I walked in super frustrated from being rejected at the Mark with no reason and lack of communication. Luckily I came by and was greeted by Kimberly and Stephanie for pricing info. Both were inviting and super helpful with applying for a unit. Soon as I found out that it is managed by Cannon Management, I felt instant relief. I was pre approved within minutes! The mission inn inspired property still stands beautiful as it did 16 years ago when it was first completed. I had such a great experience thanks to Christian! Applying for my first apartment was nerve-wracking, but Christian was incredibly helpful and reassuring. He explained that he was going to do everything he could to get us our dream apartment. We had so many questions, but instead of making us feel bad, he made us feel comfortable and ensured all our questions were answered accurately. He even gave us a lot of information about the surrounding area and the apartment amenities. Christian's positive energy, confidence and excellent communication skills made us feel so welcome. I have lived here for a few years and have really enjoyed it. Isabel in the leasing office is amazing- She is personable and professional, and makes sure the property is well-maintained. She's organized and stays in communication when any issues arise. You can tell she genuinely cares about the living environment of her tenants. The apartments are also built really well. The walls and windows are thick so we never hear our neighbors, and the ceilings are nice and tall. I DO NOT feel save living here at all. Apartment looks nice, but that is just a facade. Lots of homeless in the area who are always breaking into the property roaming the hallways. Previous owners had security and a new owner bought it, raised the rent and took away the security patrol at night :( Besides this place looks empty and scary now. I've lived here now for over 4 months now and loving it. It's quite and the place is always kept clean. Isabel and Bethany in the leasing office are always ready to help with any issues. And the maintenance staff LEVI was quick to respond to my AC emergency today. He came with in minutes to my unite after I called the after hours maintenance phone number and promptly fixed my AC system. I was so worried that I might not have my AC during this heat wave but he was able to fix and get my AC running again. As someone that works nights and sleeps during the day I am so grateful to LEVI for fixing my AC. read more

Angel in the leasing office is the worst human being I ever encountered. She was so rude and totally turned me off from renting here. She kept changing the reasons my application was taking so long to be processed (they said we'd know in 3 days it took a week and a half! And I had to call them!) Then it was all these excuses and new documents they needed which I asked why wasn't this requested when I turned in my application? To which Angel cut me off and said it was my credit report that took so long (my credit score is 740 and I know credit reports can be run same day) so I think she's just an ugly person and I feel bad for the rest of the apartment because her bad energy is going to run these nice apartments into the ground. read more

The location is good and the units are decent that is it. If you are looking for a peaceful place to stay for yourself or with your family I highly doubt it is. We are facing loud music issues for the last 3-4 months and even after escalation nothing changed. We called security services, even had to call PD for help but nothing changed. We tried to knock on the neighbor's door but they were so aggressive and indulged in racist comments, we got scared to the bone. Unfortunately, we love our apartment but neighbors are indecent and scary and until now property management has not taken any action to resolve the issue. Every now and then they will play loud music until midnight. It feels like a college hostel but home. After a hectic day when you come back to a noisy house and you are not able to sleep at night, you feel helpless and stuck. read more

This place treats former residents very poorly. I was a resident here, and after moving out I accidentally had a package shipped to their front office (delivery was confirmed by tracking number). I contacted them within a day and the the front office couldn't have been any less helpful. They simply claimed they didn't have it and refused to help, from there. I then contacted the leasing office via email, and three weeks later, I still haven't heard back from them. Terrible service from a place I paid thousands and thousands of dollars to. read more

If our personal information gets compromised, we will take legal action without hesitation.This might be rental scams. My husband and I moved here in 2020. A month into being here we had a surprise guest who seemed to be "security" ring our doorbell in the middle of the night and state "i found your key in the garage parking lot". It was suspicious as we actually had things missing. We took the key back to the office the next day. Our locks were changed immediately. Isabel ran the entire property by herself and was great at responding to our needs. Over time we had manager changes and recently the property became owned by Cannon Management. I can absolutely say this was the draw for me. As a former tenant of a Cannon Management Property, I felt their rules and regulations never accommodated tenants nant's but rather themselves. Usually you want to keep residents and keep them happy. Over the months I've seen numerous people leave and I have had bad encounters with the staff when Isabel is not in the office. I was placed on month to month when it was time for me to renew my lease. I did not get any notice prior to this beginning. My rent went up significantly and I was told I could possibly see another rent increase of I didn't move out. Let me say Isabel is not the problem. Cannon Management is. Isabel was never rude but always forthcoming. I appreciated her honesty even when she doesn't have the answer. read more

