fix those issues before the next tenant moves in. A couple days later the first house was back in the listings. I guess the approved applicants backed out. I checked out this house and was happy with how clean and well maintained things appeared. I believe it was a first time rental. So I guess the house condition depends on the owners or how long it has been a rental? So we applied. The application process was stalled and died because SPM could not reach my previous big-box landlord. So I guess it's good they really check. (I also got a call from my HR to confirm.) But it feels scammy they never followed up after telling us they were waiting on the other property management company. Based on these experiences I would not recommend SPM.

Any issue we had with the property was resolved quickly. When our lease was up and it was time to move out we left the property in better condition than when we moved in and we got every penny back of our deposit. Would definitely rent from this company again.

Essentially all communication with him was through email and in one he casually mentioned he has been getting hacked big time which I should've taken more seriously. I ended up losing $2,500 because his email apparently got hacked again and a fraudulent contract was sent to me. Not blaming anyone however I'm having a hard time understanding why the company hadn't tried upping their security if they've been having hacking issues in the past. After the incident, he didn't try reaching out which I think is weird. If you are going to work with this company/people please please be careful and vigilant

    We had a very stressful experience with this property management company and would advise others to…read morebe cautious. When we received the keys, the home did not appear to be properly prepared for us as new tenants. The lockbox that held the keys was unlocked and left open with the keys in visible sight. The entire residence didn't appear to have been cleaned upon move in. There was a strong cigarette odor throughout the property, visible staining that raised concerns about possible water damage, and areas such as cabinets in the garage that appeared to have mold or moisture-related issues. We also noticed exposed wiring, a damaged electrical outlet, and no hot water was provided for approximately 72 hours, basic utilities like running hot water should have been accessible on day one of move-in. We documented these issues and reported them right away, but the number and severity of concerns made us uncomfortable proceeding especially with young children. In our opinion, these conditions should have been addressed before the property was turned over to tenants. The property management vendors were also not reliable, as they either arrived several hours later than scheduled or did not show up at all. No one from the management team followed up to check on the condition of the home in person anytime after we received the keys and after we made these concerns aware. Additionally, the property was relisted for rent within approximately 24 hours after our lease was terminated. Based on the short turnaround time, it raised concerns for us about whether the previously noted issues were fully addressed before being made available again. Overall, this experience felt like what was a nightmare, very overwhelming and disappointing. Based on what we encountered, we would not feel confident renting from this company again.
