    I wanted to leave a review because of Desiree Reyes, when I tell you how accommodating and patient she was with me in my search for a place as I started my career and needed to move closer for work she made the process smooth and easy. She is highly responsive, concise, and communicated with me effectively. She guides you through the process with commitment I hadn't found in any other place I checked out here in downtown riverside. This place is also great for getting all your needs met locally if you're heavily focused on your career. The staff is also very kind and accommodating as well.

    Kids were so happy to receive their backpacks! And school supplies! Thank you!

    Today at my sons apartment, the mission lofts, gave a pizza party! Celebrating kids back to school! Management gave students backpacks, pencil boxes, notebooks, crayons, and fun activities were provided! We loved the root beer floats! Thank you for the school supplies! We appreciate all you did for us!

    I'm hesitant to write this review because I don't want management to have it out for us, but my boyfriend and I haven't been the happiest with our experience here. For starters, we were told the previous renters of the unit we were moving into had pets and were promised the bedroom carpet would be replaced free of charge. We are both severely allergic to cats, so we accepted the unit we were offered under this condition. On move in day, it was the same old carpet with some lovely stains. When I raised my concerns about the carpet and what we had been promised, management went back on their word and told me I'd have to pay to have the carpet replaced. I had already moved out of my previous apartment and had a U Haul in the parking lot, so I had no choice but to move in. On move in day, there were some nails in the parking lot that I didn't see as I was parking my car. My tire was punctured and one went through my shoe and into my heel. My boyfriend began to have eye problems right after we moved in. This was bad news as he works in healthcare and needs to be in good health himself. After numerous doctor visits, tests, and medications, he was diagnosed with ptosis as a result of being exposed to an allergen daily (the carpet). Unfortunately, he will have to get surgery when we move because ptosis is irreversible. On our very first day here, we noticed little roaches in our place. We barely had any furniture or food yet, and the place was spotless. I requested pest control and was charged for it. Under California law, you can't charge a tenant for pest control unless they caused the infestation. This was clearly not our doing as our apartment was literally empty, and we see roaches around the complex all the time. I could go into a lot more detail, but I'll keep it short- my boyfriend's car was broken into in the gated lot and had $20k+ worth of medical equipment stolen, putting his job at risk yet again. We also have a mysterious neighbor who drops their trash in front of a bunch of tenants' doors instead of walking it down to the trash room. Sometimes it's random household items and baby supplies. We woke up to some extra trash bags one morning and got a lovely $25 upcharge, a pest control fee, and a letter reprimanding us. I really would have appreciated if they asked us about it or issued a warning first instead of immediately racking on the extra charges so I could have the chance to tell them about trash Santa. I really do like it here, I just wish management would treat their tenants a bit better.

I've had issues since I have moved in. Closet sliding doors are very sensitive and constantly needing to be put in place. The balcony's screen door always falls off when I move it. The apartment is outdated. There is a wall heater in the Livingroom that I never turned on because I'm afraid to catch the place on fire. The wall AC needs to be on all day in order to cool the entire apartment. All the doors get stuck because fresh paint is being painted over old paint. We constantly have to pull on the doors to open and shut them- it shakes the whole building. No upgrades have been done since I have lived there. Homeless people go through the garbage bins throughout the day. They know when the office goes to lunch and when they close for the day to enter the apartments. I have gotten my car broken into, luckily, I didn't have anything worth stealing, but they did take my phone chargers. Right now, what I am dealing with is homeless breaking into the small storage in my car portal and stealing things I leave in that area. They've came 3 times in less than 2 weeks to go through my things and leave the mess for me to clean. I made police report but apparently no one can do anything. Sadly, after speaking to other residents, they have also dealt with homeless stealing their belongings from their storage. The break-ins are happening during the day. (Management is aware of all this.) They hired a security guard a couple months ago (hes only here at night). I have seen him walking around a couple of times and it's not the same person all the time. ( I tend to wash my clothes at night, so I see the person.) There are 8 washers and 8 dyers, not enough for everyone who lives there. The washers and dryers are very small. My family of 4 can use up to 5 washers. I wash weekly.$$ Washers are $2.25 and dryers are $2.50 - most of the time there is a washer or a dyer out of service. Don't get fooled by the landscape!! It looks nice and beautiful but with all these issues it's not worth it. You can find somewhere else for a reasonable price with better amenities. I know a lot of residents are moving out because of all these issues. I paid $2,125 not including water or trash in 2024 (can't remember how much water or trash I paid at that time) for a 2 bedroom and 2 bath. I renewed my lease only because I wasn't in the best situation to move out. My rent went up in 2025 - to $2,253 + $6 pest control + $35 water + $30 trash = $2,334. I received my renewal letter and if I sign for another year the price would be $2,366 + $6pest control + $35 water + $30 trash I would be paying $2,437 - These apartments are not worth that.. for $50 more I can live at the Corona pointe resort apartment and enjoy their amenities for a 2 bedroom 1 bath.

