She is very friendly and seems to go out of her way to stay out of the way unless she is needed. My family and I noticed that we liked her right away. The price is fair - very reasonable, the grounds are well maintained and the overall layout at the place is great. I do wish they had a restroom at the pool - makes me a little leery of swimming there, since... well, where is everyone peeing at? Other than that, we love it here!

We've made use of the pool area and have taken walks along the Riverwalk trail. Shout out to Xavier in the leasing office. He was very communicative and helpful during the leasing process. He answered all my questions and quickly processed our applications. The one drawback is the parking. You aren't given a reserved parking spot, which I found to be common practice in other apartment leases. You have to pay an additional fee for a carport or garage space. However, you're free to park in the uncovered parking spots, which I haven't found to be an issue yet. Overall, I'm having a positive experience (besides the cloggers, but that's somewhat expected with upstairs neighbors).

Our rent increased $100 in our second year, which is neither exhorbitant nor unexpected. As for the management and maintenance team, they are the best I have ever encountered. They have always responded promptly to maintenance requests, and were very helpful and supportive when we had our wedding at the complex (the grounds are lovely). The complaints about the doggie relief areas are understandable without context. The reason the restrictions were put in place for where dogs could be relieved is that people were failing to clean up after their dogs went on the lawn, a place where children play. As for the lease break terms, all I have to say is caveat emptor. The terms were clearly explained to me from the start. This is a great place to live. Laundry is within the unit. Courtyard units are ideal. If you can afford a little extra monthly rent, consider a three-bedroom. Those units are especially nice. Finally, when we were set to move in, we discovered that we would not be able to move in on a Sunday, which threw all of our plans into chaos. We were able to contact the manager Isabel. Even though it was her day off, and she was out and about, within an hour she met with us so that we could sign the lease, do the walkthrough, and get our keys. Great customer service.

I would not recommend moving here because they will overcharge you for everything they can before you move out. Only had a 15 month lease and was barely there and they somehow found a way to charge over $2,000 in move out and cleaning fees. Maintenance was nice and gave us tips for move out and how to avoid fees so we did all we could, I then have the manager of the complex calling me saying she's surprised they "didn't charge us more because our apartment looked even worse when we cleaned it". The bosses are very rude and unprofessional. If you are desperate and have money to spare, (because they will charge you on everything they can) they're not a bad pick. But if you need a good apartment, with a friendly staff and some decent humanity to not try to make you file for bankruptcy, do NOT stay here.

I am truly grateful to have lived here because of how wonderful management has been during my stay. If I could do it all over again for the first time I would. One thing I can say for first time apartment renters is that it is apartment living. If your unit is downstairs you're obviously going to hear your upstairs neighbor stomping and walking above you. That is how all apartments are. I'd definitely say it's a good start to move here especially if you're not from Riverside. Just treat the managers with respect because y'all don't know what they have to go through just as much as the other person. Most of the time people come on yelp it's really just to complain but it's not even as bad as other people try to make it. You don't get your own laundry unit in the building. They have a separate area for that. On top of that you get your own parking spot. If you have friends over you have to go to the front office and ask for a parking pass, unless they have available parking at the front gate. Maintenance is good over here and when you have a problem and ask for it to be fixed they will help you with it as soon as possible. Overall: Andrea and Maria are awesome, they are both always trying their best to make sure your needs are met and anyone who says otherwise are probably just haters or little babies trapped in adult bodies.

IF YOU ARE CONSIDERING MOVING INTO THIS PLACE THEN PLEASE READ THIS BEFORE YOU DO…read more I know that the price point may seem appealing but I promise you that it is not worth it. This place has become an absolute disaster and has been for at least more than a year. In that time they have had a lot of management turn around which has made this place an absolute nightmare to live in. For starters, many of the residents here are very inconsiderate. Parents who let their kids run wild and do whatever they want, lots of screaming at all hours. These kids leave trash and toys all over the property and management does absolutely nothing about it. There is a pond on the property and kids are often messing with the animals. On the topic of the pond, it is very unkept and if you live near it good luck with the mosquitos. For the last month the pool has been a green swamp and nothing is being done about it. Most of the units are outdated and lack central AC. You are stuck with a small loud unit that only cools the living area so you will NEED to buy units for the bedrooms. The laundry is incredibly expensive and the laundry room is always dirty, full of peoples clothes everywhere (including the machines since inconsiderate neighbors will let them sit there for hours after they are done), and machines that are always broken. If you are trying to do your laundry on the weekend, then good luck. For a household of two, we were spending over $130 a month on laundry alone. Parking is an absolute nightmare if you only have one carport. Extra parking per unit is $60 a spot for a cramped spot with more inconsiderate neighbors who don't park properly. There is very limited visitor parking spots and management is always threatening to tow. Residents with their own spots will park in visitor parking and have their own spots open, which will leave no parking for any of your visitors. There are only two handicap spots and residents with their OWN parking spots will take up those spots which leaves no accessible parking for anyone else who needs it. Management does absolutely nothing about the issue. They allow smoking in units so if you have a neighbor who smokes (like we did) then it will travel into your unit and even though you bring it up to management nothing will be done about it. There are also roaches and ants and you will be told that there is nothing that can be done about that either. There is zero accommodations or accountability on behalf of management and reaching out to corporate is an entire mission on its own. Do yourself a favor and pay the extra few hundred dollars to get yourself a better place to live with better amenities and has the reviews to back up that it is indeed a better place to live. Save yourself the misery and headache.
