I am a resident here and I would just like to say that the front office as well as maintenance is always going above and beyond. Had a broken toilet and called Connie in the front to address the issue after putting a work order in, due to it being my only restroom, maintenance was here in less than 20 mins and fixed the problem quickly. Please read if you are thinking about moving into this complex! Rating: 0 Stars I would not recommend this apartment complex, particularly for families with children or single residents, due to ongoing safety concerns. During our two-year stay, we encountered multiple distressing incidents. On one occasion, a homeless individual attempted to burn our front door, and there were frequent instances of homeless individuals breaking into the apartment directly in front of ours. Camps were set up just outside our door and in the stairwells, where we witnessed open drug use. On more than one occasion the homeless would get into the pull area and sleep in the cabana tents they have set up and shower in the water. Unbeknownst to us at the time of signing, this complex also participates in a transitional housing program. A new neighbor informed us that both she and her son are recovering from addiction and enrolled in a program that facilitates their transition from the streets to this property. While this initiative may be beneficial for some, it was not disclosed to us upfront, and it has posed additional security challenges in the complex. Despite claims of on-site security, we found this service unreliable. Any fees designated as security charges appear to fund a third-party security company that was difficult to reach and never responded. Parking has been another major issue, with multiple towing incidents that were both frustrating and extremely costly. Unfortunately, management has consistently failed to address these issues, often dismissing our concerns regarding security. I've included photos as further evidence of the conditions we experienced. In summary, I would strongly advise families and individuals alike to carefully consider alternative housing options! The amount this complex charges you are better off somewhere else. read more

The pictures I attached speak for themselves. Canyon Park is lucky Yelp only let me attach a few of my 32 pictures. MUST read before even thinking about moving your family here. CONS of living here for 2 1/2 years: - Called Riverside Police (and patrol company) countless times regarding homeless people trespassing, trashing our complex, sleeping in pool area, bathing in pool area, doing drugs right outside our front doors, blasting music as they ride their bikes around the complex, abuse their dogs in the dumpster enclosures, have s3x in the dumpster enclosures and inside the pool, spa, and pool showers. What a sight for kids to see! PD comes out and refuses to make any arrests, if they even make the effort to get out of their patrol cars and engage with homeless people. - Mailboxes are constantly being broken into. We had to drive to the post office too many times to retrieve our mail. Management made no effort to secure mail enclosure protecting against thieves. When emailing management about mailboxes, received no replies. - Garage audits that maintenance and management never followed through on. - Indoor ceiling sprinkler checks that maintenance never followed through on. They said to be available to let them in for the check, but they never came. The amount of times I moved around my work schedule to accommodate their entrances is ridiculous. No consideration for tenants' schedules. - Maintenance chose to spend thousands on painting all the buildings, instead of tending to the most pressing matters (securing complex against homeless trespassers). In addition, the painters thought they could jump onto our balcony and literally THROW all of our belongings into our storage closet. Do you think they were gentle? No. Do you think management notified us the day they'd be painting? Nope! Do you think the painters came on the wrong day? Yep! - Numerous times, we could not find parking. We had to drive across the street and park at Denny's overnight. It's a lot of fun having to walk a half mile to your car in the early morning hours on ghetto Van Buren Blvd. Careful not to get jumped by transients and criminals on your way! - We had the loudest neighbors upstairs above us. We made several complaints to the office about the excessive noise at all times of the day, but we were told that "being heavy footed" didn't violate the contract. Our ceiling fans would shake and many times we legit thought there was an earthquake. The noise is very soothing when you're trying to sleep or work from home :) - Grass around the complex was always muddy and soaked. Improper drainage made for absolutely FLOODED walkways leaving residents no dry pathways to exit their units. - Dog. Poop. Everywhere. - Residents leave their cars with flat tires (or cars with any type of damage) in the same parking spot for weeks upon weeks, despite the contract prohibiting residents to park in the same spot for more than 2 days. Management never removed these cars. All these junky cars really bump up the property value :) - Had 1 of our packages in the leasing office for months. Management never notified us so we could come get it. - Before the paint job in Summer '24, all buildings were power washed, leaving dirty water droplets and residue on windows. We could never clean our windows since we were on the 2nd floor. Asked management and maintenance if they could clean the windows so we could SEE out of them, they never responded. Our windows were caked with dirty water spots for 7 months before we moved out. - Dumpster enclosures could be a review in itself. See attached pictures of the HORRENDOUS conditions the dumpsters were in on the daily. One of the worst parts about living here. - A third party cleaning company wanted to enter our unit to clean our dryer vents. Residents were never notified of this upcoming mandatory maintenance. When I opened my door to see who it was, I declined their entrance. I was not in the least prepared for their arrival. - Our master bedroom and laundry room doors stuck all the time. We frequently had to use our entire body weight to open them. Crazy we never broke any doors trying to get through. - It was visibly obvious that painters painted over hair stuck to the walls in our bathroom before we moved in. You can see giant strands of hair underneath the paint everywhere. Gross. - The grass throughout the complex was always overgrown, making it impossible to pick up dog waste. Landscaping was atrocious. - Trash truck drivers never picked up trash that fell out while emptying the dumpsters into their trucks. Trash would be blowing around the complex for days until it blew out onto the main street, or until it was picked up by maintenance, which was hardly ever. - Neighbors think it's appropriate to leave trash outside their doors or on their balconies (please refer to the beautiful attached photos) - We received many unwarranted parking violations. - Website photos are NOT up to date and are very deceiving. read more

