Not impressed with the rude winter regulars. They overtook the lounge chairs, umbrellas, BBQ and area around the BBQ. Happened to be there during a tropical storm that prevented us from getting out of the driveway due to mud slide, using the muddy pool and other amenties. Water was gushing through our bedroom window and lanai glass door. Soaked up dozens of towels and kept us awake 2 nights. We realize it wasn't entirely management's fault, but upgrading the stability of the area would be well worth the expense for the safety of guests. read more

Well I'm ashamed it has taken me several months to complete this review, stuck in my draft queue. My apologies to Kihei Sands but better late than never. This was my fourth time to Maui and per usual one we will never forget. My wife rented the perfect condo one of two that has a beachfront view and direct access. The condo itself it a two bedroom, two bath with plenty of space for at least 6 people. I have always stayed at a hotel while on the island so the condo was a different experience. Quiet hours start around 9 pm and go to 7 am so you don't have to worry about late night parties. The views are extraordinary combined with the great stuff onsite to help with any of your needs. Hotels are great for couples but if you are looking for an amazing family experience with kids look no further than this establishment. Make your Hawaiian dreams come true! read more

Cockroaches. When I sent a picture of a cockroach moving outside our front door Connie literally laughed in my face and said, "You're so cute. If you leave the door open you'll get cockroaches. It's Hawaii." On our way out, I had just walked past all the doors held open by the cleaning crews by door stoppers... use your imagination. Also, they had a flood recently and the place stunk of wetness - and cockroaches are attracted to mold. FYI - we've stayed elsewhere in Maui and nowhere else have we seen cockroaches. The place seems nice, but maybe they should take care of their bug problem and find new management. There are way better places to take your money. read more

We stayed here and our trip was great. we had a great time. this place is a quiet little place right off the beach. if you are looking for something that is peaceful and perfect for a family to enjoy some quiet beach time, this is it. We had a great time. Wouldn't trade it for the world. Meet some great people too while we were here. The staff is friendly and amazing. the even helped us out when one of our family member's flight was canceled. They are AWESOME. The beach access is literally right off the patio which is AMAZING. Just rinse your feet. The only issue we had was some other guests refused to rinse the sand from themselves before entering the pool which caused issues. So please be courteous and rinse that sand. read more

This is such a lovely place, right on the beach! Honestly, I don't think you can find much better- it's a bit steep in price, but well worth it! If possible, request a room towards the back/lawn area. The option to sit on your balcony or patio with an ocean view is part of what makes this place so wonderful. As well as the beach access- pure, white sands & clear blue water on prime beachfront that is not at all overcrowded or tough. Each unit differs, because each is owned by separate parties who opt to have the management rent them out, kind of like a timeshare. So, you'll find each is decorated & accommodates differently. We know this because we were there for a wedding- majority of both sides of the family & friends stayed here, so we got to see what many different units had to offer. And they aren't lacking! You will find pretty much a full kitchen- all dishes, utensils, cookware included. Up to date appliances, and some even have a Keurig. Plenty of pillows, bath towels & beach towels are provided. It is definitely a step-up from a hotel! Upon checkout, you don't have to worry about much aside from placing soiled towels in laundry basket & taking the trash out. We did find most everything here very accommodating. There is also a laundry facility on each level, but you'll need change to operate. WiFi is decent. There is cable, if you are wanting to watch tv, but it isn't easy to use. The walls are a little thin, so you can definitely hear neighbors sometimes, but not too bad. Outback, you'll find a variety of beach/pool toys to utilize that are community, first come first serve. But, plentiful & awesome variety! The pool is decent & well maintained. But having the beach right out back is what it is all about! There is also 2 foot rinse & shower stations right as you walk up from the sand back onto the property, and the grass is very plush with plenty of lounge chairs to lay back & enjoy the beautiful climate & views. We also enjoyed having the bbq & community patio area where we joined together for dinners many evenings. Coffee & tea is also served to the community on the back patio each morning. We were also surprised to see they will place a list of community events for each day you may be interested, outside your door for the week. We definitely had fun with the hula lessons on the back lawn! I am now personally friends w/ that gentleman on FB, because management couldn't be bothered to pay or tip him, so we did! ...and asked him to come back to DJ the wedding reception. The downfalls: the parking lot is small & poorly designed. Nearly everyone had a hassle & found it more of a pain than ease. You'll also notice some of the staff vehicles take up handicap & multiple spaces when they aren't even present. And that leads to the next complaint: management is lacking. Office hours are weird, and no one is ever there. I did not book my unit- a family member did. So I found myself a bit lost & unfamiliar with everything. As a smoker, I am SO respectful & would never intentionally be in an area where it would potentially bother others. Yet, the ONE time I saw the manager, she decided it would be a good idea to blatantly YELL at me & scorn me like a child instead of politely direct me to where the designated area is: next to the dumpster on the side of the road. For majority of us who had that rude encounter, we now call it "time out". Another note on the manager: she was extremely rude to my sister who booked nearly the entire place to get married. Gave her a hard time about things she personally paid for that had nothing to do with the complex, and scorned her for inviting the hula instructor for entertainment at the event. We don't understand what the issue was, but it really left a sour taste. Especially since the lady agreed to alert other residents there would be a brief ceremony out back. She made my sister feel guilty & scorned, is what it came down to. So, I would recommend staying here, for sure. It really was a great experience & one of the most comfortable & beautiful places you could wish! But, PLEASE do something about the less than kind lady who "manages". She about ruined it for many of us, and I know my family is not thrilled with how they were treated by her after forking out thousands & booking nearly the entire place for 10 days. We loved the 3 bedroom unit B15. Traveling with our two small girls, grandmas, and sister was very comfortable and the kitchen was essential. Used the grill on the patio numerous times as well. Really enjoyed the adjacent beachfront, the amazing uncrowded beach, porch with beach view, onsite laundry, A/C, Meowi (the cat!), pool, boogie boards, patio, and the amazing sunsets. The managers are just fantastic as well, very friendly and even paid for the laundry a couple times as we relaxed on the beach! Great place! read more

