Jose peppers is a consistent solid choice for Tex-Mex delicious cheesy dining. The avocado enchiladas are now my favorite thing to get there. The lunch portion was perfect size and I was able to sub in their delicious Mexican rice and black beans to accommodate my allergies. I'm allergic to pork fish and nuts. I would give us an excellent rating if you have food allergies and need a place that can accommodate you. They were happy to make changes so that I could get something I could eat. What a nightmare! We arrived at 5:20 and put our name in for a party of 8. We were told 20-25 minutes. We sat and watched numerous empty tables but they were waiting for "one specific table for us." Yet they seemed to find room to seat an entire youth baseball team (that came after us with no reservation) and their families. We waited for almost an hour before leaving and going to Culver's. First thing was the Chips. Very greasy and a flavor of old rotton grease that coated my mouth. That's ok I didn't come for the chips. Salsa was ok. A little like canned tomatoes . I ordered a steak enchilada. I got about 5 tiny pieces of steak in the big flour tortilla shell. The shell was rubbery and doughy at the same time, like it sat in water but I could actually stretch it without it breaking and I couldn't cut it. That was not good. The redeeming part for me was the steak wasn't the processed and frozen tuff meat many Mexican restaurants get from food supply companies frozen. I would have like more of that and condiments. The sad thing if they frequently change their "recipe" on margaritas and habey dip assumed a cost saving measurement as it never reflects a positive customer experience. The owners reap the benefits, trust me, they capitalize on the shortages passed to customers and I am about at the end of my tolerance. There margaritas price increases the flavor decreases, Their signature Pollo Magnifico is constantly reduced in size and flavor where once scrumptious with cream cheese and chicken Meat is small fried tortillas with not much else. We have pictures over the years to chronicle the reduction of their "signature " dish. My husband doesn't even order the margarita because they are so bad. I only do because I add water and I like margaritas more than beer. To sum it up, I am extremely disappointed and I will continue to make my opinion known in Lee's Summit in a variety of ways as I have reached my limit on how they squeeze profit from their clients read more

DD#1 treated her father and me to movie and lunch this afternoon. And Hubby wanted to try Jose Peppers, which turned out to be a really good choice. There are dozens of menu choices and even more choices on the special Lunch menu that is available until 4 p.m. DD and I went with a lunch-sized Enchilada Platter, that had one large Cheese and Onion enchilada baked with New Mexico red chile sauce and served with rice and beans. This was generous portions and plenty of food for lunch or a smaller appetite, any time. All items on the plate were full of flavor and the enchilada was stuffed with wonderful, melty cheese making a really filling meal. Hubby's choice, also from the Lunch menu was a Grande CCQ Burrito that was so "Grande" he brought half of it home for his supper. It was stuffed with Carnitas, ground beef, Mexican rice and refried beans wrapped in a flour tortilla and topped with Chili Con Queso and with sides of rice and beans. All entrees are served on plates so HOT that the server warns diners not to touch the plate AND MEANS IT! REALLY! The complimentary baskets contain corn chips that are extra thin and crunchy and they have a great fresh tasting chunky salsa with good texture and notable chopped cilantro. Jose Peppers has been a reliable regional place for Tex-Mex in the greater Kansas City metro area for quite a number of years. Hubby and I made the trek to the original location in Overland Park for years but then sort of drifted away to other closer Mexican restaurant choices. However, this Lee's Summit location is only a few minutes from us, so, after having such a good lunch today, we are reminded of what we enjoyed in the past and I expect we will visit again soon. read more

I have grown to love this place, and crave it. I will never, in my life EVER return to this awful location. They messed up big time. My mom and I ordered peach maragaritas, and when they bought them to us, it was CERTAINLY not a peach maragarita. I am a habitual margarita drinker, and have had every flavor made. These were plain, frozen boring lime margartias. I complained to the server, who insisted the peach was a very light flavor. The peach was LIME. NO EXCUSE. So, instead of ordering what I usually order-the spinach/cheese enchilada, I decided to try the chicken fajita buritto on special, with the black beans. They bought us our meal, and i bit into the buritto (which was covered with Velveeta, their "yellow" cheese, it was Velveeta, nothing special), I did a double take on the beans, which were regular refried beans. The server said they were supposed to be black beans. Supposed doesn't get it. That was fine, the next problem was not. I cut into the buritto