    We have been here for a few months now and have enjoyed our time here…read more The maintenance guys are very nice and helpful, the office staff are just a text message away when you need something and the grounds are taken care of MUCH better than other surrounding apartment complexes. For the price you can not beat what you get- yes the appliances are dated- but we have never had any issues with them at all. The one complaint that I have is the parking situation. I wish they would let you rent carports instead of doing one per apartment-which I do feel would bring in more revenue. Sometimes the parking near the apartment is full which will lead you to a 5-10 minute search around the surrounding apartments for a space. If you are looking for a place to live I suggest checking it out.

I explained to them that my car does not fit and requested a normal sized parking spot. I explained to them that I am a registered nurse and also that I am pregnant and I did not want to stress about having to find parking every day after a 12 hour shift at the hospital when the lease STATES that we would have one assigned parking spot (parking is known to be an issue here). They chose to cancel the lease rather than assign me one normal sized parking spot. Way to take care of your first responders Oak Park. I guess if they weren't even willing to assign me a functional parking spot I probably dodged a bullet by not renting here. Do not rent here.

    Overall, it was pretty okay. We had no issues with the unit itself, though it would be nice if they…read moreinstalled water softeners. The water is very hard in Turlock which makes it difficult to truly clean anything. I absolutely loved having access to the pool all-year round (heated in winter). The cons are primarily management/administrative, beyond what other reviews have stated about the cleanliness of the breezeways and sound issues. -At move-in: the apartment was not as clean as I'd expect for having been supposedly "professionally" cleaned. -The noise restrictions were NOT enforced. We lived above a screaming teenager who would yell profanities, racial slurs, and screech at (presumably) video games every single day. We reported this to the front office multiple times and they said they couldn't do more than ask the tenant to stop. I wouldn't recommend living here if you work from home. -Before signing the lease, we were not allowed to view a blank lease form. This is more of a complaint about the property management company than Sierra Oaks, but it's ridiculous not to have a blank form for people to view. -At move-out: we needed to move out a couple of weeks prior to the end of our lease. I tried to schedule a final walk-through with the apartment manager, but she told me she would be on vacation the day of our move-out and no one else was trained to do a final walk-through. She also told me that the carpet is always cleaned after move-out and the tenant is charged for it. The lease does NOT explicitly state that the charge will occur. Lastly, she told me that photos would be taken so we can see evidence of anything they put on the final account statement. On our last day, we left the apartment cleaner than when we moved in and dropped our keys with the front desk. The next week, the apartment manager called asking if we had been able to do a final walk-through. I thought no one but her could do it? A couple of weeks later, we received our final account statement with two small cleaning charges (including one for painting, which was not necessary) and the $95 carpet cleaning charge, and over $500 withheld for "term of lease fee". Our lease ended mid-month and we paid the amount written on the lease for that month, $880. I've left a voicemail and emailed and am waiting to hear back about this charge. EDIT: I spoke with the community director and was told my arguments would be forwarded to a regional manager. With clarification, I learned that the "term of lease fee" was credited on the final account statement so it was not included in the charges. I maintain, however, that small scuffs on paint, dirt that "was easily wiped away" (told to me by the community director), a carpet with no stains and only requiring regular vacuuming to clean, and the effects of hard water on dishwasher, sinks, tub, and toilets, CANNOT be legally charged for rectifying. This is in accordance with CA state rental laws. They also cannot legally charge a $95 carpet cleaning fee "regardless", as they told me, of the condition in which the carpet was left.