Do not book! My family and I booked a 1 week stay for summer 2020 in January. We had no intention of ever cancelling but due to the Covid virus our plans got pushed back. I emailed the general manager and implored to not charge me the $250 cancellation fee as I had no choice but to cancel. This was a global pandemic that my family and I had no control over. The general manager Palisa Shipley could care less and would not reschedule us for later in the year or waive the cancellation fee. Book somewhere else. Don't give this place your money. God forbid anything happens that you have no control over this place does not care about you or your families. If I could do no stars I would. read more

Do not go here if you have kids. The website states that Kihei Sands "is a great place to have a family reunion". Our family rented 4 condos for a family gathering. The regular snow birds at the condo were extremely rude the entire week. They accused us of stealing their beach towels, stealing their pool air mattresses, told us to turn off our music on the public beach, became angry at the children for playing in the pool, and even came knocking on our door at 7pm while we were having a family dinner. They also claimed all of the lawn chairs with their towels every day at 7am, so nobody else could enjoy the patio. This is a clean condominium complex, perfectly located, but not for families. read more

We had a wonderful stay here on the south facing B level. The view from our balcony was spectacular. The unit was comfortable, and we would stay here again in a heartbeat. Things of note; the day after the premise was sprayed for pests, we found two live cockroaches in our unit. As a seasoned traveler, I know these things happen. Life went on. The large estate that faces the south units has a giant tv that shines directly onto the second floor units and can be very distracting/bright if you are sitting on your patio in the evening. This is our 2nd visit to Kihei Sands. The change in management from the first visit is the main reason for only 3 stars. Trash in the parking lot, maintenance equipment piled up in the planter area etc. There is a no smoking policy but now, apparently, it depends who you are as I had to ask manager to enforce policy in the common area during dinner. He didn't want to, claims it's "a political" issue. Be aware that the quality of furniture and decor differs dramatically from unit to unit. We stayed this time in A12 and the furniture and decor was NOT the same as the photos online. Beware. Manager changed out couch for us but it was tired wicker and not comfortable. There were mars all over the walls as well. Amazing how much of a difference management makes in a property and your vacation experience. read more

