We had had a horrible experience living at rumble estates. Our thermostat didn't work when we first moved in and had to put in multiple work orders just to get them to fix it. We had gas siphoned out of one our cars. They illegally towed one of my cars claiming it wasn't registered but it was. My car along with others was broken into as well. There are homeless people constantly digging through the dumpsters leaving trash all over the area and because of that management blamed the residents and threatened to charge all of us fees if that continued. When we put in our 30 day notice, management told us we were responsible for painting over the holes from our tv mounts. They would not provide us the paint color so we couldn't get it done. New Bridge is the worst property management I have ever dealt with. They also provided us with the dollar amount in which we would be getting back from our deposit and then shorted us $70, which was deposited after the 21 days as well. There was also an incident when they had taken an extra $100 out for rent "accidentally" which then had to be returned to our account. And another time when rent had been taken out on the 31st, a day early which was a breach of contract, with no response when I had called repeatedly to ask why. It has very quickly become an absolute eyesore and stain upon the entire neighborhood. Apparently this is what happens when "landscaping is included in the rent." It's disgusting. Many negative reviews are left by tenants, but as an owner I can tell you the experience with this company is bad as well. My husband and I decided to break our lease a few months early. We are fully aware that that means we will be looking at some fees. What was shocking was the AMOUNT. All I can say is read your lease carefully. If you call the office for clarification they will insist you speak to Maria who never seems to be in before noon. And when you speak to anyone in the office they have horrible attitudes and treat you like you are annoying/disrupting them. Just because something is stated in the agreement, doesn't necessarily mean they will honor it. Or sometimes a few paragraphs down it will say something that is the total opposite of what you read in a previous paragraph. (For example in one section of the agreement it says pets are allowed with a deposit and prior written authorization. Then in a different subsection it says there is a strict no pets policy. When my husband emailed Adrian on LinkedIn she told him there is a STRICT no pets policy. But in response to his Yelp review she told him pets are allowed with prior written authorization. Um okay. Pick one. And whichever one you choose to go with should be what is reflected in the agreement. Not both.) Moving on to the bigger issue.. Long story short... we paid a $1700 deposit and left our residence in just as good condition as it was when we moved in, if not better. Not only did they manage to milk the entire deposit... they are now billing us for $2500 in other charges. The move out inspection was done a couple of days after our final move out date. When we both showed up I (obviously) had all of my utilities shut off by then. I received a very annoyed response from the girl doing the inspection as she told me I was supposed to leave the utilities on so that she could do the inspection. Interesting. If you require the utilities to be on for an inspection YOU can pay for them. She began taking pictures of every square inch of the property. Which is totally fine by me but I recommend you also take your own as I did because they will find ways to charge you for non-existent issues. When the inspection was done I asked what the final charges would be and she did not have an answer. She said she submits the pictures to someone else who will decide what work needs to be done. But she said she did not see anything concerning and the place looked really clean. About a week later I asked for an update and Maria told me she hadn't gotten to it yet. A couple days later I called again (on a tuesday) and she told me I'd have an answer by Friday. Well Friday comes around and no phone call. So I gave her all of Monday, no phone call. By Tuesday I called again. She informed me it had been completed and that I wouldn't receive any of my deposit back in the most chipper voice I've ever heard her use. And she seemed happy to go through the list of everything they were charging me for. When my husband called for his own explanation she told him in a super annoyed voice "it's in your lease agreement. Do you need me to send it to you?" Super professional. I moved out September 22nd but I paid them for the entire month of September. By the first week of October they had confirmed someone else has rented out the place but in my final disposition are telling me I owe $1700 for the month of October. They are charging us $1200 in concessions (because the perk of getting $140 off your rent each month sounds great, right? No. If you leave early you have to pay back the $140 for every month you lived there). $850 for an early move out fee. $160 for carpet cleaning even though the carpet looked new when we left. And $309 for cleaning, air filters, and labor. I worked with a professional cleaner and made sure the place was spotless and had the air filters replaced very recently and they were practically new when we left. This place needs new management. Someone who will go in there and clean house. Tell your employees to dress professionally (this is a property management not a night club), to put a smile on their face, make sure EVERYONE working in the office is able to assist in answering questions so that you don't have to wait days for Maria to call you back or respond to an email, and coach them on the proper way to speak to residents. I truly feel so sorry for everyone living there. I hope none of you are counting on receiving your deposit back. The fact that you charge such an outrageous amount for things that aren't necessary to charge that much for is already a difficult pill to swallow. But then to feel like you can't ask questions and to be talked down to when you do or having your staff be thrilled to tell you how much money you are losing makes this such a disgusting and slimy place of business. read more

