I would give Jim ten stars if I could! It was a terrific experience. Jim is incredibly thorough and careful, and is *so* good at explaining what he's doing and why. I learned so much about the place that I'm trying to buy--what it needs right away (not much thank goodness), what's good about it (a lot, thank goodness), what would be good to address at some point that's not urgent.... He explained what kind of person to hire for the various jobs when the time comes--pointing, radiators, windows, etc.--and how to tell whether they were doing the job well. It was fascinating and fun to watch him work and learn about the unfamiliar systems and technology. I feel completely at peace with my decision to go forward, and I feel knowledgeable about things I knew nothing about. And his fee was very reasonable. Jim was awesome. Just had a condo inspection with him this morning and he really made something stressful into a very calm and educational process. He was even early to the appointment in downtown during morning work rush hour (still not sure how he pulled that off). He knew his way around every appliance (and all of the nuances of the different brands) - he moved around the house thoroughly and methodically but was very friendly the whole time and answered all of my questions without ever making me feel like I was being annoying. He went up the ladder to check out the roof of the condo building and he let my fiance follow him up there (as I squeezed my eyes shut at the bottom of the ladder and tried not to cry) and showed him all of the items he was checking like they were a team so he would understand everything. Very punctual follow up as well - I left with the paper copy in my hand this morning but he already emailed me a follow up and an electronic version. Even ran into him after the inspection in the same breakfast diner down the street with my family and he was very nice. He is definitely 5 star and I will recommend him to all of my friends buying houses. read more

BEWARE- James Brock appeared to have inspected all parts of the house. He told us we needed to replace the HVAC system , which we were prepared to budget for. However he totally missed a sagging roof which was due to the fact that the rafters in the attic were not even attached to the joists! (the nails were 6 inches away in mid air) This could have caused a roof collapse. He checked off satisfactory on the rafters and joists on the inspection sheet. Despite the fact that he did not really look to see if they were connected to each other. We contacted him, but he would not admit any fault. Do NOT use this inspector. read more

Extremely thorough inspectors. Jim and his assistant did a great job inspecting a 3 family in Chelsea in about 2 hours. The issues they pointed out came with recommendations to fix, and the level of urgency, i.e. Budget for this 5 years from now... Etc etc. He provided an age of the roof via the serial numbers on the roofing material, and even took 360 degree photos as I was curious about the views for a potential roof deck. Highly recommend them, just getting into real estate myself, I will use them for all future inspections as well. read more

Our inspection by Jim was a joke. We bought our house two years ago and after a very superficial review were told that, overall, things looked good. Literally right after we moved in, we started noticing evidence of an issue with the foundation of an addition built in 1940. Either this thing stood fine for 75 years and just conveniently started cracking right after we bought it, or Jim did not notice obvious warning signs. We had a contractor come in and inspect it and he was immediately able to see the issues. I wish all of these positive reviewers would come back and provide an update after the fact. Save your money and go with a cheaper inspector. read more

James was refferred to me by Remax's agent in Jun and inspected the condo unit for me. He let me know all the minor problems. So I think the unit still worth. But when I do some renovation before I move in, the constructor told me right away that the unit was flooded before when he looked at the bottom of the wall. And my neighbor confirmed this is ture. I'm very disappointed that he did not point this out. I will not recommend him to anyone. read more

I read the seven reviews before hiring Boston Home Inspectors to do an inspection of a place that I was buying as a second home in the Boston area. Jim seemed competent when he did the inspection and provided a detailed report with lots of minor issues noted (none important). However, he completely missed some very severe water damage that cost me literally thousands of dollars to repair. When I raised this with BHI, they refused to do anything. I should have paid more attention to the one negative review. If you're buying a place that's in great condition and need someone to nit-pick, then Jim is your guy -- but, I would never use him again. read more

Jim was great. He provided a fair estimate compared to other inspectors, arrived early and did a thorough job of the inspection. The report is very detailed and highlighted what was in good shape, what should be repaired immediately and what type of repairs to consider over the next few years. The report is completed on his ipad including all photos and was emailed to myself, and my realtor before he left the home. Compared to other inspectors I've used in the past, he was very thorough, detailed and straight to the point. I would absolutely recommend him and would use him in the future. The only down side is that since this was a first floor condo, there wasn't access to the roof, so he wasn't able to review its condition. Also, pictures were taken during the inspection and then added to the end. it would be great if the pictures had captions like I've seen on past inspection reports so I didn't have to keep going back through the inspection to review with picture was related to each item. read more
