They have provided: -Excellent tenant screening -Safety of property condition -I've never experienced evictions because of their excellent screening of tenants -Timely annual inspections performed for the benefit of both owner and tenants -Lease addendum's as needed -they have a proven time tested tenant retention policy ensuring happy tenants with link the stays -They are always on top of necessary maintenance and repairs, making for happy tenets while preserving the value of my property. Applied for property. No where on their site did I come across the "minimum" credit score to apply for any of their properties. So, I applied submitted applications and the fees for it. Was called back and told we were denied because we didn't have the minimum score. NOTE*We're currently building and have fixed our credit. So we're pretty poor credit score wise. BUT STILL, they should've had that information on their site. Anyways, while talking to their scheduling agent (it was about 2 months back I can't remember the agents name), I was told I'd get a refund or our application fees. I haven't seen the refund since. Filed a claim with my bank and they couldn't get the credit back BECAUSE there wasn't a refund issued. These guys may be good for others, don't base your decision to rent from them off of my review and experience. This is only from my personal experience with them, thus far. And I know if my credit wasn't an issue, we'd probably be able to rent from them. My issue is their site not being specific enough on that sort of information and the agent (who told me she would issue 2 application fee refunds) not keeping her word. I know it gets super busy in the property management industry, but they should still take time to deal with things like that. FIRST. It should've been dealt with the moment she was exposing to me that she would issue a refund for application fees. read more

Do not rent with Kappel and Kappel. They advise their owners to apply illegal actions (e.g. changing locks on a tenant while charging rent). I highly recommend going somewhere else and thinking twice before you rent one of their properties. We were charged extra fees, extra rent, and incurred extra costs while illegally being locked out of a premises we were paying rent for. AVOID THEIR RENTALS! For context, we were and have always been perfect renters, including going above and beyond to take care of rentals. To be treated so poorly needs to be noted, and no matter how good the rental, beware of the hassle you WILL have in the end. read more

Michelle at the Dixon office was incredibly peaceful to speak with, very understanding, and willing to work with military families relocating to the area. We had many doubts and insecurities about moving to an area with no ability to scout the properties thanks to COVID19 travel limitations and Michelle took care of us. She spent her time helping us with all of our questions and even collaborated with current tenants to find more information for us. That told me they have a good rapport with their tenants and I wouldnt want anything less. She was honest, respectful, and comes highly reccomended from my family if you need a property manager you can trust. read more

And though the individual property managers have changed a few times, the courtesy, dedication and expertise that I encountered with Michelle Lichwa has continued through to my current property manager, Beth Hoffman. Beth never bothers me with unnecessary calls or e-mails, but she advises me on all the details I need to know: the condition of my property, repairs, tenant management, and issues of the lease. I trust her as I did Michelle and the overall managers of Kappel and Kappel. And since their fees are also reasonable, I can't imagine looking elsewhere. read more