If it were possible I would give them ZERO STARS. I have rented before and this is quite possibly the most unprofessional, unorganized, and unlawful property management in the area. My boyfriend and I were exemplary tenants. Never late on rent, left our home in better condition then when we moved in, only twice asked them to come out and fix something in the house. We asked them to come out in early November to come and fix our sink that had rotted out and was leaking in the bathroom. I asked them if it could be fixed before Christmas because my family was coming over to celebrate. The gave me the run around for 2 months before they came out and replaced the sink in January. During that time I had to call repeatedly to see what was going on. I could tell they had forgotten about me. At one point they even told me that they were going to have the sink/cabinet combo "custom-made" lol!! Which obviously they were not. Fast forward to us moving out. SPOILER ALERT: I HAD TO TAKE THEM TO SMALL CLAIMS COURT! First of all, they LOST my initial walk through inspection so when we moved out they tried to charge me for things that had been damaged prior to us moving in. Thankfully i'm not an idiot and I kept my walk-through. Although this didn't even matter. Over 5 months I tried to tell them they were incorrectly charging me for things, and I sent them my original copy to go over, The property management that we had initially started renting before New Bridge took over ALSO emailed them with the necessary information. None of this mattered. I emailed and called for MONTHS, Every time I spoke with Kris, she would tell me that someone would call me back and then no one ever would. I kept asking to speak with Maria but she was never available. On one instance Kris put me on hold and then came back on the line and told me that the office manager couldn't speak to me because she was in the restroom...like what?? Or if I spoke with Evelyn I would get snotty and rude comments. Secondly, They illegally sent my deposit back late, which for the state of California is 21 days. They were always late to appointments. Evelyn was so late to my final walk-through inspection that potential new renters showed up to view my house while I was still there. Adrian was even late to the court date at county! Every single woman in that office is so unbelievably incompetent and unorganized. I cant believe they are still in business. I'm sure they are cheap and that's why owners are still allowing these slumlords to manage their properties, but beware owners, When we went to small claims court, Adrian threw the owners of the property under the bus to cover for their bad business practices! It seems almost every negative review is from a tenant, all the positives from owners. I have the pleasure and experience of having been both with NBM. I started out as a tenant at a property in Modesto. Adrian did both the move-in and move-out walkthroughs. There were zero surprises on either one. While we were tenants, Adrian and her staff were always exceptionally helpful and responsive. When we needed maintenance on the property, there were no delays. At move-out time, we left it as we received it, so there were no unexpected fees. For the renters complaining about things such as being charged for a AC filter...try learning to adult. Replacing burnt out lights, dirty filters, etc. are all normal expectations for tenants. If you have mold in bathrooms, try opening a window or running an exhaust fan. The complaints on here are childish and petty; some of these tenants need to grow up. About a year after we left our rental, our relatives moved out of a house we owned. Upon seeing the dismal state in which it was left, we realized we needed a property manager so we did not have to deal with that again. We called up Adrian, and in very short order we were now on the other side of the relationship as owners. Since then, NBM has done an excellent job at every turn. When the AC stopped working last summer, NBM was quick to get a repair service out to our house so the AC could be fixed ASAP. The online portal makes accessing our statements quick and easy. For minor repairs, NBM takes care of them just adjusts the funds to us as needed. Nothing could be easier from an owner perspective. It provides me great peace of mind knowing we need not worry about our property as NBM has it covered. Finally, during the COVID-19 crisis, Adrian and team have been stellar. They have provided timely and informative updates on rental situations as federal, state, and local government laws are constantly shifting during this time. If you are a responsible, mature adult, looking for a rental, NBM is a great agency. If you are a property manager looking to avoid the headaches of being landlord, NBM is just what you need. read more

I would not trust this place with my investment, they can't answer a basic question! They need to train their employees. I called to inquire about tenant screening without having to sign up for any of their management packages. Honey took my call, she wouldn't answer my question and told me to go to their website. After spending a lot of time trying to navigate their site I had to send them an email asking the same question. Honey replied back on 10/25 that they do offer this service without having to sign up for any of their management packages and to call back. She provided me with the wrong number in the email. I finally found the right number and she picked up the phone. I let her know I received her reply and I wanted to move forward with their tenant screening services, she just put me on hold and transferred me to Maria. I had to repeat myself again just so that she can tell me they don't offer this service. read more

