    Everyone in this area takes great care of their homes and yards, then New Bridge started managing this home at 4403 Tapestry Way. It has very quickly become an absolute eyesore and stain upon the entire neighborhood. Apparently this is what happens when "landscaping is included in the rent." It's disgusting. I don't know why any owner would trust anything to these stooges. Also can't imagine anyone in the $3500/mo price range wanting to live here when this is how they maintain it. What an absolute disgrace to have a slumlord in our otherwise outstanding neighborhood.

    I have called and left 2 messages. No one has done anything about this treadmill that has been sitting on the sidewalk for over 3 months now. Please remove the trash that is making the neighborhood look like trash. I will update the review once someone replies and removes it.

    Charging October rent when we already paid a full month of September and were out on the 22nd. New owners were in first week of October.

    My husband and I decided to break our lease a few months early. We are fully aware that that means we will be looking at some fees. What was shocking was the AMOUNT. All I can say is read your lease carefully. If you call the office for clarification they will insist you speak to Maria who never seems to be in before noon. And when you speak to anyone in the office they have horrible attitudes and treat you like you are annoying/disrupting them. Just because something is stated in the agreement, doesn't necessarily mean they will honor it. Or sometimes a few paragraphs down it will say something that is the total opposite of what you read in a previous paragraph. (For example in one section of the agreement it says pets are allowed with a deposit and prior written authorization. Then in a different subsection it says there is a strict no pets policy. When my husband emailed Adrian on LinkedIn she told him there is a STRICT no pets policy. But in response to his Yelp review she told him pets are allowed with prior written authorization. Um okay. Pick one. And whichever one you choose to go with should be what is reflected in the agreement. Not both.) Moving on to the bigger issue.. Long story short... we paid a $1700 deposit and left our residence in just as good condition as it was when we moved in, if not better. Not only did they manage to milk the entire deposit... they are now billing us for $2500 in other charges. The move out inspection was done a couple of days after our final move out date. When we both showed up I (obviously) had all of my utilities shut off by then. I received a very annoyed response from the girl doing the inspection as she told me I was supposed to leave the utilities on so that she could do the inspection. Interesting. If you require the utilities to be on for an inspection YOU can pay for them. She began taking pictures of every square inch of the property. Which is totally fine by me but I recommend you also take your own as I did because they will find ways to charge you for non-existent issues. When the inspection was done I asked what the final charges would be and she did not have an answer. She said she submits the pictures to someone else who will decide what work needs to be done. But she said she did not see anything concerning and the place looked really clean. About a week later I asked for an update and Maria told me she hadn't gotten to it yet. A couple days later I called again (on a tuesday) and she told me I'd have an answer by Friday. Well Friday comes around and no phone call. So I gave her all of Monday, no phone call. By Tuesday I called again. She informed me it had been completed and that I wouldn't receive any of my deposit back in the most chipper voice I've ever heard her use. And she seemed happy to go through the list of everything they were charging me for. When my husband called for his own explanation she told him in a super annoyed voice "it's in your lease agreement. Do you need me to send it to you?" Super professional. I moved out September 22nd but I paid them for the entire month of September. By the first week of October they had confirmed someone else has rented out the place but in my final disposition are telling me I owe $1700 for the month of October. They are charging us $1200 in concessions (because the perk of getting $140 off your rent each month sounds great, right? No. If you leave early you have to pay back the $140 for every month you lived there). $850 for an early move out fee. $160 for carpet cleaning even though the carpet looked new when we left. And $309 for cleaning, air filters, and labor. I worked with a professional cleaner and made sure the place was spotless and had the air filters replaced very recently and they were practically new when we left. This place needs new management. Someone who will go in there and clean house. Tell your employees to dress professionally (this is a property management not a night club), to put a smile on their face, make sure EVERYONE working in the office is able to assist in answering questions so that you don't have to wait days for Maria to call you back or respond to an email, and coach them on the proper way to speak to residents. I truly feel so sorry for everyone living there. I hope none of you are counting on receiving your deposit back. The fact that you charge such an outrageous amount for things that aren't necessary to charge that much for is already a difficult pill to swallow. But then to feel like you can't ask questions and to be talked down to when you do or having your staff be thrilled to tell you how much money you are losing makes this such a disgusting and slimy place of business.

    A least the birds have a decent place to stay.

I finally…read moree-mailed him and Scott after I received an e-mail from Karen stating that she hadn't checked her e-mail for several days now but after Kalen let her know I called she checked her e-mail. Long story short, the call felt like he read my review right before he called me and was fired up. I get it, my review isn't nice. It's not meant to be, its about my experience with his staff. He came at me guns blazing stating I lied in my online review. I asked him where and he said I lied about the fee I paid to apply. I asked him if he found any other discrepancies in my review. He said he was not aware that the dog poop was left but thats not a discrepancy, just news to him. I let him know I would look back at my books to see exactly what we paid and that I would edit that part of my review. So I did. My husband and I paid $45 each for a total of $90. I expected an apology phone call for my experience with them and maybe that he would talk to his staff and work on their customer service for the future. And it sadly did not go that way. I let him talk to me very disrespectfully and when he was done, I asked him questions and asked if certain steps his staff did was correct and he found where they were in the wrong and THATS where he finally apologized. I'm no longer upset, just really disappointed that when staff fails to try to make things right, even the owner doesn't attempt to turn the experience around. Now to see all the terrible reviews I'm glad we did not sign anything with them. Kindness goes a long way. It's not hard to just say "no, sorry we don't accept pets" rather than "our property advertises no pets so what should that tell you? Think about it" SOOO RUDE. Think before you rent from these people and I'll make sure to advise everyone I know to stay away.

And they failed as a business to communicate with the property owners and the soon to be renters. My family and I filled out the applications and got accepted right away and were gonna move in tight away but red flags popped up. After we were accepted they raised the rent, extra on the deposit and then we had to ask if we can have access to garage and basement cause they were locked...and nope, no access so that means we have to get a storage! Everytime we called to get answers oak valley couldn't give any. We decided not to take it because we were fearful to what they will change when we started living there.

The original move in date was supposed to be on the 1st but they kept pushing the move in date further and further until they finally had to tell us the reason...the house had cockroaches! The lady I spoke to made it seem like it wasn't bad and it needed to be sprayed and once that's done, their cleaning crew was going to clean the day before showing us, so I didn't think I should pass up such a good deal. I even spoke with the pest inspector and asked him everything I could think of and he told me the house was clear and if he was I, he would definitely move in. We found cockroaches in the bathrooms, closets and kitchen. Than my husband saw a live one in the crack of the microwave and cabinet and than my inspector moved the stove and there were tons of cockroaches..live and dead ones all over!!! They even left a sticky pad full of them there!! Omg! It was so disgusting! I just can't believe they would lie to us! And before we went to go see the house, we asked the lady in Turlock "if we were to move in and we see one two weeks later, will they spray?" She had the nerve to say "no because we are renting the house clear of roaches and if tenant sees one than tenant brought them and it's tenants responsibility" are you kidding me! When we returned the keys to the office we showed them pictures and they were "shocked". We asked for our holding deposit back and our application fee back as well. We got attitude from the manager but she gave it back to us. They're such a joke! I feel bad for the person or people that's going to rent that house! It was infested of German roaches!
