It was another of those 120+ degree days when with no AC on my coach and desperate for a camp site for the night I found Leaf Verde and their nigh camp host (Sammy). Within minutes of arriving with a police and fire truck escort I was in a site and had power hooked up. I could now rest easy that not only was I getting the all essential AC blasting but my overheated cat was enjoying the cold air too. The sites are well organized, and the staff will bend over backward to make your stay enjoyable and fulfilling. It is a well visited park so don't be like me, book ahead. We were in Buckeye and needed to dump the holding tanks of our RV We went to the Love's where Google said they had a dump station but they replaced the station about a year ago and the City stopped them from putting it back in. We called Leaf Verde RV and they said we could dump at one of their vacant RV spots. When we got there the dump fee was $40. I was tempted to go to City Hall and empty there but paid the fee. We were headed west and noted there was a dump station at the Love's east of Phoenix but that was a long way thru traffic so we bit the bullet and paid their exorbitant fee. read more

Apparently this trashy trailer park deserved the moniker of "resort" 30 years ago but sadly they don't anymore. The cramped sites are dirty and 85% of the tenants appear to be fulltime with cluttered messes in their spots. Indoor furniture, mounds of garbage, non-working vehicles. semi-trucks and structures made out of junk are allowed at this place and wild, foul-mouthed children running or ride their bikes everywhere without looking for traffic. One child was already killed here in a MVA but management STILL doesn't care. DO NOT RECOMMEND THIS RATTRAP. read more

Great RV park. We had been to 45/50 states and been to several RV sites all over. This is considered a good and RV park that I would recommend. Everyone was very nice! Nice pool, laundry, showers, pet park, playground and pickleball courts. Quiet at night. Kid friendly, lots of kids in the neighborhood. My son literally rode his bike around every day all day with the other kids in the park. They were nice kids. read more

We had on line made reservations for site 523. Did not pay for guaranteed site. We have came here from Northern AZ for medical appointments several times and don't think we will come back. It is very crowded and many sites are home steading with all kinds of stuff in the sites. Many encroaching into other sites. Cars are being worked on in some sites like major repairs. This place is very trashy for being a Sun Outdoors Resort. Too many permanent residents which leaves no room for traveling RVers. These pictures of people moving out of state and took two sites and we had to get stuck between them. WOULD NOT RECOMMEND LEAF VERDE TO ANYONE. Don't stay!! For future medical appointments we will find other accommodations. I have to say that when the office was open Monday morning the manager was not aware of the size of the move and apologized to us for the inconvenience and credited us back for one night stay. read more

It's not a RV park. It's a trailer park. Pool isn't heated. As much as they say it just wasn't working. I asked full timers there and they said it doesn't work.The dog park was clean with water and no one picked up after there dogs. You were so close to each others that some of our slides couldn't go out. Yuk!!! Go somewhere else. read more

Physically the property is deteriorating Let's start with the pool, all the pebbles from the sides and bottom are lifting, the cool deck is chipping and the "lounge" chairs are old and faded. The lots them selves aren't taken care of by the tenants and the property manager doesn't seem keep the tenants inline with any sort of standard and expectations. Someone literally built a porch off of their RV around a tree. I wish I was kidding. The laundry facilities are gross, people regularly throw nasty laundry in the washer and don't clean it out after themselves. The floors are gross, some people can't seem to make it back within the amount of time their clothes are washing and tie up multiple units at a time. The hvac system hardly works. The playground is a disaster, plain and simple. Wood chips are old, trash every where, graffiti on equipment. Dog park is filthy, consistently there is fecal left behind from the tenants. Property does come once or twice a week to "clean" with a garden hose and they spray it all in the nasty river rocks. The tenants are animals, leaving over flowing garbage dumpsters and wildly huge items left behind near the dumpsters for management to deal with. It's crazy the things you'll find there. Honestly is mostly a tenant problem that can be dealt with by eliminating the trashy people. From what I've heard from others that have stayed longer than us it seems like this is a trend of a down hill slope for the park. Raise the rates and invest back in the park. It'll help move the rift raft out. Ya you can call me, I have more to say to you clowns. I will say that the ladies up front as helpful and respectful, the Dave isn't a terrible person, I think he just needs to put his foot down with people and hold them accountable for the part in taking care of the community. Sun outdoors needs to reinvest into updating everything because it quite literally looks just like when I stay here as a kid in the 2000's read more

