Super easy to access, the block it is on (main entrance) has pretty much no traffic, though the block below is quite busy at night. The staff at reception were very helpful and friendly on all interactions, granting me a later checkout and holding my bags since I had a light flight out at the end of my stay. My room was excellent. Very spacious. Excellent little kitchenette, stocked with the basics. While I didn't cook anything, I did reheat some food in the microwave and use the plates and flatware provided, as well as some drinkware. All was clean ready for use. The bar area doubles as your workspace, and thankfully, even though it was a high-chair, it was very comfortable to work in. The beds were super comfy. I slept like a rock. I was 7 floors up and not disturbed by any noise from nearby venues and clubs as others complained of in their reviews. I would stay here again.

From the moment you walk in, the lobby makes a great first impression. It's stylish, welcoming, and has that polished feel you expect from a good downtown hotel. The rooms were also really nice -- clean, spacious, and comfortable, which made it a great place to unwind after long days of event activities. What truly stood out though was the staff. They were so incredibly friendly, helpful, and accommodating throughout the entire experience. Since we were hosting an event at the hotel, we had a few special requests for our attendees, and the team went above and beyond to help make everything smooth. One detail that really impressed me was that the staff helped hand out check-in gifts to our guests when they arrived, which made the experience feel extra thoughtful and organized. Small touches like that make a huge difference when you're coordinating an event. Parking is paid valet, which is pretty typical for downtown Austin, and it was easy and convenient to use. Our 2nd-floor room was spacious and comfortable, especially the bed, and a row of windows afforded a pleasant garden view. Breakfast was serve-yourself coffee, juice, pastries and cereal, with fresh berries always on hand in the fridge. This is a family-run business (Strick & Barb have lived here since 1964) so don't arrive expecting a Ritz-Carlton experience. But I'd take the Strickland Arms over some sterile hotel chain any day.

We had a lovely time and I wish we'd actually spent more time lounging around rather than spending our days on the town. The grounds are gorgeous and make you feel like you're in a little oasis. We stayed in the Lady Stephanie room, which was very pretty in the frilly vintage style that is the trademark of B&Bs. Our A/C *mostly* worked. It only got the temperature down to like 78 degrees, I'd say, so still a little on the warm side, but still a relief when it was 90 degrees outside. My one disappointment was that the bed was extra extra firm, which some people will like, but I found it too hard to be truly comfy. We slept fine, but would have preferred a softer mattress. Breakfast is fairly formal--a sit down meal at 9 am with eggs, biscuits, and muffins served on fancy china. Barbara and Co were very friendly, but gave us plenty of space so we didn't feel crowded. I was very impressed that they anticipated all the answers to our questions by providing notes posted in the room. Want to know the wi-fi password? It's on the sign! We got a 1 bedroom with a den that had a queen bed. Although the den did not have an actual door or privacy, what we got in amenities made up for it. There was a weird incident where we walked in on 2 employees who appeared to be engaged in gratuitous acts moments before we attempted to open the door. Although, maybe we were mistaken...we all just got an odd vibe from the two employees (one behind a closed bedroom door we found after talking with the first employee for over 5 minutes) and the other changing the password on the lock (from the inside of the room?--/he had to exit to do this after we entered the room). We had requested an early check in, so it was weird to find anyone hanging out there, playing "peek-a-boo" with grown guests at the initial check in. But the final total for a 4 night stay amounted to $1741.90...and considering the location...the amenities...the layout of the room...it was worth it! Just a warning: while the rooms are equipped with full kitchens, there aren't basic items like salt, oil, cutting boards (although one was brought to us after a text) to do any substantial cooking. But, who doesn't love a room where you can actually wash laundry BEFORE heading home?

After chatting with an agent they informed me that by booking direct I could get a deal and I canceled my original booking and booked directly through them with a savings around $250. I had a few questions prior to arriving and every time I texted an agent I received an answer almost immediately. This type of communication continued throughout our stay. The accommodations were pristine. I am extremely picky and honestly was nervous about staying here as it isn't our typical type of accommodations when we travel, but I could not have been happier. The apartment was huge. It was spotless and everything looked brand new. While we didn't cook there, the kitchen was fully stocked with what you would need to make a meal. There was a French press! There were extras like coffee, hot sauce, tampons; they thought of everything you might not have thought of. We spent hours listening to the eclectic record collection thy provided, so fun! Also, the neighborhood was super cool. We ate from some crazy good food trucks (rolling smoke, bomb tacos), checked out an awesome dive bar (the white horse) and found it completely walkable to the downtown area. No plumbing noises at all, some footsteps seemingly from above which is confusing because we were on the top floor. Easy to use thermostat, yes. AC is quiet. Hot shower, well not quite. The water needs to be upped a few degrees. Parking, yes there is ample covered parking but it is run by a separate company and it is going to cost you. Cleanliness, very clean. Bonus: Staff replenishes water bottles daily. The pool temp is very good and pool is open til 10 pm.

There are locking gates to get into the premises, but the one by the pool was broken. The lobby doubled as a weird Austin t-shirt shop. Meowdy! The staff was nice. The maids came and cleaned every day. The place was kept up and nice. I'd love to return!

I initially pulled into the wrong location about 1/4 mile down the road which was WAY nicer. The true booking that I made was at this location. It felt like a run down Extended Stay hotel - the kind of hotel that people live in long term. Funky, gross smells throughout the hallways. Thankfully the room was quiet and safe for a quick overnight stay. They have kitchen equipment that can be checked out for free such as kettles, slow cookers, toasters, waffle makers and the kitchens have utensils and cookware. Some of the cabinets were broken and the toilet wasn't clean when we arrived. I won't return but wanted to share the reality of this property.

Each floor had a bougie coffee machine, along with sparkling water for guests. Vickie is a great host and we love visiting with her every time we stay. As of this writing, they're in the midst of a fairly lengthy and comprehensive remodeling project, so expect some dust, but don't worry, Louie is taking it well and views the construction workers with the typical indifference that's on-brand for cats. One upgrade that's already complete is the installation of Juro automatic coffee machines on each floor. These machines are quite expensive and produce very nice drinks mere steps from the door of your room. For dining, though, check out nearby Paperboy (prepare for a wait during busy hours). The hotel will soon open its new restaurant, and we can't wait to try it out. The rooms are definitely unique, with each one featuring something a little different. The beds are all comfortable, and remodeled bathrooms are spacious and, wait for it, modern, with ample shower space and lovely large, enveloping tubs (availability may vary from room to room, check before booking). Numerous places to eat, drink, and be merry are within crazy short walking distance, and in fact, if the famous Franklin Barbecue is on your list, this is a great place to stay and get up early to walk over and get in line. Our room was very nice, elegant and spacious, and everything worked fine. We had a view of the courtyard and the room included the usuals like a mini fridge and two robes. The housekeepers were very nice and will change out the towels and spruce up the bed but wished they also had a QR code for tips. At night the room was very quiet and the bed very comfortable. My only recommendation is to change out the shower head for felt like worn out. We dined at The Carillon and one of the best meals we have had in a very long time. It was much less stressful to stay here and just walk to and from the game.