thinking it was chicken, which I do tolerate, even though I lean vegetarian. I thought the chicken was a bit on the dark side, and after a few more bites, I realized it was steak. I almost had to make myself throw up....possibly in the plate. I haven't had a piece of steak on my mouth for years.I donot eat steak. It reminds me of a eating muscle. I complained to the server who said it was chicken. I couldn't eat any more of it, and caught him again and said, "This is disgusting, it is steak. I don't eat steak." I didn't tell him it reminded me of eating muscle. He admitted to a printing mistake on the specials menu, and offered me something else. I was hungry, and opted for the spinach/cheese enchilada. It was bought to me, and the manager, who is a total rotten effing prick, (I had the f word there, but someone messaged me,and scolded me for it. I"m not afraid to say it on Yelp.) yes, that describes him perfectly, apologized, but didn't offer anything, even a % off the meal. He said, "This takes care of it." And walked away. The spinach/cheese enchilada was wrapped in a buritto soft shell. That is not how it is served, enchiladas aren't burittos. We get the check, and it's correct, and I was afraid to order the Mexican ice cream, like I normally do. I kept looking at the check, and wondered why they hadn't corrected this horrid situation, the fact that I had to put steak in my mouth. Seriously, this place has problems, and needs to be shut down. Good Mexican food in a great location. I went here for lunch with my bff and her kids: 6 years, 4 years, and 1 year. Her older kids are very well behaved, but clearly the one in the high chair was fascinated with dropping teddy grams (which this place gives little kids when sat) and chips on the ground. Since it was my friend's birthday, I insisted she treat herself with margaritas, and she really likes them here. I was DD, so I stuck with water. The older kids got milk, and then split the mac and cheese, which was perfect between the two. My friend got tacos and requested no lettuce or tomato, and I ordered a lunch meal. When we all got our food, mine and the kids were all set, but hers came with lettuce and tomatoes, so she sent it back and the manager came out with the correct order. He was so nice about it that even her kids staged whispered "He was really nice!" when he left. As former servers, my friend and I cleaned up the table as best we could when we were about to leave, but because the booth we were at was carpeted, I didn't think cleaning up after the high chair would go well, so I took the paid bill and extra tip on top of the 20% up to our very nice server and apologized we were leaving the floor such a mess, but we really appreciated how cool she was about the kids. She honestly acted like it was nothing out of the ordinary and not to worry about it, but I'm certain the generous tip was the only reason for that. We came in for dinner here again when recently in town. Based on our first experience this was not our choice. However we were pleased to see this place was now cleaner and the A/C was now working! This is a decent place to come especially if you have a group of folks to accomidate. A good way to start off is with the salsa and queso dips. Great to get everybody munching while you go over the large menus here. The food here is better than decent. The portions are good sized and the quality is pretty good. In our group of 8 we had everything from fajitas, tacos, enchiladas and burritos. The refried beans are good as well as are the black beans. There were no complaints. In spite of the fact that this is a chain restaurant, this location manages to put on a family-run business air to it. Though it's billed as a Mexican restaurant the Ambiance is almost that of a sports bar with multiple TVs in every area. The service was quick and efficient and very friendly. I had the pollo magnifico with the salty chips and sweet salsa to start. That being said I will probably never be back again. As I was finishing my meal I drank my coffee halfway down only to find an encrusted ring around the inside of the cup. I'd been drinking from a dirty cup my entire meal. It kind of took from the whole experience and soured what otherwise would have been a recommendation. When I brought it to my waitress's attention after I'd paid my bill , she simply apologized and stated that she had taken the cup from the clean section and wasn't sure how that could have happened. The food arrived hot... But alas the Mexican rice was just dry and overcooked with enchilada sauce. The cilantro rice was better but the cilantro was overwhelmed by all the lime juice. We were excited to find the sweet corn mush on the plates and it was good. The tortillas used in the burritos were thick and dry. There as hardly anything in the burritos except for the rice. The cheese sauces were forgotten. The beans were very good. I needed them to get the carnitas down cause it was too dry... For a special house favorite I was surprised at how little meat was in there. We'll come back but not ordering burritos again. I'd rather go to Taco John's for burritos. The rating escaped a 3 because