The location is ideal, and the rent is in line and reasonable for what's comparable in Riverside. The new buildings in downtown Riverside are significantly pricier. Our rent increased $100 in our second year, which is neither exhorbitant nor unexpected. As for the management and maintenance team, they are the best I have ever encountered. They have always responded promptly to maintenance requests, and were very helpful and supportive when we had our wedding at the complex (the grounds are lovely). The complaints about the doggie relief areas are understandable without context. The reason the restrictions were put in place for where dogs could be relieved is that people were failing to clean up after their dogs went on the lawn, a place where children play. As for the lease break terms, all I have to say is caveat emptor. The terms were clearly explained to me from the start. This is a great place to live. Laundry is within the unit. Courtyard units are ideal. If you can afford a little extra monthly rent, consider a three-bedroom. Those units are especially nice. Finally, when we were set to move in, we discovered that we would not be able to move in on a Sunday, which threw all of our plans into chaos. We were able to contact the manager Isabel. Even though it was her day off, and she was out and about, within an hour she met with us so that we could sign the lease, do the walkthrough, and get our keys. Great customer service. read more

Inconvenient and subpar guest parking procedures. For a luxury building one shouldn't have to call and track down a third party security company to secure a pass after the office closes at 5PM. You literally have to call a dispatch number, wait for them to HOPEFULLY send a guard who should be posted on site in order to prevent your guests car from being towed. read more

Be careful applying here and keep in mind that you will need to bring your own fridge. I really wanted to live here as it is within walking distance from where I work, the grounds were nice, and the apartments are bigger than your standard apartment. However, the manager is very unprofessional, they were not upfront about move-in costs and now I will be living elsewhere (explanation below). After you submit and pay for your application they will tell you that the deposits could be higher than what is on their flyer (could be $2,000-$4,000 more than you expected to pay). The response time is extremely slow as well. After submitting your application it can take a few days of calling before you receive an answer on whatever "corporate" decided. If you are waiting for an apartment to become available, you need to be proactive and call them to ask. Even if you are on their "official wait list" you probably won't receive a call. If you decide the security deposit is too high or find somewhere else to live, you better request your holding deposit within 72 hours of the offer they sent you... otherwise, you can kiss your $200 deposit goodbye. Something else they don't inform you when you apply. Thankfully I got mine back. And lastly, don't be fooled by their model apartment. Other apartment complexes show you the real deal with pretty furniture and decor. This place doesn't even put the same carpet in their actual apartments and has wallpaper and different paint on the walls which of course you would be charged for doing in your rental. To top it off, after I had to argue to get my $200 holding deposit back, went to pick it up and the manager didn't even say anything to us... Not a word. Just handed us our cash and went back to her office. LOL!! read more

I am beyond disappointed with this complex, and I believe they should be investigated for illegal practices. About 6 years ago my husband and I decided to take a year off of work and go back to school. We saved up over $200,000 to live off of for the year. We applied at Raincross Promenade and at the time a 1 bedroom was renting for about $1400-$1500, I think. We applied and we were approved as long as we paid a deposit of 4x the rental price. The office manager at the time stated this was because we weren't working. We told her that's what the savings is for since we are going back to school. She said it was corporates decision and she had nothing to do with it. When I told her that legally a deposit cannot go over 2x the amount of rent, she said it's corporates decision. I tried calling corporate, never heard back from them. Easy to say we decided to rent elsewhere. Fast forward to present. I corresponded with Isabel via email numerous times over the past month. On Saturday at 4:30pm I called and spoke with another employee who told me there were "currently available three 2 bedroom units, one 3 bedroom unit, and one 1 bedroom unit." Saturday I emailed over our applications. Sunday they are closed so at 10am Monday morning I called and lo and behold, nothing is available. How is this possible when I called Saturday 30 minutes before closing?! Isabel told me there is now a waiting list (never once mentioned before) and then a few minutes later she says there is 1 unit which may be available if "the man" doesn't take it. I asked "has this man applied and been approved?" She said "yes he's been approved." All of this seemed odd to me for some reason since she took my application fee. After a few more questions, it slips out that this "man" is actually just on a waiting list and hasn't paid for his application to be ran. I told her, well you took my apps and fee so I guess you should run mine." She said she had to wait back to hear from this "man." I called corporate and a woman named Ripsy told me there were no available units and there was a wait list. She said exactly what Isabel said. Same wordage, etc. all very suspicious. I asked her why my application fee was taken if there was no unit available, and she said she had to look into it and get back with me. She called back 30 minutes later and said there were no available units. When I told her the story about the "man" she said she'd get back to me. She never did. Instead Isabel called and said this man couldn't move in until June so corporate would run my applications. All together very weird. I currently am a stay at home mother, and my husband makes $100,000 a year, and once again, we applied and they wanted $2500 deposit for a 2 bedroom unit, PLUS you have to purchase and/or bring your own refrigerator. It seems a bit excessive considering they advertise a $500 deposit on apartments.com. Our credit is normal. It's not wonderful, but it's not bad so I don't understand the huge amount, yet again. All the years we have been renting (10+) we have NEVER been asked to pay more than the "approved credit" amount, and we have rented from very well known corporations. Currently we live in an Essex community. I've tried calling corporate numerous times today and nothing. I don't personally think it's a "corporate" office, but just someone's (probably Ripsy's) cell phone since there is no professional answering machine. Nothing that says "Hello you've reached Regional Properties..." but rather a generic "the person you are trying to reach is unavailable." Another interesting fact is corporate is called "Regional Properties" but on the credit report it states "Mission Grove LTD". I would honestly just stay away. Serious issues with theft and poor management that has no care for the idea of customer service. Since we have moved in to this "secured complex" we have had our car hit, seen storage lockers broken into, seen motorcycles stolen and seen our neighbor lose ALL FOUR wheels while the security guards are on patrol. There are two security cameras. One to guard against the evils of unpicked up dog poop and the other to watch the entry gate and manager's car. No security cameras on the parking levels or the storage lockers. The latest try at unsurpassed customer service is refusing to accept oversized parcels requiring paying tenants to go to UPS to pick up their parcels. We were told this was for our "convenience." This complex cares for no one's convenience but their own and I strongly recommend you look elsewhere if you are looking for security and value for your money. read more

