He followed my kids home after school, and when I asked him why he said it was because they were letting people in the building using a service entrance and the service elevator. Strange behavior for them especially since the service doors would be out of their way, but sometimes kids get into stuff. I reprimanded them, and they took their punishment while still maintaining that they were innocent. After I moved out a parent from the elementary school told me about the incident because she was there. Our kids are friends. She still lives there so I won't say who. I don't want Michael to retaliate against her. She is another person of color. My children, her, and her children came in the north lobby. When they got in the elevator Michael blocked the doors from closing, and forced everyone out. He then grilled my children about their identities and where they lived. He forced them to re-enter their latch code and then followed them to our door. When I asked him about it today he left out that they were using a service entrance and said it was the north lobby entrance. Which is it? It's not hard to remember the truth. He continued to downplay the experience, and that is exactly the kind of thing that makes people with his mindset so dangerous. This property and my experience here I would consider perfect if it wasn't for Michael making my children uncomfortable and afraid to walk past the front desk. If I didn't have to leave because the cost was too much to handle after getting laid off, I would 100% have broken my lease because of his presence. Donald is amazing. Heather is lovely. The entire maintenance team is fantastic! There are very little issues with neighbors other than the occasional loud/rowdy nights that happen. There was an uptick of inside smokers and people who left trash in inappropriate places as we were moving out. Hopefully those issue get resolved for the tenants.

His manner and approach to the residents is the top! He treats all of us with respect and kindness - as though we are the most important people to him. I get the feeling that we are! Johnathan makes sure that we have what we need and he makes sure that we are happy to be living here - and I definitely am! I feel like I've hit the jackpot being here. He is a real asset to the team!

Although I'm still leaving the Seattle area (to be with family), I could picture myself here in the long term. It's a perfect mix of nice, quiet neighbors (mine are super friendly and helpful) and management that actually cares about the apartments/grounds. When my dryer broke, got example, it was replaced within [literally] days. I've also really appreciated the convenience to the U District (I work at UW). It's right off I-5, and if that's clogged up, 44th brings you through Lake Forest Park to Bothell Way. It's also nice to pay less for more (I have free parking, storage, and a sizeable apartment for less than I paid for a studio in seattle where I had to park a mile from my apartment). Although my schedule has been tricky for busing, I bussed a ton last year, which was also super convenient (we're within 5 miles of several park and rides and the streets where the 871 and 810 pick-up and drop off). The main thing that I was looking for in a place was somewhere that would take my giant dog- this place is very obviously dog friendly (there's a little dog park, poop stations, and dogs everywhere). The other dog owners are super courteous, not only in picking up after their dogs, but with walking their dogs. It also helps that the manager and maintenance person both live here and have dogs- connecting with management who also love dogs is really helpful. I really do feel super lucky that I found this place!

Property has gone to hell- trash cans overflowing- trash getting left out by tenants for some reason, they dug up concrete and left piles in parking spots for months, open drug use and drinking in the middle of the complex. I developed very bad allergies while living there for a couple years! Endless dust and allergens. I think there may be mold under the carpet. All appliances are very old. 1980's old! The celling and floors are extra thin. You hear your neighbors every move. Terrible non insulated floors and ceilings. I had a bee problem in my bathroom! Bees somehow nested in the air vent and every time I used the restroom I had bees in my bathroom. It took at least a month to clear them out. The vent wound up falling from the ceiling and was replaced by an open vent! Luckily through me killing the bees myself and them fumigating the vent it went away! When your lease is up they charge you an extra $600 to $1000 on top of your rent to go month to month which should be illegal! Price gouging at it's worst and they will tell you that they do it to make you sign another lease and discourage month to month because you can just leave at anytime! Terrible business practice that should be ILLEGAL! The neighbors do not pick up the dog fecal matter at all! I had to neighbors with a combined 4 dogs and they never picked up the shit! Not at all! Doo doo bombs galore in the grass! Do not move there unless you are just starting off...No what? Do not move there period! Almost 2700 per month including parking for horrible conditions! No bang for you buck at all! This place is a hazard and if I have mold poisoning or skin irritations because of mold that they did not take care of I will sue! AGAIN AVOID THIS PLACE AT ALL COSTS! She's so kind, understanding, and truly cares about the residents. She is very responsive to our questions. Due to a change in…read morejobs my commute time to work has doubled, gasoline prices have also doubled, toll roads are very expensive, and the new apartment owners have increased their rents significantly (this will be a deterrent for commuters). That combination plus some other issues had made it necessary for me to move. Now to my review: Evelyn, the apartment manager, and Serafin, the maintenance manager at Silver Oak, have kept this place groomed and spotless. Since I had to look for a new apartment, I had the opportunity to see how other apartment complexes are being run and taken care of. Honestly, there is almost no comparison! The grounds here are clean and updated; if ever there is an overload at the trash and recycle containers at night, by next morning it is picked up and cleaned up. No trash, debris and grime in the buildings hallways. The grounds are lush with beautiful big trees, blooming bushes, manicured lawns and flowers. This property shows well because the manager and maintenance manager are on top of it. The cabana with pool, jacuzzi, and work-out room are clean and maintained on a constant level. Everything is timely and un-cluttered. When there is a need for repairs or replacements, Serafin will be prompt and get it done well. There usually is very little wait time. Once when my washer broke and I reported it to Evelyn in the morning, by the time I got home in the evening, a new one had been installed. Same with my refrigerator. During the pandemic, Evelyn would walk the buildings and deliver packages. As a matter of fact, when I left the complex last Saturday at around 7:00PM (the office closes at 5:00PM) I saw Evelyn walk around delivering packages! The reason I did not give it a 5 star has to do with the interiors. While many are updated, there still are some, like my former unit, that needs an overhaul. I am sure Evelyn and Serafin will take care of it now that I have moved out. This is one of the best apartment complexes I have lived at, and I will miss the safety and serenity of the greenery of this Pacific Northwest suburban oasis :) Thank you!!

