My fiancée and I are purchasing our first home and we just had Dave perform an inspection on a 179 year old house. Dave was amazing - I reached out to him due to his stellar reviews and I can definitely echo all the sentiments for his performance on our own home inspection. I called Dave when I was still in the process of shopping for an inspector and he spoke to me for a good 10-15 min about his inspection process and our potential home. Dave is AARST certified which means he can perform active radon tests to get a better snapshot of radon levels. He is also a certified wood destroying pest inspector and we asked him to include both of those services during our own home inspection. Dave coordinated with my realtor to drop off his active radon monitor at the property 3 days prior to the inspection and we were able to get 3 days worth of data for the radon test. On the day of the inspection, he was there early - inspecting the exterior and roof. When we got there, we followed Dave around as he explained his various observations around the outside of the house. He climbed onto the roof to inspect it, making lots of notes and taking lots of pictures that were later included in the report. Being first time home buyers, my fiancée and I have a lot to learn about taking care of a house and Dave was excellent at providing information and detail on the maintenance that needs to be done for each of the different parts of the house. Despite the heavy research I did prior to the inspection, I was learning something new every step of the way. Dave is incredibly thorough and takes his time to inspect every element and detail. He is quick to point out any potential problems as well as any opportunities for improvement. Our inspection was very interactive - Dave did an excellent job of making sure we took notice of any issues he found and explained things well if we were having trouble understanding. The report was very thorough, complete with an interactive table of contents for the all the different parts of the inspection. The report includes detailed pictures that were taken during the inspection and they were even edited to point out and highlight certain issues , including footnotes and captions. One very cool feature of Dave's website is that you can export all the issues he noted into a repair list that could then be included as an addendum to the purchase and sale, for example. He also took some very cool 360 degree pictures of every room that we've been using to further study the house and layout of the rooms. Thanks to Dave's attention to detail, we did find a structural issue with the property. During the inspection of the basement, he noticed that there was a section of sill that was obscured from view with a newer piece of lumber that was screwed in. Dave noted his concern about what was behind the lumber and suspected that the sill was rotted behind the newer wood. Dave did his job perfectly here - it is not his job to remove the lumber to further inspect the damage, but to flag this potential issue for us. Because of this finding, we were able to communicate the issue to the sellers who said that they would have their contractor investigate and address it. Dave's findings were invaluable to us because we are now aware of this potential problem and can build in a repair clause into our contract to protect ourselves in the purchase of the property. I would recommend Dave to anyone who needs a great home inspector with lots of attention to detail. Dave is thorough, extremely knowledgeable, and very personable. My fiancée and I had a pleasure working with him and despite the one structural issue, we still left the inspection feeling at ease since I felt confident that we went over every single part of the house. We even have a list of projects for things we would like to do based on Dave's notes and suggestions. In regards to the structural issue - Dave's due diligence may have potentially saved us tens of thousands of dollars in work, and for that I will always be thankful. If you are buying a house and don't want any issues to catch you by surprise down the line, I highly recommend Dave. Dave recently completed a home inspection on a purchase of an 1890's home in the North Shore for me and my wife. This is a house that is in great shape, but obviously needs all sorts of stuff done (from heating updates to exterior repair), so we had loads of questions. Dave is incredibly thorough and has a wealth of knowledge to share about various home elements (such as historic significance of certain things, like wooden gutters, and what they might involve or present to buyers, or how to examine grounding on lightning rods, etc). We found Dave through his stellar online reviews, and brought him in to do a new purchase inspection on a condo in a 200-year-old house. Dave spent 2+ hours looking at absolutely everything, carefully explaining the details to our daughter (who is buying her first home). He uses a full array of tools -- from binoculars (to check out the chimney and gutters) to moisture-sensors for wall patches in the bedroom. I've been house hunting in the Salem area and this is the third home inspection I've gotten. I worked with Dave, the owner, and this was by far the most thorough and informative inspection I've gotten. It was also the newest house by a long shot and had far less issues of the older homes I had inspected, but Dave was still there for about three hours. His report is very clear and includes photos, videos, and even 360 degree views of the home. He offered reassurance that things were done correctly and informed me about any urgent repairs that need to be addressed or negotiated. I never write reviews, but Dave is just