Overall, it was pretty okay. We had no issues with the unit itself, though it would be nice if they installed water softeners. The water is very hard in Turlock which makes it difficult to truly clean anything. I absolutely loved having access to the pool all-year round (heated in winter). The cons are primarily management/administrative, beyond what other reviews have stated about the cleanliness of the breezeways and sound issues. -At move-in: the apartment was not as clean as I'd expect for having been supposedly "professionally" cleaned. -The noise restrictions were NOT enforced. We lived above a screaming teenager who would yell profanities, racial slurs, and screech at (presumably) video games every single day. We reported this to the front office multiple times and they said they couldn't do more than ask the tenant to stop. I wouldn't recommend living here if you work from home. -Before signing the lease, we were not allowed to view a blank lease form. This is more of a complaint about the property management company than Sierra Oaks, but it's ridiculous not to have a blank form for people to view. -At move-out: we needed to move out a couple of weeks prior to the end of our lease. I tried to schedule a final walk-through with the apartment manager, but she told me she would be on vacation the day of our move-out and no one else was trained to do a final walk-through. She also told me that the carpet is always cleaned after move-out and the tenant is charged for it. The lease does NOT explicitly state that the charge will occur. Lastly, she told me that photos would be taken so we can see evidence of anything they put on the final account statement. On our last day, we left the apartment cleaner than when we moved in and dropped our keys with the front desk. The next week, the apartment manager called asking if we had been able to do a final walk-through. I thought no one but her could do it? A couple of weeks later, we received our final account statement with two small cleaning charges (including one for painting, which was not necessary) and the $95 carpet cleaning charge, and over $500 withheld for "term of lease fee". Our lease ended mid-month and we paid the amount written on the lease for that month, $880. I've left a voicemail and emailed and am waiting to hear back about this charge. EDIT: I spoke with the community director and was told my arguments would be forwarded to a regional manager. With clarification, I learned that the "term of lease fee" was credited on the final account statement so it was not included in the charges. I maintain, however, that small scuffs on paint, dirt that "was easily wiped away" (told to me by the community director), a carpet with no stains and only requiring regular vacuuming to clean, and the effects of hard water on dishwasher, sinks, tub, and toilets, CANNOT be legally charged for rectifying. This is in accordance with CA state rental laws. They also cannot legally charge a $95 carpet cleaning fee "regardless", as they told me, of the condition in which the carpet was left. read more

Warning: Living here was a nightmare This was the worst apartment experience I've ever had. I am so glad to finally write this review. I lived here in 2020 and would strongly warn anyone considering this complex. I was given an extremely depressing studio with almost no natural light. The unit was not clean or move-in ready, and I had to deep clean the apartment myself before I could even feel comfortable living there. Starting in the spring and especially summer, there was a severe cockroach infestation. When I complained, the manager told me, "Well, it's Turlock--there are a lot of cockroaches. Get used to it." That response was completely unacceptable. You will see cockroaches outside, but they should not be inside apartments. This was not an occasional issue--it was an infestation. I once left my apartment for a week and returned to a flood of cockroaches everywhere! I was even afraid to use the dishwasher. I was constantly anxious in my own home, scared a roach would appear out of nowhere! Even using the bathroom caused near panic attacks. I have a picture of the small roaches but there were also giant ones. I had to constantly call for repairs. Maintenance and management were also disrespectful. I also believe my calls were screened and ignored, as calls from my number often went unanswered. I specifically asked maintenance not to wear shoes in my apartment while I was at work, but they ignored my request. Every time I cleaned, there was excessive dirt tracked in. The bathtub was made of extremely cheap material--it peeled easily and constantly clogged. Management tried to charge me for repairs even though the tub was clearly low quality and poorly installed. The vinyl flooring throughout the apartment was incredibly thin and fragile. One bed leg somehow caused a hole in the bedroom floor, which made no sense. I was blamed for it by the bald male community director, who insisted I caused the damage. Management claimed the flooring was newly installed, but when I contacted the flooring company they use, I was told they had not worked on this complex since 2010. I repaired the floor myself so well that the damage was no longer visible, yet I was still charged upon move-out. I will attach pictures of how it was and how well I fixed it. Noise was another major issue. I lived on the first floor, and my upstairs neighbor stomped constantly. The walls and floors are extremely thin--I could even hear their dog urinating on the floor. I repeatedly complained