They get to know you and are ready and willing to help in every situation. The maintenance team is just as great they have always fixed any issue we have had either same day or at most the following work day. The apartment itself is your typical apartment basic appliances, full-size washer dryer. Cabinets are a bit out dated but all functioning. The decks are very spacious and our apartment in particular had a fantastic view of the lake. The rooms are not huge but they fit a queen in the spair room and king in master. I loved having the gas fireplace it helped keeping our power bill down. The cons: The on site parking can get tight and you only are allowed one assigned parking spot. However the office is very good at working with you for specific situations. The gym at the club house is well less than satisfactory. Very little and not much for equipment. Overall if those are the only cons I'd say it's a great place to live. Great location and very friendly neighborhood.

I specifically spoke with Kreasna, who confirmed by email that I could move out earlier and that they would prorate the rent. Based on that agreement, I moved out. Afterward, they suddenly sent me an invoice charging me for the remaining 4 days, claiming the lease technically ended on the 26th. If that was the case, why agree and send me a prorated rate in writing? It feels dishonest. When I called the community manager Anna to clarify, she was extremely rude -- cutting me off repeatedly, refusing to listen, and just blaming the lease contract for nearly an hour. She even said that she never encountered this kind of things, but I saw someone left the similar concerns and situation on the reviews. On top of that, there was no proper move-out checklist or inspection. I cleaned my apartment thoroughly, but they still charged me for "cleaning fees" and shockingly billed nearly $900 to replace carpet due to a small cranberry stain. I called multiple carpet companies who confirmed it's an easy food stain to remove -- replacing the entire carpet is unreasonable. Altogether, they charged me almost $2,000 after I had already moved out. When I raised concerns, responses were delayed, inconsistent, and unhelpful. At one point, they even threatened to send the charges to collections if I didn't pay by October 5. Different staff members kept jumping into the conversation, forcing me to repeat myself 5 times, with no resolution. Another issue: loyalty means nothing here. I had lived there for months and considered extending, but existing tenants are charged significantly higher rates than new tenants. I even asked to move into a cheaper unit I saw listed online, but was told it was "already rented out." At that point, I decided to move elsewhere. Overall, this experience feels unprofessional, misleading, and unfair. I hope the property owner sees this review and takes action, because tenants deserve transparency and respect -- not to be misled, overcharged, and treated poorly.

I for one LOVE the fact that I can let my elderly dog out to potty in the middle of the night when she needs to without having to walk her on leash in the middle of the night! I believe there are a lot of pet lovers here and for the most part they are responsible pet owners. The grounds are Beautiful. I love seeing the nature (rabbits, birds, etc). Very serene. The office staff and management seems pretty awesome and the maintenance people are quick to respond. My only hope in a year is that I can afford to stay because rent is going up fast around here.     DO NOT RENT HERE. Absolute scammers. This is the greediest company I've ever experienced in…read moreapartment living. They only care about their long-term residents who are "grandfathered in" which I was told firsthand by one of them. Firstly, they wanted to raise our rent from $2,139 to $2,346. We asked them to reconsider and after over a month they replied with an email saying that was the most cost-effective offer they could make. Then literally days later, after we said we would not be signing another lease. They posted our unit for $2,179 base rent. WHAT HAPPENED TO THE $2,346 YOU WANTED?! They don't care about residents, they care about profit. They are waiting to lure in the next sucker and get a deposit from them, then they'll do the same thing to that new resident a year later. This is called "sticky rent" where greedy property management will gamble that you will pay a higher rent to avoid moving, then when you decline they post your unit for a reasonable price. I left this unit near spotless, except a couple stains I could not get out (which our deposit helped with), one curtain piece (they are cheap and fell down all the time), and we left the shower with some stains because of the pink bacteria that was present days after we moved in and I could not get it off the tub. The tub was peeling in the corners and needed to be refinished anyway. But to charge us $170 dollars for cleaning is INSANE. When we first received our move out notice, they charged us $25.02 and I paid it without issue because I just wanted this nightmare to be over. Then today, I get ANOTHER move out notice almost a month after we've already left. They added on another $180 charge without explanation. It does not say what it is for, and seems to be a money grab. We lived in this apartment for only a year. During move out, maintenance manager Eric did a walk through with me present and said the unit was in excellent condition and that we should not get any crazy fees. But then this "Samuel Poe" adds another $180!!! Again, WITHOUT ITEMIZED REASONS FOR THE ADDITIONAL CHARGE. Essex company does not care that these are people's homes. They only care about profit, and shuffling renters in and out of their properties and trying to squeeze every penny out of them. I will be contacting a lawyer if this charge is not taken off.

