We have had a very positive experience living at The James Apartments. The community is beautiful, peaceful, and truly feels like a real neighborhood. There is a strong sense of community here, which makes it an enjoyable place to live. Our apartment was nicely renovated and feels modern and well maintained. The only minor issue we noticed was that some areas of the flooring are not perfectly level, but this has not caused any major concerns. One of the standout aspects of living here is the maintenance team. They are always quick to respond, informative, and professional. Any issues we have had were addressed promptly and efficiently. The leasing office staff has also been friendly and helpful especially with our kids . While I did have one truly negative interaction, my overall experience has been very positive. The team has been kind, understanding, and transparent about any limitations they may face. The property itself is consistently well maintained, and both the management and maintenance teams are highly responsive. At The James you will not Live Happy. You will most likely be mistreated by the staff. The real slogan: 'The James treats residents with contempt and hostility'. (Also, many AMC staff live on-site and are probably the only residents that Live Happy paying less and terrorizing the rest--so don't trust the positive reviews.) The James decided to not provide any quality service and made my tenancy unbearable. You might think I am exaggerating. I'll give two examples. You decide. Once, I smelled gas leaking from the oven. The maintenance worker came and detected a leak. He turned off the gas and we were unable to use the stove and oven for 7 days because the manager claimed the soonest would be more than a week out after initially stating next day service. Intentional. The other occasion, The James failed to properly notify residents they were entering residences. I was literally naked after showering when they entered my apartment. The maintenance worker explained I should have received an email. There was no email. When I brought this up, management shrugged it off. There were many instances of The James hanging up on me, delaying repairs, not fixing problems and profound hostility whenever I needed assistance. To expound on my original Yelp post, in addition to hostility for posting a review, The James proceeded to not fix issues and harass us. For instance, they sent a notice stating items were not allowed on the balcony. Hello discrimination. When I asked why bikes were not allowed on the patio, I was informed it's a visibility issue. Huh? The James does not provide bike racks. The office told me to put the bike inside my apartment. I ignored them. They treat tenants like college co-eds they can boss around. One summer The James kept changing the pool rules. They constantly limited the hours (10 PM to 8 PM). Claimed the pool was out of service for multiple days around July 4th. But the complex is too cowardly to actually enforce the rules and check the pool. You can't enjoy the spa because children will likely be splashing / not being watched. Then there is the sub par tiny gym. Definitely don't cancel your gym membership. The James records the area (weird and creepy), yet issues persist. The James claimed residents could use the Recreation Room when it was not in use, but they keep it locked at all times. You would need to go to the office and get a staff member to open it for you. Lies, again. The James is still ghetto. The utilities are a sore spot because residents are getting shafted. Parking went from bad to horrendous. They use these green stickers to chastise you for various "violations." See picture of sticker. Other violations they will threaten to tow your vehicle: expired tags, parking in same spot for 2+ days, other DMV related issues, etc. Reason we finally moved out: ROACHES! and more ROACHES! The James moved in a ghetto family into the apartment we shared space with (floor/ceiling)--no issues with two previous tenants/families. The family had kids that yelled constantly, played music loudly 24/7, dog poop smell prevented us from using outside area, and SMOKED outside. When we complained about the smoking, WE RECEIVED a notice stating the property was non-smoking. A couple months into their tenancy, we started seeing roaches. We tried to handle the issue ourselves, but it soon became an infestation because our neighbors were clearly disgusting. I DIDN'T COOK FOR OVER 6 MONTHS (until we moved into our new place). Eventually, we informed The James and they sprayed, but nothing helped. We couldn't take it so we found a new place and moved. (I will post the numerous photos of the infestation.) Oh and the kicker, those same neighbors were evicted the week we gave notice (apparently, when you are evicted they place an orange paper on the windows and doors warning against trespassing). Also dealt with hornets/wasps and ant infestations. The James also said they wouldn't raise the rent, but raised the high rent about $250 dollars exactly 1.5 years in--they were going to raise it again before we moved. Lies, again. It was a nightmare and in the end I will never rent from AMC Management or recommend AMC/The James. Worst apartment I've ever had the displeasure of experiencing. Will post the pictures of the mutant roaches we killed. Not to be dramatic but I had PTSD from the infestation and am only now recovering--months later. We also threw out so much stuff, especially kitchen ware and groceries--literally THOUSANDS of dollars worth of appliances/goods/equipment. Everything seemed tainted and dirty. It has been so disappointing and utterly frustrating to deal with the parking situation in this apartment complex. We've been having to deal with the maintenance crew looking at the windshields of cars to see the permit sticker on our guest visitor cars that have only been here for a couple hours and the car gets towed. We're stuck having to pay $500+ just to get it out. We understand the guest parking rules but they only give 13 guest parking spaces, yet they made "reserved" parking for tenants to pay extra for, that stay unused and just making it harder for others that DO have permits to find other spots because we can no longer park in those reserved spots and we have to resort to parking all the way in the front when we live in the very back. There's just no reason to have so many "reserved" parking spaces that are there for nothing when others, who are a multiple car households, struggle to find parking close to home after a long day of work and have to walk from the very front all the way to the back. Now to get into towing. We always have visitors come over and spend the evening with us and we have NEVER had problems until we started getting very unlucky when suddenly our visitors car is no longer where they left it. Tow trucks don't get off to check cars for their permit stickers. We have a suspicion that the maintenance crew has something to deal with because they have always been the ones to tattle on other things that involve peoples balconies or being in peoples business about who stays over often or trying to get information about the tenants kids girlfriends staying often. It's just very unsettling to know that we aren't safe when bending the rules a tiny bit by hanging close on the railing or having the grass guy ask someone if their sons girlfriend lives with them because he sees them here often. We've also had instances where we catch one of the workers staring up at the balcony when the tenant is wearing sleep shorts. Overall it's just been so annoying and frustrating to deal with this and the office not having ANY solution as to why cars are getting towed out of no where and they don't have answers to where our guests are supposed to park after hours and the guest parking section is full. There's just no answers no solutions and we're so tired of it and are looking for a different place to live. read more

