Amy and Jessica were amazing and very helpful during the application process. Thank you for being responsive and for all your help

They left my properties go to pot. They had visible termite damage and they did nothing! For some reason I decided to sell. Good thing. The real estate agent said in another year I would have lost everything. read more

The worse property management ever. The customer service is horrible. The call backs and returned emails were nil to none. I never received a notification that they were waiting on a response from a reference and still processed my application even though they already rented the house out and never even let me know they rented the property we applied for. I will never use them again and I recommend nobody else use them. I can see why they have a very low rating. I would give them zero stars but I don't have the ability to do so. read more

It is definitely the worst and horrible rental company I have ever rented from, Very arrogant, very rude, they make up lies that you damaged the property to not give you the deposit, No one should be treated that way, NO ONE RENT THIS PROPERTY AGENCY!! read more

On June 2nd 2020 I applied for a home in hilmar on 19196 Johnson Ave Hilmar Ca paid 70 dollars in application fees and I didn't get any response back on June 7th I called them to check on the status of my application and I was told my credit didn't meet the requirements which didn't make sense because my credit is a 670 so I decided to do my research and found out the home has been on the market for sale since March 13 2020 and is now pending I asked for a refund and they said application fees are non refundable and I agreed to pay for the application fee so there's nothing I can do which I would be fine with if the house got rented out and I really didn't qualify for the home read more

I know times are hard and it's hard to find a rental. But whatever you do, don't rent through this company! They are rude and pompous. They will charge you for everything. And don't expect to get much of your security deposit back but they will make up repairs to charge you with. If you just rent from them, take VERY detailed notes and pictures of your walkthrough. Trust me, they are HORRIBLE! read more

Extremely rude and absolutely the most unprofessional property management group I've ever dealt with. Expect to be disrespected and snubbed by this place. They are absolutely arrogant and present themselves to be better than those seeking temporary solutions to their housing needs. read more

Unprofessional, lacking basic human decency. I guess I am grateful to have had a blatantly negative interaction early on to avoid giving this agency further business. May I remind the lazy people behind the desks that your job consists of operations any individual could perform and furthermore there is never a situation that calls for discussing clients' personal information from across the room in a half-shout. No rental property is that important. read more

Please Do Not Waist Your Time or Money here. I truly Hope this helps Anyone considering renting from this place. They Really deserve ZERO stars. Very Rude and Unprofessional. To start we were not even acknowledged when we first walked through the door. Inquired and the unit we were interested in has had no other applications... We paid the $35 (per adult)fee and were told 3 to 5 days to process. 5 days later we called because we hadnt heard anything... we were told they hadnt been able to verify our previous rental history from one place. We gave additional numbers to contact. That was a Friday. Closed on the weekends...so we called again Monday. We were then told our app was in final review, should only take 2 more days. We waited, called again after the 2 days, we were then told they needed an " unbiased rental recommendation form" from the previous place, bc we are currently living with family. So after a couple more days of hounding the previous places office staff, they filled out the form and sent it back. We then called and verified that "cvpm" did receive it. We then told we should have the answer tomorrow. Called the next day, but it was lunchtime..left a message for call back. 2pm still No call. My fiance called again from her cell phone. No answer, sent to VM. She waited and called from work. Then we were told we were denied due to "low credit", but they had our credit info when we submitted our applications. They were actually ignoring the calls. No we Dont have perfect credit, But we do have more than one income that equals more than 3X the rent, and Decent rental history( No evictions). So in all it took them 2 weeks to find the reasons to deny us. Probably for the best...but just a Horrendous experience. read more

If I could I would give them negative stars. They're extremely unprofessional! They're so lazy and very rude. They make assumptions when you call in to have them fix something then raise the rent.... ‍ that's because most of the time they end up doing a crappy job. They need new employees... read more

I would like to let you know we went yesterday to your office and we have the worst experience ever with the lady in the front desk she was very rude and kind of racist I will say because she have no matters she have no respect and she have not professionalism she never  ask how can I help you? or even at least her name she have very bad attitude all the time. If this is the beginning of relationship between customer and all the personal from the office how's going to be the service later on          We just moved from Seattle Washington and we was interested in two of your properties read more