that good! A little background information first: I have had two inspections with Dave. My first inspection with Dave was during the time he worked with MKC Associates. Long story short: the results of the inspection weren't good, so I walked away from the purchase. A couple months later, I found a condo in Quincy and emailed MKC for Dave's availability after the seller accepted my offer. The next day, Dave called me and told me that he had started his own home inspection business and that MKC had forwarded my contact information to him because I had asked for him specifically. He asked me a few questions about the property and then booked an 8:30 AM inspection for Saturday that same week. An hour after the phone call, I received an email confirmation and a copy of the inspection agreement to sign and bring to the appointment. On the day of the inspection, Dave was already at the property. This wasn't surprising because he was early and had already started looking at the roof of the property during our first inspection. As with the first inspection, he started off with the exterior, making notes and comments about the roof and siding. He also took the time to discuss how maintenance of the unit's roofing and other common areas/property are coordinated with or handled by the condo's HOA. While inspecting the inside of the unit, Dave was very thorough and made every effort to inspect as much of the unit as he could. For example, the electrical panel was painted over and somewhat difficult to access, but Dave asked the seller's agent, who was also present, to contact the owner to see if he would allow us to cut into the paint in order to remove the cover and access the wiring. After getting the okay, Dave spent a few minutes scraping away paint with a knife around the edges of the panel cover and on the screws. He also took the time to find a broom or paper towel to clean up the paint chips on the floor after he was done looking at the electrical panel. Later in the inspection, Dave wanted to look at the unit's heat pump condenser, which was behind a metal fence because it was at the top of a hill. Rather than saying it was inaccessible and moving on, he hopped the fence to take a good look and then hopped back over when he was done. Not only was Dave thorough in inspecting the unit, but he also made the inspection as interactive as possible for me. He quizzed me on a few things he taught me during our last inspection and also encouraged me to ask questions. As for the inspection report, Dave's reports were detailed and included pictures. His standard policy is to email the inspection report to his client within 48 hours. However, I received my inspection report at 8:00AM the next day. (Less than 24 hours!) Overall, Dave is very professional and has a great personality. He is also very respectful of the property he inspects and his client's time. During our first inspection, he told me that he tries to schedule only one inspection per day so that he doesn't short-change one client in order to make it to another appointment. I am a first time home buyer, and my girlfriend and I were referred to 8 Points Home Inspection by our realtor. Having never bought or even discussed a home inspection with anyone before, I was apprehensive about the process. From the moment Dave arrived (worth noting that he was willing to come 30 mins early to accommodate the realtor), my worries melted away. Dave is professional, enthusiastic, intelligent, and patient. He answers all questions completely and is very good at simplifying complex issues for those less handy than he is. I learned a huge amount about caring for one's home while working with him, and felt extremely confident that no stone was left unturned. Dave spent three hours inspecting the condo, and identified multiple problems that needed to be addressed. In the end, we needed an HVAC specialist to come examine the furnace and compressor (per Dave's recommendation), who validated Dave's concerns, gave us an estimate for the fix, and allowed us to negotiate the final price of the condo. It is also important to note that Dave returned to the condo after the original three hour inspection, because he realized there was one small item he had forgotten to inspect. He did not cash my cheque until he had completed this final detail of the inspection. His 40 page report had pictures and important issues highlighted, with seamless organization. It was easy to follow, and I will keep it as long as I'm in the condo, as it included many helpful home care tips. If you are looking for a great home inspector you can trust, Dave is a really exceptional choice at a very reasonable price. I had chosen Dave because of how courteous the phone call went and that he was a local and I believed an expert in the area. This is my first Yelp review. I signed up just to say what a great experience working with Dave was. We were static our home offer was accepted but then it came time to set up a home inspection. Dave answered my phone call right away and after scheduling a time to call me back he did so right on time. He asked me a few questions about the home and sent me an estimate and agreement detailing the areas covered by the home inspection well beforehand. When we arrived at the inspection, Dave was already there and dove right into showing us a few areas of the house that needed attention which he had already inspected. Dave was very knowledgeable and was eager to tell us about his findings. He was also very thorough. Our inspection took a little over three hours but we also had a biggish space to cover. We asked a lot of questions but Dave never seemed annoyed about it, at the contrary, he was happy to explain to us.