to management and asked that the neighbor be given notice, but nothing ever changed. I was regularly bothered and had to wake up every day around 5 a.m. It was also hard to sleep because of the noise. Parking was another disaster. Parking is extremely limited, and after 9 p.m., it's almost impossible to find a spot. My last straw was when management failed to place a tow notice on my door, and my car was towed overnight. To make matters worse, the tow company employee was smoking inside my car. When I complained, the manager simply said, "Too bad not our fault." Before moving out, I deep-cleaned the apartment. Jessica inspected the unit with me, and I thought everything went well. However, getting my security deposit back was a nightmare. I had to repeatedly contact the office just to get updates. They took as much of my deposit as possible and made excuses to justify it. They forced me to pay for professional floor cleaning and painting, even though I had photos proving the damage and dirty walls existed before I moved in. Despite showing evidence, they still charged me. I'm so grateful I was able to move out after one year. I now live in a clean apartment without cockroaches, and for the first time in a long time, my home actually feels safe and comfortable. I would never recommend this place to anyone! Living here has been disappointing, to say the least. The rent is extremely high for what you actually get. While the complex is advertised as a gated community, that sense of security is completely misleading. Vagrants are often seen rummaging through trash, my girlfriend's car was broken into, and my bike was stolen--all without any support or follow-up from management. When I asked if there were any camera recordings, I was told they would "reach out to residents" to see if anyone captured anything. Translation: the complex has no active surveillance. Anyone can walk in, steal, or cause damage and leave without consequence. It's a complete joke. Parking is another headache. Most of the spaces are meant for compact cars, which I understand given the limited space--but it creates problems. Finding a suitable spot for a standard-size vehicle is frustrating, and the tight layout increases the risk of damage. My own car was scraped as someone backed out of their spot, and--once again--management offered no help or accountability. As for the apartments themselves, the units are decently sized and generally comfortable. However, there are no elevators, which makes moving furniture a real hassle and creates accessibility issues for elderly guests or anyone with mobility concerns. Another drawback: the washers and dryers in the units are outdated and rough on clothing. I've had a few things come out worse than they went in. Bottom line--I can't wait to move out. It seems my review was somehow deleted or removed before, however this place is garbage. My husband and I were searching for a new place to live last November and we had applied ($100 fee) and then it was $800 holding fee for a unit. We didn't see in the contract and they keep the $800 upon application approval. HOWEVER, we were never notified that we were ever approved. I attempted to dispute the charge with my bank and they were unable to even though I attached 20+ emails and a long call list as well as every voicemail I left them all without ever receiving a response back from them regarding the process of our application and if we were approved or not. I specifically remember reading the $800 holding fee after they had charged up and would refund it, stating it would be kept IF applicants were approved, yet with legalities, they were required to notify us that we were approved and they never did. I accepted the fact that they kept the $800 because apparently they needed it more than I did (consider that my donation to the needy) HOWEVERRRR they tried to tell me I owe them a $200 check out/cleaning fee for the unit we never moved into? LMFAO management needs to eat shit and corporate needs to get a lawyer to take a better look at their policies and terms and conditions (the fine print) because legally you're required to tell someone if they were approved and your shitty fine print says the $800 holding fee is not refundable if the applicants are accepted but you have to legally tell us we were. Beware: The most expensive apartments in town come with a gate at the entrance... and not much else. I spend 6 months with water draining from the ceiling. Maintenance came out 8 times and failed to fix the issue. When they decided to raise the rent on this 2/2 from 1800 to 2000/mo (the max increase allowed by Ca during COVID) for an apartment with no pool access, no workout faculty, smarmy staff.. I bounced. I never lived here, but when we applied, we paid 900$ to apply and hold a floor plan. 100$ went towards the application fee and 800$ went towards holding the room. Anyway, we changed our mind and decided not to sign a lease, and then we found out that the deposit was nonrefundable. The paperwork we digitally signed disclosed this, however, it was a very long document and we didn't take the time to read the whole thing. In my opinion though, it was very scammy of them to not tell us upfront about that, because everyone knows no one reads the fine print. And had we known, we would've waited to apply. Overall our time here has been nice! Front office staff are friendly, the maintenance guys are great and hard workers. Close to shopping centers and schools! Great area to raise children in my opinion. Very spacious living area. Rooms are a