My friend actually referred me to this apartment after nearly given up on my search. This was my first time moving out so I was a bit nervous and lost, however, Shayla their leasing agent and the rest of the management team have been so kind and amazing! Shayla helped me every step of the way and understood that I wasn't knowledgeable about how to go about things so she broke everything down for me, gave me some tips on setting things up for myself and made me feel confident in choosing this apartment! My family and I recently moved out of the james to be closer to work, but we genuinely enjoyed our time there (2.5 years). The property was always well kept, and I loved the no smoking policy and how the patios were expected to stay clean,it really added that upscale, polished feel. A big thank you to Ethan for being so helpful throughout the application process. He made everything smooth and easy. We only had one maintenance request during our stay (for the A/C unit), and it was handled almost immediately. That kind of responsiveness made living here even more stress free. Happy Place? NOT! Don't bother coming and trying to rent here. Save yourself the aggravation and stress from dealing with the office from this place. The rentals are very expensive and the extra fees are not explained until the time comes for you to pay the rent. The management is terrible and the other workers are just as bad. Erica is the manager and is very rude and unprofessional. Never does she have the courtesy to greet anyone. Ethan was nice and helpful until we signed the lease. Then he lied to us and told us that we would remain paying the same price on our lease, if we stayed after our lease expired. That was all lies. When our lease was up, they raised our payments. When we addressed the issue to him, all he had to say was it's out of his hands. Then why assure us about something that wouldn't happen? Also, once we signed the lease, all we get are harassing phone calls over parking. There are lots of vehicles parked on reserved parking, back parking and carports with NO PERMITS displayed on their window. Yet we are getting harassed over our cars not being moved when they are. My truck got towed once before and the permit was displayed on the window. I spent the day trying to get my truck back. I had to go into the office and Erica was of no help. She was just making the situation worst. I showed her that the truck was registered and it had the permit displayed on the window. We ended up going to the tow yard and they would not come out. They finally just opened the gate and let us get our truck out. The tow company is in cahoots with the complex. They are both just as bad. They are just trying to find ways to get vehicles towed. Makes no sense that we can't even have visitors here as they will get their cars towed during the day. Parking has become a big issue and they are doing nothing about it. We have no security to secure the complex as there are always homeless people walking around the units and trying to break into the vehicles. They don't seem to care for the safety of the tenants. It seems that their only concern seems to be the parking. There was a shooting by the pool and we were never informed about it. Now I know for sure I really need to make an effort and move out from this place. As it is NOT A HAPPY PLACE and it has went from bad to worst. Save your money and go rent somewhere else that will be a HAPPY PLACE to go home to. Don't bother wasting your money and time trying to rent here. As they will find one thing or another to harass you. We work too hard for our money to have to come and deal with unnecessary issues. read more

Poor Management and ownership When you move out, and you kept your place spotless, they'll charge you for full paint, even though they painted 10 months prior. Reserved the clubhouse, but when the day came, no one was there to let us in. Embarrassing. Got a half ass excuse about communication from the manager. Sign on the door said 9-6 Monday thru Sunday but on the door "be back at 9am" (it was 1pm, so 9am the next day) Homeless everywhere. They broke into my neighbors apartment. Management does nothing. Doesn't hire security but it says that in the lease agreement. Too easy to get into the complex. If you want to use the pool, there is like 20-30 people their with GLASS beer bottles near the pool. Management does nothing about it, as usual, they just collect your overpriced rent and charges you full paint when you move out no matter how spotless you left the place. (10 month lease) Oh and when you confront them about it, they say you have to pay it or they will hurt your credit. Good luck if you move here. read more

We were very surprised at how beautiful these apartments are as we had passed the location many years and never would have thought this place looked so clean and gorgeous despite the area. The customer service is top notch and she made us feel super comfortable. We have gone to a few other apartments but this one made us feel welcome. Great place to live! Clean, quiet, and pet friendly. I highly recommend it. We've been living here for almost a year.