This is basically a gravel parking lot for RV's. Most of the sites are buddy sites where you share your gravel "patio' with your neighbor. On the hook up side, slide outs almost touch the other neighbors slide outs. We stayed 1 night of our 3 week reservation. They do not grant refunds, but eventually they agreed to refund 2 of our 3 prepaid weeks. This was a Huge disappointment. Shame on Sun RV Resorts for calling this a resort. read more

I generally never leave bad reviews, however, this is definitely warranted. Absolutely nothing good about this RV park. For one, we had no idea we were in a 'buddy' site. Buddy sites are absolutely a no go! And should not even exist! No one wants to walk out of their RV to sit facing people you don't know. It's absurd! The neighbors in our shared lot were obviously full-time residents. They left their small puppy in a cage, outside, whining and barking, all day, they couldn't care less the disruption to others. They also had a full screened gazebo that takes up space in our site, we had to literally go all the way around to come and go. Their 'stuff' is cluttered all along their RV, we had no choice but to see it if we wanted to sit outside. Just trashy! To add fuel to our disappointment with our week long stay, these neighbors fought EVERY morning between 5 a.m. to 7 a.m., screaming at each-other, while kids were crying, slamming their RV door, over and over, at FIVE A.M.! As for the pool. Absolutely disgusting! The public bathroom/showers dirty and only cold water to shower. Political signs/flags hanging on some of the obvious full time residents, some signs that say: F*CK HarrisWalz. Absolutely unacceptable! This is a family RV park, the management is obviously lacking, or simple do not care! We travel A LOT, and frequently stay multiple times at locations we enjoy, groups of us. This location is definitely blocked off as a 'never to return' and we have informed everyone whom we travel with to steer clear. read more

This is my 3rd Rv resort I been too since I moved from N. AZ. The ladies in front are Rude and unwelcoming. I was a good thing I went into the office to ask how I would pay for next month's payment. I was told my space was rented out to someone else coming in on the 1st. So now we have to move 3 more spots within the park. I didn't know I had to say some thing in order to be here month to month. So now I have to take off work and move to another location with in the park. In order to have a permanent spot. I have to speak with manager Dave and see if they have a permanent spot and stay and pay month to month. It shouldn't be this much of a hassle. read more

I feel for those who had a bad or negative experience with the front office staff. I arrived on a Friday night after the office had closed. One of the resident RV'ers showed me the after hours procedure and the paperwork already indicated spaces that were open and available. I elected to go for the pull through space at 502 and the security staff greeted me just as I had completed the self check in and got me all squared away in my spot not far from the entrance where my family, who reside in Buckeye, could easily find me. I spent a beautiful weekend there and left Monday morning before the office opened and, if I'm not mistaken, I think they charged me less than they quoted me in the paperwork! I am planning to return for a week during the Christmas holiday, only this time I plan to have a reservation. :) read more

This place is rated pretty high from Good Sam's. ( it is not a Good Sams anymore) I don't think I would have rated it that high for the fact: spaces are long but the width of the sites are real tight. There is a lot of live ins here. 377 sites 277 are live ins. We had to be taken to 3 sites because one was taken by another RV and the other was so tight we couldn't get our 40 ft coach in. We ended up disconnecting our car because the sites are so tight. Management needs to get their act together and learn about their sites. I can say the amenities are nice, they have a dog park, pickle-ball, pool, and exercise room. I probably would not come here again! read more