I lived at the 29120 Fentem Rd Gustine home for 3 years. RENTERS BEWARE!!!!! CVPM DISHONEST and very quick to jack up and take your deposit, but very slow in giving what is rightfully yours back! I rented the house so that I could take care of my disabled father and 12-year-old son. The rent at this time was a lot lower then what they are asking for it now. The house's heat runs off of propane. I tried not to use the propane in the winter as the cost to refill the tank was around $500 every 3 months in the winter and would go fast! The cost of electricity and propane together was very expensive and unaffordable. The house sits on working farmland and a working dairy. In the seasons when the farmers would plow the fields, rats and mice would invade the house. In the summer you have thousands of flies in and around the house from the dairy. The roof of the house is a fire hazard and needs to be replaced. All the windows in the house or factory, so keeping heat in and out through the seasons was impossible. After my father passed away in this home due to natural causes, I decided to move. Before moving out, I requested a pre-walk through. Ryan came to the home and gave me a clear walkthrough of the home with no repairs needed on a checklist that I signed! The house was left in GREAT shape. Most of the pictures you see for this home on CVPM are the pictures I took and sent to CVPM to show them the exit condition. In the walkthrough, I reminded Ryan of the toilet leak I reported that needed repairing due to the toilet not being installed with double seals. When the plumber came out to fix the leak, he mentioned the leak had been going on for a while and I would not have known as the leak was under the linoleum. Also, the valve was broken so even when I turned off the water to this toilet, it continued to leak without my knowledge. Ryan said I would not be responsible for the leak as I reported the leak as soon as I noticed it and that it was caused due to not having double seals at the time the toilet was installed. When I finally got my deposit back, it was minus $337.50 for half of the cost to repair the linoleum floor! Their argument was, " I did not tell them about the leak"! This is completely false. I am now pursuing legal action. Do not let CVPM take advantage of you! Civil Code § 1950.5, a landlord may only deduct those items that are reasonably necessary for the repair and cleaning of the premises, exclusive of ordinary wear and tear or pre-existing defects. read more

Terrible Money hungry company. Do not rent from them unless you want them to take your deposit away without a good explaination. They are extremely unprofessional and love to take advantage of college students. Also they will ignore your emails if you ask for records. My advice is rent from another company! BEWARE of this one. If there was a 0 star rating they would get it. read more

I sent out an email to see if a property was still available and I got a response the next day. I was told that it is available for viewing along with more information on how to apply and check out other properties that may be available. I called to schedule a viewing and was on the phone with Carla. She was extremely informative and clear on how the process works. I was very satisfied with the customer service I received and will be checking out this property. Hoping for the best for me and my child to get this place. Thank you Carla! :) read more

Property management agent did not greet or introduced herself, she just opened the door and let us in. I must say it was a very rude experience and uncomfortable tour. Complex had dead & live roaches roaming around in rooms & drawers, & when pointed out to agent, she was so quick to blame it on previous tenant, when clearly next door house looks abandoned. Encountered a bad experience with Central Valley Property Management Inc. & will personally not request another tour through them or recommend their unprofessional service. read more

Want to be treated like a criminal? You've come to the right place. Verbal 30 day is accepted until your 30 day comes up, then it will need to be in writing. I got married and moved in with my wife. Told them this, and after I was told that I would have to pay another month. I said I would be 5 days late with the payment. They refused my check which is how I always paid. I had to get a cashiers check to include late fee and processing fee. That's right, your served papers if your 5 days late. They served an empty home. I could have dropped off the keys and been done. Instead, I was charged two months, lost my $1,200 deposit and just learned today that they sent me to collections for not staying the whole year. They raised the rent, and still had it occupied quickly. Why they did not do anything for the months I paid I'll never know. Anyhow, they took a happy time and ruined it. The woman managing the place was unprofessional, treated me like the scum of the earth and would talk to my fine once then act like she had never talked to me before the next. read more