This review is for unit A6 that is owned by Elen Stoops. She is very nice and easy to talk to, accommodates our needs and had a lot of great recommendations in the area. Stayed in her condo for 3 nights and 4 days and it was just the best! Everything inside the unit was beautiful, very clean and fully stocked with pretty much everything you'd need on a daily basis. My boyfriend and i felt so at home and comfortable. Love how you it's very airy throughout the house with windows and sliding door open. I already miss hearing the trees and beach waves night and day. The pool is right in front of the ocean and the best view you can hope for. So lucky to have found this spot to end our last few nights in the island. read more

What started out as a crazy hectic day of me flying out with 2 toddlers & an infant, no car, was pretty brain wrecking but I kept my cool and did what I had to do. Hauling around 2 toddlers, my 5 month old, his car seat and stroller. Diaper bag, my purse, & 2 duffle bags I managed to get to this condo. 11:45. I thought I was able to drop off my luggage and dig, but I was to abide by the 2pm check in rule. My brain went hay wired. Nice enough, the guest here brought out glasses of water and snacks for my kids. They also offered to watch my things while I take my kids out to the beach. My day was getting pretty good considering it was 1:35 & I didn't have to hear the constant nagging of 'when can we check in, mom?! Is it almost 2? I want to lie down. Just a little bit more time? How much longer ?' Before I knew it the two owners of the condos brought out my package & keys to the beach !! I've never felt more welcomed ! They also helped me with my luggage and the kids to our condo. Condo was beautiful ! I rented a 3 bedroom 2 bath & it was awesome ! AC, fully equipped kitchen, bathrooms were stocked, extra extra pillows in bedrooms, & towels placed artistically on every bed. The hospitality here was nothing short of amazing & the condos .... The best. I would recommend this place to anybody. One thing I wouldn't recommend is flying out hours early before your check in. read more

We stayed in the A3 condo for a week with our 7 year old daughter and it was perfect. The beds were comfortable, the apartment was clean and very well stocked. We cooked most of the week and saved a bunch of money not going out. The pool looked beautiful but we did not use it because the beach is so amazing! We walked down several times a day to enjoy the amazing weather and gentle waves. The staff was great and very responsive, even sending a forgotten item to us after we left. We would definitely recommend this property to anyone and will certainly return! read more

We recently returned from our third stay in unit A6 in Kihei Sands condominium, and it was as enjoyable as our first visit. This is a one bedroom groundfloor unit and is located 10 seconds walk to the pool,and at the most, 30 seconds walk to the seashore. The unit is beautifully furnished with all the amenities you could ask for. It is in a smaller quieter building right on the beach, with a local fruit market and an ABC store a short beach walk away. There is also a funky local diner/bar another short beach walk away. The management has coffee made on the patio each morning, and the patio is a great place to meet other tenants all day and evening long. We highly recommend. read more

My husband and I stayed in condo B9 with my cousin and her husband in mid June. We had a GREAT time in this unit and it had absolutely everything we could possibly need or want... even board games and a slow cooker! The property manager is incredibly friendly and even helped us plan our outings and adventures. I loved that these condos are nice and quiet, and offer a friendly, family-like atmosphere where guests can barbecue together in the evenings and swim in the ocean a few steps out of the door. The beach is beautiful by the way... lovely sand and a wonderful view! I would highly recommend these condos to anyone looking for an affordable Hawaiian vacation. The location is great, the staff is friendly, and the condos are well looked after. We will be back for sure! read more

We were looking for a low key, non tourist, personal place to stay and we found it!! We stayed in A14, Tony and Allison are the owners, and we felt so welcomed! Good communication from the time I started looking to the time we arrived. Very clean unit, quiet, right on the beach. The bed was a king size and VERY comfortable! We sat on our personal patio in the morning with coffee, then joined some of the other guests on the big patio. Coffee was provided there. By the time we left, we had met some great people, also owners that were great to visit with. We will be back, hopefully with family in tow! read more