Friendly RV park with lots of spaces. They have one of the largest laundry rooms I've seen in a RV park. A very nice lounge, 3 dog runs, horseshoes, shuffleboard, pickleball, and of course a pool. The entire staff was friendly and helpful. This is a huge park with lots of spaces. In September it seemed pretty busy with a lot of snowbirds coming down. Only negatives here are that all the spots are on sandy ground. So be prepared for everything associated with that. Also, being in the agricultural area of town there is a regular smell of fertilizer in the air. All in all a good place for the price. read more

Let me start by saying the reason I am only giving this 'resort' 1 star is that I can't give 0 stars. My wife and I have only been RVing for a year and a half, and this park ranks in the bottom 5 of the parks we experienced. Where to start, where to start? 1) When we arrived, the restrooms were being updated. That's fine, we thought; improvements are always good. We found out from other residents that these improvements had been going on for 6 months. Imagine an RV 'resort' with no public restrooms. With children using the swimming pool regularly, 3 guesses where they were relieving themselves. Needless to say, we didn't use the pool. 2) We were aware very early that the posted speed limit signs were just recommendations. People zooming through the park at all hours. Sleep was not easy to come by. 3) I have seen some of the reviews that say what a nice sized laundry room they have, and it is true. It would have been better had more than 50% of the machines were working. If you tried to do laundry on the weekend, forget it: machines were always full. 4) We were informed one day that we were breaking a park rule. Apparently there is a 2 vehicle limit per RV spot. I didn't catch that reading through the rules, but ok, no problem, although we were there 3 months before this 'extremely heinous' disregard of the rules was discovered. We found a place to store our extra vehicle. Just for laughs I decided to read through the rules and drive through the park and what do you know? More ridiculous rules being broken than I could imagine. I guess management has the right to pick and choose what they want to enforce. 5) Are you a dog owner? STAY OUT OF THE DOG PARK!! The smell of the park and the unpicked up poop were disgusting. In addition, there was a case of leptospirosis going through the park, which killed 6 dogs in a month's time. Management never bothered to inform anyone. It was so bad that some friends of ours bought chemicals and scrubbed down the dog park themselves (on their own dime). 6) If you think staying at a spot in this RV park guaranteed you that spot, think again. Some people we met told horror stories of being moved from 1 spot to another 3 times in the same month. Inexcusable. 7) i don't know what their garbage pickup schedule was. I do know that many days there was as much garbage in front of the dumpster as in it. PU!! 8) Keep an eye on those charges. If you were a month or longer resident, your space rent was an automatic withdrawal. Then each month they would try to charge us a late fee for unpaid rent. Easy money for the manager I guess. 9) How does an RV 'resort' have office hours on Saturday for 3 hours and none on Sunday in the peak season? I could keep going, but this is getting pretty epic. While the price is more than fair, remember you get what you pay for. read more

This place sucks. First of all. We're in fucking Metro Phoenix. Plant so more god damn trees. Second, they're own manager fucked up by telling us which water sewer to use and how to park, only to find out THREE WEEKS LATER that we're using the wrong sewer connection! So they make us unplug go out shit, move our crap around just to move the whole RV to where it should have been to begin with!! They have some dude "patrolling" throughout the day on their golf cart literally doing nothing important, just talking to people. Working those three weeks this foo didn't fucking see we were connected to the wrong line??? Oh and what about the damn picnic table we've called for numerous time because we're permanent?! Still not by our RV! This place is a fucking joke. Don't waste your time or money. Customer service sucks fat dick. read more

Ok, 1st of all the coolest thing is if you're active duty you can stay there 2 nights free they even have reserved spots. Also the place is immaculate it is very clean huge huge laundry mat pool dog run everything it is really really well laid out. There are many many places around 2 get groceries dry cleaner so forth and so on. Also the staff there is so friendly nobody bothers you everybody leaves you alone I absolutely love it and we will return. The only negative is all of the gravel that's there is so loose that unfortunately it has a tendency of getting into your house and getting everywhere. And every so often you get a with of just pure SHIT. So be prepared. read more

