Before JMK.All we had was black top in our backyard. Made the space unenjoyable and extremely hot during the summer.

Before I even get into the experience, I want to start by saying I would highly recommend JMK contracting. Our house was built in the 1800s and as a result we need to do a lot of work and have used many different contractors in the past. This was one of the best experiences I've ever had with a contractor. First, when I called for an estimate John actually called back. As I'm sure many of you know you make calls looking to get an estimate for work and you don't even receive the courtesy of a call back. That's not the case with John. After we receive the estimate we decided we wanted to go with JMK after reading the fantastic reviews. However, we did not have the funds and did not want to pay an additional charge to put the deposit on my credit card. When I reached out to John and explained the situation he put me on the schedule in good faith until I sent in the deposit. The work started on the day we were told it would start and ended on the day we were told it would end. Partway through the work I realized that John and I may have had a communication error with what I wanted and what he thought I wanted and when we discussed it he immediately corrected and promptly addressed my concerns. In all this was the best experience I've had with a contractor.

This was not an inexpensive job compared to other contractor prices, but we went with Franks because of their reputation. Not everything went exactly to plan, a couple things were missed by people, but Frank called me personally because he was not happy with the execution of the project. I wasn't even that upset because they felt like minor annoyances compared to past contractor experiences I have had. They had already communicated that they intended to send different people out to fix them, but Frank went above and beyond! See during and final pictures! We fully intend to use them again for some future basement projects. Listen, you can't control everything everyone does as an employee of your company, but you can make it right. And if you aren't sure if a company you hire is going to have your back if something goes wrong unexpectedly or something gets missed, then just choose Frank's because they are just incredible at taking care of their customers. Above and beyond!! We are grateful to have them!

Also no clean out on that wall. I'm told the sump is the low point. Hard to get water in when it's built up higher than the floor level. I have water lines that need draining before winter and it goes onto the floor and it pools up nowhere near a "clean out". If it's only a "clean out " why is it sloped downward? I guess that explains why its at a point the water doesn't go to. Not a drain. Grr. Also my water intrusion shot right past the bright wall and created a pond nowhere near a "clean out " coincidentally the area the water pulls up at is where the drain used to be before they removed it. Also, during the recent heavy rain for days, if you look in the inspection, clean out port, there is no water flowing. It does not follow the drain tile. It's beneath it. Their solution to water pond in the low area was to build a dam to prevent

Brad explained what they would do in detail, he did not try to push for more work than we needed like one other well advertised company did! The price was 25% lower too and they installed a tee so if needed in the future I could clean out the drain tiles because I have an iron problem called orcher bacteria. They even told me about a product called "orcher blocker " to help with the problem! The other guy saw the problem but wanted to replace all my drain tiles for tens of thousands of $$$ ! The repair guys put down plastic along the complete path through my hose , on the rugged stairs and across the basement to protect the brand new floor I am installing to the work site! They were efficient, quick , explained what and why they did it, they told me about the "orcher blocker" to help with the iron that has plugged my tiles , sump well and burned out plenty of pumps that I have agonized with for 35 years!! That I can't thank them enough for !!! So ABSOLUTELY recommend them and thank them all !!!!

It took a little while To get scheduled and then it took a few months to wait for the appointment. When the day of the appoint finally came, the workers were professional, reliable, and hard working. They put down floor covering to make sure they were not tracking in anything while going I and out of the basement. They were clear with what they needed from us and communicated when they were leaving for lunch, for the day, etc. none of our cracks leak at all! It's been about 2 months since they were here and we are really pleased.

I have a bathroom in the basement whereas he would need to take out a section of flooring approximately 1' x 4'. Advised he does not like"tearing apart basements" and that he would not be a good fit. If you are in basement waterproofing, and you don't like tearing apart basements or doing the work, you are in the wrong business. Was very dismissive on my questions, briefly described two solutions that "may work" but did not express confidence that he could resolve my issue. Walked out shaking his head without even providing me a business card or contact information. I've had three other contractors out over the past two days each of which were very informative, respectful and took the time to actually sit down with me, explain options, provide detailed account of what was being proposed and an actual estimate. This was a waste of time, would not recommend this company at all. If they are this unprofessional and uninterested before the job even starts, I cannot imagine their level of craftsmanship and professionalism would improve if contracted.

They returned, gave me the same presentation, and I signed the contract. At this point I gave them the first of three payments. They came to do the work and then proceeded to tell me that the exterior work they promised would not be done because of the driveways on either side of the house. Mind you, they were here TWICE to see the property. I told them I certainly expect a discount on the $14,500 bill. They said it was completely their mistake and that they did not look close enough when they came for the estimate. They said they would forgo the last payment of $4860 but would not refund me the additional $2,500 for only doing half the work. Utech Waterproofing said the work should have only costed $7816. I will likely end up in court with Locktight if I don't get a refund. All they want is you to sign a contract and get your money. Will keep you posted...