good size and bathroom. Amenities are nice! The only thing is I wish the hot tub was working. I was told a month before I moved in that it would be fixed in a week. When we moved in June 2022 it was still broken, no big deal. But we just signed our second lease and it's still not fixed. It was one of the main amenities I was excited for. There are so many hidden fees at this complex and the people who work there can not really help you because they have all their rules and regulations from "those that be" above them. The Homeless come in at all times if the night to steal from the dumpsters or anything you may leave out. It's loud being right on Christoffersen and the parking situation is a nightmare. Inside the apartment is loud as well, Being in the bottom floor I could hear my upstairs neighbors two dogs barking at all times of the night. I could hear them pee and argue. Absolutely no trash was left in the apartment and we left it probably cleaner than when we moved in. When I complained, they knocked off $100 of the painting fees but still refused to provide any photo evidence of anything wrong with the apartment. It's a scam. Trust me, they will go after you for this regardless of the condition of the apartment. 3. There is very high turnover of the staff and they're generally unhelpful. I've lived here since 8/2019. Overall good experience for never having seen the area prior. Pros - Nice hardwood floors. 3rd floor, don't hear any neighbors. Good area, nice neighborhood, close to groceries, food, etc. Cons: -put in a maintenance request for a running toilet 4 times and never had anyone get back to me. The problem eventually fixed itself but bad management with that. -Parking is limited especially if you get in late. -Had an ant problem for 1 day, but put in a maintenance request and I assumed they sprayed the door and never had a problem since. -It's a gated complex but more often than not the gates are usually left open. I moved in to this complex on 9.10.18 and lived there until 10.5.21. At the time I moved in the management was good. If they said they were going to do something they did. If they promised you a call back they did. Then about 6-8 months a management changed occurred. My experience went from 5 stars to 0 ,if I could select 0.The complex was painted in 2018 getting overspray all over the cars in the parking lot. When I submitted a request for a backed up kitchen sink I was told it was not an emergency and they left it for the holiday weekend three plus days without a kitchen sink to use. The gates are most often broken and remain open. In 2019 I decided to rent a garage. Going to pick up my opener from the office the manager opened the front door and placed the opener on the ground outside instead of handing it to me. Due to COVID. The neighbors surrounding me leave piles of garbage outside their doors. Management should be taking care of this in my opinion. The outside dumpsters over flowing and disgusting. I made numerous attempts via email & calls to speak to someone about my lease agreement & the details of closing out my lease and could not get any call back or response. In 2021 the complex decided to refinish the parking lot. They placed a letter on everyone door indicating they would need to park across the street at the hospital or they would be towed. Then when the second phase of the project started they did not get clearance from the hospital across the street for the complex cars to park at the hospital so if you did you got towed. Management decided that they were NOT going to communicate that we should NOT park there. WOW. What a racket. Calling the office will not result in a callback. Emailing the office will not result in an email. When going in and getting a hold of the manager he will state he is going to get back to you then will not. read more

Currently a resident here and I am extremely frustrated! I live in the C building and can attest that the cockroach issue that is in previous complaints and reviews is a genuine issue! Our screen on our window was not there when we moved in and I informed the front desk and we've been here for almost six months and there still is no screen that has been put on our window. Our kitchen drawers are broken, our closet doors don't work, and my goodness THERE ARE SO MANY COCKROACHES IN THE C BUILDING. they come up the drains, they're in the bedrooms, in the living room, everywhere. It's extremely frustrating. It's disappointing because we get charged for pest control each month and we pay over 2000$ monthly. The appearance, flooring, amenities, etc are great but the nuanced issues become bigger than you anticipate. I don't recommend. I've stayed at cheaper complexes in Turlock that definitely had no bug issues. We will not be renewing our lease because of these issues! RUDE, DIRTY, UNSAFE, BEAUTIFUL APARTMENTS RUINED BY MGMT.. Read that fine print before you sign any lease. This place is by far the most awful experience I've had renting. We unfortunately were fooled by the "posh" decore in the beautiful leasing office, the upscale seeming amenities, an a much higher price (not what you pay for - we thought more) . they offer specials - with big strings attached they admit to not monitoring the cleaning of the pool/spa (no real dates by them) to cleaning about 9 months a yr, as its "not used much, just by students", allowing ducks to use it as a pon - why would they disclose this' - gross they say there are cameras for your safety - these are NOT in the unsafe areas (ie dark walkways/parking) as they'll elude to - only