We had an extended stay at Leaf Verde from September to March of 2017-2018. The park is nice and quiet. It is mostly retirees snow birding for the winter. We have a 4 year old son, and most people were friendly to us. The snow bird residents are not always family friendly, so please be advised if you have children to really keep them under control. The amenities are clean and exceptional. The pool is heated, laundry room is large and clean, and they have lots of activities in the Barn. We enjoyed the open mic nights. The park is large with lots of room to ride bikes and walk. Site: Pull thru and back in sites available. No trees. Fairly nice park. Just started the RV life. Disappointed with the bad reviews, that look like came in after the new ownership took over. Laundry room is large, however many machines are always not working with a sign saying help is on the way, but it doesn't seem they're very speedy about it. It is nice that it open 24/7. They only close for 1 hour for cleaning, yet it's at one of the most inconsistent time. 8:30 am-9:30am. Lots of families and winter visitors are trying to wash at that time. Why not do it mid afternoon? They have TV's in the laundry room, but in 4 months there's never been a remote to be able to watch them. I'm the summer time it's beyond hot in there, towards the end of summer even the unit thru had in there stopped working. Ugh! My husband suggested to one of the maintenance men what may help the unit work better, and he told him there's no way that the company would spend the money, which is disappointing, you'd think they'd care more for us who live here since we pay. Dog park with a dog wash is very nice. Pool is nice, they just need to keep it clean better. They do seem to make people move for no reason. I'm seeing those spots empty for awhile after people have been moved. Wouldn't it be easier to have the new people just move the 2 spots down or whatever. Also the have an age limit on the RV's, yet that seems to be only some people that have move because of that. One response to that was, oh they must have lied. If I can tell the difference surely they can. I don't it just seems they could be more accommodating especially to the year round residents. The park is nice and quite at night. I don''t hear much, it seems most people shut it down around 10 pm. They dec need more trees. read more

Negatives: Not kid friendly - staff don't allow floatation devices in pool, there's no shade and worst of all there is a horrible stench of manure from a nearby farm (I'm guessing). NOTE: This park has very recently been purchased by Sun Resorts. That happened between when we made our reservation and when we arrived and we were not informed. Negatives: Check in takes a LONG LONG time so be prepared for that after a full travel day. They literally read you pages and pages of rules during check in. No WiFi provided at all, not even the standard RV park bad WiFi. So many dogs that their urine ran into the roads out of the little dog rest stop stations. Regular spots will have your slide inches from your neighbor's and still run $450/mo. Staff must park you and will tell you not to even look in your own mirrors (it's so strange). I witnessed a 5th wheel hit a car during the course of one of these "guided" parkings. Lots of traffic in not-very-wide roads all the time, makes walking tense sometimes. Water was turned off multiple times during our 30-day stay without notice. Certain members of the desk staff are really sarcastic, but no one wears name tags. The park is surrounded by agriculture and SMELLS LIKE POOP 24/7. There are "sewage vents" all around the park that also SMELL LIKE POOP 24/7. Lots of Air Force fighter jets flying over on a regular basis every single day. Entrance road is hard to see at night, so arrive during the day if you can help it. We had an insanely bright street light at our spot and had to black out our windows. Positives: 2 Pickleball courts that are well-maintained, plus other recreational facilities. Shower rooms are older, but are clean and have great pressure and endless hot water. Great lounge with library of books & DVDs, pool table, poker tables, TV, etc. Staff regularly clean the sites, patrol the park, etc. It feels clean and safe. Everybody on staff aside from the couple cranky desk people are very very friendly. The garbage and recycling area is the most organized and clean I've ever seen. Mail system and package delivery work well. The "deluxe" spots have a privacy fence which is nice since you're 2 inches apart. Laundry is very large and clean with plenty of machines and good prices. Super easy to refill propane at the main building and put it on your "tab." Other things to note: The park is very close to both Fry's and Wal-Mart but traffic in Buckeye is strangely horrible and the Wal-Mart parking lot is basically some circle of hell. The post office is in the older part of Buckeye and is also easy to get to. If you go down to that part of town, make sure to have breakfast at Sheep Camp. read more