I've visited a friend who lives here several times, and I'm always impressed by the property and the amazing staff. Abigale and Carly are so friendly and helpful whenever I've stopped by the office. Honestly, I'll admit part of the reason I stop by is for the snacks--they've got great treats that make the visit even better! Sure, you might spot a few wandering characters around the Riverside area--but hey, it's Riverside! Every city has its quirks. If something serious comes up, contacting the police is the way to go. The office staff handles property management and leases--they're not law enforcement, and there's only so much they can control. Overall, this community is beautifully maintained, and the team truly goes above and beyond within their role. I'd recommend it to anyone looking for a great place to live--just remember, they manage the property, not the world! read more

My fiancé and I have been living here for about 2 leases now. Because we are planning to get married next month, we made the tough decision to stay. If I were to be able to warn someone before moving here, this is what I'd tell them... Since we moved in: - We we're robbed due to our garage door not working properly. We told maintenance and they said they would get back to us the day before. We left for four hours and found our garage ransacked and all of our house gardening tools and garage tools were stolen. Turns out this is a very common problem here. that was never mentioned. - Cockroach infestation. Still have one or two that pop out somewhere after. Now there are black widows and their eggs being found in the garage, bathrooms, and patio. -They have two extra parking stalls per building of 20 units, so if you have two vehicles good luck not having to park a block away. They said first-come, first-serve but yet we still find cars assigning themselves an open spot to store their cars or to guarantee their own parking. There are no extra stalls to rent and no overflow parking is provided for tenants. Instead recently they changed a good portion of the extra parking to visitors only. They give notices to TENANTS if we park there. Nearest parking is in an industrial area and it's unsafe because you must walk around the complex just to get in as a pedestrian. Living by a known homeless encampment makes it extremely dangerous to walk around here as the gates can only hold back so much. -They make you get renters insurance, which we did, but received nothing back from our robbery because most of the items we had for a long time. Everything we had receipts for was washed out by the deductible. Robberies happened too often for the people in the offices not to know... especially since we went and told them and they said okay thanks for letting us know. -They rarely pick up the property, often leaving debris in the roadway and on the sidewalks -They sent us the wrong lease for our records. The one they obtained on file was for an additional month added to our lease. They didn't even have the one we had. -They kept entering my car to a short list, often ending me with a warning ticket because they needed to add me as a RESIDENT... I had to email, call then show up after work at the office to get someone to fix this problem. Four separate Greystar communities that I've lived in and this one is the WORST apartment I EVER stayed in. Needless to say we are stuck in a signed lease and we can't wait to leave. read more