Now I know what people really mean when they say they wish they could leave ZERO star reviews. I seriously wish my fiance and I would've looked at the reviews of this property management company before renting from them they were the worst most unprofessional property management company we have ever done business with. Not only was the property we rented from them overpriced, they had HORRIBLE customer service and never even replaced our air filters they promised every 3 months. New Bridge Management was very biased when it came to decision making between us and the owner of the home. New Bridge Property Management requires renters to pay an extra $150 "maintenance fee" on top of your rent that is already $1950 for a 2 bed 1bath (mind you one of the rooms was the size of a coat room). When we first agreed to the maintenance fee we didn't think twice, then I started really thinking about how any maintenance should be on the owner not on us as the renters. New Bridge Management had a Concierge company set up all our utilities at move in and they neglected to turn on the water and we were under the impression the owner was covering watering fees since they wanted us to run the sprinklers on the property every single day (which we disagreed to because that's extreme overuse of water), well 7 months later New Bridge Property Management and the owner turn off our water and say we were supposed to be paying it a long. Mind you they waited 7 months to correct themselves, the property management company then proceeds to attach these past water bills that were in the owner's name (so his legal responsibility) on to our payment portal and expects us to reimburse them and then attaches late fees to these bills that we are not responsible for an refuse to pay. We go on payment portal to make our monthly rent payment like usual, and they take our rent money and put it towards the water bill charges and late fees for charges that are not our responsibility and then proceed to tell us we are late on rent and attach yet another late fee!! Not to mention, we paid for the entire month of January and moved out on the 21st of January (31 days in month, $65 a day) and had $650 of prorated rent that they never rightfully gave us. They took all $3900 of our security deposit and left us with $100 when everything was said and done. They stole from us and have done it to several other renters that left reviews too. You know what's funny, when we first moved in they wanted us to fill out a good review about them that wa one of the requirements on the move in to do list and now I know why!!! Any good reviews they may have are forced and not real. They wanted us to review them in the very beginning without actually knowing what kind of a dirty company they really are. Definitely dealing with everything and I hope people really really really really think twice before ever renting from New Bridge Property Management. New Bridge just took over the previous management group for the property that I have been living at almost 4 years now. My 1st call was to find out how I could set up direct deposit so my rent will always be on time. I did not receive a call back call back and I had to figure it out on my own. Then I called to express concern for an ongoing problem with the neighbors, Maria was extremely rude and talked down to me in such a manner that I had to pull the phone away and look at it. A month later I see a late fee on my account which should not be because my money is automatically withdrawn, I inquire about it and Maria says that she mailed a form in February and that I owe a late fee. I told her this was a very 1st that I've heard of it and I've called the office twice trying to find out why I had a late feet on my account. She said she is only responsible for mailing it and that I was going to have to pay it regardless. She was very rude talking over me basically telling me you got to pay this money trying to intimidate me in her tone. She refused to note the account stating that this is my 1st advisement of a late fee and that I never received any correspondence in the mail. She sent me an email the same day that I called and it was backdated for February...when she supposedly mailed the original correspondence but if that's my 1st notification how are you going to backdate it and still try to charge me a late fee? The apartment is in horrible condition we have a green pool the front and the back gates locks are broken we have 2 sets of stairs and only one of them is functional the other 1 is boarded up because the stairs keep falling off of the post it is truly a fire hazard and extremely dangerous. Maria tells me legally that only have to have one set of stairs... that is not the response I'm looking for and I don't understand how in the world they could legally try to raise my rent under these conditions. It's funny because when I spoke with Maria I told her that she was rude and unprofessional and asked for her supervisor she told me she was the supervisor so reading all of these Yelp reviews it's just ironic. After waiting more than a month for the return of the rent deposit of $ 4,190 I receive a check for $ 2,815.33 without any breakdown as to the missing money. This company would be a great example of taking advantage of college students or young adults with limited rental knowledge. Ask for permission to record and keep paper and electric copies of all communications and housing documents. Make sure to pay close attention to the signed documents. STAY AWAY!!! DO NOT RENT ANYTHING FROM THEM!!! I lived in a residence for almost nine years. That house was approximately 50 years old. Throughout the nine years of living there there were things that I replaced myself using my own money. I even received a letter of recommendation from Adrian stating how I kept that property in good condition and use my own money and always reported any problems in the home so that the problem wouldn't get bigger. It seemed like when I did need something it would be such a hassle for the owners to do so. I never asked for anything outrageous. They will complain about how much it would cost. But not one time did they ever thank me for anything that I did to their home. Fast forward to last month when I moved out I was told that the carpet would be replaced and that the paint would be replaced by the landlord. Today