If you look through my reviews, you'll see that I reserve one star reviews for a very select group of frustrating and disappointing businesses. As a business minded person, I champion small businesses and love people who embody that can-do spirit. So I would love to write a positive review for Kappel and Kappel but unfortunately I can't. As a customer of their leasing agency, they were very frustrating to deal with and I recommend that you avoid them. Here's why: 1.) False Advertising Two years ago, I moved into a property that looked amazing from their website. I reserved the property sight unseen while I was on a military deployment. The ad said that it had a refrigerator. Low and behold, it didn't. After a frustrating round of haggling, Kappel finally relented and let me pay a lower deposit while I scurried to buy my own fridge. It added unnecessary stress after a deployment. Kiffany and Phalicia, the agents, could've easily avoided this by actually surveying the property beforehand. Kiffany's excuse of not "knowing that the previous tenant took the fridge" was far fetched. As the agent, it was their job to know and then inform me, the potential customer. And in a customer service business, she failed to see the situation from the customer's perspective and couldn't understand why it would be a big deal for me to have to spend almost a grand on the unplanned expense of a fridge. 2.) Aloof After coming home late at night from a mission overseas, I woke the next morning to have an agent opening my door trying to show off the house to new prospective customers with zero prior coordination that was promised. I thought someone was breaking in. When I acted surprised, she stated that they tried to call me but I never answered. After a week of trying they just decided to let themselves in without attempting any other form of communication like e-mail. They were trying to call me on a very old number. You see, I changed my phone number over a year and a 1/2 ago when I changed cell carriers. They had my new number from two previous minor maintenance calls but apparently that number never got updated in my record. It was embarrassing to wake up jetlagged and groggy with some random person opening your front door to view your home without notice. Big fail on their part but I was willing to overlook these two errors in customer care. I would've never written this review without the final nail in the coffin as I was departing (see #3). 3.) Shady fees When it was time for me to move, I gave them my required advanced notice. Having military friends who liked my house, I connected them with Kappel. Kappel basically had new tenants dropped in their lap and made a nice finders fee profit from the owner while having to do zero sales work or incurring any advertising expenses. What was my thanks? First of all, they never even bothered to say thanks (poor business practice). Instead, they stuck me with a huge cleaning bill and charged exorbitant prices for forgetting to change an air filter and leaving a malfunctioning smoke detector disconnected (that I personally briefed to the receptionist when I turned in the keys). I was extremely frustrated by the cleaning fee mainly because that same weekend the incoming renters (my friends) and my mom helped me clean that place to look pretty darn close to new. Additionally, no one from Kappel was available to do a final walkthrough on the day after the movers cleared out my household goods because both leasing agents were on vacation. As added testament to the cleanliness, the actual house owners toured the house while the movers were present and thanked me for keeping the place in such great repair. Those facts mattered little to Kiffany and her crew. She still collected her loot in the form of fees out of my deposit. When I asked for a partial refund for the expenses that I felt were exorbitant she refused stating that she had photos of the dirt left behind and would send them to me as proof. Weeks later, I have yet to see the photos in either my mail or e-mail. Another example of poor customer service on her part. Of course, it sounds like a great profit machine to me...just tack fees on outgoing military people who are leaving the area and unlikely to try to recoup them. I hope I am an isolated incident but I highly doubt it. Bottom line? Avoid this company like the plague. They'll try to sell you on being military friendly and local but in reality they seemed aloof, money hungry and a marginal firm that didn't really care about the customer like they should. In a very neighborly town like Dixon, its sad that they fail to embody that small town, friendly spirit. If you do decide to use Kappel, be very wary of them running up the bills when you decide to move out of their properties. And I recommend that you stay on top of their management team to force them to be more responsive to you, the customer. You have been warned. read more

We have used Kappel & Kappel based out of Dixon, Ca. for two different properties over the last six years. Kiffany H. is an outstanding property manager, who is professional, knowledgable, and efficient. I would recommend her to any responsible landlord or tenant. I have personal knowledge about one ranting review regarding Kiffany H. Based upon the content and date stamps on multiple text messages, emails, business letters, statements, and repair receipts, all of the negative allegations in this particularly nasty review can be refuted and confirmed as completely untrue. Every tenant complaint about the property to the owner was fixed expeditiously, including a new $6,000 roof. The tenant consistently stated they were more than happy with the property and wanted to be first in line to purchase the property when it went on the market. The tenants were notified the property was going to be sold, but were disappointed about the proposed asking price. When a landlord is nice enough to allow a SINGLE pet in a rental property it is unacceptable and disrespectful to have 3 dogs and 2 cats living on the property. Kappel and Kappel is well versed in proper legal notification requirements to tenants when the property is going to be sold. If a tenant decides to move out early that is their decision. Kappel and Kappel provides a comprehensive checklist of items required to be cleaned prior to a tenant moving out. If the tenant inadvertently loses that checklist, common sense should enable them to still do a decent job of cleaning the property. Once the tenants move out, the property owner should NOT have to clean up piles of dog feces in the backyard, replace damaged vertical blinds at their own expense, replace the carpet and pad due to foul smelling fluid stains (urine?) throughout the house at their own expense (carpets were brand-new when the tenants moved in), clean food splattered up the walls and blinds, clean a filthy refrigerator or remove an alarming amount of dust and cobwebs throughout the house. A tenant who leaves a property in such poor condition should be grateful to receive ANY of their cleaning deposit back. An itemized statement is included with the cleaning deposit check, but if the tenant fails to read that statement it is their own fault for not understanding why a portion of the deposit was deducted. Let's face it, property management is a tough industry. Kappel and Kappel staff do a great job when dealing with a variety of tenants and circumstances. read more
