I fealt I had to say something because it made me so mad. When people are looking for a home every dollar matters and these people just want to take from you. I am going to explain my experience so you hopefully avoid this company. So Me and my family are in the market for a bigger home. Mind you we do not need to move we are just shopping for something bigger a 4 or 5 bedroom. We also arnt 100% sure if we want to buy yet. So we noticed a rental available on There website on 06/19/2026 we really liked it but unfortunately it was about 4:30 in the afternoon and it was to late to contact them to try and get details. So I did email them and basically tell then we were very interested. We started the online application just to have it ready so once we viewed the property and if we liked it we could just pay and apply instantly. So on Monday 06/22/2026 I called the office first thing in the morning at 0855. I was actually surprised they answered and I asked the agent about the property we were interested in. He stated that the property has already received a qualified applicant. So that threw the first red flag. So then I asked him how can I go about seeing a different property. He stated we have to fill out and pay for the application a $50 charge to even look at anything. He tried to make it sound good by saying once we qualify then we have access to all there listinings. I told him we are only in the market for a 4 or 5 bedroom and we have no desire to go for anything less than that. And he stated that they do not have the time to show the house to every person interested. Which I understand but I stated why wouldn't you atleast offer 1 open house then atleast you gave people an option to view the home. But buy this time I have already realized this company does not care they just want the money. So basically they kept this house on the market all weekend and still today it is listed as available on 06/23. They are taking $50 a pop from people filling out applications on line. They dont even have the decency to change the status to pending. Like I said I did not fall for there crap. Please be careful people because they are making money off your Application fee ​at its truly wrong and shouldn't be legal.

The man is a outright "theif and predator ial slum landlord".Whom has used band-aid repairs and petty, bigot scapegoating deflecting of his responsibilities as a landlord to whomever is the actual of owner of property of this property.By religiously ,and with vigor avoiding replacing the failed roof with "oh! James the owner is cheap".I couldn't believe his audacity to think I had no understanding of the responsibility he has as a landlord....But for yrs and to this yr 2026 that was his excuse to me following the many failed band-aid repair,s.Which allowed water intrusion.Which then allowed mold.Vijay would recite it as proud as a child altar boy in a Catholic Church. 2023-2024 complain to Vijay of visible mold and moisture damage.That at times gave off a very bad smell.He visited once.And agreed.But it was no until Nov 2025 that he hired a mold remidiation company to remove mold.Which in my initial ignorance thought great.But,after I googled the situation.It said the water intrusion needed to be stopped first.Then address the mold. Or both repairs needed to be done simultaneously.Therefore Vijay with all his knowledge,and great reverence in the community of Modesto.Began the repairs ass backwards.Ignored tenants safety,and continued to collect rent.But as fate would have it .It actually rained during the mold remidiation as the crew demolished kitchen.The crew placed a plastic sheet over open ceiling to protect rain and wet molded insulation from entering house .And left.Never to return to remove visible wet and molded insulation.See photos.I thought they're job was incomplete.I alerted Vijay.His response was his repair man would be by to complete kitchen.However the repair man began restoration of property.in total 3 room,s had visible mold or and severe moisture damage. Now I'm thinking why was the visible molded and moisture damage insulation not removed. Why? start restoration if mold is still in house attic,s insulation.I thought this guy is letting his narcissistic and bigot habits into his business. I called an attorney.They suggested to get a 3 rd party mold inspection report.That I should first ask Vijay.And if he doesn't provide it.That I should pay to have a independent 3 rd party mold report.I did so.And it stated on 01/07/26 mold was still present in rental property.A lawsuit of owners negligence began.My attorney added that our rental was uninhabitable.That landlord was resquired to offer us relocation to a comparable housing or relocation fee,s... Vijay officially did neither.As according to my law firm at the time he never of contacted them."And it must be said that the city of Modesto also said Shankar RE never received a permit from city to do any restoration repairs to follow a mold remediation. More leaks 2026.This house leaked possibly every month of this yr it rained. Including May 27-29 approx date.I reported and shared photos with attorney and Vijay each time. Now ,not just following leaks,etc of previous yr,s and band-aid repair,s.Vijay hires cal west roofing of Modesto to allegedly replace roof. But days,if not hrs after cal west roofing had a inspection of the completed so called roof replacement.It rained.And the kitchen and hallway leaked and filled pot,s in hrs.Which will only further exasperat the growth of mold in this property...What has Vijay done since nothing.! Meaning the roof will likely leak next rain.And certainly the mold reported in 2023-24 grows in attic and ultimately throughout house. Worse he allows his tenants of more than a decade to live in uninhabitable rental property.Knowingly he has a responsibility to provide relocation fee,s or relocate us to comparable housing immediately.Not to omit my sister on fixed income has been battling cancer.Which Vijay is well aware of In closing,this a description of a preditorial theif and slum landlord.And a foolish man who will go to no limit to collect his rent and ensure his property and family is safe.And in the same breath he bigot thinking believe,s I will allow him to lie ,cheat,steal and manipulate my family...I have alerted the "defendant Vijay Shankar"that I will boycott his business and allied associate,s.Both physically and online.

Most of our interactions have been with Maria in the office and Anna over the phone, and both have been absolutely wonderful to us. Whether we stop by in person or call with a question, they are always helpful, responsive, and willing to assist. Even when the team is busy, they make us feel like our concerns matter. While I've worked with everyone in the office at some point, I primarily communicate with Maria. She is extremely professional, knowledgeable, and reliable. She may come across reserved at first, but I've learned that she is genuinely kind and cares deeply about helping residents. Her calm, serious demeanor reflects her commitment to maintaining a high standard of professionalism, especially in a busy office environment -- but she is always approachable and willing to assist with anything we need. One memorable example of their exceptional service was when our kitchen started flooding and I couldn't get the water shut off. I was panicked and reached out through voicemail, email, and a call to the office. Within six minutes, someone from New Bridge contacted me to help resolve the issue. I've noticed that many of the negative reviews online seem to come from misunderstandings or frustrations directed at property owners' decisions, not the management team. New Bridge enforces the policies set by each property owner, and it isn't fair when they're blamed for decisions outside their control. In our experience, when we follow the proper procedures, communicate clearly, and ask for help, New Bridge has always come through for us. Even during their own office remodel -- when they were temporarily squeezed into a much smaller space next door -- their level of service never dropped. They continued to handle every request promptly and professionally. Overall, New Bridge Management has exceeded our expectations in every way. They are responsive, organized, caring, and dedicated to providing excellent customer service. We genuinely couldn't ask for a better property management company. If you're considering renting from a property managed by New Bridge, know that you will be in very good hands.
