When we contacted Kb Home to get any necessary forms to schedule the Home Inspection, we received an agreement to sign that clearly states no access to attic or roof and no testing of any equipment no limited to Appliances, HVAC system, garage door opener etc. Basically they allow you to arrange for a Home Inspection but the Home Inspection will have to agree to the limitations of what he's allowed to inspect. For everyone who buys a KB home, make sure you have a solid inspection done prior to acceptance of the home, and signing of the contract. I bought a house in East Mesa, Arizona that was built at the end of 2018 and first lived in at the end of 2018. I bought the house from the first owner in 2021. I recently started noticing the stones falling off the exterior walls of the house, to the point where I'm about to lose an entire wall. I submitted a warranty claim. KB took over a week to get back to me after I called several times. They finally sent a customer service rep out to the house to take pictures and look at the damage. This is becoming a safety issue at this point. I then never heard back from the customer service rep until I had to reach out 2x through phone to see if they were going to help fix their shotty workmanship. She said no that the home was out of the 2-year workmanship warranty. If it's strictly a 2-year warranty, then why even bother coming to my home to look at the issue? Anyways, please proceed reading.. I understand the stipulations on home warranties, but the company should know what should and should never happen with a home. They should be able to loosely interpret their warranties knowing what should never happen, but even from a customer service perspective. I'm from the East Coast (New York) where homes (with stones as well) get battered by blizzards, hurricanes, humidity (moisture in the air) and erratic weather, etc. You name it, the homes experience it. Never once have I even seen a 20-year-old home have stones fall off the home. My home is not even 5 years old at this point and I'm about to lose an entire wall of stones. Note that some of the damage can't be seen in my pictures that I've taken, but when you press on many of the stones you can hear and feel the movement behind the stonework. The last time I spoke to the customer service rep, I requested a manager reach out to me so I can further discuss this. It's now been over a week since I have spoken to anyone and have not received a phone call from the manager. So now I'm left with 2 options: do it myself, which I'm not a professional, or hire a masonry company for over a thousand dollars to fix an issue that should never happen. WARNING!! DO NOT BUY A KB HOME!!!! I have built thousands of homes and purchased dozens. I have NEVER seen such POOR QUALITY in new construction in my life. Not by any of my subcontractors and not in any of the new construction I have purchased. They will assure you that when you purchase one of their homes they will give you so much time to create a punch list of any complaints you have and to "be prepared to have someone come through within 72 hours." IT HAS BEEN ONE YEAR! Contacting KB home became a full time job trying to get a response. When I did finally arouse them through veiled threats of legal action I would finally get empty promises. I would be given a date and time over and over only to TAKE OFF WORK AND WAIT IN VAIN!!!! I call KB homes Krooked and Broken Homes because EVEN THE WALLS ARE CROOKED! AT LEAST THOSE ARE FINISHED WALLS! I can't tell you how much they left UNFINISHED, HALF DONE, SLOPPILY RENDERED. Honestly some of the work looks like a blind man without fingertips did it. A monkey or a toddler could have paid more care. They promise a lot when it comes to your satisfaction but in my experience and my research of THOUSANDS OF OTHER DISSATISFIED BUYERS complaints, THEY DO NOT DELIVER. I wish I could give zero stars. From start to finish the process of buying our home has been miserable. Now 2 years later we are still dealing with warranty repairs. I've had every specialist and the even the vp of construction come look at my wood floors. No one can agree on the issue. The contractors they hire are unreliable or incompetent. I've requested a new floor be installed and now they want to replace the same wooden planks we've replaced 3 times already. Maybe in 2022 kb homes will finally correct my floor. I write this as the contractor who was supposed to be here at 12 pm just now showed up at nearly 5 pm. I took off work to be here all day for no reason. Could not get in touch with anyone from the company or kb all day. If you enjoy sitting at home and burning vacation hours buy a kb home! read more

Third "new build" I've purchased and by far the worst builder I have encountered. Sales office staff was great but literally that was the only plus in the process. I have been in my home since August of 2023 and have had several - 10 plus - items that have needed attention. They have ignored a life safety issue and to date is not resolved. The warranty supervisor is non-responsive and the items that KB needs to resolve are time consuming. The vendors they use and the touch points reequired are below industry standards. They mention they want you to be happy and satisfied in your new home but want to do the bare minimum -or nothing -to assist in repairing their short comings. Beware. read more