We lived here for 14 months and couldn't get out fast enough. It started off pretty great and we were super thrilled to be moving in here- it was clean, quiet and we liked the space. But around December 2023 it started to go downhill. Not sure what happened but the grounds were dirtier and not as kept up (trash all around, dog poop everywhere, grass dead, etc.) We then noticed one of the gates was never locked or fully closed so we constantly saw homeless people walking around the neighborhood, showering in the pool showers, or hanging out on the pool furniture. We lived in a unit that was facing the pool and there were people partying at the pool on weekdays until 3 am, I wish I could say that was a rare occurrence but it was not. People were screaming and blasting music which made it hard to sleep and get up for work. The office did nothing about it cause it happened so often. When we finally found a new place and were able to make it out, then came the real fun. We received our move out charges which completely exceeded what we expected to pay. A few notes for any prospective tenants: 1) do not expect to get any of your deposit back 2) they will replace the carpets no matter what and that's $1300 right there so just keep that in mind or try to move into a unit with no carpet. It's not worth it especially if you have a pet 3) be EXTRA careful when filling out the inspection. A fun note on that- they installed old mirrors in our unit that had some black residue on it, we thought it was just part of it and thought nothing of it so we didn't mark it (honestly shame on us) Now they are expecting us to pay $725 for replacements of those old, crappy mirrors that THEY installed! So warning to anyone just be thorough. 4) they charged us $300 for ceiling paint replacement cause of "grease stains"- we simply used the oven they provided as normal so again, be careful. 5) they charged us for paint and drywall- yes, we had hung up pictures but again, very normal things a tenant would do. Another $365 right there. I've livid in many apartment complexes and have never experienced such expensive move out charges. They dinged us for every little thing. I also just want to note, we were never late on rent, quiet and kept to ourselves so we expected some sort of courtesy when moving out. Sadly not. 0/10 would not live here again. I guess to wrap this up with a positive, sometimes they would have a food truck park out front which was convenient. No resident discount or anything but at least they were there? read more

I have lived here for 11 years and I have to say the management of this park is amazing. The best team for sure ever. I recently had water damage to my apartment and the office immediately contacted the maintenance team who came over right away stopped the leaking and the apartment management team within a few days had a team in my house to replace any water damage areas. The maintenance team here are the best so friendly and helpful and they always come right away. Have been living here since January of 2023 and have had nothing but constant issues in regards to the apartment. I have had multiple issues regarding the A/C and the most inconvenient being the bathtub. During this repair I had understood that I would not be able to use the only shower in my room for 72 hours while the repair would have dried.However, during the repair I was notified that a follow up repair would have to be scheduled and an additional 72 hours of not being able to take a shower would take place. With that I'm mind I contacted management in attempt to resolve the issue of not being able to shower. Managements response was that they would allow me to shower only on their time when they were able to open another apartment to borrow their bathroom, however I currently work during their office hours and would not be home during that time. After explaining these circumstances to the manager she only offered one resolution after being very argumentative and it was to shower in the public pool showers that offer no privacy during the night. The manger also stated that if I had a problem doing so then I am simply too prideful and should not care. Keep in mind my fiancé is about 5'1" and 120 pounds and I think no one would be comfortable letting their fiancé shower during the night while I'm still at work. Furthermore, while selling me on my current lease agreement with Canyon Park apartments I was insured that there is a security guard that constantly patrols the property however, in my whole year of being under my lease I have seen them only twice. This is very concerning considering there is constant homeless people roaming through the property and stealing any packages you get delivered.(This year alone I have had about 25% of my packages stolen) In summary I am extremely disappointed with the manner in which the management handled the shower issue and cannot wait to be released from my lease agreement. read more

We just moved out on 9-3-18. Prior to moving out I paid last month's rent and a check for water/trash/sewer. A week later i was given a late fee notice for failure to pay before my move date and held it against my deposit. They couldn't find any record of the check "in their system" but the check was cashed. Magically, it was found after i showed them my bank statement. Then, when it was time to move out they had scheduled said they would schedule a walk through with us present so we could fix any minor repairs. They did the walk through without us there. In the end, we moved out and it wasn't as pleasant as when they wanted you to move in. read more