Checked out of Kihei Sands on Monday after a week-long stay for a friend's wedding. The property is quiet, well maintained and literally a few steps from the beach. We stayed in unit B9 which has an ocean front view from the balcony (perfect for having your morning cup of coffee). Hamid, the maintenance manager, was very welcoming and attentive. He made sure we were always taken care of and even gave us a large bunch of bananas. All of our neighbors were very hospitable and friendly. The best part is if you're attending a wedding at Sugar Beach Events, it literally takes less than a min to walk there. The condo is fully equipped/furnished and is perfect for those who don't mind cooking (Maui can get expensive) and the property had a communal bbq area. Four of us slept comfortably in our 2 bedroom/2 bath loft and the A/C was more than sufficient. The roofs were under construction the entire week we were there, but it minimally invasive. My only suggestion is that some of the units need updating but other than that this place is highly recommended. Enjoy! read more

The condo complex location is great, I have visited on multiple occasions location is great no doubt. I don't believe the reviews on the www.kiheisands.com web site however, I don't see how you actually add a review to their web site, so I am adding the review here. My last stay in Feb 2018 was in suite A11, considered superior ocean front. The majority of my review is based on this suite A11. 1) management non existent, while we don't need much hand holding where was no presence what so ever. The last manager quit in Jan 2018 and they had no replacement at the time of our visit. I asked a question of a lady that was pointed out to me as the manager she simple kept walking. No Thursday night pot luck as there is no manager. We enjoyed this in the past. 2) There is a very bright light in the hallway/breezeway ceiling outside the master bedroom that shines in the window all night. From the first night there we rescued some cardboard from the trash and stuck it against the window in an attempt to block the light and get some sleep. There is also a vertical window leading to the hallway with no window covering. We needed to do the same thing with that one. 3) Dining room chairs and sofa are in serious need of replacement. All have lost their spring and support long ago. 4) Sofa is seriously uncomfortable to sit on especially to lie on. Would not say that this suite would accommodate 3 people because of this alone. 5) Dining room table is too big for the space it its in. Takes up too much of the room. 6) TV is a piece of crap, burnt out pixlels 7) Shower has a flat entry which is nice but the slope is not correct leading to a flood of water to the entire bathroom. read more

We just spent the most amazing 10 day vacation at Kihei Sands! We stayed in Unit A3 and it was perfect in every way! The condo was supplied with everything we needed in order to relax and enjoy every minute. It was quiet, cozy and refreshing. I highly recommend staying in this unit. read more

For unit A6: The owner of this condo misrepresented many things about the condition of the condo and was not responsive at all when we raised concerns. First of all, the owner did not tell us that the unit was tented and fumigated for three days right before we arrived with our one year old baby. None of the dishes were washed after the fumigation--and because we didn't know, we drank from the glasses, fed our baby off the plates etc. We learned of the fumigation two days later from the on-site managers. The owner did state to us that there would be some landscaping work while we were there, limited to "plantings, all by hand, nothing more... in the center walkways and near the parking area." She omitted that the plants were dead because they had been fumigated. The owner also stated other than [the landscaping work, we would] "have everything that this condo and the complex offer." Unfortunately, a several-day stone-cleaning project (that resulted in removal of all of the lounge chairs, patio seating and barbeques) reached the swimming pool, which was closed "until further notice" due to cleaning chemicals spilling into the pool. We couldn't use the front door while the cleaning was taking place, and were told to enter and exit from the back patio door which could not be locked from the outside. Other condo owners we met said that they hadn't rented during the intensive maintenance week, because there was too much going on. I guess the owner of A6 was too concerned about making money--at our expense. We raised these issues to the owner, and her suggestion was that we move out. When we explained this would be difficult due to cribs and other rented baby furniture, she refused to communicate any further with us. read more

Wonderful location wonderful facilities BUT if you have a lower condo be prepared for hearing EVERY step, flush, sliding door EVERY movement from the condo above. It's the worst sound proofing of ANY place I've stayed at ANYWHERE. You literally can tell if they are barefoot, sandals shoes or heels. And there is no way you sleep through it. When asked if they could stop the quests above said they leaving soon AT 0215hrs (that's 2AM) there are no flights then. Pack your bags the night before or in the LATE morning. DON't book a lower condo......... EVER. The night before they were up at 0434hrs (I know exactly because that's when they started the walk back and forth in shoes). Who wears shoes in 85F with air conditioning set at 73F on nice tile floors in the tropics and walks back and forth 40-50 times packing at 0230hrs and keeps doing it for another hour after you politely ask her to stop. I mean REALLY the owners of the units who are here most of the time must be crazy not to demand some kind of renovation to mitigate this, but I don't think this could be done without major $$$$$$. Pick an upper condo there is no other way to get around the thump, bump and insomnia! You must be able to sleep through earthquakes, to stay in the lower condos. Pity because the rest of the complex is fantastic, it's the best. read more

