His explanations are clear, concise, and easily understood. He's quick to apply his knowledge of home construction to the job at hand, which is to inform the buyer of the condition of the house being considered for purchase. No time is wasted. Questions are answered in detail. Following Kensa's home inspection, my real estate agent and I used Kensa's website to examine Ken's report together. After a long discussion, my agent was able to use Kensa's website tools to share with the seller's agent those portions of the inspection report labelled Deficient. The home inspection results served as evidence that some of the repairs any buyer of this house faces are serious and potentially expensive. Other recommended repairs are less expensive, but I'm convinced now that my original offer was too high. Consequently, I lowered my offer and feel that I had good reason to do so.

I cannot thank MKC Associates--and specifically Tom Berthiaume--enough for the extraordinarily…read morethorough home inspection they conducted on a condo I intended to purchase. Their work quite literally saved me from making a huge mistake. The unit, located in a high‑end Boston property, turned out to be severely neglected and in need of major repairs. Without MKC's thoroughness, I might have ended up purchasing a property requiring immediate and expensive major electrical, plumbing, appliance, and fixture (windows and doors) repairs. Tom arrived early for the appointment, which took place over Labor Day weekend. That level of dedication matters, and I greatly appreciated being able to secure an expert inspection so quickly (literally a few days). The review lasted about 1.5 hours and covered not only the unit's interior but also the building's common areas, the roof, and the exterior envelope. I learned a lot--not just about the unit and its owner, but also about the HOA and the building's overall condition. The report was available the next day, both online as an interactive document and as a downloadable PDF. It was exceptionally detailed, well‑organized, and easy to navigate. MKC posts sample reports on their website, and I can confirm the real report you receive is just as comprehensive and descriptive as the examples. The photos show the actual appliances, fixtures, and features in the property, which makes reviewing deficiencies straightforward. MKC also provides helpful YouTube videos explaining how to access and interpret the report, including a powerful feature that allows buyers to communicate deficiencies and estimated repair or replacement costs directly to sellers. This tool is invaluable for anyone negotiating repairs or credits. The inspection cost--$860.25 in my case--was worth every penny. The unit I was considering would have required major expenditures to make it livable, and MKC's work prevented me from walking into a financial disaster. In summary, MKC is the real deal. Whether you're purchasing a condo or a single‑family home, I strongly encourage you to hire MKC for your inspection. You will not regret it.

He notices the slightest imperfections. In addition, he provided the most complete and thorough home inspection report I have ever seen. Given my tight timelines, he also provided me with some shorter lists for things I needed to address immediately with the seller. He takes many photos and documents everything. After having it serviced, we were told the boiler is junk and that it needed replacement. We have been informed from multiple people that this was a glaring issue that should have been caught upon inspection. After a very complicated and taxing process, we are now over $12K in the hole for a boiler replacement & other matters regarding this, even after paying $35K over asking price for the house. 3 stars because I understand it is a tough situation to be in especially because inspection was performed during late summer, when the boiler hadn't been running for some time, and we watched our inspector run the boiler for over 45 minutes producing only a small amount of leaking water (which we have been told, is apparently normal).

Doing a web search, Metro was one of many home inspection companies that had a straight-forward website and online booking. However, what set Metro apart from the others is that they listed the available days and time slots that they had inspectors available. They even had the name of the most probable (subject to change) inspector to make the appointment. That was important because I knew when the home we were considering was available to be opened, and I could quickly line up a day/time that worked out for both sides. After the appointment was set, I was called by one of the staff. She called to "talk me out of" the radon and pest inspection services (extra charge) because of the type of home and area it was located, those services were not valuable. The cherry on top was that for the month, they were giving a "gold" discount on the overall cost. Inspection went as planned and I received the final report by the end of the same day. I never had to state that I needed a quick turnaround, but I get the sense they knew based on the dates of our real estate transaction. Just superb service, and really made me feel I could not get as good of a service with any of the other inspection companies I was considering. If we ever buy another property in the metro Boston area, I'm using Metro 100%!
