I had water flood from the master bath into the kitchen. Luckily a friend recommended Independent Restoration Professionals. Mike B. came out and looked at the damage, and sent out his trusted crew to do the needed demolition and drying out. I learned that they are full service contractors, with long term employees. Everyone who has come out has been qualified, professional, and just nice people. As a result, in addition to the restoration work (which I hope will be covered by insurance), I have had them do extra upgrades. I am so relieved that IRP has been here to help me through this. It is comforting to know that I've got a qualified company with top notch employees that stands behind their work. By the way, one of the repairs involved cutting into the kitchen ceiling and then repairing the ceiling. We had a leak in our condo and a friend recommended them. I called them on a Friday morning and in less then an hour they had a mediation team on site and the plumber shortly followed. The mediation team set up their dryers to prevent mold. Barbara was so nice and helpful making all of the arrangements. Project was a nightmare start to finish. Mike B. was paid 30k (including mitigation) to remodel our 60 sq. ft. bathroom. Several months of stops and starts and the bathroom was not functional upon completion. "B" team sub-contractors started the project, were off the project, then on again. (IRP partnership was dissolving). "A" team finally sent in to salvage the mess that would never pass an inspection. (Think: construction in developing country...) Mike did not personally inspect the project, and I honestly felt bad for his project manager(s) who were sent in to do damage control. When the bathroom was "completed" according to IRP, we were left with a shower pan that was too small, a shower without a door, and water that sprayed on to the wall and flowed over the curb onto the floor. We had to pay out of pocket for a custom glass shower door and Mike and his wife bilked us for the balance due us from the final insurance reimbursement. Would not recommend IRP and I wanted to give a 1-star review, but couldn't. The mitigation crew did a fantastic job communicating what they were doing, removing the water damage from the leak, preventing damage to the acrylic coating on my wooded floor by putting padding instead of painter's tape, and was considerate with wearing their mask while doing their work. Also, the field supervisor (Tony) came out to fix the poor job that was done by their own restoration crew and did a great job. HOWEVER, the restoration crew was a different story. The crew were absolutely horrible! The first day they came, they didn't even bother to wear a mask in my house nor did they ask if it was okay to not wear them. In addition, they didn't even communicate they had left for the day, leaving my wife wondering whether they were coming back or not because safety with locking the doors is important. When my wife had told me they didn't say anything when they left, I contacted Grant, who said he would talk to the crew and he did. The next morning, one of the restoration crew members came to me and said that he and his partner had indeed talked to my wife before they left, which didn't match what my wife told me. My wife has no reason to lie about the situation because there is nothing to gain from telling them about their poor communication skills, but they had their jobs on the line, so of course they are going to cover their butts. When they had finished the restoration portion a few days later, they just left and didn't even ask if I wanted to check the work they did. They seemed like they were in a rush to their next job and I also had to go to work too because they could not accommodate my work schedule at all. Later that evening, my wife and I checked the work they did with the ceilings, walls, and carpet. Ceilings and walls were fine, but the carpet work they did was terrible, you could feel parts of your foot touching the wooden flooring below the carpet, and it just felt like there was missing padding and uneven padding. I have no idea why this was not communicated to me or my wife before installing the padding that it might be uneven and even after with the completed work. Where in the world is the communication, restoration crew? Also, the restoration crew used painters' tape on the floor which stripped the acrylic on our wooden floors. Why didn't they use padding like their other colleagues in the mitigation crew? Why is there so much disconnect? When I had told Grant about the crappy work and what happened to my wooden floors, he sent another person, Brent (production manager) out to look at the work that was completed. The first thing Brent said to me when he arrived was that his employees had no reason to lie and he believed his employees indeed communicated with my wife when they left. Now why would you start talking to me about that because that is not even the issue?! We had already resolved that issue, but you had to come in and accuse my wife of lying. When he looked at the wooden floor, he said that the acrylic was done poorly and the fact that the painters' tape ripped off good strips of the coating is not negligence or their fault. If it's not your fault, whose fault would it be?! I was kind of fed up already and not in the mood to argue, and just wanted my carpet repaired. When he looked at the carpet, he knew the work was bad, but his excuse was that typically all the