This was our 3rd time staying in Tulum. We have stayed at Casa Tankah, Mestizo and now LPM (all ~ same price range). Tankah was not on beach strip, and it's a pain to drive to get to the strip. Mestizo was a bit further towards the end of the beach. While we had great service at the other two, neither compare to LPM, mostly due to Tom, like all other reviewers have said. I recommend renting a car if this is your first time going to Tulum. Tom is American so if you speak English, you won't have any language barriers; he also speaks Spanish so can set up any excursions for you etc. Each year I say I'm going to rent a place with all the amenities, AC etc but then I remember, vacation is to get away from American way of life, right?
Property: There are only 6 units here, different from most others on Tulum beach road. Cute property sprinkled with trees. Bedrooms have a bed surrounded by mosquito net, shelves for storage, bathroom with shower, 2 fans (1 above, 1 on ground). 24 hour electricity. Windows that let in sun/breeze with blinds you can shut. Outside has 2 Hammocks and 2 Swings. Main area has communal kitchen with all the basics (spices, oils) so you can cook your own meals or reheat leftovers (no microwave); storage for each room. Locked mini fridge to store alcohol. Fresh coffee made each morning. Drinkable water in jug in kitchen (they also put 2 water bottles in room so make sure to brush your teeth with them so you don't get sick! Also don't get shower water in your mouth) Great water pressure; hot water. Fans, no AC (at least in 1 bedroom room; I did see an AC in bigger room but my friend said it wasn't working). They change linens every 4 days unless you request differently. Bikes for rent on property. Sunscreens, mosquito repellant, books etc leftover from other guests available as well as beach toys etc. I think I even saw that they were installing a pool for next season! I read a review that 2nd floor provides more privacy. I also read a review about having people from all parts of the world feel at home - super true!
Hosts: The main reason everyone keeps coming back. Tom is very knowledgeable about everything Tulum and is super friendly and inviting. He owns the place so cares about it's well-being and is on site if you have any requests. And I think he loves people (he introduces guests to each other). He even arranged for a service that they don't normally offer, which I was super grateful for! Thanks Tom and Malika!
Parking: This was the only weird thing. Right out front of the property. Better if you rent a small car. I think Tom has an agreement with Om if you have to park in their lot next door.
Beach Access: Right across the street. They have deals with Om beach, Hip Hotel and maybe a couple others (may have to buy a drink to lie on their beach beds all day - I've never had a problem; there are free beaches too ).
Grocery Shopping: Chadraui, a 10-15 min ride up the road towards the ruins. Can get a taxi there.
Dining: Cheap tacos at Eufamia (reggae feel; live music while sitting on beach, happy hour 6-8PM; ~$1 tacos). Breakfast at Alma across the street for ~$5. Breakfast ends everywhere @11:30 so make sure you get there before then (if not, Tunich in town has breakfast all day; Eufamia does breakfast tacos all day or Azafran has a German breakfast in town). Simple right next door but takes awhile! Our friends were smart and ordered, went back to LPM and had them call when ready. Posada Margherita (middle beach area) - pricey but delicious Italian; only ~6 dishes to choose from). Mezzanine - beautiful space and awesome Thai; towards upper end of beach area. In town: Aguachiles (ceviche, figurines, seafood soup, ojo Rojo to drink) or El Camelo (ceviche can feed a table!). Pizza and pasta delivery available - menu in kitchen (Juavanita Diablo or something). La Zebra on the beach also has yummy tacos but is a bit pricier.
Excursions: plenty of cenotes, ruins, amusement type parks (Tom has a bunch of brochures and can recommend what you are looking for). He recommended Xel Ha for our family; $89 - all you can drink and eat; was a blast! Kids under 2/3 free too!