    Warning: Living here was a nightmare This was the worst…read moreapartment experience I've ever had. I am so glad to finally write this review. I lived here in 2020 and would strongly warn anyone considering this complex. I was given an extremely depressing studio with almost no natural light. The unit was not clean or move-in ready, and I had to deep clean the apartment myself before I could even feel comfortable living there. Starting in the spring and especially summer, there was a severe cockroach infestation. When I complained, the manager told me, "Well, it's Turlock--there are a lot of cockroaches. Get used to it." That response was completely unacceptable. You will see cockroaches outside, but they should not be inside apartments. This was not an occasional issue--it was an infestation. I once left my apartment for a week and returned to a flood of cockroaches everywhere! I was even afraid to use the dishwasher. I was constantly anxious in my own home, scared a roach would appear out of nowhere! Even using the bathroom caused near panic attacks. I have a picture of the small roaches but there were also giant ones. I had to constantly call for repairs. Maintenance and management were also disrespectful. I also believe my calls were screened and ignored, as calls from my number often went unanswered. I specifically asked maintenance not to wear shoes in my apartment while I was at work, but they ignored my request. Every time I cleaned, there was excessive dirt tracked in. The bathtub was made of extremely cheap material--it peeled easily and constantly clogged. Management tried to charge me for repairs even though the tub was clearly low quality and poorly installed. The vinyl flooring throughout the apartment was incredibly thin and fragile. One bed leg somehow caused a hole in the bedroom floor, which made no sense. I was blamed for it by the bald male community director, who insisted I caused the damage. Management claimed the flooring was newly installed, but when I contacted the flooring company they use, I was told they had not worked on this complex since 2010. I repaired the floor myself so well that the damage was no longer visible, yet I was still charged upon move-out. I will attach pictures of how it was and how well I fixed it. Noise was another major issue. I lived on the first floor, and my upstairs neighbor stomped constantly. The walls and floors are extremely thin--I could even hear their dog urinating on the floor. I repeatedly complained to management and asked that the neighbor be given notice, but nothing ever changed. I was regularly bothered and had to wake up every day around 5 a.m. It was also hard to sleep because of the noise. Parking was another disaster. Parking is extremely limited, and after 9 p.m., it's almost impossible to find a spot. My last straw was when management failed to place a tow notice on my door, and my car was towed overnight. To make matters worse, the tow company employee was smoking inside my car. When I complained, the manager simply said, "Too bad not our fault." Before moving out, I deep-cleaned the apartment. Jessica inspected the unit with me, and I thought everything went well. However, getting my security deposit back was a nightmare. I had to repeatedly contact the office just to get updates. They took as much of my deposit as possible and made excuses to justify it. They forced me to pay for professional floor cleaning and painting, even though I had photos proving the damage and dirty walls existed before I moved in. Despite showing evidence, they still charged me. I'm so grateful I was able to move out after one year. I now live in a clean apartment without cockroaches, and for the first time in a long time, my home actually feels safe and comfortable. I would never recommend this place to anyone! Management was consistently disrespectful. While I considered filing a small claims case, I chose to move on rather than continue dealing with them!

The new manager Ashley is disrespectful and will NOT work with you for whatever reason! There's people from across the street who use the dumpster, which you have to pay for. They also use the pool and laundromat as well. There's a lot of stray cats roaming around and theres a HUGE flea issue so be aware dog owners. There's always homeless people dumpster diving. The balcony policy is ridiculous because they will notify you to not leave anything out there like bags of cans or a grill. The last staff of the leasing office got fired for stealing from their residents and making up regulations for their convenience. Two words. Rent elsewhere!!