Management does everything they can to fine you and tow your vehicle I promise this place is not worth it they have brand new management and you can tell they are going around trying to show there is a new boss in town lol. These guys are a joke. Tried giving us a fine cause our broom was out on the patio. They need to stop worrying about me and get this place on better condition. They also are letting a lot more questionable people move in. This place used to be nice but it was sadly short live. I want to be left alone. But they keep buggin. Everyone I know who is looking for a place I tell to stay far away cops are here all the time. Management does not care at all and it's quite obvious once you've been here a few months. ***UPDATE*** 9/17/18 2 months in and this management company is actually making strides and showing big effort in fixing these issues!!!! They're finally putting lights in the dark areas where cars were getting broken into. They serviced my garage door in one day, the security company is around a lot more, and knock on wood, I haven't seen too many dumpster divers anymore bc of this. I even had the manager call me to let me know that they seen my yelp review and had a meeting with the higher decision making staff members about these issues. It shows their character and responsive diligence to the paying customers. Thanks Allresco! 7/1/2018 2nd time in less than 10 days they are turning off the water for 8 hours straight. My wife is pregnant and stays home, so this is an extreme nuisance. The last prop. management company never did this :/ Worst problem however, is that homeless are still dumpster diving, cars are getting broken into due to improper lighting in the uncovered areas, and the security company they hired as a vendor goes days without showing up. It's been a year since I lived here and since the first day I walked in I had a great experience with customer service throughout that whole appointment with management from explaining leasing and showing me different apartments that were available! I would give zero stars if possible. DO NOT LIVE HERE. My car was towed 3 times within the first month of moving in, with no explanation & no response from the management. The homeless love to hop the fence & break into peoples cars, I've had to replace 2 windows in under a 8 months! Someone also ripped the face of the community mailbox off & stole almost everyone's mail & it has yet to be fixed a month later. The management never answers the phone & you're lucky if you get a reply at all. Extremely overpriced. Love anywhere else & save yourself the trouble. read more

To start off management was nice they seemed as if they really cared about the tenants and their apartment complex the apartment itself was really nice. No problems at all. however, after we moved in management was nonexistent, they never answered their phones and they don't care for your complaints. I live in apartment 1127, which is an upstairs unit below me was apartment 1117 they were always bumping their music always having parties always being loud you can smell weed through the air vents through the patio door if you had yours open it would go all the way till four in the morning all day type of thing we reported it to management several times had to call the cops several times and patrol and management just did not care. They suggested for us to go down there and meet them and have a beer and make friends instead of solving the situation . police where called twice which made them stop for the night, but then they would continue the next day. Patrol is nonexistent. Good luck with that management will feed your brain with they have patrol patrolling all the time, that's a lie you hardly see patrol. They never answer their phone and when they do they're half asleep and they don't show up. I've called patrol nine times out of nine times they've showed up once there's always dog poop all over the apartment complex no matter where you walk Also people driving reckless through the apartments and having parties outside by their car, revving their engine in the middle of the night and management and patrol do not care It does not matter how clean you leave your apartment. When you move out, they will take your whole deposit for unnecessary fees. Our apartment was only used for eight months before we decided to move out and we had that spotless and they took my whole deposit for unnecessary fees. read more