I'm so disappointed in the management & team here. If you move in and have concerns make sure you get everything in writing because that will tell you only what you want to hear and act like it was never said when issues actually come about. We asked about having a grill when we moved in and were told we could have one as long as the propane was disconnected when not in use. Then I went to buy a grill for my husband and nope you can't have one that's against the law apparently. So I buy an electric grill which was approved after spending an hour in the phone with management. Then were harassed a few months later telling us to remove it. If you think you're going to get your security deposit back, you're not. They're going to charge you for every little thing. We got charged $200 for a full painting over a quarter of an inch spot that got pulled off with a command strip. You'll get told there will be a security guard out front at night, there won't be. We went months without having one and when we finally got one he was sleeping in his chair out front. If you ever want to speak to management there is one manager Erica, she will never answer the phone, she will never give you a call back. I waited a week to get a call back from here and never heard back, she's hardly in office. You have to call multiple times a day trying to speak to her and if you finally get through she isn't actually helpful. This place is a joke. Look somewhere else read more

Good luck finding parking after 6pm. There's never any parking and when there isn't and you park it outside of your apartment for a couple of minutes to grab some things. They'll call the towing service to pick up your car as soon as they see you leave your car. Had to pay 447$ to get my car out of the impound after leaving my car in front of the apartment I live in for 30 min. And to add to that they have construction going on for "upgrades" seems like building regulations and safety need to be up to par if you ask me. There is a serious smoking problem here. Even though the complex is advertised as smoke free and its listed in the rental agreement. People smoke in their balconies, patios, inside their apts, and when they open their doors/windows it stinks. There has not been a building that i havent walked by and smelled cigarette smoke at one point or another throughout the day. Even units near the kid playground smoke while kids are playing. It is ridiculous. The issue is more prevalent after management hours too. I would sugguest you take your 2k+ a month somewhere else where you and your kids, pets are not exposed to second hand smoke. If you rent here you will not be able to open your windows, enjoy your balcony or even do laundry because you might get stuck with a smoking neighbor. read more

Where do I begin ! Do not move here unless you want to hear mediocre excuses for everything! The staff acts as if they give a damn they cut corners about every single thing FYI this is now under new management! The only person who is very real is Albert from maintenance THANK YOU ALBERT !! The maintenance manager rueben is very lazy an cuts corner in every aspect I don't understand how possibly they would let someone who is a representation of their company be in that position! everyone else only feeds you the presumption that they care ! To begin I moved here October 26th , 2020 . The day I moved in the new company also moved in they gave no notice of change of ownership , due to that I had to cancel my renters insurance and find another it was disappointment after disappointment , I walked in the office I waited 20 minutes for a key to be made wasn't even given a move in inspection form ! From that point I recognized over some weeks how shabby everything was put together including how poorly trained the new leasing consultants were ! I complained about how poorly put together my apartment was from Plumbing to the painting to the outside rails of my balcony being very unsteady & unsafe to my kitchen bar counter being tilted ! They came to inspect an found that every apartment was like mine & rusted Medicine cabinets were the norm so was my tilted kitchen bar counter they advised me that all apartments kitchen bar counter were installed the same and advised me to just move my burning oil container an put it on a different counter with something underneath because the tilting counter was not going to change all units have the same installation which is a lie the apartment I walked through had merely none of the flaws I received but instead they rather take short cuts which is why my apartment is so poorly put together!!! So I am not one to complain I keep it as real as it comes there is always proof in the pudding ! I will leave some photos below so you can see what I see ! I'm dissatisfied all the way around all Priscilla had to say was didn't you tour the apartments before absolutely and the tour inside that apartment looked nothing like the one that I received trash ! My advice do not move here ! I will be moving accordingly soon if there is no change ! This is what 1700 in rent will get you lol ! Man stay safe everyone! Thanks ! read more

11/17/2020: Been a year living here. It's Cozy. What I like in this year is: 1) Trash gets collected right about when the dumpster is filling up. 2)Staffs are great,...actually awesome. 3) Maintenance requests are taken care of in a timely manner. Albert & Reuben are patient to listen and resolve issues if any. Cleaning staff look for debris or overflow trash and clean, anytime. Assigned parking is great. Unassigned parking is good for families with 2 cars. Courtesy patrol is on call when you need it (I didn't have to call it anytime this whole time). The premises is safe and secure. read more