Refesh and Relax in paradise! I walked out my front door and onto sugar beach where the only sounds were crashing waves and the breeze floating through the palm trees. Nice and quiet! I loved taking a dip in the warm pool after relaxing in lawn chairs and swimming in the ocean. The management always responded quickly, our two bedroom wasn't just clean but beautiful and had fresh pineapple and flowers waiting for us. Can you say attention to detail? They had everything we needed in the unit including beach towels, boogie boards, and floaties. We will be back! read more

In response to the complaint here is further background from the owner of A6: Kihei Sands is a small and family-like operation. We strive for a happy time for all and it is our sincere hope that everyone is pleased with their stay and wish to return. Sadly this stay did not work out for all involved. In anticipation of some landscaping work that follows the tenting of our complex I advertised my unit with a discount and put a block on renting the unit until it was beyond the recommended time of clearance for occupancy. We do not jeopardize the safety of our guests. The complex was verified ready by the service firm and then re-occupied by our local managers and others A FEW DAYS PRIOR to the arrival of this family. Within hours of the time the couple raised an objection they were provided a complete detailed written response. The explanation included what procedure and products were used in the building treatment, and advising that the gas treatment fully dissipates/ has zero residue (which is why dishes are unaffected and are not cleaned an additional time). In the same response on the building safety I proactively included for the couple pricing and availability information for other nice beach properties in the area that could accomdate them should they feel more comfortable to leave. While the condo was perfectly safe I immediately offered a refund so they easily make a choice to truly relax and enjoy their vacation on Maui. I went out of my way to help them. Apparently, after reviewing the information I gave them about the building treatment they must have concluded/agreed that it was safe because they thanked me for my response and information, declined my offer for a refund and said they would like to stay. A few days later the couple was asked by the property managers to refrain using their front door for a period of two hours while the stone sealer for our walkways was applied and was drying and the managers would personally watch the back/lanai door to ensure no one trespassed while it was unlocked. The incident with the pool closure was unforseen and unintentional - an accident that happened. Again we tried to provide a remedy. The pool had to be drained following a spillage into the pool of material involved in recoating the natural stone walkways. To show concern and goodwill I then offerred the couple a rebate of $50/night on my rate or once again a refund in full if they decided they wanted to move to a property with a pool. They responded that they preferred to stay, however they also said I now needed to let them stay at no charge or there would be future consequences. When it was clear to me that nothing short of a free stay would be accepted I felt there was no more I could offer. We strive to ensure great vacations for our guests. Many comments from other visitors will show that we work hard to keep the property well maintained. We will also do our best to reasonably remedy situations. In this case it did not seem we could arrive at an acceptable arrangement and we are sorry for that. read more

We planned our trip to Kihei Sands 11 months ago. We have stayed there a number of times over the years. This trip was planned for April 17th through May 3rd, 2015. There was a water main break on N Kihei Rd March 26th that flooded all the lower units of Kihei Sands. We were informed yesterday that our reservation was cancelled a full week after the flooding. The Managers barely offered an apology let alone assistance to find other accommodations. We received this information by e mail late last night, no phone call. These Managers should be fired for incompetence and lack of customer service. They withheld information from us and where very deceitful. Our trip is completely ruined and at an enormous financial loss to us. Traveler beware do not trust anything they post or their website or a confirmed reservation. They will miss-represent this property in order to lease units and miss-lead you as a customer. We will never be back! read more

Nice location, nice unit, friendly staff and community. Overall we enjoyed the complex. However 2 things are causing a 4 star rating. The parking lot is very tight. We visited during off season and it was sometimes difficult to park, especially when others park crooked. The biggest annoyance was the construction going on in the lot next to our side of the complex. We were given no warning of this and would have looked at units on the other side had we known. Waking up at 7am to the sound of drilling and bulldozers isn't ideal for vacation. read more