padding would be replaced to avoid the unevenness and missing padding. I don't understand how missing padding occurred, but everything Brent told me should have been communicated to me or my wife, if that were the case that we needed to replace all the padding. After Brent's evaluation, Grant had to also take a look at the carpet, which didn't make sense and was a waste of time. His evaluation was the same as Brent, but he tried to blame the house and the need to replace the padding. In addition, he had the audacity to say that normally this small of a project does not require the final work to be checked and that "we were doing your insurance agent a favor" because the cost of the project was small. I remember what they told me as small. It is small if it were less than $2k, but the project was almost $5k, so what's small about this and how is this a favor?! It took them almost 3 weeks to schedule and have someone fix the carpet. I am thankful Tony came because he was friendly, professional, and courteous. He did a great job repairing the carpet. For some reason, they had padding that matched in terms of feel and filled in the gaps WITHOUT having to replace all the padding. Now why couldn't this have been done properly 3 weeks ago and my time wouldn't have been wasted for someone to this?! I wish I had photos of the carpet to show everyone, but it's more of a feeling of the carpet and padding. 1-star goes to the mitigation crew and 1-star goes to Tony for redeeming the company. We contracted IRP to restore and update our kitchen after a leak. We found the company on Yelp, therefore we are writing to describe our experience with them. We did not use them for the remediation, so this review will only cover the restoration function. We also updated the kitchen configuration, work which was done in addition to the insurance restoration. IRP negotiated an increased settlement from the insurance company . The original estimate was from a company provided by the insurance company. Having an independent contractor look at the estimate was helpful. Two stars have been deducted from our rating of IRP for the following reasons. First, the attention to detail both large and small was lacking. The approach was to do something and if the work was questionable, the work would be fixed. While this approach worked on some things, several times the fix would have been a major one. Second, the approach described above required greater personal involvement in the project than we had expected in the beginning. One star has been deducted for our having to be constantly available. All the issues we raised have been resolved. The job was completed in a timely manner. The kitchen looks good and the work done was OK, but not exceptional. read more

I've used irp a few times now, and paid them over $40,000 for restoration services. Unfortunately I had another plumbing issue on a section of piping recently worked on by irp. Initially Tony and Mike took responsibility for the leak. The following morning I received a call from an irp estimator wanting to come out to get me a good price. I told the estimator that I was under the impression Mike was paying for the repairs. Mike called me and jumped down my throat for assuming he would be responsible, saying he's not going to fix the damage caused by my crappy plumbing. Grant came out and did an estimate and told me that he's thinking the cost would be right around $2000, possibly lower after they looked at what needed to be done. I received the estimate today at $2891. I asked why the original number was so different, and received a second email stating that I should probably bid this job out. I don't have experience with other restoration companies, so maybe this is normal. Up until this point our relationship has been ok, but being called an a**hole for asking questions by a guy I've given 40k to doesn't seem acceptable. read more

Beyond providing excellent service though, they have always been tireless in fighting on our behalf with our insurance company, to successfully get us the full appropriate payment that our restoration requires. Without their efforts, we would have received far smaller insurance payouts. Mike's past experience as an insurance adjuster gives him a particularly helpful perspective. We have now used IRP on three separate restoration projects. A few years ago at Christmas, a pinhole leak in a copper pipe behind a kitchen wall caused water to seep throughout the kitchen and dining room, ruining walls, cabinets, and the hardwood floor. We called Mike on our emergency plumber's recommendation. In the middle of the holiday season, he and his team came out immediately with remediation equipment, and did a fine job with the mitigation and restoration. Then during the March 2016 storms, roof tiles blew off our house and leaked water all over the same dining room floor. We called IRP immediately, and Mike again did a fantastic job of helping us get back to normal. We were consulted and informed about every aspect of the project. We were particularly impressed with the positive and professional attitudes of the IRP employees. We had a lot of opportunity to listen to them as they worked, and they clearly enjoyed their jobs and cared about doing fine work. Within an hour, Dave, Angel and Jose arrived and quickly pumped out the water, sealed off the damaged area, and set up fans and dehumidifiers. IPR responded quickly regarding some water damage left by another contractor. Set