John Maning is incredibly arrogant, this is a known fact in the area where he operates. He came to my home for a bid on septic work and proceeded to take a very arrogant tone along with some strange facial expressions. I thought I'd give him a chance and ask him to submit a bid along with other contractors. After a week of not hearing from him I messaged him and kindly asked that he submit his bid so I could consider him for the job. His wife responded by saying we don't know what we are getting into. They seem very defensive. It is normal and recommended practice for you to get multiple bids on your work, they seemed offended by it. I responded that I meant no offense and never heard back. They are unprofessional. If you search for the reviews marked as "useful" on yelp, you'll see they all say they are incredibly rude. I hired John Manning to install a new leach field and to abandon the existing septic tank. He charged over $21,000 and left the project halfway. It took him 4 months just to trench the leach field meanwhile his wife kept asking for more money every week. Once they collected over $21,000 they abandoned the job and took the money. My experience with this company was a complete nightmare. They have several city and CSLB complaints, if you are a victim report him to the state licensing board, individuals with his business practices need to be reported to the authorities. read more

We called Manning's to build raiser to our septic tack which did not have them as the previous owners didn't bother building. So they came and told us that our Celtic tank shouldn't have been certified by rotorooter because of a problem. Roto rooter drained the tank and certified the tank for sale and within two months the tank was full again as it wasn't draining properly. JMP came and fixed the problem which I'm hopping it won't persist. read more

In 2015 manning plumbing arrived to fix a leak. After cutting holes in my walls which they didn't repair. The plumber suggest that I replace my water heater (wh). He offered a discount of $1,000.00 on a 50 gal heater that normally ran $3,000.00. I agreed. During the operation they placed the old wh by my driveway. Happen chance a Lancaster city building inspector stopped by and knocked on my door. She asked if I'd pulled a permit for the change. I said no and asked the plumber to come to the door. She asked him the same question which he stuttered some and said no. He said he was going to take care of it back at the office. She left and he muttered that they would have to eat the cost of permit. Then went and told his partner they had to confides the installation per some new California earthquake code which meant changing what they'd already installed which took even longer. Fast forward to October of 2018. Called manning plumbing as the gas valve went out. Asked if they could stop by and see if it was still under warranty. Spoke with a rude lady who said she'd have to check their records and call me back in 30min. An hour and half later I called her back. She said it would take 5 days before she could get someone to stop by. I did inform her we had no hot water, she just said that's all they can do and hung up. 5 days and the plumber shows up. Concurs the gas valve was broke. Said it would $785.00 to fix it or double that for a new wh. Which means the first plumber probably lied about the cost of the one he sold me by about $400.00. I told the plumber I could buy the part online for $115.00 he wrote out the estimate and said that's their price. I told them no and gave them their $25.00 service charge for coming to tel me the part was out of warranty, seriously cheap business, why? They should have that information on the records. They know what they installed but when you're dealing with some rude woman, that info won't be available so they can hit you with a service charge. Moral of the story. Don't beleive these people. Get a second or third estimate. Check online about repairs and parts cost. These guys tried to gouge me and I wonder how many people they've done this to? I have their estimate and my parts receipt. The office is so rude!!! And they are money hungry!!! We used them about 3 years ago and they worked on our septic tank lines and pumped it. Charge 5800.00 and marked the area so when we are ready to pump again, they'll know where it's at. We are ready to pump the tank again and Shirley looked at our paperwork from last time and said that they'll most likely will have to use a camera for extra 250.00 to locate the tank. She said, they don't have time to look for it so the camera is the quickest way. One company suggested that they hammer jack my driveway, reroute the pipes and one to simply change the toilet. I've been meaning to write a review for awhile now. For that I apologize. It was only when a friend asked me for a plumber referral that I realized that I neglected to notate manning on yelp. I had a leak upstairs. Their company sent out a plumber right away. He was extremely professional, knowledgeable and honest. I fell asleep with my infant upstairs (after collapsing from the stress of the leak and my husband sent him upstairs to investigate the leak. He was extremely quiet and