Not willing to work with you even the day after you put in your Upgrades... I have termites after three years and the company they're using has horrible reviews and will not come out. The garage doesn't fit a normal size car and the carport is at a huge grade. Their basic paint is like chalkboard. Half the doors don't close. I bought my home in the Santiago subdivision in August 2018. Inspection turned up a few items that should have been caught during construction, like water heater drain pipe angle and excess water pressure. Since this is a new build, it's not a one-off but is normal practice. They addressed the issues before closing. Since then, I've had three warranty issues. First, lights rapidly flickering in a 25-second-off-5-on cycle. They sent an "electrician" who Fluked one switch and pronounced it good. Then my west-facing kitchen window cracked at 18 months, 6 months out of warranty. KB told me to contact the glass installer, Avanti (see my review of those idiots). Since it was out of warranty, I ate the cost of replacement. And last month, I discovered that my home was infested with termites. I again pinged KB's warranty line and was told to contact their exterminator, Environmental Pest Control (why KB couldn't do this, I don't know). Environmental never answered their phones or returned my VMs, so I told KB that, since their contractor is unavailable, I would get my own very reliable exterminator to treat the house and that they would be hearing from me further. Bulwark took care of the infestation and presented me with the bill, which I immediately paid. Then I forwarded the invoice to KB for reimbursement since their warranty process is broken. They refused. I filed a BBB complaint. They still refused, and Environmental flat-out lied about having never heard from me. Next stop is small claims court: KB placed an unreasonable restriction on my warranty claim, requiring me to use a service provider that cannot be contacted (which I confirmed with other Santiago residents). This isn't even getting into the sinkholes that open on my property after every rain, or the doors starting to stick because the walls are sagging. On a house that's barely two years old, even. I had misgivings going into this house, but it was literally the last place I was going to look at during a torturous house hunting process; it was this or back to renting. If I could give one star I would. Worst new house that I have ever bought (and this is my 4th new home purchase). We came from out of state so I could not watch that actual build of our home. We moved in a year ago, and have had nothing but problems since. From a crooked toilet (took them over a year to fix), to an engineer stating that we are having foundation issues. KB Home representatives' views are that we do not have foundation problems and the items we are discussing are normal. We have wavy walls and ceilings throughout the home that have gotten worse since we moved in. They have fixed them and less than two weeks later the cracks are back in the same areas and the wavy walls and ceilings start to wave again, or walls or ceilings that weren't wavy start to wave. I feel like my home is made out of tissue paper. They have spilt paint and stucco outside of our home and paint inside our home and still have not come to remedy that issue. They still have not done some of the work the ROC directed them to do because they felt it was not needed, so now we are waiting for the ROC compliance check. I had one KB subcontractor say to me that he told KB the problem with our home a while ago, but it is an expensive fix and KB does not want to pay for the repairs. So frustrating!!! I am not the only one in my neighborhood having these exact same issues. I personally know of 7 homeowners that are having similar issues as I am and they are having the same amount of difficulty having KB come repair the issues. KB is trying to slap a bandaid on a problem that is bigger. Not to mention all the no-shows of workers who are supposed to be here, so I take time off of work, and they no-show, and we get no call that they are not coming. I am a small business owner, and if I miss work I am out the money. I have no PTO or sick time. This has happened on multiple occasions. Or, we will get a worker ring our doorbell when they are not supposed to be here, or at 6:15 a.m. when they are supposed to be at our home at 8:00 a.m. It is so incredibly frustrating. I have contacted my warranty contact at KB, her boss, and even the President of the Phoenix division of KB Home, and we still cannot get this resolved. I come from a time when people prided themselves on their workmanship, and this is not the case for KB. Their motto is "Built on Relationships", and I ask, what relationships are they talking about? Between the company and their bank? I know they have not done a great job on building a relationship with us and with many of our neighbors. I am a Veteran of the USAF and my husband is terminally ill, so we are very compassionate and patient towards others. I fought for my country and I now take care of my husband and work, and KB thinks it's just fine to shaft us with a super faulty home with sub-standard workmanship. My best advice for you all out there in the Phoenix area that if you are in the market to purchase a new home, DO NOT....I repeat...DO NOT choose KB Home as your new home builder. If you do, you will have so much stress and heart ache related to your new home, when it should be a happy time. I will NEVER BUY a KB Home EVER AGAIN! If I was homeless and on the streets, I would not take a KB Home for free, because the cost to fix the problems that come with our home or some of our neighbors' homes comes at a cost of $40,000 + to repair, and that does not include all the costs we have expended to have home inspections, hiring an engineer, etc! read more
