I cannot thank MKC Associates--and specifically Tom Berthiaume--enough for the extraordinarily…read morethorough home inspection they conducted on a condo I intended to purchase. Their work quite literally saved me from making a huge mistake. The unit, located in a high‑end Boston property, turned out to be severely neglected and in need of major repairs. Without MKC's thoroughness, I might have ended up purchasing a property requiring immediate and expensive major electrical, plumbing, appliance, and fixture (windows and doors) repairs. Tom arrived early for the appointment, which took place over Labor Day weekend. That level of dedication matters, and I greatly appreciated being able to secure an expert inspection so quickly (literally a few days). The review lasted about 1.5 hours and covered not only the unit's interior but also the building's common areas, the roof, and the exterior envelope. I learned a lot--not just about the unit and its owner, but also about the HOA and the building's overall condition. The report was available the next day, both online as an interactive document and as a downloadable PDF. It was exceptionally detailed, well‑organized, and easy to navigate. MKC posts sample reports on their website, and I can confirm the real report you receive is just as comprehensive and descriptive as the examples. The photos show the actual appliances, fixtures, and features in the property, which makes reviewing deficiencies straightforward. MKC also provides helpful YouTube videos explaining how to access and interpret the report, including a powerful feature that allows buyers to communicate deficiencies and estimated repair or replacement costs directly to sellers. This tool is invaluable for anyone negotiating repairs or credits. The inspection cost--$860.25 in my case--was worth every penny. The unit I was considering would have required major expenditures to make it livable, and MKC's work prevented me from walking into a financial disaster. In summary, MKC is the real deal. Whether you're purchasing a condo or a single‑family home, I strongly encourage you to hire MKC for your inspection. You will not regret it.

Their communication was great, their crew was a well-oiled machine, at no point did I get the impression they were cutting corners on safety, and they left the site spotless. But I'll add one more voice…read moreto repeat all the glowing reviews here and on Homeadvisor -- as many others have said, Adrian was timely, communicative, incredibly professional, and all-around pleasant to work with. We were in the middle of a big renovation and because of our poor planning, we didn't do an asbestos test on our ceilings until after the kitchen had already been half-completed. When the asbestos test came back positive, we put everything on hold and had to scramble to find somebody who could competently remove the popcorn ceilings. Since the popcorn had been sprayed directly onto the concrete ceilings, it would have to be manually scraped off, and the first contractors we interviewed quoted us almost $18000! Adrian is licensed and after a quick inspection he gave us a very reasonable quote for a third of the price. We checked his license number on the public record of Massachusetts asbestos projects (https://eeaonline.eea.state.ma.us/portal#!/search/asbestos) and everything checked out; he's worked on lots of projects in Massachusetts and his reviews were excellent, so we decided to hire him. Since we were evacuating the apartment anyway, we also asked him to do some odd jobs he was here -- a new paint job, new vent fans and lights for the bathrooms, and repairing some damaged walls. His team did a great job and left the space very clean and looking like new. During the project he sent regular updates (with pictures!) over text, to let us know how things were progressing. While he was replacing one of the bathroom vents, he found out that there was not enough space in the wall for the new vent we had purchased. He texted me right away and after we discussed a few options, he figured out a way to rearrange things so that the vent would fit in a different spot in the bathroom. In general, it was super easy to get in touch with Adrian if we had any questions or requests -- he responded to texts and emails within a few hours, if not immediately. He was also very prompt in sending all the city paperwork, licensing, and insurance information that the building's homeowner association and management company needed to approve the project. When my family found out about the asbestos we were incredibly stressed about managing and paying for the abatement, and Adrian really made the entire project as simple as possible. All we had to do was tell him what we needed and he got everything done, within our budget. We evacuated the apartment and came back in a week when Adrian was done, exactly on schedule. All in all Adrian was a pleasure to work with and I would wholeheartedly recommend him to anybody looking for a competent, punctual, professional, and reasonably-priced asbestos abatement.

A disgruntled person who lost money due to one of your reports would be a convenient explanation for my review of you. That is not the case here. I wrote my review as a public service to others. By the way, if this negative review of you should be ignored because the person writing it is not a verifiable client of yours, who is to say the people with names like Regular J. and Mh M were your actual clients writing honest reviews? One reviewer said you gave them names of contractors to contact which seems unethical if you are the one telling them they need to fix something. It is obvious from your response you were not an English teacher. Your "poor me" tirade is littered with misspellings and run-on sentences. Also, it is "due diligence," not "due-diligent" and the phrase is not hyphenated. Since you are so fond of seminars, perhaps you should take a couple on grammar and punctuation so the reports you generate will be readable. There are no nefarious reasons for the review I gave and your attempt to try to tie it to phantom people out there who lost money and have an axe to grind is laughable. If you feel I was wrong in the way I evaluated your lack of skills, you were certainly free to correct the record with your response. You did not even attempt to refute what I said about your paper thin credentials. Instead, you rambled on about people's rights and then you just reiterated what I had said about the importance of hiring a qualified inspector when purchasing a house. Being a licensed inspector does not automatically make you a qualified inspector. There is a very distinct difference. There are many good inspectors out there that know their stuff. You are just not one of them. You obtained a license to be an inspector by listening to online seminars and it is really a shame that both the Commonwealth of Massachusetts and the State of Rhode Island set such a low bar for issuing home inspector licenses to people like you. It allows you and others to hold yourselves out to the public as experts, qualified to render opinions about all the important systems of a home. You just do not have the kind of experience you should have under your belt to be giving people such vital advice. You might be a very convincing and affable person but you are essentially a hack. When people hire a home inspector before making a home purchase, they should be getting opinions from real professionals who have a history in the building industry. They should not be getting half baked advice from a former math teacher who may have tinkered around his own house for years applying band aids to his pipes and electrical wires and who now thinks he's an expert. Simply put, you should be required to have years of experience in the building industry before you are issued a building inspector's license. It would be prudent for MA and RI to beef up their requirements for home inspectors so people like Mr. Occhino are not allowed to take a couple of online seminars, pass a test, pay a fee, put up a fancy website touting their skills, and hold themselves out to the public as experts in everything from building integrity to plumbing and electrical wiring when they have never worked in that field. They also get to charge exorbitant fees that are not commensurate with their knowledge. In this case, you certainly do not get what you pay for. Anyone who thinks an online seminar can replace years of hands-on experience in the building industry is a fool. Mr. Occhino's decades spent in the high school math department falls far short of the requirements needed for professions like pipe engineer, master builders, electricians, and plumbers. Even general construction workers most likely have more knowledge than Guy Occhino because they are actually building the houses Occhino is supposedly qualified to inspect. Anyone deciding to buy a house or to not buy a house based on Mr. Occhino's advice should think twice. Or better yet, just hire a home inspector with the right credentials to truly inspect and evaluate your property. You are not going to class to listen to a former high school teacher educating you about a thermostat, you are buying a house. Dispense with Mr. Occhino's 4 or 5 hours of fluff and nonsense and hire an inspector who can determine whether or not the house you are about to buy is a sound investment.
