The location is ideal, and the rent is in line and reasonable for what's comparable in Riverside…read more The new buildings in downtown Riverside are significantly pricier. Our rent increased $100 in our second year, which is neither exhorbitant nor unexpected. As for the management and maintenance team, they are the best I have ever encountered. They have always responded promptly to maintenance requests, and were very helpful and supportive when we had our wedding at the complex (the grounds are lovely). The complaints about the doggie relief areas are understandable without context. The reason the restrictions were put in place for where dogs could be relieved is that people were failing to clean up after their dogs went on the lawn, a place where children play. As for the lease break terms, all I have to say is caveat emptor. The terms were clearly explained to me from the start. This is a great place to live. Laundry is within the unit. Courtyard units are ideal. If you can afford a little extra monthly rent, consider a three-bedroom. Those units are especially nice. Finally, when we were set to move in, we discovered that we would not be able to move in on a Sunday, which threw all of our plans into chaos. We were able to contact the manager Isabel. Even though it was her day off, and she was out and about, within an hour she met with us so that we could sign the lease, do the walkthrough, and get our keys. Great customer service.

Therefore, I would like to recognize Destiny the leasing agent for her professionalism and assistance!!! Having staff members who are approachable, helpful, and willing to work with residents makes a difference in the overall living experience at the place you thrive to call your home! She's truly a sweetheart who puts so much dedication into her job and truly cares for the residents needs! I appreciate Destiny and her positive contributions she makes to the leasing experience. One of the advantages of living at Casa Sierra is that the rent is genuinely $200-$300 less than the surrounding apartment complexes. Overall Casa Sierra offers a reasonable place to live!

IF YOU ARE CONSIDERING MOVING INTO THIS PLACE THEN PLEASE READ THIS BEFORE YOU DO…read more I know that the price point may seem appealing but I promise you that it is not worth it. This place has become an absolute disaster and has been for at least more than a year. In that time they have had a lot of management turn around which has made this place an absolute nightmare to live in. For starters, many of the residents here are very inconsiderate. Parents who let their kids run wild and do whatever they want, lots of screaming at all hours. These kids leave trash and toys all over the property and management does absolutely nothing about it. There is a pond on the property and kids are often messing with the animals. On the topic of the pond, it is very unkept and if you live near it good luck with the mosquitos. For the last month the pool has been a green swamp and nothing is being done about it. Most of the units are outdated and lack central AC. You are stuck with a small loud unit that only cools the living area so you will NEED to buy units for the bedrooms. The laundry is incredibly expensive and the laundry room is always dirty, full of peoples clothes everywhere (including the machines since inconsiderate neighbors will let them sit there for hours after they are done), and machines that are always broken. If you are trying to do your laundry on the weekend, then good luck. For a household of two, we were spending over $130 a month on laundry alone. Parking is an absolute nightmare if you only have one carport. Extra parking per unit is $60 a spot for a cramped spot with more inconsiderate neighbors who don't park properly. There is very limited visitor parking spots and management is always threatening to tow. Residents with their own spots will park in visitor parking and have their own spots open, which will leave no parking for any of your visitors. There are only two handicap spots and residents with their OWN parking spots will take up those spots which leaves no accessible parking for anyone else who needs it. Management does absolutely nothing about the issue. They allow smoking in units so if you have a neighbor who smokes (like we did) then it will travel into your unit and even though you bring it up to management nothing will be done about it. There are also roaches and ants and you will be told that there is nothing that can be done about that either. There is zero accommodations or accountability on behalf of management and reaching out to corporate is an entire mission on its own. Do yourself a favor and pay the extra few hundred dollars to get yourself a better place to live with better amenities and has the reviews to back up that it is indeed a better place to live. Save yourself the misery and headache.

I would not recommend moving here because they will overcharge you for everything they can before you move out. Only had a 15 month lease and was barely there and they somehow found a way to charge over $2,000 in move out and cleaning fees. Maintenance was nice and gave us tips for move out and how to avoid fees so we did all we could, I then have the manager of the complex calling me saying she's surprised they "didn't charge us more because our apartment looked even worse when we cleaned it". The bosses are very rude and unprofessional. If you are desperate and have money to spare, (because they will charge you on everything they can) they're not a bad pick. But if you need a good apartment, with a friendly staff and some decent humanity to not try to make you file for bankruptcy, do NOT stay here.

The patio is off the living area and is an adequate space for outdoor living. The amenities here are great. The pool is hardly ever crowded, the hot tub is amazing. The fitness center has treadmill, weight machines, stepper and stationary bike. A sauna and bathrooms are in the fitness center as well. They have a nice small playground. They have assigned parking in the garage that is under the building, which is great! A little storage for your outside items too. As well as visitor parking in lots around the complex and plenty of street parking. I love that they have a garbage chute so you don't have to take your trash down. They also have a recycling bin which is lovely! The apartment manager, Glenda, is really sweet and very understanding, if you have a complaint she addresses it promptly. She's good at her job and making sure everyone feels at home and comfortable. It's a very quiet community, with friendly neighbors and kids. It's very affordable for the luxury that you get, no one else has everything you get here for the price you pay in this beautiful neighborhood. They are a hidden treasure! They have many things within walking distance at the Canyon Crest Town Center, including grocery store, pharmaceutical retail store, mom and pop eateries, a quaint book store, Starbucks, gas station, donut shop, fast food. The school bus stop is right in front of my apartment building, so in the morning I walk my daughter out in my PJs RUSD has great schools with caring teachers. My daughter is in a transfer program which is nice that they allow you to do that. There are a few cons to living here which do not outweigh the pros. EVERYTHING MENTIONED BELOW IS MY PERSONAL OPINION. I AM NOT A PROFESSIONAL CONTRACTOR OR HANDYMAN. THIS IS JUST MY OBSERVATION: The buildings are old and not being maintained in the best way possible. I understand that they have budgets but when you do things cheaply it shows. The plumbing sucks and we have instances of clogging and poor drainage. Some of the rainwater runoff gutters are rusted and broken. The white painted areas on the walls are starting to peel off. The air conditioning unit is hardly efficient and the condensation line drips inside the apartment entry way, when I use my powder room sink it leaks as well. The air vents upstairs are full of construction debris and other trash. The front door threshold seals need to be replaced. It doesn't seem to have a lot of insulation, the windows bring in the cold and heat. It's not baby proofing friendly, there is no solid way to protect the stairs.

The apartment itself is very spacious! If you get a 2nd floor apartment it will come with high ceilings. The patio is nice and has outdoor storage that fits a lot in there. The closet is also very spacious & much larger than we needed. Only downside about the room is there's no ceiling fan or light. Spruce Village is a great place to live. It's very quite and the neighbors are friendly. Everyone keeps to themselves and minds their own business. It's also well located and tucked away next to a beautiful mountain view. If you're into hiking you're just 5 minutes away from being able to hike the mountain & 10 minutes away from downtown. You're also close to UCR so if you're a student you will love that. This is my last month here since I'm moving out of state, but if I had the option to stay longer I would. It's a wonderful community, location is perfect, & it's a blessing how peaceful & quite it is. I will update my review if I have any issues during move out, but I highly recommend choosing Spruce Village as your home.

Do Not Live Here…read more Living here has been a nightmare. Management ignores serious issues like constant noise, foul smells, and unsanitary conditions. They dismiss every concern, claiming they "don't smell anything" or "don't hear anything," as if tenants are imagining it. Worse, they entered my apartment without my permission and while I was not home, despite being told clearly that no one is allowed inside without me present. That is a complete violation of privacy and trust. If you value safety, respect, and basic tenant rights, stay far away from this place.
