Pros: very affordable price, great manager-Brandy, has been helpful since Day 1 and was a major reason we chose to live here, ample parking, gated facility, close to shopping, no roaches or ants, friendly neighbors, well kept swimming pool, and modern apartment. Cons: some neighbors are a bit noisey, especially at night. We are used to it but it gets old after awhile. And kids in the pool in the summer. Don't even think you're going to get in there when the kids are there. Overall, it's been a great place to live and we plan on staying until we can afford a house. Brandy is the major draw to the place she's beyond warm and inviting and willing to help. My in-laws were recently homeless and Brandy was trying to help us get them in but we were unable to due to their bad credit, but we were really touched that she cared. Honestly the price of the apartments are very reasonable. We like living here a lot and feel safe with our infant as well. I wish there were washer and dryer in the units-community laundry sucks, but there's plenty of washers and dryers. You won't be unhappy living here :-)

This place has become an absolute disaster and has been for at least more than a year. In that time they have had a lot of management turn around which has made this place an absolute nightmare to live in. For starters, many of the residents here are very inconsiderate. Parents who let their kids run wild and do whatever they want, lots of screaming at all hours. These kids leave trash and toys all over the property and management does absolutely nothing about it. There is a pond on the property and kids are often messing with the animals. On the topic of the pond, it is very unkept and if you live near it good luck with the mosquitos. For the last month the pool has been a green swamp and nothing is being done about it. Most of the units are outdated and lack central AC. You are stuck with a small loud unit that only cools the living area so you will NEED to buy units for the bedrooms. The laundry is incredibly expensive and the laundry room is always dirty, full of peoples clothes everywhere (including the machines since inconsiderate neighbors will let them sit there for hours after they are done), and machines that are always broken. If you are trying to do your laundry on the weekend, then good luck. For a household of two, we were spending over $130 a month on laundry alone. Parking is an absolute nightmare if you only have one carport. Extra parking per unit is $60 a spot for a cramped spot with more inconsiderate neighbors who don't park properly. There is very limited visitor parking spots and management is always threatening to tow. Residents with their own spots will park in visitor parking and have their own spots open, which will leave no parking for any of your visitors. There are only two handicap spots and residents with their OWN parking spots will take up those spots which leaves no accessible parking for anyone else who needs it. Management does absolutely nothing about the issue. They allow smoking in units so if you have a neighbor who smokes (like we did) then it will travel into your unit and even though you bring it up to management nothing will be done about it. There are also roaches and ants and you will be told that there is nothing that can be done about that either. There is zero accommodations or accountability on behalf of management and reaching out to corporate is an entire mission on its own. Do yourself a favor and pay the extra few hundred dollars to get yourself a better place to live with better amenities and has the reviews to back up that it is indeed a better place to live. Save yourself the misery and headache.

We have been residents at the groves for a few years. Every community has  good things and bad…read morethings. I want to focus on the community environment and how the manager team has treated us. Maintenance guy is professional and respectful when he enters my apartment to fix things, which I appreciate because I dislike nosey people. If he can't fix something he will let the manager know and she will schedule someone as soon as they are available. He keeps the community clean. He usually sweeps all the leaves on a windy day. The manager is one of a kind manager. Her focus is on getting the job done and on time. She is respectful and at the same time consistant. I really appreciate her because she will go the extra mile for you and is very fair. Some managers take advantage of their authority, but she seems to be very reasonable and fair.even to those neighbors that break the parking rules and are getting towed. I usually see her walking up and down the apartments. She is definitely not a ghost manager.haha  It feels good to have a manager that cares. Some of the neighbors keep to themself, but I appreciate that most of the neighbors are respectful. And I really enjoy the holiday spirit everyone has in this small community!

Neighbors were quiet and the laundry room was never packed when I went. I absolutely LOVED my apartment. If you can, get one on the 2nd floor that faces the orange groves. The balcony was very spacious and the view was GAWGEOUS! Can't tell ya how much time I spent taking in the sun and watching the hummingbirds! Cranford Court definitely feels like a bit of a hidden gem. If I ever end up back in California, Id gladly return!

They are quick to evict you and make it difficult for you throughout the whole process even though you are willing to pay for late rent. Legal fees are ridiculous which makes it harder for you to get back on your feet. As a tenant of 6 yrs it is disappointing how they can disregard your commitment to them and take legal action against you this quick. The staff tried to steal parts of my security deposit. They will charge you $10-$50 extra for cleaning fees on what they say you're charged in hopes you don't look at the receipt from the vendor they used. I caught them doing this 4 times and they never explained why they did that or apologized. The staff is beyond rude, lazy, and will ignore any request you have. Our car almost got stolen from here. There's break ins weekly. Glass from car windows get shattered and they never come and clean it up. And the apartments have a bug problem. Avoid this place at all costs.

More recently I have had horrible experiences living here. Just 2 weeks ago, a friend of mine stayed (first time I've had someone stay)...well she woke up the next morning to all of her belongings stolen from her car. Her entire work backpack and lunchbox was gone at 6:30am Saturday 12/13. We are teachers, so her entire district computer along with personal bank statements had been stolen from her car. How scary to have your entire life swiped from you in the matter of hours. Another complaint is the parking. This isn't a huge complex but it is big enough. Well they recently changed the amount of guest parking spots and today 12/26 Denise told me there are 14 guest parking spots. I have had multiple guests over and none have counted more than 5-8 guest spots which are ALWAYS filled. Even if there are 14 spaces, that is not enough to cover any of your residents to have guests over because let's be honest, those guest spots are not always filled with guests' cars. To add a cherry on top of all this mishap, my sisters car was just towed right outside the office this evening. The tow truck company the apartment complex claims they use "Rock Bottom Towing" is not who towed my sister. RBT had us call RPD to locate the car. We called and were told that Hook and Book Towing had her car. We called H & B and sure enough they had her car and we recovered it for $491 dollars. She had a paper warning on her car and was towed within the same day. I understand she may have been parked out front of the office a little before closing time 6pm, but to receive a warning and a complete tow the same day seems ridiculous to me! A day after Christmas in a complex that has "14" available spaces for guest? Come on! I would not recommend this complex to anyone. They care only about their monthly rent and couldn't care less about their residents. On top of everything else, homeless people roam the complex at all hours of the day and steal packages off people's porches. When I was complaining to the office about my friend's work laptop another resident was complaining about packages being stolen weekly. There are no cameras surrounding the buildings and there is no passcode to open surrounding gates which is such a safety hazard especially to those residents with children like myself. Shame on you The Hawthorne.