I only chose this apartment because it was cheap and i was desperate to find a place to stay. I wanted to leave but the buyout is 3k!! how ridiculous that's more than 3x the monthly rent! The first con is the apartments having popcorn ceilings. If you never lived in a place with popcorn ceilings it's a pain to live with. There's always dust accumulating on the ceiling and sometimes it'll hang like spider webs and when you try to clean it the ceiling starts to crumble and fall off. I have seasonal allergies and it's been making them act up more. Second, the apartment doesn't have any lights. You're going to have to buy your own lamps for the living room and bedrooms. The only light in the house is in the kitchen and the bathroom and when the light went out we had to buy our own light to replace it because they didn't answer our tickets we sent through the portal. Third, the only time they replaced the A/C filter (which is on the ceiling where the hallway first begins so you can go to the rooms) was a month after we first moved in and I had to go in person 7 months later to ask to change it. I was told when I walked in that, apparently they're supposed to change it every month ‍ Fourthly, the neighbors are so loud and unmindful of others living around them. We are all grown and have jobs and would like some peaceful sleep! Next, my boyfriend's work truck got broken into twice in which they stole his leaf blower and then his personal car got his window bashed in -- We were camping that weekend when they broke into his car that was parked at the designated car port and none of the maintenance people decided to call and alert us . Usually there's maintenance late at night and throughout the mornings in the parking lot sweeping and cleaning. i'm just surprised they didn't try to call us or notify us that our car was broken into but they sure pay attention to cars in the parking lot that have tags that are expired or have damage on them and put towing stickers on them. Anyways, We called the cops and made a report, then we notified the apartment. They "reported" it to the managing director of the apartment and didn't do anything else. We found out someone broke into 2 more cars the same time ours was and than a month later there was 2 cars which were on bricks with all tires taken off. I had called the apartment to report it since i seen it driving to work and they didn't do anything about it. They say they have security but i only see them twice the whole 9 months i've lived there. we even asked them personally for their hours and they say they don't work weekends only weekdays. I personally don't understand with the amount of break ins why they don't hire more security. Another thing is the laundromats here are super dirty and for the past 4 months the washers and dryers havent been working - meaning they take your money but don't turn on or just don't work in general. I'm pretty sure all the residents have complained because it's not just one building where it doesn't work but the whole complex laundromat buildings (there's about 4-5 of them here) don't work. i've had to go to a laundromat in town to wash my clothes. you would think will all the money they get from everyone renting here they'd be able to afford to fix them, get more security, and fix the outdated ceilings and install lights but what can i say, it's like the saying goes you get what you paid for.

    Renter for 3 years and this place was great until a new management company took over…read more With the new management company: Homeless people were allowed to sleep at the bottom of my stair well. When management was notified, this was dismissed as being harmless. As a single woman living with her young daughter, I didn't appreciate the dismissive response especially when the individual is sleeping at the end of my stair well in the early morning hours and we had to walk over them. We didn't feel safe Major plumping issues with the downstairs unit that required our upper unit shower to have constant work on and time us having to time off from work to home . Maintenance was not reliable with showing up on scheduled days either and this leading to multiple days off from work. Very frustrating We decided to buy out the lease: The apt manager did not provide receipts nor any paperwork. The maintenance person did a no show 2x for the move out walk through. Finally showed up, said everyone was great and nothing would need to be fixed. Carpets would be replaced during the update on the apt. No paperwork provided again. Move out statement arrives : My $500 pet deposit was not applied to the move out statement. Where did it go? I was charged over $700 to replace the carpet for pet urine damage. Isn't this what a pet deposit is for? I have sent 4 emails and have talked to 4 different with Con Am and no one can tell me why the pet deposit that Briarwood charges , is not applied to the move out statement. One lady with ConAm just yesterday, told me the deposit is so your pet can live at Briarwood . That's what we paid pet rent for. Earlier this week, a man told me that the pet deposit covers a carpet replacement, when a pet damages the carpet. I told him that type of carpet damage is listed on my move out statement. He told me to send another email to Briarwood and ConAm stating that and that my $500 pet deposit should be applied to the carpet. This really shouldn't be this difficult. However, as of yesterday, Briarwood refuses to apply my $500 pet deposit to my move out statement. Is this even legal???

As…read morea sub contractor I have been very involved in the upgrades that have been performed on this property, taking dated equipment giving their residents dependable and reliable heating and air conditioning, well as accomodating their residents with any and all of the plumbing needs or issues! The property is in pristine condition! They always put their residents needs, safety and comfort first and foremost! They spare no cost when something needs fixed or replaced in getting the job done as quickly as possible. The staff is impecible! Love this property! Anthony C.
