    SJA managed our property in lake Stevens for about 2 years. Ugh. It was so poorly run that even…read moreafter we told them we were leaving we still did not get a timely reply back until I cc'd management and other staff we had interacted with on the emails. We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone

    Worst Property management company in Seattle. Ignorant clueless idiots who know little to nothing…read moreabout property management. They run crappy cube like micro units that make a jail house far more inviting, and don't give 2 shits about the people that actually pay them to live there. They lie consistently, dismiss complaints, and behave in shady and inconsistent manners to make things temporarily run. Complete slumlords who don't care about maintaining their buildings to keep them clean and safe for their tenants, nor do they care about their tenants who live there and have to suffer through it. Their Cubix buildings are abhorrent to live in. Terrible customer service and disgusting places to live. The place was filthy, absolutely disgusting when I moved in and told --too bad, so sad (with food stuck on the floor, grime on the walls, hair and drips all over and inside of the fridge). They claim "free Wi-Fi" but they offer the worst cheapest Wi-Fi possible, it didn't work most of the time, finally had to just pay to get my own personal internet. There's the constant smell of cigarette smoke, no matter where you are, you can smell it, there's no getting away from it. The "common areas" are pretty gross all of the time, as no one bothers to really clean up after themselves there. Worst of all---very awful roach infestation since day one, probably way before I moved in. They were coming out of the woodworks! They were all over the walls, running around all over the floors, running on the counters -onto any food set on the counter! Pure nightmare fuel! No one should have to live this way, they really don't care. No one should even have to live like this - but since they don't live in their own units, of course they don't care. It's all about $$$ for them (just another pathetic greedy property management company)

Andrea and Danielle quickly got to know us, what we were looking for, and our price range. We wanted to wait for the right house, and they adapted, sending us only homes we really liked, and occasionally surprised us with something we wouldn't have found ourselves. Andrea or Danielle would typically send us a video walkthrough with their feedback before we did an in person walkthrough, which was a HUGE time saver. They made every part of the process a breeze, but what really sticks out to me is that my wife and I felt like we could trust Andrea and Danielle. It was very clear they had our best interests at heart and the results speak for themselves: we couldn't be happier with our new house.

    If you are looking to buy or sell a home, look for another realtor! Evan Pierce of Edmonds Realty…read morelisted a home for $325k, knowing that it only appraised for $297.5k in July 2019. When under contract for the home, the appraisal came back even lower. On top of that, the appraisal from July clearly shows the house is only 850 square feet and is only two bedrooms, but he proceeded to list the home as 1400 square feet and claims it has 3 bedrooms. Why work with someone that is willing to lie in their listing? When the appraisal came back 30k under contract, he failed both me and his client by not even presenting a counter offer. instead, he canceled the contract, which lead to me losing the home and over $2,000 in expenses. As a first time home buyer, I believe all buyers and sellers deserve agents that are willing to put in hard work for their clients. It's clear that Evan and Edmonds Realty are not willing to do so and have failed so many parties.

She clearly wanted me to be happy with my purchase in the long term. Highly recommended! In reading the other reviews for ER, I was surprised to see a scathing one by user "Brian H.". Brian was not an Edmonds Realty customer. Rather, he was the seller of a condo on which I began the buying process, but ultimately decided was not the right choice. If my agent was only concerned with "getting the deal closed", as Brian asserts, she would not have supported my decision to look elsewhere, based on a significant issue with the condo that the seller could not or would not resolve before closing. I feel that Edmonds Realty helped me dodge a bullet, even though it meant more work on their part for basically the same fee. In other words, I was well represented and advised by my ER agent, while it appears that Brian is blaming my agent - rather than his own - for his dissatisfaction with his selling experience. So again, if you want an agent who will make your satisfaction the top priority, I can say without reservation that this was my experience with Edmonds Realty.
