Unfortunately, he did not fulfill what we agreed on. I paid over $12,000, and the work was left incomplete. The units were not rent-ready, debris and trash were left throughout the property, and key items we discussed were never finished. The photos I attached show only part of the condition he left the property in. After receiving payment, Larry stopped responding and ultimately blocked me instead of taking accountability or addressing the issues. As a property owner who relied on clear communication and trust, this was extremely disappointing and costly. Based on my experience, I would strongly recommend hiring someone else if you are considering renovating a property. This contractor was unreliable, unresponsive, and did not deliver the agreed-upon work.

After being under severe stress to get my repairs done, and before getting estimates from other subs, I reluctantly agreed to Zelle him money for "materials and some labor". Thankfully, before he started, I had another estimate with a more reliable contractor who went ahead and purchased the materials and send me a photo of the receipt. David's "materials costs" were $600, per his proposal and $800 for labor. The better contractor showed a receipt from Lowes for $70 for ALL MATERIALS!! Additionally, the contractor I went with only charged me $400 for labor!!! I immediately requested a refund from David, which he agreed to. Two days later, no refund. I texted him a few times, didn't hear anything back. I even texted him this review, no response! I will now have to file a claim with my bank. He is a total ripoff artist, liar and hounds potential clients until you agree or block him. DO NOT HIRE HIM!! BEWARE! He did no work and isn't willingly giving me my money back! $800!!!! Crazy. I received a very aggressively priced quote and about a week later I had new gutters. Perfectly timed for this October and November Rain. I am relieved because water would seep in during bad rain storms and luckily it has been a drought. The prior owner of my house definitely did not look into having gutters done when he rehabbed the rest of the house. Must have run over budget. It was raining when I left for work this morning and I am thankful my foundation won't be getting more screwed up than it already is. Jared kept us informed as issues developed, gave us options and pricing that were reasonable. Quality of Finished work was excellent. While the city inspectors have to remain impartial, you could tell that they love projects where he is the contractor as he does not cut corners. We're now looking to finish our basement and needed to waterproof to prevent basement moisture and a repeat of water coming through the drain again. Jared met with me and walked me through how my home was built and functioning today and what work was needed to have a quality finished basement. He also worked with the city to run a dye test to determine if our sewer was combined or separated and then turned around a quote in a reasonable time. Jared also invited me to look at work they were doing for a home down the street and walked me through what they were doing, why, and how it would be for my home. They also worked with the Home Heritage Program to help me get a low interest loan, which is more work for them, but they understood the process thoroughly and helped walk me through it. For the project work itself, the crew was timely and knocked out the work in November despite the cold and some rain. It was very impressive to watch the crew work as they moved quick but did it with quality and they were respectful to my home. Jared also is in the trenches himself doing the work and he also worked with me to understand what they were doing and checked with me on scope and questions as they progressed. I'm very happy with the end results for both the waterproofing and concrete. This business is also family owned and operated and is actively involved in the Lakewood community. If you want a company that is fair, educates you on your home, does excellent work, and builds relationships with the local communities, then Evans is the company you should use! I will absolutely use them again for any future work I need!