in the leasing office/front area for their safety, All other cameras that used to be there arent used or have been removed - be sure and ask. staff turn over is huge, constant. The corperate staff is a poor example and appauling - the guy, Cameron is known to be very rude to everybody, Alicia is manipulative and rude as well, and the decent staff all quit. I think there are 2 staff here now, highly understaffed for size. current/past staff loves to bad mouth other staff (saying they were fired), as well as poorly talk about tenents by name and or identifying description - shocking. They love drama/gossip here, not professional noisy, dirty students. this IS student housing - ask, they wont disclose. very unsafe - breakins, theft, drugs on property - I'm in fear with all the kids here. not much security, those security gates are for "looks" it seems, This is not run like a gated community AT ALL. Open all day, and at evening when the gates close, people "piggyback" in behind others (well known by staff as an issue),and the gate codes are rarely changed. the gates keep nobody out and make it simply appear higher class/safe when its the opposite. poor construction - our unit was falling apart, always needing repairs and had broken appliances. we were warned by 2 tenents duing a tour, we figured they were either picky, or bad luck. I wish we'd listened. I honestly would not recommend this place even if it were cheaper. Read everything thoroughly - the fine print will get you... they are hush hush on disclosing anything they should - so ask LOTS of questions before signing. I don't expect the new manager to last when she is always on the defense - she admits not knowing anything when pressed for an answer...she yells at old people and children in front of others. but then again "corperate", Cameron, who fills in as they're low staffed - now he's an unhappy guy, attitude all the time for nothing. Online posting clearly specifically was in $1400's but when we met with the staff they said its above $1500 how absurd this is Turlock not Bay area. My wife and I lived here for a little over a year. They were very accommodating to our service animal. There were a few snags when we first moved in, but Jessica and the management team made it right. The unit itself was very spacious. We always felt very safe while living here. Loved that the gym was open 24/7. Not a ton of equipment, but you could absolutely get a workout in. The pool was always clean and I do not recall it ever being too busy. Management was always very helpful when neighbors were not courteous about their noise. The grounds are well kept. Maintenance was always helpful too. Loved the car washing station. Our security deposit was returned very quickly, which was refreshing from the standard hold it to the last possible moment that less well managed places do. I could list a few negatives, but they were trivial or have been mentioned in other reviews. read more

I remember reading all these bad reviews when thinking of moving here and a uear and a half later i still don't get why the reviews are so bad? I've NEVER seen bugs, management has never been a problem for us, I see the pool being cleaned regularly and the apartments are great and greatly sized! Saturday mornings the complex always has a little complimentary breakfast with muffins and a great coffee maker and we still go to get the breakfast every Saturday because its such a nice idea. The apartments themselves are great and have never had any problems on the inside of the place and if something did need to be addressed, maintenance did come in and fix it in a timely manner. Each unit has its own washer and dryer which is literally the #1 reason to live here. Also the central air conditioning is absolutely a MUST for living in Turlock's summers. The pool is almost always being used by families but it had never been an annoyance and it's a awesome place to hang out. These college kids that are talked about in the reviews, I don't here them in my building, but sometimes you'll hear some teens at the pool at night talking loud but that's about it. I feel totally safe here, parking is a little sparce but not bad, so any bad reviews must have been when the place was under old management but I find it great to live here now. read more

My daughter just moved here a month ago and she really likes it. It's safe, clean, and quiet. It's also close to everything. Being a former police officer, I have to say that these really are the safest apartments in Turlock. Once in awhile, the gate won't close, or there will be dumpster divers, but for the most part I feel good that she lives there. It's a very nice complex and they do a good job maintaining the grounds. If you're going to rent in Turlock, this would be the place to go to. read more

Looks are deceiving. The apt was roach infested and the management were not very responsive in getting the situation resolved. Either because they were inept or because it was not possible and I am not sure which is worse. We ended up breaking the lease because we were paying too much to live with roaches. They had the AUDACITY to charge a fee for cleaning up the bug splatter. If you are considering renting here, RUN, do not walk away. read more

