We put in seven offers before we got the house we did. For each offer, we pre-scheduled an inspection as proof we were ready to get started. We booked online with Hawkeye. Each time (but the last one, obviously), we had to call them and cancel the visit. Each time they were incredibly easy to reach despite one being at 7pm and another with less than 24 hours of notice! The voices on the end of the phone each time were sweet and caring and offered just the right amount of sympathy for the lost house every time we had to cancel. Finally, we didn't have to cancel! We've had the pleasure of working with Mike and Karen, and we talked to Mark a few times. Mike and Karen did the actual review and we couldn't be happier. They were on time (though we were not...) and immediately got to work taking pictures and taking notes. We had scheduled four hours for the inspection and we used every second. They both showed kindergarten-teacher level patience with us as we followed them around and tripped over our own feet asking questions. They walked us through everything and provided context to their points to make it easy to understand. I feel like I can actually read a boiler now! They answered questions we didn't even know we had. We expected the report the next day, but it arrived at 11:01pm that night. I'm not sure if that's always the case, but our house was in great condition, so there weren't a lot of things to elaborate on, but it was still a thorough 53 pages. Having that report and knowing exactly how each aspect was examined gave us the kind of confidence that we needed to buy our first house. I really can't express how pleased we were with our treatment and you can bet that when we buy our next home, if Hawkeye Home Inspections is still around (only because we don't plan on buying another home for a while), they'll be hearing from us again! read more

Incompetent and dishonest. Sent an inspector dealing with personal matters who rushed our inspection. Filled a tub and immediately drained it without checking the access point for leaks. Within a couple weeks of moving in we went to clean the tub. Filled it and began running the jets only to see the water level dropping about 1/2 inch over 10 minutes. The have deflected, blamed us, lied on other sites about offering help (they sent a list of plumbers they found on google), claimed it's a "non invasive inspection" when no invasive inspection was asked for the leak is clearly visible. They are the lowest quality of inspection you can find. It was haphazardly rushed so the inspector could leave to meet up with his wife in NY that afternoon and we are paying the price. I have tried to work with the dishonest Mr. Male. He refuses to take any responsibility or offer any reasonable remed. He is also refusing to provide license #s. That in itself should tell you what type of business they run. They collect your money, show up and look around like it's an open house showing and then when there are issues they will deny all responsibility. Had they done a thorough inspection we would not be in this position. hell, if Mr Male could find a plumber capable of doing the repair he thinks is needed we would not be in this position. read more

I bought a home in Grafton late summer of 2020. Excited to buy my first home as a divorced, single mom I knew that my dad would suggest I get a home inspection. I asked for a recommendation and my mortgage lender recommended Mike Kilgallen. I thought "hey I know him." He is a fire fighter with my ex husband and I had met him many times. I called right away, the front desk staff was great, polite, helpful and efficient. Mike came out and did the inspection, told me not to worry about following him around, that he would look at everything and provide photos and a thorough report. I trusted him, I figured he would do as he said and would find any issues that needed to be addressed before buying this 100 year old home. He kept saying "it's a beautiful house." I move forward with the purchase and moved in on Oct 6th, less than one week later the front roof on my home office (enclosed porch), starts to have a roof leak. No, he didn't go on the roof (I know that, but said he looks at all the areas he can see). That section of the roof is 100% visible from the 3rd bedroom window. He could have looked at it, seen that it was caving in and inside the house there was a ceiling patch and that the roof was a total mess. It had been patched with clear caulking. I, even as a novice homeowner know that clear caulking is not used for sealing roof leaks! He said nothing in the report. Everything was in excellent condition. I had the roof fixed. New rubber roof, all new materials and the vendor tells me that the mold growing on the ceiling in the office is an indication that that roof has been leaking for a long, long time and should have been caught by my home inspector. I take my first shower and the exhaust vent starts dripping water. Turns out that neither of the 2 bathrooms in this house vent to outside, even Hawkeye admitted that this is very important. I had contractors come in to give me an estimate to fix these and they say to me "didn't you have a home inspection?" Yes, yes I did. A bad one obviously. The faucet for the upstairs shower, is on a roof line - guess what? That is not to code. The plumbing in that bathroom leaked after a month. Guess what? - the contractor told me he didn't need to be a plumber to look in the utility closet and tell right away that this plumbing was not done by a plumber. I got a bad inspection from a novice inspector. Again, everything listed as excellent on the report. Of course I called Hawkeye, explained what had been happening, sent photos, filed a complaint. The owner Peter came out, with Mike and assessed the issues. They told me to send all info and they would submit to the insurance company. The roof cost me $5,500. The vents would be slightly less than $2,000 to fix properly. I will leave off the faucet this list for now. He is not a building inspector and I know that. I received a nasty letter a month later from their insurance companies law firm. It was as if these issues and my desire to be compensated for the cost to fix what should have been caught in the home inspection was personal. It was a down right nasty letter. I was shocked. Peter should have admitted that Mike missed these things. I, as a consumer and one that he knew personally, should have been treated better. Now, I am out a lot of money, as a one income family who did the right thing and used a home inspector, this has made for very hard times. I think they should have stood by their work. They didn't - They lawyered up. I am disappointed, disgusted and angry. People suggest I sue them, go after them. It takes money to sue, I don't have any of the extra money I was supposed to have that was allocated for home projects that I knew were needed because of Mike's blatant oversight during my home inspection. I strongly recommend you do not use Hawkeye. Things happen in business, it is how you remedy the problems when they come up and this is not a stand up company. Beware. Really, it can cost you, no matter how nice they seem. read more