This is the first apartment I moved into and, the first place with my husband! We looked for a year till I agreed to a place. I looked at at more then 20+ aparments where I wanted to feel like id be safe, secure, and had great staff members. I met with Cadence and she showed me the complex. I drove her nuts with questions and i asked to visit so many times to make sure that i wanted to move into this place. Not all places are perfect but i truly believe this is close to it. The units are very clean and kept to date, the rooms from 1 bedroom to 3 are very big, the outside is always kept up with and clean, my neighbors are so nice and sweet they always ask me if i need help when i try to only do a "one trip" with my groceries :) and most of all i feel very safe with the security. There was a theft a few weeks ago during the day, and ya thats a bad thing but that could have happened anywhere and they have been ON TOP of that situation since. They even sent us letters to reassure us that they are going to be adding more cameras so we feel even safer and apologized for what happened "even though its in our hands as tenats to make sure that the place we live in is a safe place by reporting if we see anything." No place is perfect but i truly believe that this is as close as you can get and TRULY recommend this place! I couldn't have picked a better first place to start my life with my husband. read more

LOVE MY EXPERIENCE AT RAINCROSS! I lived at Raincross Promenade for a year. Unit 1 bedroom 1 bathroom. The apartment is nice , clean and modern. It came semi furnished. Brand new stainless steel appliances. Beautiful marble countertops. One of the highlights, you get a dryer and washer in your apartment! No trips to the laundry mat or go to a shared laundry facility, a washer and dryer all for yourself in your unit. All appliances worked great! Apartment came with Microwave, Dishwasher, Oven and Stove. You do need your own Refrigerator. Interior has crown molding, bedroom is a nice size with a huge walk in closet. Plenty of closet space! Parking You get one reserve super secure parking space in the parking structure. The complex has guest parking as well. Plenty of guest parking inside and secure as well in the parking structure. If you get a unit near the street , you can park on the streets as well. My unit was closer to the street and sometime when i was in a hurry i just parked on the street, never had a problem. Amenities Oh man were do i start! This place has it all! Get ready to cancel your gym membership! It has a fully equipped gym. I personally would work out before work and place was empty. Sometimes evenings you'll see a couple people in there. Place has a heated pool and spa! Outdoor picnic area with gas bbq grills. 2 outdoor fireplaces with seating area, perfect for the cold fall and winter season. Property Management Isabel and her staff are wonderful! Super professional and always attentive to her tenants. Anytime i had any issue with anything , she'll will take care of it right away. Isabel is awesome and helpful with everything and anything you may have an issue. She was a great neighbor too! Neighbors Everyone is friendly and professional. This place has a lot of professional residences. Security This place is super secure! This place has security guards walking around the premise. Place has cameras all over the place and you need a key card, remote control and keys to get around the complex. Make sure you don't forget any. (one time i accidentally forgot to bring my keycard when taking out the trash and got locked out) Overall, I love this place. The location is perfect if you work near by. I work in downtown Riverside and would bike or walk to work. Tons of things to do around here too! There s a farmers Market ( literally like across the street) on Saturday mornings. Location is near hiking trails, parks, running trails and my favorite biking trails! Weekend activities Bars, Live Concerts, Plays, Art shows, and Mission Inn, Festival of lights, Marathons and Half Marathons, 10k ( one of them starter line is outside the apartment.) Used to be more of a community. The owner has jacked up the rents and reduced services/amenities. One of the selling points when I moved in was a dog park. Security is an absolute joke here.... they are focused on everything else, but what should be their primary focus. First off the rent here is completely absurd. Are we in Hollywood or Riverside??? Rent seems to increase every term, but can anyone tell me where the increases go? I've seen no improvements whatsoever over the course of four years in structure, services, or customer service. Their current manager is a complete piece of work and a wreck at that. I thought her job was to help the tenants and provide good customer service??? MAJOR FAIL! She needs to take a couple of lessons in common sense and personality. If it doesn't suit her then you get absolutely no support or help back. I have never seen a manager with the worst attitude and the poorest customer service skills. Makes you wonder, if she's not there to HELP her tenants or provide them with good customer service, then what is she really there for? I just wrapped up moving out of raincross promenade after living here for 15months. I can honestly say I never once had any reason to complain. The common grounds are kept