Now that I have, I can attest that they are all true. Sierra Oaks looks great upon arrival but it only takes a few months to start seeing it for what it really is. The cockroaches, the pigeons (and pigeon feces,) cobwebs, dirty and almost-never-working hot tub, along with the also almost-never-working front gate... all a constant issue. But even all of that we overlooked. What drove me to write this review was the dishonest way they went about our exit. And after reading other reviews and seeing that it didn't only happen to us, I was angered even more. We spent 7 hours THOROUGHLY cleaning our apartment. Yet they charged us for 2 hours of cleaning and two hours of painting. When asked about the services and the details of what it was they really had to do, they said there was dust over where the couch had been so they had to paint the whole wall. If they had someone clean for 2 hours, why was there dust on the wall and why in the hell would you paint over dust? Every question my boyfriend asked was met with a very rehearsed response. Why rent here for $1500 a month when you can easily rent a house for the same or maybe less without having to pay additional monies for a parking spot or garage. Yes it's true. They charge extra for those things. I lived at Sierra Oaks for 5 years. The longer I was there, the worse things got. The hot tub never worked, there were always problems with the gate and pigeon crap was everywhere. I had cockroaches towards the end of my stent at Sierra Oaks. No lights in the stairwells made it easy to trip or misstep. Guess they want to be sued or else lights would be installed. Let me start out by saying that I read every single review before I decided to live here. I asked one of the employees who was giving me a tour of the property about these reviews and he was quick to say "oh, they're just disgruntled past residents, you know...People leave reviews when they're mad." I know this to be true in some cases, however, now that I live here he was wrong. Very, very wrong. I am currently on day 5 of no hot water, and yes, I've paid my PG&E bill. I called on Saturday and spoke to someone about not having had hot water and how our water heater (that I've put multiple work orders in for and has never been fixed) has finally taken a shit and we haven't had hot water. Meaning I have not been able to wash my dishes or clean my house all weekend. Meaning I had to boil water to have a bath and to bathe my 8 year old child.This person that I spoke to on Saturday said she'd call me back with a resolution only saying she couldn't do anything about it and I bitched at her. She never called me back with a solution. I've spent the ENTIRE DAY calling their office today with no response. I've left voice mails. I've called and called and these people are such cowards they don't even call you back. When you walk into this place the employees are just at the desk chatting away and I've watched them ignore calls. The manager is just holed up in her office doing God knows what. When we first moved in, our entire apartment reeked because whoever "cleans" the apartments (which is one girl who apparently is or was pregnant from the excuse that was given to me as to why the apartment wasn't clean enough) didn't clean out the fridge well. My fridge still stinks of spoiled meat even dafter months of baking powder, sticking cut potatoes in there and bleaching it out. The windows were filthy, the carpet was lifting, the washer and dryer is a joke and all rusty. I had to deep clean this house after moving in and they have the audacity to act like they have a professional cleaning service going in there? My sink has been clogged for three weeks, I've put work orders in and they've marked them as "complete" only to go home to a sink that still doesn't drain. The maint. guys don't clean any of the stairwells, they're always disgusting. The jaccuzzi is always out of order, and when it does work, it smells like bleach and is a disgusting bright green color. There are roaches all over the parking lot, however, I've only experienced about four in my apartment. Yeah, on the third floor...Only. Our microwave went out and it took over a week for them to fix it. When they did, they ended up breaking the vent cover and mickey mousing it back on as if we wouldn't notice. I've put in multiple work orders for my heater and they still haven't fixed it. I have a CHILD at home. This is unacceptable. I have lived in some pretty suspect apartments and their management team has always been attentive, trustworthy and kind. I can't believe this place gets away with all of this crap and we pay DOUBLE the average rent in Turlock for apartments. What a joke! My 2nd and final Review: Thankfully, I'm out of Sierra Oaks apartment #C101. The flood of cockroaches was unbearable. ***I have added several pictures to show how I endured the living situation. Maybe I can finally delete my "Sierra Oaks Cockroach" album from my phone and live in peace. However, I'm very thankful that the management, staff members, and the maintenance crew did everything to make me feel comfortable. They were always very understanding and tried to help. The cockroach infestation issue is not going to be solved with a few times of professional pest control treatments. What building C is experiencing is beyond that. Basically, I was paying rent to use one small bathroom without having access to my garage because I had taped down the door going to the garage, and I never used the master bathroom: flood of cockroaches. Upon moving out: My apartment was inspected, and everything went well. The maintenance and management were aware of the fact that I did not allow shoes in the apartment. I had kept my carpet spotless. The maintenance crew members would always bring their own house booties because they knew my place was clean. After I moved out, I cleaned the apartment