Razo’s Plumbing - Crawl space emergency shut off valve and pressure regulating valve

Razo’s Plumbing

Weeks earlier, I'd had one less-than ideal experience with a different plumber based in Olathe, and…read morebecause I have a very small budget for home improvements, I shopped around extensively in the K.C. area to find an experienced licensed plumber I could rely upon to install a replacement utility sink and replace my tub faucet. Alfonso showed up right on time with his helper, and they knocked out my needs-done list in under 3 hours. Not dirt cheap, but having already gotten other free estimates nearly double his, I was very pleased to get both needs done in one visit at a price I could afford. They also did a very good cleanup, so I didn't have to.

Paid $240 Upfront and the Job Is Still Not Finished…read more I hired Razo's Plumbing to replace an outside faucet while new siding was being installed on my house. The plumber came out and explained that he could not install the new faucet at that time because of the siding work. He removed the old faucet and told me he would come back to install the replacement. I paid $240 upfront for the job. Once I had the new 1/2-inch MIP faucet ready, I contacted him and sent him a picture. He told me, "I can stop by this Friday." Friday came and he did not show up. Since then, I have repeatedly texted asking when he is coming back. My messages have gone unanswered. It has now been two weeks, the job I paid for is still unfinished, and I am left trying to chase down the plumber just to get a response. I understand that schedules change. What I do not understand is taking full payment upfront, promising to return, not showing up, and then ignoring repeated messages from a customer. I have screenshots of the communication showing the promised return date and my multiple attempts to follow up. At this point, I simply want the job I paid $240 for completed or my money refunded. Based on my experience, I cannot recommend Razo's Plumbing

Will aka Billiam was the one who gave us our bid and also came out to do the work and I cannot stress enough how nice and professional he was. He explained the work thoroughly and in a way that was easy for us to get, he made sure to get a hold of me and explain if something had arisen and was able to walk my wife and I through what needed to change from our initial estimate and and he cleaned up after himself as well. He felt like a guy I'd want to hang out with outside of an instance like this and was very personable. He was quick and prompt at handling the work we initially called him out for. We have a lot going on in our lives and no one wants an unexpected cost like this to hinder their plans like this one almost did, not only was Andy's Pipe Dream and their technician Will well priced and willing to back up their work, the were also excellent to interact with and it helped make the process of spending this much money on a necessary expense like this with them a no brainer and eased our concerns. In the future we will be using them again for any issues we might need fixed.

Mission Plumbing, Heating & Cooling

Mission Plumbing, Heating & Cooling

If you're considering Mission Plumbing for a major plumbing project, my advice is simple: don't…read moreexpect communication, scheduling, or project management to be their strong suit. Our project involved replacing deteriorated cast iron drain piping beneath our kitchen and basement. The plumbing work appears to have been completed correctly, but getting there was one of the most frustrating contractor experiences we've had. The problems started on day one. I took a day off work because our project was scheduled to begin that morning. Instead, we were told the necessary equipment wasn't available, so the work had to be postponed. While disappointing, I understood that things happen and agreed to reschedule. Unfortunately, that set the tone for the rest of the project. Appointments were repeatedly delayed or rescheduled. Crews arrived hours after their scheduled arrival window without anyone calling to let us know. Several times we had to contact Mission ourselves just to find out if anyone was actually coming. We received different explanations from different people, and there never seemed to be clear communication between the office, management, and the field crews. The estimate created another major source of frustration. The original proposal left us with a different understanding of what work would actually be performed. Once excavation began, additional problems were discovered, and we completely understood that additional work and additional cost might be necessary. That wasn't our concern. Our concern was that the revised estimate was so vague that we still couldn't get a clear explanation of exactly what work we were paying for. When you're approving thousands of dollars in additional work, the scope should be clearly documented and easy to understand. Throughout the project, it felt like we were managing the job instead of the company. My husband and I found ourselves coordinating between the office, management, and the field crew just to understand the schedule, clarify the scope of work, and keep the project moving. That should never be the customer's responsibility. The repeated scheduling issues also caused significant disruption to our daily lives. We repeatedly adjusted our schedules and prepared our home for crews that either arrived hours late or didn't arrive when expected. The uncertainty made an already stressful plumbing project much more frustrating than it needed to be. To the company's credit, management eventually became involved, apologized for the experience, and made a significant adjustment to our final bill after determining that part of the originally proposed work was no longer necessary. We appreciated that because it was the right thing to do. I also want to point out that every employee who came to our home was courteous and respectful. My criticism is not directed at the technicians themselves. It is directed at the company's communication, scheduling, estimating process, and project management. No customer should have to repeatedly call to find out where the crew is, receive conflicting information from different employees, or involve multiple people just to get a project completed. The plumbing work appears to have been completed correctly, and the efforts made at the end of the project to resolve our concerns are the reason this is a three-star review instead of two. Mission Plumbing has good employees. The company simply needs better communication, better scheduling, clearer estimates, and better coordination. If those areas improve, I believe the overall customer experience would improve dramatically.

Replaced a part that it turns out only costs about $15-20. Was charged over $775 for the repair, even though their website states "No extra fees for evenings or weekends". Refused to provide a breakdown of what constituted the total charge, or provide me with a copy of the invoice. And demanded payment on the spot, although I was told I could be invoiced. Finally, they did not clean up after, and left my office a mess. Would never recommend using them for any service whatsoever.

This latest one was a hot water leak under the slab in the master closet, and the final straw. Due to our previously outstanding experience with Michael and Leak Finders, they were our first call, and our only call. Michael quickly detected the leak and then explained our options: 1) Only fix the leak 2) Repipe only the hot water 3) Repipe both the hot and cold. He thoroughly explained all our options, including exactly what would be done for each scenario, and the cost. Since this was our third leak we decided to go with the repipe. I can't stress this enough, Michael is punctual, communicates clearly, very meticulous and very clean. The job took 2 weeks. Every single day he was on time. Each day he vacuumed the areas he worked in and put his tools away. If it weren't for the holes we wouldn't even know he'd been there. He limited the holes that had to be made and explained to me every day what he'd be working on. My wife joked he left the house cleaner when he left each day than it was before he arrived. The job is done now and we are thrilled with the work he did. We can't recommend him highly enough. We all have our contractor horror stories. You definitely wouldn't get anything other than a success story with Michael and Leak Finders. We are confident the days of pinhole leaks are behind us. He also added several more hose bibs for us where there were none before. We have have on on every side of our house. A positive side note is we also get our hot water more quickly, and it gets hotter faster. I've only posted a few of the pictures. He treated us and our house with great care. Meet with Michael and we feel strongly you'll see the difference and why he is our only call!