    We have been residents at the groves for a few years. Every community has  good things and bad…read morethings. I want to focus on the community environment and how the manager team has treated us. Maintenance guy is professional and respectful when he enters my apartment to fix things, which I appreciate because I dislike nosey people. If he can't fix something he will let the manager know and she will schedule someone as soon as they are available. He keeps the community clean. He usually sweeps all the leaves on a windy day. The manager is one of a kind manager. Her focus is on getting the job done and on time. She is respectful and at the same time consistant. I really appreciate her because she will go the extra mile for you and is very fair. Some managers take advantage of their authority, but she seems to be very reasonable and fair.even to those neighbors that break the parking rules and are getting towed. I usually see her walking up and down the apartments. She is definitely not a ghost manager.haha  It feels good to have a manager that cares. Some of the neighbors keep to themself, but I appreciate that most of the neighbors are respectful. And I really enjoy the holiday spirit everyone has in this small community!

The staff tried to steal parts of my security deposit. They will charge you $10-$50 extra for cleaning fees on what they say you're charged in hopes you don't look at the receipt from the vendor they used. I caught them doing this 4 times and they never explained why they did that or apologized. The staff is beyond rude, lazy, and will ignore any request you have. Our car almost got stolen from here. There's break ins weekly. Glass from car windows get shattered and they never come and clean it up. And the apartments have a bug problem. Avoid this place at all costs.

The only issue I had was during the transition of the community app to schedule for maintenance or pay for rent, the new portal had to confirm my bank account and it took a few days for it to verify. On the posting by Afton, it says because of the transition, residents have ten days to pay the rent for the upcoming month. I paid my rent on the 5th which was before the month and they still charged me a late fee! Luckily, after back and forth emailing, the manager was able to waive the late fee which required signatures. So far, Afton has done a lot of positive changes such as fix some of the broken and cracked sidewalks that were not level and a hazard to navigate around. The maintenance crew is great! They are quick to respond to most issues unless it's like a water heater issue which obviously is not a quick job to do.

It honestly feels like, because there are so many vacant units, management has started allowing disrespectful and problematic behavior just to keep apartments occupied. People make excessive noise, leave pet waste everywhere, smoke, and drink alcohol at the pools without consequences. Management is fully aware of these issues, yet instead of enforcing the rules, they only send "friendly reminder" emails to the entire community and never take real action. That is exactly why many long-term, respectful residents are leaving. This place is nothing like it used to be. Another major issue is the lack of professionalism and communication from the office staff. They constantly promise solutions they never follow through on: "I'll stop by your apartment." "I'll leave you a letter." "I'll call you." "I'll send you an email." None of it ever happens. Most communication is only by phone. They avoid responding to emails, likely because they do not want written evidence of complaints or promises. On several occasions, staff members were also rude and dismissive. When residents no longer feel respected, everything else loses value.

For the most part it's been ok regardless of who is working the front. The staff is always on top of fixing things, it's clean and neighbors are easy to live next to. However, this parking situation is getting out of control. We have 6 guest parking spots for the entire complex. We pay $3,000+ to live here and get one garage spot, plus pay an extra $75 monthly for an extra spot because like most working households we have 2 cars. That being said, we can't have anyone over, ever. Having a nanny come to watch our babies, impossible. There's no parking. Family over? No go because there is no room for cars to visit. It's progressively getting worse. People have to park in the turning lane on the street outside of the complex which makes it extremely unsafe to exit the complex. I went on vacation for 10 days and had to get "permission" from the front to have someone park in the spot I PAY FOR, while I was gone to watch my animals. Today, my parents came to drop something off and parked in the front where it says "future guest parking" because the street was full and the 6 guest parking spots were taken, it's Sunday. They were inside my apartment for not even 10 minutes and got a warning on their car from the front office that they were going to tow. Definitely reconsidering signing my lease again next year because I find it so unreasonable to be on the higher end of rent prices but unable to have any visitors over. Seems pretty greedy to me, the tow truck is constantly here now. Do better!!

More recently I have had horrible experiences living here. Just 2 weeks ago, a friend of mine stayed (first time I've had someone stay)...well she woke up the next morning to all of her belongings stolen from her car. Her entire work backpack and lunchbox was gone at 6:30am Saturday 12/13. We are teachers, so her entire district computer along with personal bank statements had been stolen from her car. How scary to have your entire life swiped from you in the matter of hours. Another complaint is the parking. This isn't a huge complex but it is big enough. Well they recently changed the amount of guest parking spots and today 12/26 Denise told me there are 14 guest parking spots. I have had multiple guests over and none have counted more than 5-8 guest spots which are ALWAYS filled. Even if there are 14 spaces, that is not enough to cover any of your residents to have guests over because let's be honest, those guest spots are not always filled with guests' cars. To add a cherry on top of all this mishap, my sisters car was just towed right outside the office this evening. The tow truck company the apartment complex claims they use "Rock Bottom Towing" is not who towed my sister. RBT had us call RPD to locate the car. We called and were told that Hook and Book Towing had her car. We called H & B and sure enough they had her car and we recovered it for $491 dollars. She had a paper warning on her car and was towed within the same day. I understand she may have been parked out front of the office a little before closing time 6pm, but to receive a warning and a complete tow the same day seems ridiculous to me! A day after Christmas in a complex that has "14" available spaces for guest? Come on! I would not recommend this complex to anyone. They care only about their monthly rent and couldn't care less about their residents. On top of everything else, homeless people roam the complex at all hours of the day and steal packages off people's porches. When I was complaining to the office about my friend's work laptop another resident was complaining about packages being stolen weekly. There are no cameras surrounding the buildings and there is no passcode to open surrounding gates which is such a safety hazard especially to those residents with children like myself. Shame on you The Hawthorne.