one last time. Unfortunately, I left the door unlocked for 2 days. When I went back to do a final walk-through with one of the office staff members, there was an unbearable odor in the entire apartment! I was puzzled, and I'm still puzzled. The final letter came, and I was charged $1,352.13 for carpet replacement because of pet urine marks all over the apartment. I'm speechless; I'm not even sure what else to think at this point. Whatever happened during the two days that my apartment was left empty and unlocked? It was my own fault; I was still legally listed on the lease even for the days the place was empty. I'll never know where that odor came from:( Soooo puzzling. Use your imagination! I'm just very thankful that I'm at a different place, and it's home; it's clean, and there are NO INSECTS! I can use my bathrooms without constantly waiting for cockroaches to run around. read more

Where do I begin. Gatherings constantly going on at the pool after hours. I just saw a guy tonight carrying about 6 or 7 Corona bottles and entered the pool gate. About 8 people sitting around a table smoking and drinking. I have asked for this mud pit with wasps collecting mud to be taken care of. This eternal mud pit is right infront of my patio. This community has many dogs and children and I know I'm not the only one who has asked something to be done about it. The wasps could sting a child or dog. They swarm all around the mud pit. Two months ago was the first time I said something. About a month ago I asked again and was told they are waiting on an estimate from the landscaper. So yeah mud pit is still there. Also to add onto this complaint, I have an unknown vehicle parked infront of my garage blocking me in at this very moment. I cannot leave. I am blocked in. Thank God I am not having an emergency. This is twice I've had a car blocking my garage. The first time I was passive and waited for them to move 12 hours later. Tonight I called the city tow but unfortunately they couldn't do anything on private property... so yeah. Can't get out. Probably one of the party goers at the pool. With the tremendous amount of rent that I pay, I would expect better circumstances. I understand things happen once in a while however, I have given things time as I have explained. Beautiful apartments, HORRIBLE management! My fiancé and I moved to Turlock last March for a job transfer and loved how luxurious these apartments were. We did have a few minor problem after moving in, but it was not until 7 months later that our experience at Sierra Oaks became unbearable. A broken toilet from the unit above ours overflowed for at least an hour, and water flooded the units on all three floors. We were on the middle floor, and our entire master bedroom (that we used as our kids' room), bathroom, closet, and living room were covered in water. It literally looked like rain pouring down! And to make matters worse, my 4-month old and two year old sons were in the room asleep while all of this started to happen. The water damage was so bad that the carpet padding had to be redone and all the walls/ceiling in the master bedroom had to be gutted open to replace the insulation. Since we were not from Turlock, we were forced to go out of town to stay with family for TWO weeks while our apartment was being fixed. At first, the apartment manager nor the property management company did not want to compensate us for the time we had to stay out of our home. Even with walls cut open, dust, ladders, fans, and work equipment everywhere throughout the apartment, and all of the carpet pulled up, the property management company felt that the "conditions were still habitable" for our two young kids. They ended up giving us half off our rent for one month, which we feel was not enough, but they felt they "had already went above and beyond" for us. (Exact quotes) After we returned to our apartment, we quickly noticed that the work was poorly completed. There was paint on all the blinds, carpet, and toilet. The carpet padding was not properly put down, so there were bumps that we tripped over a few times, and some of the baseboards were already starting to come off. We also noticed the workers had broken one of our new dining room chairs, gotten paint on some of our hand towels (in the other bathroom they shouldn't have even been in) and there was money missing from my two year old's piggy bank! After telling other tenants about our issues with the management, we heard a lot of stories about cockroaches in their units that the management was in denial of. Luckily, we never had a pest problem in our unit, but we did see nearly a hundred cockroaches near the dumpsters at one time. The last two months of living at Sierra Oaks, we didn't even have hot water. The maintenance guy knocked on our door and said that the women downstairs was complaining that her water was not hot enough so they needed to adjust our water heater. Didn't make sense because each unit has their own water heater. And when we told them that our water was now cold and they even came to check it out for themselves, they never fixed it. On the hottest setting, the water was just warm enough to give our baby a bath, but showers were not hot enough for us. Two weeks before our lease ended, we had a note on our day letting us know when the apartment manager would be entering for a "pre-inspection". We asked why we needed to do that and we were told it was mandatory. (Note: California law states that a pre-inspection may only be done of the TENANT requests to have one done) Also, we moved out on February 27th, and still have not received our deposit or a list of charges back. It has been 24 days. When I called Sierra Oaks to ask where it was, and after reiterating that under California law they have 21 CALENDAR days to get that to us, I was told by the girl in the office, Monica, that "unfortunately, we go by business days, and it's only been 15" As you can see, even after moving out, hoping to escape the stress of living at Sierra Oaks, we are still dealing with the poor management and lack of responsibility that this apartment complex has. read more