I didn't even know he fixed it until I heard them finishing up the appointment downstairs. I came down and proceeded to take over the encounter until my husband said he fixed it already. I think his name was Robert. He had a southern accent, dark hair and super light eyes. If that's him, then this company needs to keep him. He's a gem. He was super efficient and trustworthy. I was wanting to be around so I could"supervise" like most of us women do. I was more afraid of being taken. But he didn't do that to us. Since then, I have referred Manning to everyone I come across. They're the real deal. You won't get ripped off. Terrible service with a terrible attitude. Do not do business with John Manning. Not only does he do a bad and incomplete job, but he does it with a pushy, aggressive I am better than you attitude. If you make the mistake of hiring him, keep an eye on him, as John Manning will shortcut the job and tell you that is the way it works. While performing (or lack of performing) he completed about 80% of his job and quickly covered up what was left to be done. As we discovered this before he left, he became very aggressive (puffy chest and all) and told us we did not know this, that, etc... sounding very much like someone who knew they were in the wrong. His bullish tactics did not work with us as we are fully aware of what his service should have done. We have had this exact same service several times before and each time they did the job 100%. This guy is lazy and trying to scam us/you by doing less of a job so he can do it more often. Sadly, I believe he is just embarrassed and insecure about his business. We had major roots coming up through our sewer line in the toilet, so the management company sent John Manning plumbing drain and septic to my condo to get rid of roots in my sewer line. Not only was the guy here for over 5 and a half hours, he somehow managed not to bring up any roots. None. Ooh, and in the process, he admitted to breaking the toilet, which is now leaking from the tank. They came back today with a scope, and refused to let me know what they saw, AND back pedaled on their admission of breaking my toilet. I can tell that the guy who came out yesterday lied to his company about what happened too. I was very nice and when I asked about the toilet, he says to the other guy "see what I had to go through?" John Manning is a the worst contractor that I have ever dealt with. My parents are very old and are faced with many health problems so I have been helping them hire contractors to do repairs around their house in Littlerock. I hired John to replace an old leach line and pump out the septic tank. The work was done and seemed to work O.K. We did experience a couple of problems as were stated to me from my sister that lives and takes care of my parents at the property. When I called John Manning plumbing back he did send someone out to check on the problem and it was discovered to be a leaky sprinkler pipe not the septic tank and John was very short and condescending to me about his lack of responsibility for the problem, so instead of offering to fix the problem for a fee he just left the house. It gets much, much worse from here. We had another leak at the property and was presumed to be coming from the leach line installed by John as relayed to me as before. When I spoke to John about the problem over the phone his response was that anybody with even a little bit of common sense would have known that it was not his fault and added a few more insults then said he had to go before I could respond. I called him back a few times and finally he returned my call and started into a rampage that included calling me several choice derogatory words and threatened to beat my punk ass at my parents house anytime! He was rambling like a mad man, cussing threatening and making comments like "I make more money than you" and your parents live like shit and on and on like a physopath... He also threatened me with going to the city and turn us in for not getting a permit for the work he did if I wrote an unfavorable review online. When I told him this phone call is being recorded his reply was that he didn't give a shit and continued to ramble incomprehensibly so I hung up. Bottom line is that if you want a very unprofessional, arrogant, threatening and utterly irresponsible contractor then he's your plumber. We have used John Manning Plumbing three times for our plumbing needs. The first time was to check for waste line clogs, and the cost was a bit high, but not unreasonable. The second time was for a septic tank pump out. Once again, the cost was a bit high, but not unreasonable, considering the job. The problem came with the replacement of our existing septic tank. It was going to be a big job, and the cost estimate was high. We asked if our adult son could help with the physical digging work to offset the cost, and they agreed. We had scheduling problems, mostly on our side, but once on theirs. In the end, the work was done when only our son could be present. Altogether the work took 2 1/2 days. A couple of pvc pipes in the yard were damaged or needed to be cut for the work to proceed. These pipes were necessary to the