Called Residential Express the following morning, they pulled up my quote from 4 months prior, verified the price hadn't changed and were able to schedule me for a full HVAC replacement the next day. Freddie and Flavian arrived on time and were very professional moving through our house and working in our backyard and utility closet. They explained any changes they needed to make, went over the new setup and recommended service intervals, and hauled all of the old equipment away, leaving our house looking better than when they arrived. New HVAC filter, reset breaker. Thermostat batteries are fine. Still not kicking on. Sent Yelp message to RES because they have always been quick to respond. And they did this time as well and the woman who gave me a call was nice and tried to help. Pretty disappointed that they can't quickly swing by today. From what I've read, it's likely a dirty flame sensor or the ignitor switch (neither of which is a long job - I just don't have the tools). HVAC less than 5 years old, so parts are under warranty with RES; however, I had to call someone else. Bottom line: Someone else is coming today, but I could end up paying for parts. Kind of feels like my current needs weren't lucrative enough for RES to make a concerted effort to swing by.

Jan 2025 (frozen hot water pipe, cost around $1000):…read more SwiftPro sent out a plumber who was also somewhat of a handyman. That was a plus. He tried to fix it by replacing the pipe under the sink. Next he made a hole in the basement ceiling (under the sink) to find and examine the pipes. He installed foam sleeve around both pipes. Additionally, he installed "electrical heating tape" under the hot water pipe. He replaced the insulation, spackled the ceiling, and painted to match. Two issues: 1) he left for the night after replacing the pipe and it slow leaked (bucket filled every 5-6 hours). He did repair the pipe the next morning. 2) The heating element was not to code. A new power outlet was added for the heating tape to plug into. Unfortunately, this outlet was connected to the light switch controlling the under cabinet lights [and not marked as the heating tape switch] and it did not have a thermostatic breaker to prevent fire on hotter days --- Jan 2026 (cold water pipe froze): SwiftPro sent out a technician to look at the issue. They recommended better insulation (spray) in the basement ceiling space where the pipes are closest to the exterior. SwiftPro sent out a second technician after consulting with Customer Service and Raul identified that the heating tape outlet had no power - when I flipped the under cabinet lights switch (guess), the cord lit up. We are working on getting the outlet up to code and ceiling spackled again. Thanks Hannah for your responsiveness
