I've been to Insignia many times and have even considered living here (and still might). Let me start with the great things:
1) Some of the absolute best views in Seattle. And even your unit doesn't have the best views, everyone can enjoy them from the gorgeous roof decks, pet areas, owner lounges and party rooms.
2) The gym and wet areas are also among the best in a Seattle residential building. It's all new and spatious and lofted over multiple levels. Some of the other new buildings put these on the roof, which is nice, but Insignia still has them on a gorgeous terrace level. They've got all sorts of fitness equipment, pool, spas, saunas, yoga rooms, etc.
3) The other amenities seem great too. They have beautiful and spacious staffed lobbies, large sun decks and grilling areas, etc.
Despite the fabulous upsides, I'd be remiss if I didn't also mention some downsides:
1) You usually can't trust the square footage numbers quoted in Insignia sales and rental listings. Insignia's marketing department came up with "optimistic" size numbers for the units before the buildings were even built and then stuck with these exaggerated numbers even after the real numbers were computed and recorded by King county. And now at least half of the resale listings and almost all of the rental listings still use the bogus numbers because they are 5-10% higher. You can find the real numbers on the King County online Parcel Viewer although it's a pain to use. Here are the most common of the bogus (exaggerated) sizes in square feet: 713; 737; 773; 792; 793; 833; 834; 836; 868; 894; 908; 931; 949; 1,003; 1,009; 1,035; 1,036; 1,038; 1,006; 1,073; 1,106; 1,136; 1,156; 1,161; 1,181; 1,186; 1,215; 1,234; 1,254; 1,269; 1,270; 1,322; 1,339; 1,403; 1,433; 1,523; 1,955; 2,054; 2,192; 2,262; 2,284; 2,311; 2,528. If you're quoted any of these sizes, then the real size is probably 5-10% less. I lost a lot of trust in Insignia when I learned of this deception.
2) Minor issue: Insignia has no guest suites even though most of the units are small enough that it can be hard to host guests. So keep that in mind if you may have guests who can't just crash on the couch. At least there are plenty of hotels nearby.
3) This is nitpicky, but I wish the 8'8" ceilings were higher, especially for the larger units on higher floors where it feels a little cramped and where the prices are so high that you might expect a little more height. Other nearby condo buildings like Luma, 1521 2nd, and Escala have higher ceilings.
I still like the building overall and may even more there someday. So given the pros and cons, I'm giving Insignia 3 out of 5 stars. The two deducted stars are mostly for the size deception. read more