I had my home inspection yesterday 10/9/21 for a single family home in Burlington MA. Very poor quality in my opinion after seeing at least 3 other inspection reports for other properties I was involved in. I made a list of the things the inspector did not do: - Did not perform Flood test any of the sinks or showers - Did not inspect any of the shut off valves for the plumbing if they work - Did not inspect any plumbing under bathroom sinks for leakages - Did not open closets to inspect the ceiling inside - Did not inspect the gutters - Did not inspect the roof for any of the plumbing penetrations - Did not flush some of the toilets - Did not make sure the doors lock - Did not make sure window locks all work - Did not operate the washer or dryer or microwave read more

We had two amazing experiences with Hawkeye - when we were preparing to put an offer on our home, Neil came out the following morning. We didn't know at the time of booking but we would only have enough tome for a consultation, not a full inspection. Neil was still so thorough, friendly, knowledgeable and encouraging of questions. After our offer was accepted, we wanted to do a full inspection a our new home was actually a very old home! STAY AWAY! They come off as very friendly and accommodating, but the inspection is very superficial and lazy. There were several major issues that were not discovered due to the poor inspection. We found that our deck is structurally faulty thus our plans for home expanion now ruined. When we reached out to them about issues that we discovered they said they they will take care of it even sent a contractor out to see what the problems were. We later got a letter from their insurance company's lawyer basically refusing to take any responsibility for the negligent inspection. There is a woman working at this company, her name is Susan. She doesn't know how to stay professional and calm when I asked her to read my phone number back in order to get contacted later. She then began screaming and calling me obnoxious! She disrespected me beyond anything I have experienced in the past. There is no excuse for the way she treats people. She hung up on me. Pieter didn't help the situation and also said that "it is hard to visualize your wife having a calm conversation based on the threat that she is now going to contact BBB , Facebook and other sites (sounds like a form of blackmail)"- his words that he sent us without even speaking to my wife. Last I checked, telling someone that I will post a review about my experience is not blackmail, it's a form of freedom of speech! read more

My wife and I had our inspection done in April for our first house. Our inspector, Kurt, was thorough for most elements of the house but missed some very important structural issues in the basement. He did not notice the floor joist that was splitting apart above the washing machine or the bowing of joists that were under the kitchen and adjacent pantry. According to his report, there were no structural issues. The contract states we only have 10 days to dispute and we didn't move into the house until months later. Those are structural issues that should have been easily identified and marked. Instead of having that information in advance we are trying to fix it. read more

At the time, we thought he was very through, however, he did miss one of the most important thing, vermiculite that was blatantly visible in the attic. Vermiculite is thought to have a very high chance of contain asbestos and cost thousands to remove. When the auditor from MassSave audited the house, they were very surprised it was missed. We regretted hiring this company. Peter was one of those "old dirty men" who kept hitting on my wife and cracking inappropriate jokes, more concerned with us than than doing his job. He inspected our home and assured us everything was fine, but after we purchase it we discovered major problems that Peter said he was not responsible for and "just happened" to fail a week after his inspection. Do yourself a favor and hire another company or (like many of neighbors did) hire independent plumbers, electricians, and HVAC contractors to inspect your home. At least they'll specialize in those areas and give you expert reports/feedback. read more

Shopping for a home is a stressful process. One thing that made me rest easy was knowing Tom Scannell from Hawkeye Inspectors was there to make sure we knew what we were getting ourselves into before moving forward with the purchase of a home -- the biggest investment of our lives. My husband and I thought we had found the house of our dreams until Tom came in and found what TWO OTHER home inspectors had missed before him -- knob and tube electricity still leftover from the early 1900s! This is something dangerous that the current owners didn't even know about! His diligence so far surpassed our expectations, he even discovered that a nearby garbage sorting facility was smelly in the summertime (we saw the house in October) and that the facility sprayed "fruit smells" in the air to mask it. Gross! This is something as first-time home buyers we would have never known or even thought to ask. We ended up passing on this home and moving on to another. The next home he inspected came out with far fewer issues, and we can't wait to move in! We never could have done it without Tom. He goes above and beyond for his company and his customers. This is the first time I write a review. This company is recommended by my realtor, so I thought it must be good, but it is not. Pros: 1.the inspector arrived on time. 2. He explained a lot to me, and gave some suggestion about maintenance. 3. He sent us a lot of email about tips to maintain. Cons: 1. A lot of stuff he didn't inspect. He didn't climb up to the roof as some other inspector does. Just told me the roof looks ok while he standing in front of the house. After we move in( the house was vacant before and after the inspection), we found out several outlets have no power, one toilet leaks, one couldn't flush, several light bulbs burn out, but he didn't find out all those during the inspection. 2. It is expensive, it costs me $620 for the inspection and radon text. My husband's coworker said they just spend $200 on the inspection. read more