I am a travel nurse. I choose to live in Sierra Oaks Apartments as the apartments looked nice on the inside and outside; and I felt safe with the gated community. I ended up breaking my lease as the apartment was infested with roaches despite 4 pest control treatments provided by the complex and numerous roach traps, sprays and treatments that I purchased. Early on I, asked Sierra Oaks management if there were roaches throughout the complex and I was told no. Therefore, I asked to move to a different apartment. I was told that the Community Director, Mandy, would check with corporate and get back with me. To date, no one has responded to that request or followed up with me. Additionally, other residents in the Sierra Oaks complex, told me that they had issues with roaches as well. I ended breaking my lease as I could no longer deal with the roaches that were everywhere. Because of COVID-19, I was not given a pre-inspection, as required by the state of California, but I was charged for marks on the wall, bug splatter, which I document in my move-out inspection video attached (which I performed prior to turning in the keys); I was also fined for soap residue in the sink, dark marks in the tub, and calcium and mold in the toilet. Had I had a pre-inspection, I would have been able to correct these items and not be charged. It was not until after I had left the state that I received notification of the charges. As a nurse, I certainly understand that modifications need to occur as a result of COVID-19. However, I also believe that consideration should be taken as to how Sierra Oaks' changes impact the customer, particularly when the customer has continuously complained of roach infestation and always paid on time. I called American Property Management, the parent company of Sierra Oaks, at the number provided by the Community Director, 209-425-1691, to date I have not received a call back. Please think twice before signing a lease at this facility or any facility owned by American Property Management. read more

I relocated here from Walnut Creek and love Sierra Oaks! My apartment is spacious with high ceilings and gets a lot of light. The complex is gated and has a great onsite resort pool and gym. There is even free Saturday brunch. I especially wanted to acknowledge Cris Cardenas who works in the front office. Cris is wonderful! He provides exceptional service and always has a smile and great attitude. He is very professional and makes everyone feel welcomed! He goes above and beyond to take care of the resident's needs. I have put in service requests with Cris and he handles them immediately. I would highly recommend Sierra Oaks! read more

Do not move into the Sierra Oaks Apartments in Turlock I am a current tenant that moved in the Sierra Oaks October 7, 2016. During my first initial walk-through I ask management 2 specific questions one was the noise level since I do work nights and sleep in the day second question was is there any problems with rodents or insect's specifically roaches and ants I was told not on this property . Please be advised that the apartment that you are shown doing your walk-through is an actual model apartment this is not your unit ..your unit will not be seen until the day you move in that's when your given the keys....after you have given them your money and will not be refunded if you change your mind about your unit. Looks are deceiving.. Upon my move-in things looked in order but after a week I started looking very very closely be aware of hidden problems that is covered up by paint.. maintenance uses a product that covers every hidden flaw but those flaws will be revealed after you start using cleaning solutions and possibly Billed to you upon moving out. In November 2016 my granddaughter informed me that she saw a roach in her bathroom the next morning I went to management waited for the office to open once the office opened I proceeded through the front door I was instantly greeted by five or six roaches running across the floor mat onto the floor I pointed out to management and said this is the reason why I am here they started to stomp on them and kill them. I also told them that if I personally see a roach in my unit it's going to be a problem ...,,it's a problem i killed a roach on my living room wall tonight I DO NOT PAY $1670 a month to live with roaches... The turnover on this property EPIC every day people are moving ouT. Please stay away from this property if you have to go stay in a hotel in between finding permanent housing do it. had I known about Yelp prior to move in I would have read all of these reviews and would have known to stay away from this property but since I hadn't lived in an apartment in over 25 years I didn't know about this website.. and for the record after my granddaughter told me of the Roach she saw in her bathroom I did not unpack my apartment is still packed up. Stay away do not come here they have other properties in Turlock that are nice and Roach free.