This is honestly an amazing RV resort/park. They're part of the "Tents-for-Troops" program (which is awesome for military members traveling) which is a huge positive. Very friendly staff, they even help you park the RV in the spots to ensure proper setup and to avoid excess traffic. They're amenities are very well maintained and A/C'd. Property is set up nicely, easy to maneuver even the largest of R/V's (ours is only 34', but towed with a 26' F250). They're dog friendly and have a nice dog run set up at the front of the property as well. The only reason for the 4 instead of 5 star review is due to them not being open on Sundays (the office), making it impossible to check in on a Sunday, which just happens to be a day that most people have off. Regardless, the park is great and in a quite location. Stop on by and check it out sometime! read more

We stayed one night 5/21/19. Large RV park, fairly empty when we were there. The entire park has Decomposed gravel so when the wind blows it kicks it up. It was very windy the day we were there we had gust of 30-40mph. I would not stay at this park again, when there are so many to choose from. 1) wifi is extra if you want it at your RV. ($3.95 day) The only free wifi is at the clubhouse and it's far since this is a big park. 2) When I checked in I was asked if I want to use the bathroom/showers, we didn't need them. But they will only give you a "key card" if you want to use them. If I changed my mind and wanted a card they said I could come back to the office and get one. Most places have a "key code" where you don't need a card. There is only one dumpster and they never mentioned if they have a curbside pickup. Their dumpster is a long way away, it's over by the Dog Run area. I was informed they have new owners and the previous owners had included the wifi. The staff was pleasant but the amenities are lacking. read more

Not my favorite park. They have a pool but no jacuzzi. Laundry is closed 8:30 am till 9:30 for cleaning and you are not allowed in. If you are there at 8:15 cleaning crew comes in and tells you you have to leave. The change machine is in the office so you can't get quarters unless the office is open. They don't let your packages be delivered to your spot they hold them hostage in the office which closes promptly at 5:00 but does not open promptly at 9:00 Also they could use some smiles in the office. 1 person is friendly the rest seam pretty cranky. One more thing, they can't be bothered to send out power bills. You have to go to the office to see what the bill is and to pay it. I'm sure their computer system has a way to easily send a notice. Family friendly!! Not only is the park staff family friendly but also the other guests! They just opened a playground here and my 3 year old loves it. No complaints at all. The office staff are friendly and helpful and the park is clean and inviting. Family friendly parks are hard to come by in AZ. We've stayed at a few here in the valley and this has been our best experience. read more

We came in around 8 pm on 3/7/18 and were greeted by a very helpful gentlemen who guided us to our site and even helped us back in. He also didn't have a problem with us parking our truck in an empty site next to our trailer. Definitely an A+ on customer service. The campground is very quiet and clean. The pool and gym are in great shape and there is even a dog park with three kennels. We will definitely be staying here again. read more

We recently stayed at the Leaf Verde RV Park during a regional sports event with our family. Very friendly staff on the phone and in person at the resort. A very large RV park with many semi-permanent and seasonal residences. Everyone staying at the park were very friendly. Nice restrooms even if there was only one building near the front of the park. Pool was very nice and heated to a toasty temperature - the kids enjoyed it. Nice level spaces with a large number of pull throughs with full hookups. Prices were good for a weekend in Arizona in the winter - but wished the wifi was included in the pricing. I would definitely stay at Leaf again ! read more

Do NOT ever give this rv resort your business. I called them on two different occasions and talked to 2 different employees and was told our dog was allowed. We drove all day, get there, check in, pay for the month (including the dog fee), unload everything, then get told a few hours later we are not welcome because of our dog (who we were told was allowed to be there originally!) The owner was very rude, raised his voice and attempted to act like we were the ones in the wrong. It's not our fault his employees are not educated on what dogs are allowed or not. Very bad customer service!! so we had to pack up everything and go to a new park at 830 at night, with our 2 young and tired daughters. Still waiting for our money back as well... Leaf Verde is the worst park I have ever dealt with, the owner was beyond rude, and I will make sure every one knows!! read more