That should say enough. The staff - Excellent turned to just okay. The time that we were there just seemed like a revolving door of staff coming and going in that office. We signed our lease with Tyler whom is no longer working there and he was great! Then we got Christina and she was also great, but also no longer there anymore. But that only lasted a little under a year. The new leasing team do not seem friendly at all. They are extremely passive and seem annoyed every time you talk to them. The manager, Melissa is good! She's been there the entirety of the time we've been there. So if you need to talk to someone, I'd just recommend talking with just her. Not just because she's the manager, but she actually cares about you and isn't quick to brush you off like everyone else. The area - The area isn't so good. There's homeless living in the woods behind the buildings. They're constantly coming through the lot and always dumpster diving in the trash area and car prowling. I mentioned this in the Facebook group chat warning the neighbors and got blocked LOL. So they're definitely hiding something there because my roommate still had access into the group. Getting out of the complex to go anywhere the week before Thanksgiving until about New Years is absolutely atrocious and only got worse the second year. Even though you're right next to a freeway entrance/exit it takes a while to get to your home during that time. The amenities - The best part about this place, honestly. The gym is good and the pool area is always well kept and clean. Only available during summer. But it's open a good chunk of the year even with that. Parking - Visitor parking is non-existent. We had most of our guests park at the Fred Meyer across the street and walk over which was a huge inconvenience. My parking spot also wasn't close to my complex either, which made carrying things such as Costco or grocery runs into my house just that much more difficult. Comments about theft/car damage - During the two years my roommate and I were here, we never experienced any theft or damage to our property. But we were also extremely smart about it and didn't leave packages sitting out for more than 4 hours. I'm not saying it doesn't happen because it very well could happen. But just didn't to us. The unit itself - Wasn't bad. It was on the first floor so you had to go down the stairs and it was in a walk-up with no elevator. But that much didn't bother us. A lot of noise from the units around us the time we were there. We made noise complaints pretty frequently and it worked for about a week and then the noise continued to happen. So at that point it became a "it's whatever. We just have to deal with it" sort of thing. I painted one of the bedroom walls white and they charged an un-godly amount to get it painted back to what it was. So if you do paint your walls, I'd recommend painting it back yourself. All in all, living here was....a choice. Not a bad one at first, but with the decline in customer service (minus Melissa), the loud neighbors. Parking situation and the homeless around we decided to just let the lease go and find another suitable option.

Lastly was the fact that they told my sister that she was going to get the apartment since edge has been approved - not even an hour later she says she can't continue to go thru with the lease since she said our other roomates applications didn't pass. Avalon Lynnwood was an absolute SCAM ! Compete lack of respect & customer service ! Take your money and go lease somewhere .

The office staff and maintenance staff deserve the rave reviews that they get here on yelp! Parking has been hassle free compared to other complexes out there (And it's free!) My roommate and I are hoping to make Newberry our home for the foreseeable future (assuming rent increases don't happen or don't push us out). The only naggling things that I have about this complex are as follows: 1.) Package delivery can be a pain in the neck, the apartment has a parcel locker system, but some delivery personnel don't pay attention to it, or maybe don't have access to it (Typically same-day Amazon Flex/gig workers don't see it or can't access) 2.) Gig deliveries (Uber Eats, Doordash, Instacart, etc.) seem to struggle with the access boxes (though to me they're pretty simple to operate) so I just wind up meeting them outside instead of expecting them to come in to my floor 3.) The gym doesn't have as squat rack or barbells (I'd love to get back into weightlifting again, this piece of equipment is super rare for on-prem gyms at the apartments I've lived in though) 4.) There's no EV charging in the garage, I'd LOVE to have some of the empty "Reserved" spaces retrofitted with EV Charging! My last apartment complex had this and I miss it terribly (having to go and charge on Public chargers works, but it's a hassle), I'd even be willing to pay for charging privileges at my complex if that was a barrier toward getting it done. 5.) Worried about future rent costs. This complex is fairly pricy (But this seems to be the norm in Lynnwood now), I'm hoping that when we're up for renewal our rent doesn't increase, or if it does it only does so minimally. Rated 4 stars, would be 5 if we had EV charging, the other "complaints" are just common apartment living ones. Definitely hoping we can stay here! We love it!