the guac, corn, and salsa were so good. Oh and the waiter didn't offer more drinks until we were done eating. I've visited this particular Jose Pepper's three times thanks to friends and family who apparently want to kill me. The first time I went there, one of the servers wiped down our table with a grotesquely diseased rag which smelled like a rotting corpse stuffed with expired cheese. I nearly threw up, and had to request a different table, although they could not locate one in the area code I specified. The second time our food took over 75 minutes to prepare... and my chicken still ended up being pink on the inside. What had they been doing to it for an hour? Reading it poetry? The last / most recent visit got off to a disgusting start when I noticed several dirty forks and knives sitting on the floor in various locations. While sidestepping one of the various escaping kitchen utensils, I nearly slipped and fell on their greasy, scummy carpet. I'm convinced it would've made a splashing sound. Everywhere I walked felt like a stroll across congealed lard parkway. When we arrived at our table, sitting there amongst the condiments was a giant bottle of industrial hand sanitizer. I waited for a complimentary HAZMAT dining suit, but it never arrived. Fortunately a lot of flies did, so I stuck to the chips and salsa and slid out of there. The only way I'd ever return to this restaurant is if I'm drunk and driving a tanker truck full of bleach, and even in that situation I'd rather consume the bleach than anything on the menu at Jose Pepper's. read more

Met some friends for lunch today and ordered the avocado chicken enchilada off the lunch menu. The chips and salsa were pretty good. The salsa was SUPER MILD, But tasted great. The chips were fresh, thin and crispy. The enchiladas were average. They were served with beans and rice which were also average. We asked for a hot salsa and it was more like a medium. It was also pretty tasty. The restaurant was freezing cold and the service was just okay. I wouldn't say it was a bad experience. The food was decent, but I doubt this will be a "go to" for me for Mexican good. read more

Being close to home, I've been to Jose's many times. We hadn't been since the remodel until today and it was a let down. The first thing I noticed is the drink menu was caked in salsa & other debris. It was sticky and discusting. Thankfully there was a jar of hand sanitizer in the condiment rack. Speaking of salsa, they changed their salsa recipe. Rather than using fresh ingredients, they're either cooking fresh tomatoes & onions or (more likely) they're using canned veg. Regardless, the old recipe was one of my favorites & the new one tastes like stuff that comes out of a jar at the supermarket. I mentioned something to the server who told me she did not like it as well either. However, she didn't seem to appreciate it when I told her I thought it tasted like Pace (which is does). We ordered 2 regular margaritas & discovered that was another change. No longer are they 2 for $7 - it's now 2 for $9. Gotta pay for the remodel somehow. It's still a good margarita and reasonably priced. These weren't as sweet as the 2fer7's so the recipe change here was positive & justifies the price change. I ordered the lunch portion of the Texas steak fajitas which came promptly. Unfortunately it came too promptly as the vegetables were still raw. How this got past the expediter (if indeed they have someone running QC) is beyond me. The onion to pepper mix was 4 to 1 so there was at least 1/2 of an uncooked onion on my plate. By the time our server got back to ask how we liked our lunch I'd found the few cooked onions and eaten about half the meat (which was cooked and tasty). Given her reaction to my Pace comment I decided to forgo the complaint & finish my lunch. Half the reason I go to Mexican restaurants is to eat chips & salsa and have a margarita or two. I think Jose is going to land on our "also ran" list for now. Completely disappointed with the lack of customer service I, my girlfriend and her family experienced the other night. Messed up my order - completely - like major mess up. When I finally received my correct order, I was the last one to eat and the family had to wait an extra 20 minutes. Our server was terrible, completely rude and not personable at all. I was at Jose Peppers Friday night for a dinner pick up and was surprised by answer I received from the girl who handed us our food. She apologized for the wait time and that they were"volunteers". I was surprised but continued to chat wondering if I was misunderstanding what she was talking about. I said "at least we all have jobs" and she responded"well most of us are on the unemployment and then volunteer here". I don't want anyone going without during these times, but her response makes me want to question as to why you are using your workforce as volunteers. Is that pass the workforce payroll to the tax payer while still using said workforce? On my way to and from the restroom EVERY server I walked by SMILED at me. I also was past by both managers on duty, of which NEITHER smiled and I made eye contact with both.