If i could leave a 0/5 star review i would Ill make it simple.. don't move here Rent will go up out of nowhere constantly with no explanation.. you will get milked for ever penny you have when you move out Outdated appliances that break constantly Tweakers in the early mornings and late nights walking all over the place and digging through the trash.. There was a point in time when 2 hornet nests were by my apartment and they didn't do anything about it for 2 months until i was stung a few times... Lived there for 2 years They said i didn't give them a "30" day notice even though i attempted to go in the office every day before the 30 day notice but they would not answer the door even though they were inside so i email them instead and didn't receive and email back until 5 days after the 30 day notice so they could take $260 out of my deposit because of a "5" day late fee Out of the 8 different cars I've owned and brought there some sort of damage would happen to them.. one got keyed the others either a badge on the car would get taken off or the mirrors would get tweaked oh yeah and the wrap would get ripped off.. they were never able to find who was messing with my cars because the security cameras were boof and never worked.. So if your car gets broken into don't expect to find out who did it.. Find it funny how the old reviews of this shithole on yelp got taken down and wiped... I remember reading them in 2018 before i move in.. what happened to them? Hope Y'all enjoy the $43,000 I've given y'all in the past 2 years of living there with no complaints up until now... In response to your reply... Yes you did help walk me through all of the charges and I appreciate it but i called you guys and emailed you guys prior since i did not want to lose money on the deposit.. i even have an email with a timestamp to prove it. If I were you, I would avoid at all costs. -Since February 2021 one of the managers of the apartment stopped wanting to collect my rent payment. The decision was in sharp contrast with the lease contract, that allowed Canyon Park to do that only after an eviction, that wasn't even started at that point! -I communicated on February 2021, after a few verbal confrontations where I made clear that from my point of view stopping to accept the rent payment was illegitimate, that stopping to accept rent payment did not allow any freedom over me or my property. Despite the warning my security and that of my belongings in your premise was arguably put at risk, like the future points and other evidence I won't talk about it because matter of legal investigations. -In two occasions I attempted at paying the rent via mail, recording a video of me attempting to pay the rent, but even the shipment was refused. -After a period where I went away of the apartment, the managers of the apartment did a "forceable detainer" by modifying the entry key of the apartment in the end of May 2021. I have a video recording my attempt of entry in the apartment in May 2021, where the key looks that had been replaced. -An Emergency contact was provided upon signing of the lease. She was never contacted about the forceable detainer, like she has put me in writing. -I am still trying to recover all of my property and I will literally do my best to recover everything. -A few of my friends called them on my behalf, receiving an arguably disrespectful treatment to which they provide to respond to any response. read more

I lived here for a year and it was ok at first until my vehicle was broken into inside of the gates. Then started parking infront of the office because of the cameras, got broken into again and the cameras were to old to capture anything. The AC leaked onto the bathroom floor even though maintenance came a few time to "fix" it. 1 Star is generous because it won't let me put none. WORST complex I have ever lived in!!!! Previous and new management company are worthless and hire people with no common sense. The idiots in the office can't even explain paperwork correctly or resolve issues without being dismissive and telling you maybe corporate can help. Is it not their job to address the concerns with corporate and advocate for the tenant? Their system sometimes shows a dollar amount that is different from what you expect to pay and they don't give a breakdown or explanation, you must just pay it as shown online because no option for you to pay a difference amount is offered. God forbid rent was due on a Sunday and you wait to talk to them first thing on Monday, cause the late fee will post and the attitude is too bad for you. I moved out just one month ago and steam clean their carpets, left the apartment cleaner than they gave it to me, even the maintenance guy was impressed. But I have been screwed for $$$ from my deposit due to submitting my 30 day notice attached to an email address provided by them and coming in later to sing actual documents. Just today I got my issue resolved, but not until I first proved to them I had sent the email and was right. I won't mention names, but I didn't appreciate the tone from the staff when I brought up my concerns. My advice to future tenants, run away from that complex as soon as you can and don't sign a lease with any other complex that uses the same management company. To Corporate, I pride myself on Customer Service and my advise to you is to send your new and exciting employees to a Customer Service seminar for training. This place is awesome! The people in the office are really great! Especially Brody. They are all super helpful and very friendly. We started out just getting a one bedroom here on a short term lease but the house rental that we were supposed to get fell thru so we went to the office to explain our situation and ended deciding to rent a two bedroom here and couldn't be happier. The complex is pretty quiet, it is kept very clean and all the neighbors seem very nice. We've had a couple of repairs that needed to be done and both times they were fixed in less than 24 hours. I can't say enough great things about this place. I highly recommend them. read more