up a containment unit to address the problem. An hour after they set up started itching skin, burning eyes and headache. Inspected the containment and discovered air escaping. Next day IPR removed the containment. My allergic symptoms continued and my wifes skin allergies are back. Leaking air stirred up allergens? Equipment introduced allergens? All I know is we didn't have a problem before their work and a week after they finished are still having problems. Have also spent $700 on air purifiers and been running them for 4 days. IRP was called in to dry out our furnace/hot water heater closet after our hot water heater ruptured and spilled water throughout the garage. They removed the sliding doors to the closet and removed the door from the room to the garage to seal it for dehumidification. When I asked them to return to rehang the doors they removed, after I rejected their ridiculously inflated price to re-hang the drywall they removed below the closet, I was told that replacing the doors was not a part of the remediation. I then asked who should be responsible for the doors they removed and I was told they could give me an estimate to rehang the doors. I was stunned. - Doors were removed as a part of the process. - IRP is not responsible for rehanging the doors that they removed. - They offered an estimate to rehang the doors they removed to complete their job. - I need to now rehang my own doors because IRP doesn't feel it is responsible for completing a job they started. I first met Mike in 2010 when my water heater exploded and flooded my entire down stars town home. It wasn't until my tenant got home from work after 6:00p when she called saying the place was soaked & water was still pouring out. I called Mike with IRP who came over immediately stayed until probably 9:00p soaking up water and setting up industrial fans. The water had leaked through the common dry wall into my neighbor's kitchen. The next day I called the HOA which became a complete nightmare. They didn't want to take responsibility for anything. Mike spent hours on the phone with the HOA and my personal insurance getting it all straightened out. Within a week the dry wall was replaced, the walls re- painted, and the entire down stairs hard wood floors replaced. I couldn't have been happier with mike and his team at IRP. .. My story does not end here. 13 months later (2011) a hot water pipe broke under a cement slab in the kitchen, under the tile. It was brought to my attention when I was doing a walk through with my tenant who was moving out and noticed my wood floors starting to buckle in some areas. I immediately called Mike at IRP and again with in 1 hour he had a guy out with a electric tool which pin pointed the underground leak, Next thing I knew Justin and his team were here, Jack hammering the kitchen tile, replaced the pipe and fixed the leak. My tile had to be replaced in the kitchen so all my appliances had to come out as well. It seems there was mold behind the appliances and cabinets, caused by the water leaking in to the walls. By the end of the day my kitchen was gutted, and my HOA was having a fit again refusing to pay what was clearly in the bi-laws. This time Justin was on the phone with the HOA and again with my personal insurance to handle everything. My finished townhouse now looks so wonderful. Mike suggested I go tile all downstairs, including the kitchen, and I'm so glad I did. They upgraded my cabinets, put in granite counter tops & deep stainless steel sinks. They went with a larger molding around the living room which sure makes a difference, and the color is perfect & my out of pocket cost was minimal, basically just my copayment . Now fast forward to Jan 2012- After seeing my place and the immaculate work IRP had done, my Mother wanted her kitchen tile, cabinets, and sinks replaced as well. Be aware they will sent you a bill for 20% of the estimate if you choose not to use them !!! I will start with positives . They were fast and responsive . The burst water heater in our rental property was fixed and major repair for downstairs unit was done . They were patient with insurance company reimbursement process . We got estimates to repair immediate damage and second estimate to replace water heater and restore the closet . First project was done and paid for . Unit below was done and paid for by our insurance company and our deductible . I had more time and looked to the second estimate we got about $1200 for labor only and we had to pay for water heater cash about $700. I called around and was able to find reputable company who l did the same project , including paying for water heater for $1300!!!!! To me it's s big difference in $$$$. Guess what !!!!! I get an email today from IRP : IRP needs to sent you an invoice for the 10% overhead and 10% profit associated with "cashing-out" on the repairs. That amount is $247.40 for breach of contract by hiring others to perform the repairs!!!!! What ???!!!! You want to charge me for not using you !!!????? Wow !!!! I was shocked !!! Well I would totally use them if they would not be so expensive . But charging clients 20% of the estimate ,who did use them for one project and chose not to use for second one !!! read more

Because of all the recent rain, on the side of caution I called Mike to do an analysis of my water drainage around my house to find out if any water had leaked into my house or did I have a potential problem of water leaking into my house.