This place deserves negative stars DON'T RENT FROM THESE PEOPLE!! THEY ARE HEARTLESS AND AVOIDING TALKING TO YOU. We had originally started renting a townhouse from an owner and maybe a year later, he sold the units and now a property manager took care of the tenants. From the beginning, they were awful. We went in to sign our contract and they were cold. We didn't even get greeted. The receptionist gave us the contract to sign. Ryan came up to us and didn't even make eye contact with us, he was on his phone and was telling us that we had to clean out our backyard from the tires we had laying in the corner. What the heck is the point of a backyard then?! We obviously weren't gonna leave the tires there, we need them. Anyways, they avoid emailing me back, they would respond by leaving a notice at our door, which sometime we wouldn't even get since the notice would fall from the door and fly away. One of the biggest problems with them was communication. We did have an inspection scheduled but it was hard to schedule since my schedule is 9am-5pm and I was not going to miss work for them to just look inside our house. They claim to say they left a notice at our door but till this day, I have not seen this notice. We were able to reschedule, I had to work around my boyfriends schedule since he works night shifts, I was not going to bother him while he slept since he works far. I had finally scheduled a time that worked for all of us, unfortunately, one of my family members was rushed to the hospital and obviously I went to the hospital instead of the appointment but I did call ahead of time to let them know. The receptionist was cold and rude, she didn't seem to care. She said she would talk to Ryan, I asked for a call back and all she said was "we'll email you" and hung up on me. So currently we are paying $975 in rent. We received a notice on 11/01/18 that in 30 days, our rent would be $1095, so starting 12/01/18. We have no problem with the rent, we can pay it. My only concern that since they are increasing it over 10%, they needed to give us 60 day notice. So I email Shauna and Ryan. And once again, NO REPLY. Instead, I got a notice at my door that says I need to vacate the home by Jan 14th 2019. Makes no sense right. Instead of replying to my email, or realizing what they did was unprofessional, they decide to kick me out. So I call Shauna and ask her what the reason for kicking me out was and she says "The owner has the ability to ask the tenant to vacate at any moment" okay but WHY. I just got a notice that my rent would increase and just because I questioned it, I get kicked out? She didn't even know what to say, she kept stuttering. They are a terrible company. And let me tell you, I'm glad we are leaving. You guys are terrible. I hope you all have a terrible Christmas. read more

Very friendly, nice & understanding staff.

I really have been wanting to see this apartment in Atwater so I finally took a day off of work to make an appointment which is at 3:30. I rushed to get there on time from Turlock. I was on time but the lady in the office gave me the wrong number to the apartment the day before which was only down the street. I called an asked if they could direct me to the correct address an I was told the right address but a different lady that was really rude. I asked her if she could let who ever was meeting me know I'm down the street. I show up to the correct address an no one was there it was only 3:38 so I called the office again to let them know I found the appartment but no one was there. They put me on hold to found out where the guy that was supposed to show me the appartment was at. When they got back on the phone they informed me that he came and went...smh!!! After I called at 3:30 to let them know I'm lost. I told the lady in the office they were not helpful at all and hung up the phone!! I'm glad this happened I will never use them ever!! Good luck finding good renters with rude an unprofessional people working in the office.!!! read more

Horrible place to rent from. Son manages town houses on n denair and gets away with parking in front of his place. But when other residents do it they get fined. Take forever to get things fixed and complain about it. People in the office are very rude when you call for information or for repairs. Try to screw you out of your deposit. Very unhappy with my experience renting from them. rented for 2-1/2 years and got evicted without reason. First, I am not paid to write this review. I am an actual renter with Central Valley Property Management, and I have rented from them for over 3 years...so far... The owner of the home we are in, has sold our current home to his son so, we have to move. Shauna and Ryan were professional and compassionate when they came to give us the notice to move. Fast forward to two days later...today...Central Valley Property Management, has a rental for us. Shauna, on her day off..secured this for us, and eased our stress completely. She is not only professional, she is committed to quality outcomes. In our current home, we have had very few maintenance issues, but the few we had, were taken care of immediately and professionally. We have had a very positive experience renting from Central Valley Property Management, and we look forward to another year with them, in our new home. Shauna is not only a wonderful property manager, she is a results oriented Realtor. Everyone at the office is friendly, professional, and helpful. I appreciate the quality service they all provide. read more

This company is extremely unprofessional and dishonest. After getting an "all clean" move out walk through, they still withheld our security deposit and then had the audacity to try and hit us with a $900 bill on top of that! After we complained, they took off the $900 (knowing they were out of line) but still withheld our deposit. After we sent multiple professional letters and attempts to work it out with them, they continued to ignore us. We had this case won in small claims court but in our opinion they were not worth the trouble. It's sad how both the landlords and the owners of the property management handled this situation. We've lived in a handful of places and we've never had this happen EVER! We've always received our security deposit back! I wasted my time cleaning and treating that home like my own only to be taken by shady and unprofessional people. I would never ever recommend anyone to this property management! Beware!!! They will keep your security deposit no matter what!!!! read more