I called because I still haven't received my security deposit. To my horror I found out not only were they going to keep my security deposit but tack on an extra $600 for damages in the house. A total of $1700. So instead of replacing carpet like they're supposed to after 8 years the owners decided because it was going to cost too much, just to go ahead and shampoo the carpet instead and charged of $680. Mind you there, was mold under this carpet that I had told them about and they expressed to me to just take care of the problem. They charged me to replace a light bulb. This house was broke down and I feel so betrayed by the property management. They never wanted to replace anything. All they kept doing was trying to fix old items. The kitchen sink faucet was so old instead of replacing it I had to have maintenance come out at least eight times to try to fix it. This is how cheap the owners were. I was supposed to have a meeting with the owner and the property management September 11th. It never happened. The only thing that consistently kept happening was my rent being raised due to maintenance to property. They even raise the rent during covid-19. And started implementing an extra $30 fee on top of your rent for services used( I.e. paying your rent online and doing things online that we previously were doing before Covid hit). Mind you the only thing they ever did to that place in those nine years I was there was a new dishwasher and HVAC system (not the ducts).They also replaced the oven in the stove because they were so old. That is all they ever did to this place and they kept raising the rent due to costs. I'm so confused. They are charging things that never were in the house like blinds above the kitchen sink. There were never any blinds. There were only curtains so now they're trying to charge me for things that they feel they want to upgrade. Don't ever rent from this property management but they know someone will rent it in desperation. read more

This is the worst property management company I have ever worked with. They refuse to send out people for service requests. My family had to wait 2 weeks to get our AC replaced, during a 108 degree heat wave. It took several service requests and phone calls, even to the president of the company to get a handyman here to confirm the AC was broken. We had to spend 5 nights in a hotel because of it, with no reimbursement. The newest debacle with this company is a broken kitchen sink disposal. We have called the company 3 times now. The representative John, keeps telling us to put Draino down it. He refuses to listen to us that the disposal is broken and will not turn on at all! This is ridiculous. I can't even use the sink to wash dishes to feed my family. Now the water is puddling under the sink now because guess what....THE DISPOSAL IS BROKEN! So this company, will probably try to charge us to have to replace the wood under the sink because their idiot of a service rep won't listen and get someone out here to fix what's broken in the house that they are supposed to be managing! The owner of this house should be severely disappointed with the management company that she hired. She is wasting her money with a less than par property management company. I only called to see about one of there properties, the Lady who answers the phone so very rude, are you aware of the requirements my response was YES,she starts to state all the requirements, her main thing was the 1700 dollars im like OKAY THATS NO PROB.... I do not enjoy writing poor reviews.... Frankly, I am shocked at the amount of 5 stars this organization has - they must be friends or something.... I do notice that there are a good amount of OWNERS posting.. Up front: I am a renter... Mid lease. My family has had a pretty terrible experience with New Bridge - unfortunately. Where to begin.... 1 - the property was not move-in ready on our move in date. The rental agent blamed us and told us that we 'set the date' before they were ready... We found out later that the owners attempted to find cheaper painters which wasted a week. The painters had a weekend to paint the inside of the entire home... When we showed up at noon on our move in date with a rental truck, and helpers, the carpet cleaners were half way done with the house because the painters finished the night before at 11:30.. We waited and lived out of the garage for two days for the carpet to dry before moving in. 2 - the HVAC system did not work when we moved in 3 - The previous tenants burned oil candles in the house to heat the home during the winter which left soot everywhere. Owners decided not to replace the carpet which was BLACK (previously tan). Even when we offered to pay for half of it. It is disgusting.They had the carpet cleaned at move in... That carpet cleaner informed us that he insisted that they replace the carpet because it is nasty. After that carpet cleaner left, we paid for a second carpet cleaner... Adrian informed me that once we move out - they would be deducting ANOTHER carpet cleaning charge from our security deposit. When I informed her that we already paid for a cleaning she said that the tenants paying for carpet cleaning after they leave is policy and there is nothing that she can do about it. Thanks... 4 - The garbage disposal was broken upon move in 5 - there was trash left all in the backyard upon move in. ALL of the dumpsters were packed full upon move in. There was a pile of trash left on the side of the house upon move in which we had to put in our trash can the NEXT week. I had to do a dump run for our trash because the trash they left filled all of our containers for two weeks. Something I would think they would take care of - nah... There was a destroyed desk on the side of the house, left there.... We will take care of that as well! 6 - the home currently has a spider/ant infestation. No pest control has been scheduled. 