function of our household, and needed to be repaired. We were not given a cost for the repair beforehand, but when the work was complete, we were told that each pvc pipe repair cost $600. That's $1,200 total to repair two different schedule 40 PVC pipes using glue and about $20 in parts. It took one man 45 minutes to fix it according to our son. We thought that this price was outrageous, and it was made more so by the discovery that the larger of the two pipes wasn't actually repaired at all. We ended up fixing it ourselves. We tried to contact them about the work and the bill, but suddenly they were unavailable and/or did not return our phone calls. Considering all this, I really cannot recommend this plumber to anyone because I believe that they do not care about the consumer, and are willing to behave unethically to enrich themselves. Because of what we discovered, it makes me question the quality of the rest of their work. read more

Replace a four-inch piece of copper pipe between the main line in the exterior wall of the house and the garden hose spigot on the outside exterior wall facing the back yard. The original 1990 copper pipe had a kink from the installer twisting the pipe too hard. The kinks developed pinpoint holes along the ridge which were squirting water into the wall. Responding to our email, Shirley Manning called first thing in the morning to set an appointment. She arranged to have the repair done early because we were turning water to the house off and on. Jeff Burton arrive three minutes before the appointment. He was extremely friendly and courteous. He listened to our description and understood immediately. He completed the work quickly and did a nice looking and clean repair that works better than the original. I contacted John Manning Plumbing for a septic tank inspection and certification need. Received an abrupt manner called from Shirley stating that the technician were unable to access the property due to an extremely blockage of bulky items on the front entrance of the property. I sent her pictures of the house front showing the actual entrance condition, which was clean of any and all debris. She continually said would charge my client $125.00 for an unnecessary trip to the house and keep demanding the charge. I did a three way call with my client to clarify the situation and when my client said he had surveillance cameras to prove to her her technicians were actually not at his property, Shirley became more irritated and started saying: "It's your agent's fault for not giving us the correct address, when in fact an email was sent to her a day prior indicating on the SUBJECT LINE, the property address. She said: Good luck finding anyone to go to your property, once the owner said that he would have video proof whether the technicians were actually at the correct property. She finalized by hanging up the call. They are so unprofessional and extremely rude. I started reading all the Yelp reviews and as it became obvious that other clients have been treated in the same manner that my client and I were treated by this company. read more

On September 12th I noticed my water wasn't getting hot anymore so I called the gas company and the gas company came out checked my water heater and said that I needed a replacement. Because the switch was out and its dropping at 5.5 and it should be 4 I called my insurance company who sent out John Manning Plumbing he arrived on time but would not come into my house until I signed a paper I informed him that I don't sign anything without it being filled out he said per my insurance company I have to sign it before they can even look at my water heater so i signed it and he walked in My Husband opened the door to the water heater the plumber put his hand to lean on the wall walked off walked back up and said the insurance company only pays $1,000 you have all these violations and I'm going to have to charge you extra 375 I called the insurance company told them what he said inform them that I was not going to pay another 375 and can we call another plumber I am form the plumber from John Manning's that they could leave they would not leave my home until they office said that they can leave I informed my insurance company that they would not leave my home the insurance company told me to tell them that was fine that they can leave he said he could not leave until his company tell him to leave he stayed at my home another hour he charged my insurance company a hundred and $127 because I did not want the work done by them I then called The Gas Company back out to make sure I didn't have violations the gas company said I did not have any violations I called another plumber came right out put in my water heater for $200 when it bought my own water heater for $648 when I informed them to leave they were very disrespectful he was rude I call my insurance company back inform them of all that information and ask them not to send them to anyone else's property they're not professional and they try to scam you out of money I called two other plumbers that came and knew exactly who this company was and said that they have heard that a lot because they all work in the same area read more