I would strongly recommend against renting from Central Valley Property Management. I responded to one of their ads about a place for rent and filled out an application. Shortly after that they called to inform me that it was mine and told me to come down and fill out some paperwork. When I went to sign my lease agreement, they had raised the rent $50 more than what the ad said without telling me. I confronted them about it and the agent was clearly caught off guard, like she didn't expect me to notice that it wasn't the price we had previously agreed upon. She reluctantly said that I could have it for the original price that was in the ad, but that after 6 months they'd be raising my rent to the higher price. I should have known right then that they were going to be terrible. While filling out the rest of the paperwork I was informed that there were still some issues with the apartment, but she guaranteed they'd all be fixed by the time I moved in the following weekend. She said it was just a couple of burned out light bulbs and a towel bar that needed to be reattached to the wall. I moved in that weekend and none of the issues had been fixed. Just as an idea of what was wrong when I moved in - there were 7 light bulbs burned out, a towel bar had been ripped off the bathroom wall, the dishwasher was broken, there was no screen on the biggest window in the living room, there was black mold in all the windows and the top of the tile in the showers, there was no knob in the master shower (literally a screw sticking out of the wall to control the water flow and temperature) and the exhaust vent that runs through the wall for the dryer was clogged, so drying even a small load of laundry took 2-3 full cycles. Keep in mind there were plenty of smaller issues as well. Fast forward 10 months of me constantly calling them and going down to their office in person to try and get these things fixed and the only thing they had done was sent a maintenance person out to give me 4 of the 7 bulbs that were burned out when I moved in. They sent out multiple maintenance workers over those 10 months, each more incompetent than the last. I had to take time off work 9 different times for appointments with the maintenance workers and not a single one of them was able to do their job properly. On two separate occasions they just forgot about me and didn't show up. The last time that the maintenance guy was supposed to show up to fix my dishwasher, he flaked on me and never showed up. I went down to the office to let them know how ridiculous the situation was and they called the guy. He had forgotten about me and was out running personal errands. I went back to my place and he showed up shortly after. He spent about 10 minutes messing with the circuit breaker for the dishwasher and then sheepishly came to the living room where I was and told me that he didn't bring any tools with him and asked to use mine. What kind of maintenance worker doesn't bring any tools to the job? Finally, after more than 10 full months of waiting, they fixed the dishwasher, the knob in the shower, and put a screen on the front window. Nothing else had been taken care of and I eventually gave up with all the issues. About 4 months later I'd had enough of that place and moved out. Keep in mind that these were not the entirety of the problems I ran into with these people, it was just the best example of their incompetence and apathy. I could go on and on, but I've already ranted long enough. My experience with CVPM was anything but pleasant and under no circumstances would I ever do business with them again. I wouldn't recommend them to my worst enemy. Everyone associated with that company is incompetent and needs to look into different lines of work. read more

I've been renting from the gang down at central valley property management for over 8 years now and they have always been very kind to me and my family, always asking how my son is doing and how I've been when ever I walk in the door. Whenever I have a issue with some part of our home they are quick to get someone out to fix whatever our problem may be and never give us any fuss about any request we may have. It's not easy to find a place when you have two 50lb dogs most people turn you away as soon as you mention it but Shawna has always put in a good word with the homeowner to help us find the right place at the right price. Thank you all so much for your continued excellence I have no plans of changing realtor companies any time soon. read more

Honestly this business is by far the biggest joke of a property management i've ever had to deal with. Unprofessional rude, mediocre staff. Not to mention the house we ended up leasing was complete junk nothing worked properly. Everything was dirty when we moved in. They never answer the phone to their office. This company is very underhanded in their dealings with renters. They told us that our house would be professionally cleaned before we moved in - it wasn't. It was in terrible shape, and we took pictures, and then we got to cleaning. I got married while living here, and we went to add my wife to the lease. They took our $30 for a credit check, and then they said they checked out fine. They said we would receive an updated lease in the mail, which we should sign and return. Two years later - still no updated lease. When we moved out, they took $125 out of our deposit for cleaning. However, they said the oven needed to be cleaned, and some blinds, and a few drawers. How is this $125? Then I noticed on the list, it says that any deductions up to $125 don't need to be accompanied by receipts when presented. What a coincidental number. CA state law says that they do need to provide receipts upon request, so I have requested them. We will see if I ever get them. This company is dishonest and will do anything for money. We left the house in better condition than we got it, and we feel screwed. And now they are renting it for $150 more than we paid, so good luck to those people. I would honestly advise to never have dealings with this company. I met the landlord once, and even he said that they seemed incompetent. read more