7 - MONTHS ago I called to report a couple of pigeons that were roosting outside of a window. They got a quote and decided it was too expensive. Adrian actually said to me: "I am surprised that you have this problem, none of our other tenants complain about pigeons..." EVEN AFTER I showed her where they were. They are still roosting outside of our window. They fling bird droppings on the side of the house. Drop their eggs from their nest.. $300 was too much to pay to take care of this OR find a different vendor. They have bigger problems. Funny this is that I would be more than happy to deal with this myself if they happened to treat us like we are more than just incoming money. 8 - the fireplace STILL doesn't work- 6 months later... 9 - Adrian personally came to look at everything one time and told me that due to the poor service of one of her former employees that I should contact her personally with any problems. When I call the office and ask for her, she won't take my calls, writes me an email, and informs me to conduct my affairs with her new employee. I did attempt that once, with the pigeons that are still chilling outside of our window. 10 - Upon move in we had SO MANY items listed on the move in checklist that we had to get a second sheet of paper to fit everything. The current employee we were dealing with said that would be fine. Well, once Adrian saw it -- she informed us that they can only honor what is written on the 1st page.. Not the added paper. Guess we are screwed. I suppose all of the other problems on the list that wont fit on that ONE SHEET OF PAPER will be deducted from our security deposit. 11 - In the beginning, they sent a general contractor to take a look at a few items that are listed above. One time he showed up drunk - just drove home from Monterey Bay. How do I know that? The first thing he said was: Hi, I am XXXX, I am drunk, they called me back from Monterey Bay to fix your HVAC. He was cussing and slurring his speech loudly in front of my 5 year old niece. A different service call he simply walked into our house without knocking or ringing to door bell. When I confronted him about it his response was: "Whats the problem, you knew I was coming today." Seriously?? Everything is fine until you have to actually interact with them. They are not prompt, poor service, contradicting responses, hard to get in touch with, and honestly put off an attitude that they have bigger things to deal with. I wish it was possible to rate new bridge management lower than a one star. This is the worst management company I have ever had to work with. The townhouse I lived in had been on a rotation of tenants for the last 5 years due to the tenants being college students. When I became the last person in the unit I began to look for roommates. I found two of them and one of them turned out to be the biggest nightmare I have ever experienced. This month I put in my 1 months notice along with my boyfriend and my mother who was MY co-signer. We gave plenty of notice to the current roommates to find someone to fill our rooms and one of my roommates decided to have her friend move in. After multiple discussions we attempted to figure out the room prices, deposits, and utilizes. My roommate told my other roommate that if they needed a co-signer her dad would co-sign only if my other roommate were to move out. Feeling bullied we turned to the management company thinking they would be able to help us. We were wrong. We explained our problems and their response was rude and unhelpful. Since this discussion we have attempted to contact them and have received their voicemail, been told we would receive a call back, and annoyance when we did speak to someone. The management company is trying to tell my mom who is my co-signer that she signed a form stating she is a co-signer for everyone and until they get a new co-signer she is still responsible for the unit even though she has put in her 30 day notice. After speaking with Maria and asking to speak to the manager they are still unable to provide documentation. Overall, New Bridge management is a terrible, unorganized, and unfriendly company that only cares about money and not the well-being of their tenants. read more

This is by far the best property management agency in town. They have always been professional and easy to deal with. They found me excellent tenants who are very reasonable and always pay their rent on time. When we had a maintenance issue at our house they responded right away and fixed the problem quickly. We are very happy with the staff and the service provided - they take care of my property without all the stress of managing my own property and keep me informed - which is unheard of when dealing with property management companies. When I decided to rent out my home September 2017 I contacted Adrian as I had met her through a networking group and heard great things about New Bridge Management. Adrian visited my home for an initial walk through, let me know what she thought would be a fair price to rent the home, and explained the process to work with her company. I had a few questions on the contract, emailed her, and received a quick and thorough response. Once the contract was signed someone came to take photos of the home. The photos were then placed online to market the property. There were several qualified applicants and I received a call within a month letting me know they have found a great tenant who moved in by November 2017, I believe. The rent has been paid on time each month and directly deposited to my bank account, minus the small fee. When driving by the property it looked well-maintained by the new tenant. I noticed a gate was broken but I knew it was old and worn so I emailed New Bridge to see if they could take care of it. They emailed me back to let me know their maintenance person could fix it with a nominal fee. I gave approval and the fee was taken from my next direct deposit and the gate was fixed. I received a call from the company stating the tenant had reported plumbing problems. I gave Newbridge the phone number to the insurance company. New Bridge contacted the insurance company, scheduled an appointment, and had the issue fixed within a week. I have been extremely happy with the entire team at New Bridge property management and highly recommend their services.