clean and tidy (bbq and swimming pool were a favorite of mine). If you have any maintenance issue, they respond within 24 business hours. The apartment itself was in pristine condition all with new cabinetry and fixtures. I lived in the 3rd floor with a great view of DTR. 4th of July fireworks and The Festival of Lights are perfect to view from your balcony. I was reading the comments below and I can say I never had any issues with the deposit, app process, or securing a unit. I would just ensure your credit and funds are all in order before applying. ALSO, ask questions if hidden costs are a concern. They had a quick turnaround for me and had my place in a matter of two days. As for management, they did in fact change. Lived there for a short period of time but thoroughly enjoyed my time there. Apartments in great condition, nice buildings, very well kept. Great pool, inside gardens, good parking spaces, decent gym. If there was something that needed to be fixed, the administration took care of it quite fast. Everyone in the management office was great and always very helpful and friendly. The location is also perfect if you like living downtown and accesible by bus, bike or walking. We loved this place! We rented a 2 floor town house and it was a delight. The washer and dryer in our unit were both large enough to fit a comforter (as opposed to the tiny ones apartments tend to provide). The kitchen was spacious with stainless steel appliances. The location is top notch, walking distance to everything in downtown Riverside. Isabel, the manager was great with us. She was flexible during our move in and move out. Leslie was always able to help with maintenance requests or holding packages. And speaking of maintenance requests, Antonio, was pleasant and courteous - and usually able to fit us in the day of our request. The grounds were immaculately kept as was the pool area. All told, we had a positive experience during our year long stay here and would have re-signed for a second had work not taken us away. Great location, great staff, great amenities. Given the natural advantages of location and satisfactory facilities, the place lacks a sense of community and is more private equity jackpot than a place you'd want to call home. The lead manager has all the warmth and personality of Joan Crawford. Traffic on the streets seen and sounding through the night is like attending a screening of The Fast and the Furious. Many times just exiting the garage is a risk. The entry is technically from the East so if you approach the complex from downtown you have to drive around the block. And yes, that derelict vacant lot adjacent to the complex is owned by the same owner. At least the chain link fence helps to keep the image of failed Riverside alive! If you are a loner this is the right place for you! In my 6 months so far, I've only run into 4 people. One read of the lame monthly newsletter they put out explains why most everyone just doesn't want to get involved. The management is better at running a prison and gulag given all the security cameras they use to spy on you. And the unprofessional reminders that it is your responsibility to know the lease; line by line and every line describes the tone of the place perfectly! (Yes, This was in the New Years newsletter.) Most important to understand is their lease requirements are one sided and management peddles this "fake exclusivity trope". When you first approach, they may bring out that they have a long waiting list. When I applied, the list was 40 names long. 6 weeks later, the list no longer applied and there was a surplus of "available units". It appears they also have a very fickle way of accepting applications. If you are a foreign student with wealthy parents from Asia you are in like Flin! But the lease takes the cake! Not only must you give a 30 day notice, but renters are subject to a "re-occupancy clause" that leaves the renter financially liable for the full term of the lease until your unit finds a renter. In other words, 30 days notice doesn't mean a thing; even if your company decides to relocate you to a different town! And even tho Joan Crawford may "say" she is showing it to prospective tenants, the offer is to pick up the remainder of the lease and is apparently ranked behind any of the other units that become available. So essentially, unless you want creditors chasing you and a ding on your credit report, plan on entering into a sentence of one year. And the Warden does not have authority to pardon!! Also, beware Construction across the street at the Convention Center will soon render the views downtown blocked. And with the owner investing in other projects downtown, thanks to development credits from the City, your money is going to help pay off the development of other places just like Raincross Promenade! I did not really enjoy my experience living at raincross. While my apartment was nice I was kept up most nights by the screaming kids above and below me. Also it's a gated community that you then have to get into another gate to get into where our apartment was. My husbands $600 mountain bike was stolen from our two story balcony that faced into the courtyard (not the street) on Fourth of July weekend. The apartment complex refused to give my husband security footage so that he could see who stole his bike. read more
